The reports are exhaustive, and they provide lots of details on what's okay or not, and any action to be taken. No home is perfect, but we were able to purchase with a lot more confidence in what we were getting, which helps to take the stress down on a very very stressful time.

Per report, roof was still OK, not needing new roof immediately. Titan never got onto roof, only used a drone. Thankfully, I got my own inspection with a different company before deciding to purchase home. My inspector, who did get on roof, discovered extensive damage to roof to include water leaking into attic in several places. This inspector noted that roof needs replacement immediately. This damage was never listed on Titan report. Also, furnace was not Ok. It had not been inspected for 2 years and needed to be replaced. In addition, Titan report never mentioned water under house and some repairs needed there. While Titan used pictures and report looked good, I would have bought a house that needed thousands of dollars in repairs had I relied on their report.

He does a very complete inspection. He emailed me the report the same day. It is very useful since I know what projects to work on first. He is an expert. He answered my questions with ease and I will continue to use him for future homes I buy. The $595 fee was very fair. When we arrived at the house, the seller didn't have the power or heat on, so Jay recommended we reschedule so he could do a thorough inspection. Once all the power and heat was turned on, Jay went above and beyond going through all the parts of the house. He pointed out everything they needed to repaired and gave rough estimates and referrals throughout the house. The thing that really stood out though was that Jay was straightforward and honest in his assessment. I work on a lot of houses, so all the figures he gave for estimates were pretty much in line with what I would expect. Not too high, like he was selling me on a repair I didn't need. But also not underselling the cost of what needed to get done. To me, there's nothing more valuable then getting accurate information. Don't try and overinflate or udnerflate what costs will be. Just say it like it is and let me decide how to proceed. I will absolutely be using 4 Seasons for future Home Inspection work and I highly recommend them to anyone who needs a home assessed.

THEY LIE…read moreABOUT THE SAFTEY SEE PHOTO OF PRODUCT LABLE WARNING I was really clear that I did not want pellets used my yard because of their impact on bees, butterflies and birds. Sam Warner, who I spoke to for TWO days understood my needs and wants and reassured me that pesticide granules would not be used and that the technition would only spray inside and the perimeter of my home. Sam failed at his job and was unable to communicate what we had discussed to the technician who DID use granules in my yard. When I called Sam, he was unable to apologize in fact, laughed at me several times. When I asked him to stop laughing at me, he said, and I quote "I'm not laughing I'm chuckling" (said at at 7:38pm on 7/27/26). Instead of apologizing he kept repeating that "no one has ever cared about granules being used" as if that somehow justified him absolutely disregarding the agreement we made and permissions I gave regarding my yard treatment. He also kept saying " You're not my only client I have 300 clients" As if that makes me feel better about the poison he put on my yard and "you could eat it and you'd be fine" which we now know is not true. DO NOT USE THIS AWFUL COMPANY. I can't believe instead of getting an apology I got laughed at. Really horrible that is how Sam talks to female clients. DISGUSTING! Sam told us the technician would be at our house at 3:30 PM. The technician did not arrive until 5:40 PM. Sam forgot to mention that there's a two hour window that a technician can arrive, ridiculous! We had to rearrange our evening plans. DO NOT USE ALTA they will disregard the permissions you give them regardless of how clear you communicate them and they will not apologize to you instead they will be incredibly rude. On the phone with Sam he said AND I QUOTE "what did you expect from a door-to-door salesman" which is really crazy thing to admit but I guess he is right. Learn from my mistake and never use this company. When I called Sam and asked him what granules were used on my lawn he REFUSED to tell me the product name but promised he would get back to me that night but we heard NOTHING FROM HIM (and still haven't). The receipt showed that that two granular pesticide products were used, I have included both product labels as photos. Despite Sam condescendingly telling me the product was "safe enough to eat" and that everything is pet friendly IT IS NOT PET FRIENDLY. AND IT IS HIGHLY TOXIC TO BIRDS. We have a murder of crows that live outside and are also beloved pets, Sam knew that, that's why there was so much back-and-forth with him about what was OK to use on our property. Talked to Customer Service today 7/28/26 and they confirmed that the products used are HIGHLY TOXIC TO BIRDS despite the gaslighting from Sam. IN ORDER FOR THE PRODUCT TO NOT HARM YOU, YOUR DOGS, OR CHILDREN You have to drench your whole yard in "0.5 inches of water" and then let the WHOLE yard dry completely. It is not recommended that you or your animals go on the lawn until that happens. THIS IS NOT SOMETHING WE WERE TOLD THIS IS SOMETHING WE HAD TO LOOK UP ON OUR OWN. Sam kept referring to the technician who came to spray the yard as a "chemist "and that "the chemist" is an expert and would never put anything in our yard that would hurt our dogs. THE IDIOT TECHNICIAN TOLD US THE DRY PELLETS WERE SAFE FOR THE DOGS AND THAT IT WAS ONLY DANGEROUS WHEN IT WAS ACTIVELY WET. That is not true AT ALL. It is very toxic when dry especially when ingested and we have a puppy who is very much in the puppy stage of putting everything in his mouth and a long haired dog that loves to roll around (and would've 100% gotten pellets embedded in his hair and licked them off if we hadn't done our own research) Sam promised me a full reimbursement on the money we spent this evening as well as $50 to have a neighbor "try to rake our yard", and that he would void our contract. Let's see if Sam can make good on those things. I will update if/when he does.
