BEWARE - HIRE AT YOUR OWN RISK! ZERO STARS! I recently hired Frank Giannese from Frank's Remodeling and Handyman Services in Oak Lawn, IL, to fix a minor bathroom sink clog. I initially trusted Frank to resolve the issue, but after multiple failed attempts and repeated requests for more money, it became clear that he was taking advantage of my willingness to give him the benefit of the doubt. I always try to support businesses I've worked with before, which is why I gave Frank the opportunity to handle this simple repair. However, after three unsuccessful attempts, I decided to hire a local family-owned plumbing business instead. They resolved the issue in just 20 minutes--whereas Frank spent hours over multiple days with no results, even suggesting the absurd idea of tearing down a wall. Since the issue was never resolved, I requested a partial refund for the incomplete service, but my request was denied. Given this experience, I believe the Better Business Bureau should be contacted regarding these questionable business practices. After looking further into this business, I noticed a pattern of similar complaints, including one from another Yelp reviewer, Karolyn J., who experienced nearly the same issue. This leads me to believe that my previous positive experience with Frank's business was due to Steve, who is no longer with the company. Given my recent experience, I can no longer recommend this business to anyone--family, friends, or even strangers. Save yourself the time, money, and frustration by looking elsewhere. I originally planned to change out my dripping bathroom faucet myself, then decided i would not push my skill set! Good idea! I called a couple of handyman listings. Frank was responsive, reasonably priced, and made himself promptly available! We scheduled an appointment for the next afternoon, and he called to let me know he could complete the installation earlier than planned! He and another fellow arrived, and completed the job promptly and efficiently despite a glitch or two. Work site was left clean! Faucet and drain are working perfectly! Frank answered some questions that I had, and agreed to provide as estimate for another, larger project that I have in the works. I would not hesitate to call again! read more

Had significant door jamb and trim board rot in a Juliet balcony door. Talked to a couple of different companies before finding Frank's Remodeling. Talked to Frank on the phone and he explained exactly what they were gonna do and how they were going to do it. It was a full days job to replace the jambs and make everything look seamless. Overall, they did a great job and I have not seen any water entering through the balcony door. read more

Great, talented handymen (Frank and Steve) which is an understatement. Quite capable of doing just about everything. Recaulked a bathtub for me. Contacted Frank for an estimate on two projects. He responded to my call immediately and showed up on time for the initial meeting. He was friendly and professional. After writing up the quote, he met me at the home improvement store to pick out product which was quite unexpected and welcome. Whenever I texted or called him, he was quick to respond. I wasn't able to go through with the projects due to complications on my end but my experience with Frank was positive. read more

I contacted Frank for an estimate on 4 hollow core doors an a bi- fold closet door that were sticking. We agreed on a day & he came out and looked at the doors. He said he would have to cut 1/4"-3/8" so they could close without sticking. While he did cut the doors so they would close, they didn't close completely and a push would open them. None of the door latches held. All the doors were either cut unevenly at an angle or there were scratches and gouges where they were cut. He removed the trim from above the bi-fold doors that were preventing one side from closing. this, of course, left a gap above the doors. This wasn't insurmountable, but the doors were unevenly hung with at least a 1/2" difference in their heights. Frank is very personable and friendly, but I was very disappointed with his work. I paid him for the time he put in, but told him I would have someone else try to correct the work he'd done. So no, I wouldn't recommend him. I just wish he'd told me before he messed up the doors that this wasn't his field of expertise. read more

We have tried a number of different services and tried to get a handyman out to help with a small project of adjusting two antennas on our roof. Many didn't respond and those that did, set appointments and were a no show...so we were skeptical. Frank has renewed our faith and I wouldn't hesitate to recommend him. He responded via Yelp the same day and by phone a day later. He set an appointment and showed up when he said he would. Frank and Steve took care of the job quickly.
