Other loan officers do it wrong and just let their clients go out with just a pre-qualification form, which isn't an accurate number of what a person can afford. Armando also helps keep all the necessary paperwork submissions stress-free. The truth is that part of the normal process of getting a home requires a lot of back and forth about income and bank statements, but Armando's great attitude makes these communications easy to have. He is very knowledgeable about the industry, organized, adaptable, and responsive to help clients navigate the complex loan process smoothly and build trust. After digging through Yelp/Google, I stumbled upon Meridox Mortgage that had stellar reviews and took a chance. I called Meridox and was put in touch with Trung Tran. I let him know that I didn't have any knowledge of how the house-buying process works, but he was incredibly supportive and assured me he would walk me through every step. Shortly after we finished talking on the phone, he sent me a list of items to provide for the pre-approval letter. Trung's turnaround was quick. I sent him my information in the evening and got the letter the next morning. My real estate agent used this letter to draft the offer...it was accepted! After my offer was accepted, the rest of the process was somewhat nebulous, but my real estate agent worked closely with Trung to help me through. Trung was with me every step of the way. He patiently explained how my monthly mortgage payment and closing costs were calculated and even helped me negotiate a home insurance offer. He even kept a close eye on the market and advised me when I should lock in the rate. I thought home buying would be more stressful, but it wasn't as bad as I thought because Trung made every step clear and was very on top of deadlines. From pre-approval to loan closing, it took just one month! Thank you Trung for being so diligent and patient in helping me secure my dream home! I had a horrible experience in choosing to work with Juan Jimenez, and our real estate agent…read morerecommended him and that was another disappointing issue for me. The good news is that I learned many valuable lessons and thankfully realized that Juan was charging me close to $20,000.00 in fees and a higher interest rate that what I was able to get from an honest and truthful Lender. Juan and I had a verbal agreement that I did NOT want to buy down points. When I was presented with the initial disclosure to sign, I did not understand it. I called my Lender, Juan Jimenez with American Pacific Mortgage. He said that it's always High to start (the cost). He never once went line by line through my charges. An honest and truthful Lender will do that for you. I asked how will you bring my 4.99 rate to 4.8 as promised, he stated, I write a letter to my manager. He never once said, it's because you are paying all this money to buy down points. I still Did not understand but I signed. HUGE lesson learned. DO NOT SIGN what you don't understand. Have another Lender look at it or someone with experience review it for you that you trust. Juan had earned my trust to I signed based off of what he told me and that was big mistake. I thankfully found this all out and the deal was canceled. More than anything based off of principal I did not want to have to do this deal with Juan. Also, from what I have learned, use a Mortgage Broker, not a Direct Lender. The same deal, same everything and I was given an initial disclosure of close to $20,000 less in fees and a lower interest rate. If you did a deal with Juan Jimenez of American Pacific Mortgage in the past I would have your loan evaluated to see what you actually paid for and if you really got the best deal that was possible at the time. Run don't walk to a Lender that will go line by line with you over every charge and answer every question in full detail and make sure that you know what you are signing and that you fully understand it all.
