He was prompt, observed COVID restrictions and returned his estimate for the deck within a couple of days. While Andrew was a bit more expensive than some of the others we received, we decided to have him do our project. Unlike many of the contractors, he showed up when he said he would and once the lumber was delivered, he started work and completed it in a timely fashion. When he was done he cleaned up and the back yard is spotless. He was great during the project when I kept changing my mind and wanting things to be a bit different. We will certainly call him again for any projects we might have.

I'm a real estate agent in Washington, working mostly with sellers, and I've been referring my…read moreclients to Justin and JIT Remodeling for over two years. I'm writing this mainly for other agents and their clients. What matters most to me is that JIT understands buyer's response and inspection report documents and what they mean for how the work has to be done. I can trust that the work will satisfy the inspector and meet the requirements as written, without me babysitting the job. Justin won't mislead my sellers, and he won't let them talk him into a cheaper, easier approach that jeopardizes the sale. Not every buyer brings the inspector back, but in two years of referrals JIT's work has been through three reinspections, each on a complex job the buyer was worried about. I've never had a reinspection or final walkthrough delay a closing. A note for agents: licensed and bonded does not mean insured. Small or newer contractors lose coverage for all kinds of reasons, and once there's a gap it's hard to get back, so plenty of licensed and bonded contractors are actually uninsured. I've called JIT's insurance company directly several times, and the policy has always been current. Don't rely on the papers a contractor hands you; call the carrier, and check the company on the Washington L&I Contractor Lookup for standing and bond claims. Clients who get multiple quotes tell me JIT is not always the lowest price, and that doesn't deter me. The same clients consistently describe Justin as the most trustworthy, reliable, and communicative of the bids, and he actually picks up the phone. He explains things well, and when he doesn't know something he says so, then researches it or brings in engineers, code enforcement, or whoever is needed. He also has experienced, trained people in his circle for electrical, HVAC, and plumbing. In a home sale, the peace of mind is worth the difference. Justin's style is direct, detailed, and businesslike. He doesn't fluff things or waste time. He says he underpromises and over delivers, and that's been true: if he says five days, it's usually three. He doesn't set expectations he can't meet, which matters because it would reflect on me. When he gives me his opinion I can take it to my client and the buyer's agent with confidence. I've also never felt so valued by a contractor; he's extremely appreciative of the business. Justin found me by cold calling and asking for a shot. I started by including JIT as one of a few options for my clients. After they won several bids and my clients came back with good things to say, I stopped including the others. They've saved more than a few of my deals at the last minute, once working on a holiday and several times through a weekend. JIT is now the only contractor I refer. If that ever changes, I'll update this review.

They arrived on time, reviewed the scope, and got to work. By the end of the day Friday, they had removed the tub and tub wall, took care of the issue (Mice had moved in through a hole in the floor), cleaned, sealed the hole, cleaned and disinfected the space, replaced the insulation, re-installed the tub and tub wall, made the drywall repairs, mudded the joints and left everything to dry. Monday morning (Today), they returned and sanded, textured and painted. Everything back together and you wouldn't know the work had been done. Five stars! If we need other work done, Justin will be our first call!

He was patient, actively listened to what I needed, and was great at communicating options. Every time I look out at my view (now finished!) I am so grateful I hired him. The details: I've now hired Ryan for three multi-phase projects in the last five years. The first was to fix a large bulkhead, which involved substantial demolition and re-creation of roughly half my waterfront frontage. He was fixing a prior contractor's job and my neighbor had recommended Ryan to come in and fix it. He was amazing! Totally rescued me. I hired him again a short while later to fix up my floating dock, with equally great results. Both were multi-stage designs involving heavy construction, marine/tidal considerations, and attentive neighbors and regulators. "Flawless execution" is as best as I can describe it. Recently, I hired Ryan for a third time - this time to re-build the entirety of another property's bulkhead and dock re-installation. It was something my grandfather had built generations ago, so included (for me) much emotional attachment. Ryan couldn't have been nicer, more kind, or more generous in his flexibility about partnering in that project. Lots of family history that I simply wouldn't trust to anyone else. Although the stuff he built will easily last another two generations, I would happily hire Ryan again. He made these huge, "once-in-a-lifetime" projects not just successful, but enjoyable. The highest recommendation I can give him would simply be to add that I have now trusted Ryan (three times) with my most significant assets, and he's proven to be a guy that is not only capable of adding value, but one that respects the role he's in and partners well with his client. I admire that, and I sincerely appreciate the respect he showed to me and my property throughout all that hard work.

The remodel mostly went okay to start with, but issues started to crop up over time. The people doing the actual work didn't follow the architectural diagrams at first and a lot of work had to be redone (making the process take a lot longer than it should have) and there was a clear lack of communication amongst the crew. Some of the mistakes being made were quite egregious, as well, and would have made the kitchen completely unusable if I hadn't caught them. In the end the job was never quite finished (my over-fridge cabinet had to be redone) and Alec kept on making excuses for not wanting to do the last little bit. A year later I finally hired someone else to finish the job. The final results were good but there were definitely a lot of headaches along the way, mostly due to lack of oversight and miscommunications.
