It was so bad and neglected for so long, that the last job laid cheap composite shingles over the original 1950's shake roof, rather than removing the original cedar shingles. No leaks, but every month, you could see worn shingles on the concrete surrounding the structure. B&M initially replaced the east roof, but I usually get estimates first. But when the other highly rated roofing company didn't even show up for the job, it made sense to go with B&M. Plus this way, we would be able to match the roofing color to that east side, which was done fairly recently. They would simply refer to previous records and look up the shingle type & color. I opted for radiant barrier sheathing, in hopes that this would decrease energy bills for my tenants during summer months. I was surprised how reasonable the added cost for this option. I highly recommend. Studies show a decrease in radiant heat transfer by 97%. This eliminates the need to install attic fans. The feedback I received from my east units regarding the prior roofing job, was that no care was taken in preventing debris falling on items in the garage sections. This was my only concern using B&M initially. Other than that, the prior roof work looked solid. Bottom line, choosing B&M was the right choice. They took about a week to do the job. The work was meticulous. They even replaced rotten shiplap in some of the eaves. They cleaned up at the end of each day of work. And as far as debris in the garages (which I understand is difficult to be perfectly covered from dust and particles) it's as if they were never there. They either covered everything prior to roof demo, or they spent a bunch of time cleaning up debris after the roof was on. I mean, super clean! I noticed the long list of other services offered by B&M. I will definitely use them in the future.

Usually, these installations take about three days with his team. However, with the upcoming El Niño season expecting to be more critical than past years, it took him five days to complete the installation with heat wave weather. In addition to the roof, I requested several active air vents to be installed on my house. The material he used was a high quality, modern active air ventilation system that looks nice when you see it from the street view. Since installation, I've noticed a pretty big difference between my previous roof (installed in 1994) to my current one today. Without any AC running, the house can get a tolerable warm versus an unbearably hot with my previous roof. The AC units are able to work less hard and keep the house cooler with the new roof material. Overall, I would use Sergio and the Sunset Roofing Services team in the near future. It caused unwanted muddles no matter if it would rain or not. I reached out on yelp and just sent a project detailing what my issue was: flat roof with no attic, dew moisture dripping off of the edge of the roof all year round, and was looking for seamless gutter install for the whole perimeter of my house. I have no idea how gutters work and just thought I needed all around my house. A couple of companies reached out to my project inquiry. One wouldn't come to my house, but said that they would do a satellite view and give me an estimate. This seemed sketchy and made me not want to work with them, especially after their estimate for a whole house gutter install (which was unbelievably expensive). I read the reviews of A-Z Solutions and everyone complemented Greg on his professionalism and communication. I experienced that first hand. Greg came over, and I told him I wanted to do a full house gutter. He walked with me around my house and educated me that gutters should be placed where the slope of the house is.
