Bucknall, West San Jose

I am a repeat customer of FloodDry and have had two great experiences - first in November 2025 and…read moresecond in June 2026. In November 2025, a faucet in an upstairs laundry room was left running (by yours truly, my bad), resulting in a flood in the laundry room that ran through the floor and into the ceiling and walls of the dining room located below the laundry room. FloodDry visited within hours of my call, gave a fair quote, and started the next day. They isolated the rooms with plastic sheeting, put protective paper lining on the floors, and then removed the wet drywall and baseboards in the laundry room and the wet drywall in the ceiling and walls of the dining room. They used their sensors and experience to identify what was wet and how much drywall to remove. Then, they deployed fans and dryers to fully dry the wet walls and rooms. Three days later, both rooms were completely dry. They then removed all of the plastic sheeting and floor paper and swept and vacuumed until the rooms were spic and span clean. Terrific job all around - done professionally and for a fair price. In June 2026, we noticed some strange discoloration and water stains in the ceiling of a downstairs room located below an upstairs bathroom. First call I made was to FloodDry. By 5PM the same day, I had a quote and the next day work started. The FloodDry team - the same two fellows who had done the work in November 2025 - removed the ceiling in the downstairs room. Worst nightmare: It was a leaking toilet in the upstairs bathroom and the discoloration was mildew (and a lot worse stuff) that had deposited on the ceiling of the downstairs room. FloodDry's first task was to fully remove all of the affected ceiling drywall and crown molding and clean the affected ceiling areas. Then, FloodDry referred me to plumbers, who arrived on short notice and fixed the toilet leak by installing a new toilet mounting plate in the upstairs bathroom and installing new sewage lines below the toilet in the ceiling of the downstairs room. Once the plumbing work was done, the FloodDry team returned and re-cleaned the affected areas in the ceiling of the downstairs room. Next, they installed fans and dryers in the upstairs bathroom and the downstairs room to completely dry the affected areas. They checked the progress over the next few days and by day four everything was dry. Again, FloodDry did a great job cleaning the two rooms once the drying was complete. Finally, FloodDry referred me to a drywall contractor, who replaced the ceiling in the downstairs room. Again, terrific work all around - done professionally and for a fair price.

They responded immediately and setup the dryers within few hours, diligently checking the progress every few days, patiently answering our questions. Kirill also helped us with the drywall repair and patch work after the water damage is resolved.

Luckily, we picked Dansel from reviews and they are a AAA authorized vendor. Dansel arrived and quickly cleaned up and tore out all the wet stuff and installed drying devices. They put plastic down and sealed the bathroom door with plastic and a zipper because of fears of mold. Once everything was dry, we decided to just gut the room and start fresh. Daniel helped us through it all and also helped us deal with AAA who was pretty incompetent. To help save money, Daniel recommended we pick out and pick up all the items going back in the bathroom, easy enough and that lets us hand pick exactly what we wanted. Once we had everything, the work was quickly completed. The workers were very friendly and respectful. We are very happy with the results and the price point. We will most definitely use Dansel again. We like to support small, family run businesses!!

Scheduling was…read moreinconsistent, communication was poor, and there were multiple instances where workers showed up at times that were different from what had been communicated. More concerning, I specifically asked the crew to wait before opening my gate because I have a pet on the property, but they opened it anyway, which was a serious safety concern for me. The craftsmanship itself was okay, but the inconsistent communication and response times made the entire process unnecessarily stressful. My biggest issue, however, was the financing. Their payment communication prominently advertised "0% APR," which led me to believe I was signing up for interest-free financing, but I later discovered that the loan I received carried a significant interest rate. I personally found the way this was presented extremely misleading and predatory, especially since the higher interest rate was not clear to me from their emails or payment request. Between the scheduling issues, lack of communication, disregard for my instructions regarding my pet, and the misleading financing experience, I would not use Dansel Restoration again.

I've never had to use a Water Restoration service before so I browsed trusty Yelp and reached out to Fire & Water Damage. Glad fellow Yelp friend Karen W gave a glowing review! They seem to answer calls 24/7 and I was able to schedule an appointment quickly. Mike was main point of contact and gave us an estimate and scope of work. Basically, they had to tear out the drywall and insulation from the wet area, dry and dehumidify the area for days, and then put on moon suits and remove any mold. We were able to have 2 techs come on a Friday and then let the dehumidifier run over the weekend. We also had to tear out our upper cabinet since the top was damaged by water. On Monday, they came back to remove any leftover mode and patch things up. The total price came in well below the estimate, which is a huge plus. Very happy with the service and efficiency. If you ever suspect you have water damage from leaks, call these guys and get the problem resolved to ensure mold doesn't form or worst, spread. Note that their services are purely restorative - they'll dry out the water-damaged area and get rid of all the mold. You'll need to hire a plumber first to stop the leaks and then afterwards, a drywall contractor to patch up the holes with insulation and new drywall followed by texturing and painting.

Arriving late in the evening they worked for hours on the water remediation job that included pulling off molding/floor boards and setting up fans/dehumidifiers. Despite the scope of the remediation growing, Camilo and Sophia showed their experience by staying calm and just working through the issues. Their professional demeanor and calm made you feel they were taking care of everything and things would turn out ok. The team provides an invaluable service in times of crisis. Bottom line, they will take care of you.
