I had a "small project" to repair some dry rot around some window trim. I got an estimate from Greg. They were able to start work quickly. The project shifted to replacing osb with plywood, new vapor barrier, new siding, trim, and paint. It was more extensive, but they did exactly what was needed to ensure the side of the house was sealed up tighter than it was before. They worked until after dark and finished the project within two weeks. Friendly, conscientious, responsive, and skilled. I got exactly what I paid for (and probably more). I looked all over for a licensed contractor to frame out and install a door on a den that was designed with no door and after many no shows and declines because it was a small job I finally found Greg. Greg and his team did a really great job matching the existing masonry and they were very respectful of the property. They put down covers over everything and were great about shutting the door securely each time because we have indoor cats (and one who tries to escape from time to time.) My mom and I were victims of bad plumbing. The shower valve in one of our upstairs bathrooms ruptured and ruined our flooring downstairs, half the kitchen ceiling and the adjoining bathroom was torn apart to fix the valve. We used this site to find a contractor and, we ended up narrowing it down to two. There were several reasons we chose Smarter Construction to repair our condominium. First, the difference between the estimate and the insurance payout was less than three hundred dollars and, it was extremely detailed. Second, Greg, the owner, offered to meet us at a local flooring warehouse to find the right flooring, which we did. Third, his employees are his family and, he regularly supervised their work. Fourth, he would call us whenever he came by. Our contact was often and appreciated. Fifth, he estimated the work would take no longer than two weeks to complete. It was finished in one. And finally, our condominium looks better than the day we moved in. Someone came out to do an estimate. He kind of looked at me like I was crazy the entire time, which I don't blame him. This house I just bought is a hot mess. I followed up twice with them since then and haven't heard back, not even a "I can get you that estimate in 3-5 days." It's been a week now. A declination would have been nice. read more

We had a series of projects that we needed done on our house and were hoping to find someone that could complete them all back to back rather than hiring different contractors. Greg and his team were able to start quickly, the quote was very reasonable, and they were able to complete all of the projects at the same time. Project 1: Greg completely replaced our front stairs, porch, and railing. This included knocking out old cement stairs and reframing the pillars on our porch. He took extra care to match the stain color that was already on our house which was greatly appreciated. Project 2: Greg completely knocked down our existing back deck and rebuilt it from scratch with a new roof, stairs, decking and railing. He installed lighting and heaters on the deck and integrated the deck roof into our existing roof. You can't even tell it is a new addition! The roof looks like it was always there. Amazing. Project 3: Greg installed an outdoor kitchen for us on our new deck. This included removing a window from the house, building a new wall on the deck, installing the kitchen cabinetry and appliances, and tiling the new wall. We love our new cooking area! In fact, it looks better than our actual kitchen! Project 4: Greg converted the unused and awkward space under our deck into a much needed storage space. The storage space spans the entire deck and is water proof. He installed a paver stone floor, ran lights for us, and built a custom door for the space. All of these projects were completed back to back or concurrently. Greg and his team were friendly and professional. Greg was easy to work with and honest about any issues that he foresaw with our plans. We inquired about his professional opinion on a lot of things and were comfortable following his advice. We hired Gregorio to replace one sliding patio door with another that has the blinds between the glass. He came out and gave us an estimate and he himself took measurements of the door we needed to purchase. We bought the door, and Greg happily picked it up for us and brought it with him for the installation. He sent us a message that he was en route, but it was on the wrong day. It took a little bit, but we were able to reach him and reminded him of the correct day. When that day arrived, he called and said he was running a little later then expected, but it was okay with us as we had set aside the entire day to be home for the job. When he and his partner showed up, they got right to it but quickly realized that the job would be more than estimated, due to the size being off. Not just a little off, but well over $400 worth of extra material and labor off. It ended up almost double what we were quoted for the entire job. We absolutely loved his work, it looks fantastic and he is very good at what he does. My only advice is to definitely discuss and get in writing what any other costs could be incurred if things don't go quite to his plan. Ask what is and is not included in the estimate so that you understand what it truly will cost. Like I said, his work is impeccable, he knows what he is doing, he does it fast and he is super friendly and meticulous. We are super pleased with the results. We just got a pretty big surprise regarding the extra money we had to spend to get those results. read more

We had a solid cement stoop (5 stairs high) outside our home removed. Smarter Construction replaced it with a beautiful trek based porch and 5 stair stoop. Greg made adjustments based on our requests and we are very happy with the work. Smarter Construction painted our gutters and soffits, which was a project we have wanted completed for awhile. They were done quickly with this painting project, and we are happy with the work. More stable railings were also installed to our front walk way which includes two sets of stairs. An improperly installed window caused extensive water damage to the structure (siding, plywood, window frames) and interior finish (paint, baseboards) of my brother's home. Greg expertly measured and provided an estimate of the work based on what he could see at the time. When further damage was discovered (the plywood sheeting behind the siding), he contacted us with pictures and a phone call to provided a revised estimate and get our agreement to continue with the repairs. I hired Greg to paint my house and replace wood that had rotted over the years. I was also worried about a small amount of dry rot that was in my crawl space. We wanted to replace our 4ft in-swing patio French door with a 6 foot slider. Some contractors told us it wouldn't be possible to make 6ft work and gave extraordinary 5 figure quotes to do the work. Greg was responsive about setting up a time to provide an estimate for our door project. The day we arranged to meet, he was running behind and I had to reach out to ask for updates, but when he arrived he was professional and helpful. He gave us a fair and reasonable estimate, completed the installation in less than the estimated time frame (2 days instead of 3), kept the work area clean in the evening between work time, and overall completed the project as agreed with our new door looking great.
