There were just a couple things that we pointed out when we were going through the house together and asked him about that he had yet to identify which eventually made it into the report, so we were glad we asked every question we could think of. We also paid the additional fee for a sewer scope and he provided us with a video of this service. We were thankful that we chose to do this and recommend that no one skip this important aspect of an inspection! He is a fountain of information such as the age, life expectancy and proper use and maintenance of dozens of systems and appliances. Beyond just what is broken and in need of replacement, he provides homeowners with information to maintain the value of their homes over time. He also takes the time (or more accurately his wife takes the time) to provide a thorough written report with photos to help document anything of interest. I couldn't recommend Don more highly. Let me tell you instead how I called this guy nearly TWO YEARS AFTER THE INSPECTION in a panic during the last big freeze when an exterior hose bib failed. Why? Because a) the water company had come through and updated the water meter, changing the look of the main shut-off (rendering my limited experience with the valve totally useless), and b) no plumber would come out, since they were responding to 19,383,629 other freeze-related emergencies. I expected NOTHING from this guy at this point: it was the hailiest of Hail Mary's. Instead, I got a quick "I'm on my way" from him. WHAT?!? When he got there, found another shut-off, and kept me from going without water (and my house from floating away on its own plumbing-failure river), my shriveled little Grinchy heart DID grow three sizes that day! Let me explain: the seller is out of the country and hired a contractor to put a new deck on the house before selling. Apparently the contractor built the deck over the crawl space entrance, leaving no clear access to the space. This meant we would have to have the seller hire a new deck guy and then have the inspection be completed at a different date. This would have derailed our entire closing timeline. Instead of letting all that happen, without saying a word, Reid suited up and found a way to shimmy through the small opening to get under the house. And he found a bunch of issues that needed attention! Thank goodness he did that! I even tried to tip him for his efforts and he wouldn't accept. Class act, this guy! Not only was he completely thorough and went beyond the call of duty, he also sent us a 41 page report outlining everything in detail so we know what's going on with the house. He also sent a summary report highlighting what was in the longer report. Really fantastic! And if you're extra nice, maybe he will let you meet his brilliant dog. :)

The day of the inspection, I was…read morereally happy with his focus and the amount of information he provided me with, but I was very disappointed when I got the written report. There was plumbing under the house that had been cut out (bank owned and not secured so some plumbing and electrical were ripped out) but he didn't take any pictures of it, or even include it in the report. We requested he amend the report, and he did, but did not even apologize for not including this important issue in the first place. He told us that there was a likely leak or break in the water main but did not include it in the report. When asked to add it to the report, he did not. I get the feeling that he was speculating and did not want to document this?? If he felt it was important enough to tell us about it, it should go in the report as well. At the end of the inspection he told me I would not find anything substantial in the report that we did not discuss during the inspection. The report included multiple items (such as unsupported floor beams) that were not brought to my attention during the inspection. It was extremely important to have a thorough written report in order to request repairs from the bank. We had to request multiple revisions of the inspection report and in my opinion, that should not have happened.

Never ever will make that mistake again! and that is "thanks" to Chris Bartlett from Custom Home Inspections! During the inspection Chris kicked my garage's siding twice really hard, which, of course!, cause a damage to the siding. I don't know if Yelp allows for video links to be posted here, but I'll try. A truly seasoned professional inspector can see the condition of the things without breaking them because their eyes are already trained. Siding can be touched with fingers to see the condition of it. Don't kick, toss, throw anything. Be gentle. The siding is not new, it can be seen clearly. Why break it?! Anyway, Chris acted very unprofessionally by damaging the siding. When I tried to talk to him about it, he basically told me to go screw myself and that it is his job to break things during inspections. I had to spend time researching WA code for inspectors and this is what I found. According to InterNACHI's Standards of Practice for Performing a General Home Inspection, an inspector is to perform a non-invasive, visual examination of the home's systems and components that is designed to identify defects. When inspector is performing any type of testing to verify functionality, they are to use normal operating controls under normal conditions, and assume regular maintenance. In addition, per Washington State Standards of Practice for Home Inspectors & Inspections, Chapter 308-408C WAC Exclusions and Limitations (15), Inspectors are not required to: Perform any procedure or operation that will, in the opinion of the inspector, likely be dangerous to the inspector or others or damage the property, its systems or components. Structure (1) Probe, of the same chapter stipulates: The Inspector will Probe a representative number of structural components where deterioration is suspected or where clear indications of possible deterioration exist. Probing is not required when probing will damage any finished surface or where no deterioration is suspected. Therefore, it was unnecessary to damage the siding by kicking it hard twice to asses its condition. Long story short, do not hire this company for home inspections, no matter if you are selling or buying a house. If they break anything and you still buy the house, then you would be fixing it after you become an owner. If your are selling your home, do not allow pre-inspections and for actual home inspections, make sure you get their business card and insurance info before allowing them to proceed. That's the lesson I've learned while selling my first house ever.
