Home inspection and added sewer scope. I was glad I called a friend that has a roofing business as he showed me things that the inspector did not list. The roof had silicon on it in a couple of places (no, that should not be the case). He saw too many cracked shingles and shingles with not grit left. None of this was mentioned in the report. There were too many cracks in the asbestos siding (this is a BIG deal), but was downplayed by the inspector. He said he checked all of the outlets, I was there and he would only check one per room and two in the kitchen. This was an old house (almost 100 years old). Sometimes there are one or two random outlets that don't work in rooms where others do work, all should have been checked. The sewer had two wholes and it was suggested that the City would probably fix this, but recommended that I contact the city. The answer was; no the city of Tacoma only handles problems from the street out, sidewalk back to house is the owners problem. So this would have been my cost. I was not sure who he was working for as he related what he found. It didn't feel like he was working for me and to save me huge expenses and surprises as much was ignored and downplayed. The estimate for repairs that were needed in the very near future was $75,000+. I would not use this company again. read more

TLDR: These guys do a very good job and will take care of you on price. I've been having this WIN Team do my inspections on all the investment properties I've purchased and now, just had them do an inspection for a home I am purchasing for myself. They are very competitive when it comes to cost and they usually scale what they give me based on what I need. For Instance; I've bought several duplexes that are not members of HOA's and so, just need the basics on those as I know what it important to look for. But, this last purchase for myself was a condo with an HOA and I didn't know what we should be watching for so, I had them do the full suite of inspection. I'm glad I did cause they found two things I wouldn't have looked for. The report they give is great too. It's easy to read and always has pictures of concerns you'll want to be aware of. read more
