Thanks to Frank and the great crew at FMSProjects, we are putting the final touches on a 4+month kitchen remodel - and by remodel, we mean moving internal walls, tearing up the old flooring, and addressing the great unknowns & the hidden challenges of a 100 year old house. From the initial bid process to the final wrap up - Frank has been detail driven, always communicating during the process, giving solutions to roadblocks, and most important - AVAILABLE! We interviewed several contractors and from the onset Frank stood out as above the others. His detailed bid was more comprehensive than just a number on the bottom of the page, and this attention to detail remained apparent through the entire project. He was conscientious to our plight of having a kitchen remodel with a 1 year old baby in the house, and we never really had to worry about dust, fumes, or pounding. Frank always helped keep us informed in advance so we could scurry our lil one away when needed. Much appreciated! Our family is looking forward to making many memories and meals in our new kitchen and we will always remember the skilled, friendly craftsmen at FMSProjects who made it a wonderful space. Thank you, Frank, Stuart, Felix, Mario, Cesar & Rodney!!! read more

FMS did a major remodel of 2 bathrooms for us in 2025. The team was great. Frank and Paula listened to us and worked to meet our needs. Frank was always available to us and is a great communicator. Their team is careful and skilled and easy to work with. The subcontractors that they chose were all top notch. We are overjoyed with how the project turned out and it was very straightforward all the way. read more

Frank, Paula, Noe and the entire FMS crew was fantastic to work with throughout our major renovation and addition. They worked hard to meet our timelines (i.e., moving back in by Christmas to host family), provided thoughtful solutions to challenges along the way (e.g., drainage issues), and delivered a beautiful end product that we will enjoy for many, many years to come. The FMS team is returning again this spring for another project, and I am looking forward to working with them again! read more

We've done two large remodel projects with FMS including creating a master suite, kitchens and bathrooms, and adding windows. They have strong relationships with their subs. We have appreciate their solid communication, follow-through, transparency, and value in building a trusting relationship. When issues came up they were responsive in a timely manner to our feedback and needs. After our two big projects, we'd choose them again! read more

FMS provided a proposal for a master suite addition to my home. Although I ended up hiring a different contractor, Frank and Paula were friendly, responsive, and overall great to work with. read more

We hired FMS Projects for an extensive kitchen and bath remodel. Frank and his crew were very responsive to our requests and conscientious about wearing masks and other safeguards. COVID restrictions extended the project longer than anyone would have liked, but we are very happy with their work and our new kitchen and bath. Highly recommended! I'd hire them again in a heartbeat. read more

Studio GS did the architectural design and drawings, Macfarland Designs did the interior design work and FMS Projects brought the vision into reality. Frank at FMS was great to work with. Before we did any work we had a complete understanding of costs (very important) and how we would deal with changes to these costs. They had a written plan that was broken down into the finest detail. At the beginning of the project we interviewed 3 contractors and Frank came in the middle of the price range, but it looked like it was a more complete and reliable price. Now, we still ended up spending more, but those additions were from our changing things mid-stream, not from additional charges or costs from FMS. My son is 3 and he was very curious about much of the project and Frank would pull him aside and show him how the concrete mixing truck worked and some of Franks guys would sing with him when he went to watch them work. The crew became part of the family during the project. There was one cost issue that dealt with an unknown from early in the project (how deep is the sewer lateral) that was a small surprise to both us and Frank and we were able to come to a mutually beneficial agreement on how to share this additional cost. In the end, from a major excavation to the rough work to the finish carpentry FMS Projects were professional, clean, reliable and I will hire them again if I ever need a contractor. read more

We contracted FMS projects to help us with a large garage conversion. Frank came out and spent a lot of time discussing the project with us and reviewing the plans. He gave us a bid very quickly and included many suggestions and recommendations that we hadn't thought of before. We added on other items and got more feedback from Frank without him even having a contract yet. At that point I already knew that he is extremely easy to work with, professional and knows his stuff. The project became a little complicated because of city requirements but FMS project didn't slow down, rather Frank brought in an architect to help us with creating plans and he pushed it through the city planning department. All the way through it has been easy and professional working with them. I HIGHLY recommend them. read more

I just used FMS projects to do a small structural repair in my 102 year old house. I was so happy with the quality of the work and how conscientious the carpenters were. They did a beautiful job and were completely reliable. It ended up costing slightly more than anticipated but we knew ahead of time that there was no real way to tell the extent of the damage until we opened up the floor. Frank was very fair about his charges. I used to be a licensed contractor, so I know much more than the average homeowner about remodeling and I can truly say that I would gladly recommend this company to anyone , read more

Great work!! No job too small, but I bet he does the big ones really well too!! My window had been leaking (well, more than just leaking) in my son's bedroom since I moved into the apartment I rent here in El Cerrito two years ago. No one had been able to figure it out (a major annoyance). One call to Frank and he determined that the old window (which was installed by someone else right before I moved in) had been installed incorrectly. He worked with my landlord and took care of the problem by installing a new window. His crew was always courteous and professional. I felt so good about all of them, I even gave Frank a key to my apartment, so they could let themselves in as the materials arrived. Now, I have a beautiful new window and wall which, (for the first time in two rainy seasons) doesn't leak!! Thanks Frank for all your hard work. I know this wasn't the biggest job, but you treated it as if it were!! read more

Frank Silver did a fantastic job renovating our bathroom. His construction crew and subcontractors were professional and responsive to our requests (which were many). Importantly, they kept the job neat and were respectful of our need to continue living in the home while the project was underway. Reasonable price too. read more

FMS Projects - General Contractors Near Me - Oakland, California

Professional, friendly, responsive, and great work.

One Word: Integrity. Recently divorced, I was in shock and overwhelmed with the mess my ex-husband left behind: an 8-plex in need of major repairs after years of neglect. Frank was referred to me by an electrician who was a member of the same business group. I knew Frank was "high end" from the very beginning. There was the "right way" and then there was the "pragmatic way" suitable for a rental property. Frank, his crew, and his subs struck the perfect balance. I was particularly impressed with his plumber who came up with several cost-effective solutions to what could have been a major repair bill. Frank was also very diplomatic in handling the occasional grumpy tenant resulting in very few complaints during an 8 month period of work on 4 of the 8 apartments. As we near the end, I will be forever grateful that I found Frank when I could have fallen into the hands of someone with less stellar ethics given how vulnerable I was. The work is beautiful, I was not bankrupted, my rental revenues have increased, and my tenants are happy. What more could I have asked for !! Thank you Frank, from the bottom of my heart. read more

FMS Projects is a very conscientous builder he's concerned with all the details that creates a high end, clean, sound finish job. The end result of the work is always exactly what the contract specifies. I would recommend FMS Projects for any home remodel, comprehensive foundation work to complete homes from the ground up. read more

We hired FMS to do a renovation on our house that included: replacement of plumbing, electricity, windows, and heat ducts, a small addition, a new dormer, an extension of an existing dormer, the addition of a bathroom, a bathroom remodel, a kitchen remodel and some structural work.  Throughout the entire process, FMS was honest, responsible, and hard working.  They have an experienced crew, whose workmanship is excellent. They stand by their work and I would work with them again. read more

I am currently living in a home completely remodeled by Frank and Paula of FMS PROJECTS. It is the most beautiful come I have ever lived in, and everyone who visits comments on the exquisite craftmanship , the lighting, the over all design, etc. Extremely high quality work and design choices at reasonable prices. I could not be more pleased. and they are over the top generous with their time and attention to detail. If/when I have ever had a question about the home, both Frank and Paula are quicker than quick to respond with direct and very helpful answers. I cant recommend them highly enough read more

Over six months into an extensive repair and remodeling project, I still love my contractor and crew. The communications have been excellent (even when we discovered much more dry rot than we hoped), the crew has been reliable and pleasant to have around, and the workmanship is beautiful. I'm almost ready to move in, and it looks great. read more

Frank added a bathroom to the back of our house and it went great. I thought his pricing was fair and it came in on-time, high quality and perfectly on budget. The FMS crew is great and Frank is responsive, experienced and professional. Everything you want in a contractor. read more

Frank Silver of FMS Projects is a true professional. We had several contractors come and bid on our project and he was the first one to actually show up with proof of Workmen's Compensation insurance, references and photos of past projects all in hand. While viewing our project he offered some intelligent solutions how to handle the beamwork we needed to have done. We would not hesitant to recommend Frank and FMS Projects to anyone looking for a contractor. read more

We added 800 sq ft to our house and completely remodeled the original 1600 sq ft. Frank is a quality builder who really knows his stuff. Frank's pricing is competitive with the other contractors we considered, and he is honest, thorough and reliable. His crew and all of the sub contractors were of the highest quality and great to work with. Everyone paid a lot of attention to detail to be sure everything was done well. We highly recommend Frank, would certainly use him again, and we are very satisfied with our new house. read more

I'm an interior designer and I've worked with lots of contractors. Frank Silver is one of my favorites! Frank is easy to work with, reliable, hard-working, and eager to please. He's got a great crew and subs and I can always rely on him to be responsive to me and my clients. I know him well and I have no hesitation in my 5 star review. read more

I had the chance to do some work for FMS Projects and was so impressed with Frank (the company President). He was incredibly knowledgeable, and his priorities were really in alignment with what mine would be should I need remodeling work. He went on and on about the importance of clear communication -- respecting and listening to the client and always getting back to them right away with project status and answers to questions. He just came across as someone who really cared and would take care of your home. We're also currently members of the same business networking group, and his presentations and attitude there have only solidified my opinion of him. I'd suggest calling him and seeing if your project is a good fit for FMS; he'll tell you the truth. read more

I had a small leak in my house that needed immediate attention. Frank came out the same day to give me a free estimate, came in lower than the other three contractors I had look at it, and agreed to do the work right away. He confirmed and reconfirmed the appointment over phone and email, then showed up exactly on time. Not only did he do a great job, but he said the project was easier than he first expected and didn't feel right charging me the full amount, so he gave me a big discount! I would use him again in a heartbeat. read more

I just had FMS do a significant repair of deck leak with extensive damage and build a new office in remodeled space. Frank was very easy to work with and put together an excellent array of sub-contractors to work with his core fantastic group of carpenters. Every aspect of the work was done on-time on budget and beautiful. The quality of the work was superb, the daily work ethic excellent, including clean up and flexible to occasional my needs to adjust scheduling. read more

FMS completed a large five month remodel project to change the format of our home that required gutting the kitchen, bathrooms, master bedroom, dining room and included structural work. We lived in the bottom half of the home during the remodel, so I was there every morning when the crew arrived and they were great! Very respectful of our home, sincerely great guys with integrity. The project finished on time and the quality of the work was excellent. read more

Some of the subcontractors required extremely close supervision that unfortunately was not provided. Found a variety of electrical deficiencies after work was completed, requiring hiring another electrician to complete work that was supposed to have already been done. This had to be done on a repeated basis as defect were discovered. Toilet leaks became apparent after a while but I was able to fix all three toilets by myself. The interior paint his subcontractors used on wood turned out to be exterior deck paint that smudged conspicuously with any contact and had to be completely stripped off throughout the house. Cheaped out on replacement interior doors, using cheesy particle board that I had to replace with actual wood. One of the supplied replacement doors for a closet was too small for the opening, so FMS artificially reduced the size of the doorway to accommodate the small door. Wood deck, built and waterproofed once by FMS, waterproofing redone again by FMS, looked horrible and needed to be stripped and redone again by another contractor. Later realized that a new water heater his subcontractor had installed had been installed incorrectly, jammed up against a drip tray so as to prevent access to the service panel. Had to drain and remount the water heater properly. Tools, portable radio, part of a 5.1 speaker system and a sizable indoor attic-mounted TV antenna were missing (i.e. stolen). Frank's workers rummaged through my home trash taking items they wanted (i.e., stole things) for which Frank apologized. Would not recommend hiring unless full-time, minute-by-minute, extremely close adult supervision could be provided. FMS subsequently replied to this review but did not dispute any of the facts. The electrical, painting, deck and door problems listed above have now been redone by another contractor with dramatically, substantially, night vs. day better results. Now, after other contractors made subsequent repairs, it looks good. Missing items had to be replaced. Yelp also moved this to filtered results. The review stands. There are no discrepancies; all the problems were substantial and clearly visible. No subjective judgement call here - these are facts. Would not hire again. Caveat Emptor. read more

FMS Projects deserves the highest rating. We moved into our house in Oakland with two levels of the house that were absolute disasters. The basement level was partially finished but mostly destroyed by the previous owner. The next level up had an open to the beams ceiling, an unlevel floor, no windows and a ramshackle side door leading out into our backyard. The kitchen on the next level was closed off from this room, with rickety stairs closed off from the dining room. Frank and FMS worked with our architect to create a beautiful sunroom/laundry room/art room with multiple windows and french doors leading out to the porch. They redid and leveled the floor, put recessed lights into the ceiling and reconstructed the stairs into the basement and upstairs into the kitchen. In doing so, they opened the kitchen up, moving most of the wall into the dining room and gave us a sight line into the sun room and backyard, creating the light and airy spaces we wanted. In the basement, they did a complete remodel adding a bedroom, living area, office area and bathroom with eight foot ceilings, multiple windows and a bamboo floor. Overall, we gained over 850 square feet and essentially live in a new house. It looks beautiful and with two kids and huge extended family we can finally spread out. The work in all respects was professional and done on the expected time-line. The price was reasonable after comparing them to other contractors. As unforeseen issues arose such as problems with our plumbing, Frank explained them to us and options for addressing them. He then worked out cost effective alternatives. Frank, his team and subcontractors were consummate professionals. Frank was available at all hours and on weekends if we needed to talk. He is a pleasure to work with and knows how to strike a good balance between the varying opinions of spouses. When there is a similar less expensive way of doing work, he offers it. He also worked well with our architect and was able to modify when necessary to fit into our budget. We strongly recommend FMS and Frank to anyone looking for a contractor. read more
