I'm a real estate agent in Washington, working mostly with sellers, and I've been referring my clients to Justin and JIT Remodeling for over two years. I'm writing this mainly for other agents and their clients. What matters most to me is that JIT understands buyer's response and inspection report documents and what they mean for how the work has to be done. I can trust that the work will satisfy the inspector and meet the requirements as written, without me babysitting the job. Justin won't mislead my sellers, and he won't let them talk him into a cheaper, easier approach that jeopardizes the sale. Not every buyer brings the inspector back, but in two years of referrals JIT's work has been through three reinspections, each on a complex job the buyer was worried about. I've never had a reinspection or final walkthrough delay a closing. A note for agents: licensed and bonded does not mean insured. Small or newer contractors lose coverage for all kinds of reasons, and once there's a gap it's hard to get back, so plenty of licensed and bonded contractors are actually uninsured. I've called JIT's insurance company directly several times, and the policy has always been current. Don't rely on the papers a contractor hands you; call the carrier, and check the company on the Washington L&I Contractor Lookup for standing and bond claims. Clients who get multiple quotes tell me JIT is not always the lowest price, and that doesn't deter me. The same clients consistently describe Justin as the most trustworthy, reliable, and communicative of the bids, and he actually picks up the phone. He explains things well, and when he doesn't know something he says so, then researches it or brings in engineers, code enforcement, or whoever is needed. He also has experienced, trained people in his circle for electrical, HVAC, and plumbing. In a home sale, the peace of mind is worth the difference. Justin's style is direct, detailed, and businesslike. He doesn't fluff things or waste time. He says he underpromises and over delivers, and that's been true: if he says five days, it's usually three. He doesn't set expectations he can't meet, which matters because it would reflect on me. When he gives me his opinion I can take it to my client and the buyer's agent with confidence. I've also never felt so valued by a contractor; he's extremely appreciative of the business. Justin found me by cold calling and asking for a shot. I started by including JIT as one of a few options for my clients. After they won several bids and my clients came back with good things to say, I stopped including the others. They've saved more than a few of my deals at the last minute, once working on a holiday and several times through a weekend. JIT is now the only contractor I refer. If that ever changes, I'll update this review. read more

George came out and was very communicative and punctual. He fixed the problems we had with no issues. I highly recommend him!

PPP - Professional, Prompt, Polite! We had an urgent need for repair/remediation work behind our bathroom tub wall. Justin's crew was able to be there the next day (Last Friday). They arrived on time, reviewed the scope, and got to work. By the end of the day Friday, they had removed the tub and tub wall, took care of the issue (Mice had moved in through a hole in the floor), cleaned, sealed the hole, cleaned and disinfected the space, replaced the insulation, re-installed the tub and tub wall, made the drywall repairs, mudded the joints and left everything to dry. Monday morning (Today), they returned and sanded, textured and painted. Everything back together and you wouldn't know the work had been done. Five stars! If we need other work done, Justin will be our first call! read more

George fixed a problem we had with our last contractor who couldn't get it done. George recommended doing it over the weekend so it was less noise disturbance for the office and knocked it out. He fixed what should've been done in the first at a reasonable price. Highly recommended. read more

I'm a busy single mom of two and our cabin in Ashford just outside Mt. Rainier National Park has been in my family for generations. My grandparents bought it decades ago and its always been full of memories. After my parents passed I decided it was finally time to remodel in a way that would honor them, give my kids a place to make their own memories, and make the cabin appeal better as a vacation rental. Unfortunately the first local contractor I hired took my deposit and disapeared. I was heartbroken and didn't know who to trust. A friend of mine with another cabin in the area told me about Justin and JIT. Since I live Seattle I needed a contractor who would be extremely communicative. Justin and his team were amazing with communication! I got regular updates, progress photos, and fast responses that made me feel like I was there, even though I was two hours away. Justin took time to understand my vision. He asked how I imagined the cabin feeling when it was finished and carefully looked through my Pinterest and Instagram ideas. He's so creative and thoughtful. I approved many of his suggested updates that helped bring modern comfort while keeping the kind of rustic charm my grandparents loved to talk about so much. They expanced and remodeled the master bathroom plus added a double vanity and luxury rain shower with multiple shower heads that feels like a private mountain spa. In the kitchen, Justin suggested live-edge countertops that kept a handcrafted feel and the specialty finishing work which full of character, refinished floors, warm natural tones, and trim that looked original but new again. They built custom bunk beds for my kids which guests absolutely love and adds real value for short-term rentals. They installed some smart home features and cameras that help me manage and keep an eye on the cabin from a distance. They also did some landscaping work and installed landscape lighting that brings out the natural beauty of the forest around the cabin at night. It feels magical! My kids are thrilled and the cabin started booking almost immediately! Guests constantly comment on how it feels both cozy and modern with just the right mix of old and new. Since then, I've had JIT back several times for small projects and quick repairs between guest stays. They're always fast, dependable, and incredibly kind which means so much when the cabin's only vacant for a day or just a few hours at a time. They've also provided cleaning services for me a few times when I've been in a pinch. After being burned before, finding someone as honest, creative, and communicative as Justin was such a relief. JIT wasn't the cheapest option but I'm so glad I chose them! His team brought our cabin back to life and helped blend family history with modern comfort in a way my grandparents would be proud of! read more

My husband and I were getting ready to sell our home, and our real estate agent suggested doing a few updates to help it show better and sell for more. We knew it was the right thing to do but we were tight on cash. We needed every dollar we could get in order to qualify for a home in the price range we wanted and couldn't chance putting too much money on credit cards. We didn't think we could afford doing any work upfront and since we were still living in the house we didn't think it would work out. so at first we just said no, we can't do it. Our agent gave us contact info for JIT because she said they would still be willing to work with homeowners in our financial situation and had worked with some of her past clients who said JIT made them feel comfortable getting the work done while they were still living there. Justin the owner, made us feel comfortable too as we went over the work we'd need done. He's a listener, asks great questions, and didn make us feel presured or overwhelmed. We dec ided to move forward with new paint inside and out, some updated light fixtures, minor landscaping, and a few small repairs to get the home looking its best. What truly made it possible, though, was that JIT offered an escrow payment option. , Justin explained that we could pay a portion up front to cover his costs and then have the remaining balance paid directly out of escrow once the home sold. He coordinated everything with our agent and escrow company so it was seamless and besides a few required signatures we didn't really have to lift a finger or chase anyone for paperwork. The team showed up when they said they would, worked quickly, and kept everything clean and professional. When they finished, the transformation was incredible. The house looked like something out of a textbook perfect listing photo shoot: so bright, fresh, and move-in ready! Our home sold in a few days for asking! It was only possible for us because we didn't have to pay the full renovation cost until after closing. It came straight out of escrow just like Justin said it would, and everythng was handled perfectly. If you want to get top dollar but you're stressed with money call JIT. They made things easy, affordable, and as stress-free as could really be. I can't thank Justin and his team enough because they made our home look amazing and helped us walk away with more money in our pocket! read more

When we first listed our home, everything was going great until the inspection report came back. That's when everything changed! JIT became our lifesaver! The inspector found water damage around the toilet in our master bathroom, soft subflooring, and even issues in the crawlspace such as missing supports, signs of old rodent activity, and a few structural concerns that made our buyers VERY nervous. Our real estate agent told us the buyers wanted it fixed and that we had to get it all fixed fast, or the deal could fall apart. I got a sinking feeling in my stomach and I didn't know where to start. Every contractor I called myself either didn't answer or said they were booked out for weeks. My real estate agent gave me a few contractor names and a flyer about JIT Renovation & Handy Services. I figured I'd try them first because of the flyer and THANK GOODNESS I DID! Justin, the owner, answered the phone himself. He didn't make me feel rushed or pressured to get off the phone or cut to the chase and he just listened to me go on and on about all my concerns. Since we were in such a rush he made time for us immediately and within an hour, he came out to take a look. He carefully examined the inspection report my agent sent him and explained exactly what was going on, as expected he gave my agent and I a written quote that night. It was detailed, clear, and honestly fair for the amount of work that needed to be done! The next morning, his team was at our house right on time! They started by carefully removing the toilet and tile in the master bathroom, cutting out the damaged subfloor, and replacing the joists that had weakened over time. Then they laid new subflooring, installed tile that perfectly matched what we already had, and reinstalled the toilet so that you'd never know there had ever been a problem! At the same time, another crew was in the crawlspace. They reinforced the structure of the home with new post and pier pads where beams had sagged, replaced hollow concrete blocks with solid ones, and even added steel gussets to strengthen every connection. They cleaned up all signs of rodent activity mentioned in the inspection and left everything spotless. What really stood out was how respectful and communicative the team was. They walked me through each step, showed me photos of the crawlspace work so I didn't have to crawl under there myself, and checked in every day to make sure I was comfortable with the progress. For the first time since that inspection report came back, I felt like things were under control! When they finished, the difference was unbelievable. The bathroom looked better than it did before, the structure underneath the house was rock solid, and our follow-up inspection passed without a single issue! OUR BUYERS WERE THRILLED AND IMPRESSED BY HOW QUICKLY EVERYTHING WAS FINISHED and honestly, so were we! The sale closed right on schedule. We didn't lose any time, and the buyers complimented how professionally everything was handled! Looking back, I just can't imagine how stressful that would have been without Justin and his team. They didn't just repair our home, hey restored our peace of mind! JIT Renovation & Handy Services didn't treat us like a project; they treated us like real people. And I'll tell anyone who'll listen: IF YOU'RE FACING A NIGHTMARE INSPECTION REPORT: CALL JIT! They'll make it right! THANK GOD MY AGENT GAVE ME THAT JIT FLYER! read more

There are multiple items in the contract that were either completed incorrectly or not completed at all. Justin was rarely present at the property to supervise or oversee the work being performed. As a result, much of the work was completed poorly and below expected standards. I am now required to pay for repairs to correct the defective work, as well as hire another contractor to complete the unfinished portions of the project. read more

I found Justin and his business through the Brilliant Tech support and professional installers=. I called and they promptly answered the phone. A rare thing in itself in the services area these days. I spoke with Justin and his partner, explaining my need, and that I had installed some brilliant equipment but in the 3 and 4 way switch set up something was not right and I needed help. He saw that I had some knowledge and we set an appointment. He arrived with his partner on time and ready to go. Gave a quick assessment and provided an estimate, which I approved and he got right to work on. The work was approached carefully and cautiously and went really well. They took the right time to identify everything and asked me questions about how I wanted things to work. I mentioned I could do most of the programming once they got the switches working and that was good. We had one unit that failed during installation and another that shorted. This happens at times and Brilliant is great at getting you replacement equipment in or out of warranty. Justin got everything working that he could and then came back a week later when replacement equipment arrived and finished the work. His story of how he got into this business is inspiring. His pull up by the boot straps and make it work approach is awesome. The trust he gains is really special in this crazy current world. I am so pleased with his work, that I am already copying out the next job I will use him for. I have also referred him to a few key contractors and friends in the business who want to start adding smart home features to what they build. Justin is just a likable, hard working, smart guy,. You wont go wrong hiring him for your needs I promise. read more
