We had ongoing condensation causing wet spots on our ceiling around the bathroom exhaust vent. Greg showed up promptly and was very clear on the root issue and a viable solution. He showed me photos of past jobs with a similar problem and was up front in his pricing, which was fair. He was able to complete the job within a week and took one day to do the work. He was very clean in the area and even sent photos of the steps he took to address the underlying concern. We're very pleased with his work. read more

We had some moisture issues at home and honestly didn't know where to start, but General Moisture Solutions made the whole thing a lot easier. They were easy to communicate with, showed up when they said they would, and took the time to explain what was going on without overcomplicating things. You can tell they know what they're doing, and they didn't try to upsell anything unnecessary. Everything was handled professionally and the situation improved a lot after their work. Really glad we went with them. read more

They came to take a look and then just never followed up with an estimate or any work. I kept calling and he answered the phone but told me to text and then never responded to any texts. So there's still a water problem with no response in sight. read more

We had water leaking into our bedroom from above the window. Additionally, two separate windows on the other end of the house were having the same issue. I contacted GMS and within one day Greg responded and provided a thorough explanation as to what was happening. He backed his theory by explaining that my neighbor had the exact same issue and he performed the repairs to their windows approximately one year prior. Greg urged me to contact my neighbor to ask about their experience prior to hiring him. I did exactly that and was told by my neighbor that Greg's work completely resolved their water issues. I was sold and thus hired Greg. Greg tackled the first project within 2 days of providing the quote. After he was finished, I surprised him with the other 2 windows and asked how soon he could address these. 2 days later, he returned to handle this issue. Both jobs clearly tackled the root cause of the water leaks as there have been no issues since Greg's work. Greg's pricing is very reasonable and he is extremely responsive, diligent, and above all honest. I would recommend him to anyone having any types of water issues around their home. Thanks Greg! read more

Please beware!!! Similar experience to reviewer Bill G -- Greg said that flashing would solve the problem, charged thousands of dollars. The solution worked for several months with a few big rains, then the problem returned. Greg was hard to get a hold of and then he was super defensive as if I was making up the problem, and ghosted me trying to get him to come back and take a look. I'm not sure how he has so many positive reviews for the shoddy workmanship and shady business practices. read more

I contacted him via Yelp. He asked for me to email him. I then had to email him 3x for a response. At which he gave me a 1 hour window and I then confirmed right after I would meet him at my home at the time he suggested. I reconfirmed with him during the window he had confirmed as it was a Friday and he gave me a one hour window and was concerned he may not show up. Then he responded that I never confirmed (which i did and showed him the screen again) and he said it's too late and he could not make it. Very bad business to have someone wait after you already confirmed and had to email so many times to even get a response. I am not about to chase someone and this is poor customer service. It's unfortunate as we waited for him and he never showed up and made it seem like this was as our fault? So odd! Don't recommend unless you want to chase him over and over read more

We have been having leaking windows for some time. Greg was very responsive and professional. He was able to identify the issue and did an amazing job. I highly recommend him read more

I had a good experience with GMS. They came out for a water intrusion issue in my buildings stairwell. They were easy to schedule an appointment with and were prompt to show up. They provided a solid estimate and were quick to get to work on approval. They tracked down the leak and worked to get it patched up and then fixed the remainder of the damage and were done within a few days. They were pretty on-target with the estimate, as well. I hope I won't need to reach out in the future, but I'm glad I found them when I did. read more

Highly recommend Greg and team at GMS. Easily identified and resolved a problem from the original home build, that many other contractors have looked at and not fully addressed. Fixed the siding and flashing around a sliding glass door that was causing water to get inside the garage. Took a while to nail down times for them to come scope out the project (I'm assuming they're quite busy), but the entire project was done very quickly thereafter. Completed the door as well a window that needed similar remedy in two half-days of work. read more

Greg was amazing. Came out 30 minutes after I called and did a through assessment of the problem without even charging me. He quoted me a totally reasonable rate for the work - showed up as promised and did a great job getting rid of my mold problem. He even did some extra work (removing an electrical connection in the wall) and didn't charge me extra for it. This is exactly the kind of tradesperson you want to work with when you have a problem like this. I hope I never need him again but if I do - I know who to call. I'll be recommending him to friends as well. read more

We have used Greg and his team, can not express the gratitude I have for their work. Greg literally sent his guys out the next day. They did more work in 3 weeks then my previous contractor did in 6 months. My porch built by my previous contractor was not by far up to code. I needed architectural  and structural work done due to the setting of the footings along with a slew of other issues missed by the previous contractor. His team came  out and went above and beyond to bring it up to code, in addition to the repairs,  they improved the design. I won't let another general contractor other than Greg lay a finger on any of my properties. A good contractor is hard to find.  Unfortunately there's so many bad ones, but Greg is a true professional  who will get the job done! read more

Grzegorz came out and advised the water coming in my window was unlikely to be a problem outside the recent horizontal rain storm after which I noticed it. He said rather than take my money to fix what's probably not a major issue, I should keep an eye on it and let him know if it persists or worsens. HONEST BUSINESS MAN & GOOD HUMAN! Thanks! read more

Greg and GMS have done 3 jobs for me, and they were all great experiences. He fixed a flashing leak above a window, a dishwasher leak through my floor and a garage leak that turned into drywall mold. He was very quick to give an estimate and get the job done. He not only fixed the issues but repaired the area so that it looked great. I highly recommend, and he will be my first call next time I have an issue. read more

Since moving in, I've had a bunch of water issues that seems to pop up every so often, tried a number of contractors that give the same line "it's hard to tell, we need to tear up a bunch of walls to give you a fluffy maybe, shrug, good luck", and that's if you're lucky enough to have a contractor that will respond to scheduling calls etc. Simply put, Greg's my guy - quick to get scheduling down, was decisive in his assessment (definitive "based on what I see, this is what I think is going on, and this is how I will fix it"), got his crew in and out based on what we agreed. He's also a pretty funny guy - ask him what he thinks about American homebuilding standards vs. European! read more

Greg came over to look at a water issue and although he didn't do any work, he did give some advice as to what he would do in the situation. He was very knowledgeable and down to earth. I will definitely use his services again. read more

We had an issue where the prior owner had a sliding door improperly installed, resulting in water leaking into our home from above the door. Greg quickly assessed and explained the issue, provided an estimate on a proper reinstall and handled the work efficiently and professionally. I cannot recommend Greg and his team enough. They did an excellent job on time and on budget, even addressing some unexpected issues without charging us for additional materials or time. Greg's honesty and transparency were a pleasant bonus as well. He clearly has a lot of experience dealing with window and door water issues and happily shared his knowledge and concerns with a clear interest in getting us the best result. read more

We had some water damage on our back sliding door from an ice dam. Greg was very responsive, gave me an answer that was in line with what I was expecting the problem to be, came out next day to confirm and quote, and was the. able to fix it within days (which was fine, it wasn't an emergency). He patiently answered all my questions via email, within minutes of me sending them. My tenants were appreciative of his promptness and tidiness as well. read more

I hired Greg based on these reviews. We had water coming in from the ceiling in our laundry room. Initially he was responsive and said he'd identified our problem and did some work on some flashing on my roof. I paid him. Next big rain, water is coming in same place. I called, emailed and texted over the course of many months. He's ghosted me and refuses to respond. I get that this can be an inexact science sometimes and may even require some trial and error. Greg certainly knows that too. I wouldn't recommend him or, at bare minimum, DO NOT pay him the total amount until you're sure the issue is resolved. I made that mistake and can't even get him to return my calls. Beware. read more

I contacted this company via their Yelp link. I gave a thorough description of my issue with pictures. A day and a half later I received a response through Yelp asking me to email them. I don't fault the lag in that first response, but why have a Yelp contact screen only to ignore it and reroute inquiries? Still, this was a week and a half after the big rain; perhaps they were busy and overwhelmed. I wrote them an email per their request. Never got a response. read more

Greg and his team did the work exactly as described when they gave me the quote. I had recurring water issues around my balcony windows and door and I haven't seen a single drop of water in my condo since they completed the work, and it has rained many times since then. Thank you, Greg, for doing the work with a great level of integrity. read more

They don't take phone calls and are not responsive on getting back to you if you email or message them requesting help. Red flags from a reliability and responsiveness standpoint. read more

We have used Greg and his team on more than a few occasions throughout the years. We had some major window leaks due to poorly installed windows. Greg and his team were able to immediately identify the issue, after a botched repair which left us with a completely sealed window among other issues. They also installed a new custom casement window in our master suite which is wonderful! Love these guys!!! Will only use them for any/all window projects. Highest of recommendations! read more

Had some drywall bubbling up and didn't know the source. Greg came and was able to diagnose and fix the problem in our wall, it ended up being a leaky pipe. To prevent any lingering moisture and the risk of getting mold Greg kept our wall open for a day while running a fan, but after everything was cleaned up it looked like new! Would highly recommend this service. read more

After a persistent water leak around windows, we finally called GSM for a quote. Greg came out and suggested replacing the window flashings, which would have been a much cheaper approach than replacing the Hardie board plank siding. After receiving the quote a couple days later, we went ahead and scheduled work ~2 weeks out. I assumed the job would take all week but the team completed all 4 windows plus drywall repair in ~2.5 days! Also worth noting they were very professional and great with our 2 dogs. We even had a strong storm the night after they finished, and Greg came by to check on us, to make sure the water stayed out! 10/10 would recommend & use again read more

The GMS response time is second to none. A phone call, an email, and Greg was there to inspect the water damage in our home and give us an estimate. The rates are very competitive and the work is excellent. Greg turned a nightmare into a distant memory in just a couple of days. I would not hesitate to use GMS for all your water damage needs. read more

We live in the bottom unit of a three-unit condo that was built around 8 years ago. The building looks nice and modern, but we've learned the hard way that these new constructions are often built to sell and not to last. We have had constant leaking since we moved in three years ago. We've called many contractors over the years to get the issue fixed. Some recommended sealing the windows of the unit above us, which was done. Some thought it was a building-wide issue stemming from poor roofing, which was investigated and repaired. Most suggested that since the water intrusion did not originate from our unit, that there was nothing to be done other than trying to force the units above us to reinstall all their windows. Our ceiling leaked through all of this. For three years. All that changed when I called General Moisture Solutions. Greg suggested that we were missing pan-flashing that would prevent the leak from coming into our unit, and had his guys come by and install it. This all happened within the last three days. After three years of trying to get this issue fixed, it sounds unbelievable that Greg and his guys were able to identify/address the issue so quickly. However, General Moisture Solutions is really the only company I've found that specializes in this type of work and they really excel at it. If you've been dealing with any water intrusion issue I could not recommend this company more highly (I am guilty of rarely writing reviews, but wanted to write this one). I see that there are some negative reviews concerning availability, but in my experience the scheduling was pain-free. This is even more impressive considering that they are the only reliable Chicago-area company I've found that specializes in this type of work, so they must be very busy every time we have a rainy period. read more

Greg is the guy you want to call. A++ for timeliness, politeness, and extensive knowledge. We had wet carpet and had been searching all day for the source. With his experience, he figured it out pretty quickly and told us how to handle it. He barely charged us anything because he felt he didn't do all that much though he did!! 10/10 I will call Greg in the future if we have water issues. I promise I'm not a paid advert, it's just awesome to have worked with a solid HONEST contractor. read more

Apparently they don't do waterproofing, only water damage repair. Scheduled an estimate to fix a leaking window, they call 10 minutes before the appointment to tell me they can't help with that. Why even make the appointment then? Waste of time. read more

Greg came out to look at our problem again, but basically told us that unless we changed our initial review to a very positive one, then he would not give us a requote nor would he help us fix our downstairs. I wasn't really willing to change my initial review without any actual work done to review, and was kind of upset that he refused to give us even a requote unless I changed my review since I thought that was very unprofessional, so we ended up getting it fixed by another contractor. For professionalism reasons, I can't recommend him. The fact that we didn't hear back from him for awhile and then he tried to essentially blackmail us into changing our review is not what I would want from a contractor. read more

It's amazing how all of a sudden after my negative review, they have glaring 5 star reviews and a ton of them! Don't be fooled by them having a service through Angie's List. Anyone that has tried to use that service knows about the bias. Pay-to-play at its' best. Trust me when I tell you that these guys are WAY overpriced, quotation includes a ton of unnecessary work. *Update* - Lai Nin's review above is quite a good example of GMS's motto. They'll fix it, but they won't guarantee it. One job after another. If you keep biting the bait, they keep sucking your account dry. It's been 2 years since my initial review, and I'm glad I never used their service. Never needed to retouch the work I had done for $800 with another contractor. I saved myself $4600. I still remember the time when I called them back after the quote and the guy on the phone (Greg's business partner) couldn't explain the work they had quoted. I specifically asked if the window was in such "poor" condition as Greg had described it during his walk-through, why bother to remove it and reinstall it? Sort of beats the purpose of having a "poor" quality window that may affect their workmanship, no? Typical scare tactics. Now I just wished every update I do on here would knock stars off of the current reviews... read more

NO stars, Greg with GMS scheduled an appointment, no shows and no call. When reached after 4 attemps his statement, "I was too busy and up all night". No apology or anything. I don't care how affordable or good his work is, I will NEVER use or refer this company to anyone. Phil T. Chicago read more

Greg and his team have been at my house many times to fix water and mold coming in through windows, roof, etc. They are not only timely and professional, but I trust their estimates and judgement. General Moisture Solutions is the construction company in all of the land! Every person I worked with was extremely professional, performed high quality work, provided great customer service and was reasonably priced. They also provide high quality service, and had excellent communication with us during our major renovation project. I worked with Greg and he took took the time to explain the process, in detail. He went over all of the work that I was requesting and even went further to ask about other problems that he noticed. He did so in the spirit of doing the best job and making sure all of my goals of the project were met. After my initial consultation, I promptly received a professional estimate and work began as expected and promise. The workers were all very efficient, considerate, and helpful to me during the time my house was a wreck! Greg kept me updated on all phases of the construction and was more than fair and reasonable with the pricing. This company has a great team, with Greg being a great leader in the construction industry. This company is by far, the best one I have ever worked with and I have been doing real estate for 20 years. Greg and everyone in the company is honest, fair, reasonable, diligent, meticulous, and a pleasure to work with. This really is a first class construction company. I plan to work with them, and only them, again. read more

Greg is my hero! We just bought a house and one morning, poof: our bathroom ceiling was leaking. As a life long renter, I didn't know what the hell to do, so I went to trusty old yelp, and found GMS. We had a basement issue that had been a mild problem for years that finally needed to be addressed. Greg came on time for the free estimate. Greg and his team at General Moisture Solutions did a great job repairing some water damage to the ceiling of my master bath. I had called around other mold restoration outfits and they quoted me for opening up the ceiling, remedying the mold but not restoring the open ceiling. Greg and his team provided the total solution at a competitive rate. Not having to deal with multiple service providers to get this job done was a huge relief. Also worth noting that he was highly responsive and checked on another area of the wall to confirm there wasn't any damage there as well, so a comprehensive solution. I will certainly use Greg and his team again and highly recommend him to others. read more

Disclaimer: We did not have any work done by Greg/GMS. With all the rain this spring we discovered two leaks in the basement of the home we purchased about a year ago. They really aren't anything substantial, but we decided to have them checked out just in case there was a quick and easy fix. I missed the first appointment that we set up, I was out in the backyard and forgot to listen for my phone. Greg was willing to set up a return appointment. He came out last night and took a look around. He determined that the leaks won't stop without major work...I might be able to fix the two leaking spots now, but it will probably just move and leak elsewhere. He said if it wasn't a big deal he wouldn't recommend doing anything, if I was going to do something I should just go big or go home. I really appreciated that I felt like I got his honest opinion. His honest opinion was not to do anything. That means no work for him. I appreciated him giving us the few options we had and offering his suggestion as to which one was the best option. read more

Greg is who you want to call for any water/leak issues! First off, very responsive via phone, email, text. Most importantly, knows what he's doing and is confident in his work. Our new constructions 3 unit walk up had a major leak that it took 3 years to diagnose by the builder. Greg was able to quickly assess what needed to be done and fixed it that same week. Additionally, I had a small leak in my unit that he was able to fix the following week. Such a relief to work with someone who knows their craft, is honest, and takes the time to explain what the problem is and answer ALL of my questions (I had a lot). Thank you Greg! read more
