We took exceptional care of the property, on move-out day, one of his daughters came over to do a final walk through. I felt it was unsafe for me and my daughter to live there. At the end I asked for my safety deposit back and they refused. On what grounds I asked. She stated I left the apartment in less-than-perfect condition. I should have checked the reviews first, but I was too upset and disoriented after my partner's death. I'm kicking myself for not checking up on this company, because obviously, reading the other reviews on yelp, the way they treat people is always the same...horrible, horrible, horrible. We had expected completed plans within three weeks, the estimated timeframe Dave provided. That would have put an expected delivery date somewhere in the beginning of the third week in October. An additional three weeks went by and we never heard anything. A total of 10 weeks passed since initially engaging DRH Engineering, three times the expected delivery date, and not once were we contacted by Dave or a representative of his company. We completed our renovation, and we were unable to incorporate the changes we engaged DRH Engineering to design. We reached out via phone and email requesting a refund of our money. Again, no response. At this point we are out the money and all he ever did was come to our house to look at the project. Our only recourse at this point is a lawsuit.

Places are left to rot until the HOA steps in to send notices to the landlords, who think everything is being taken care of by ARMI. Meanwhile, ARMI collects their initial first month fee of a whole months rent, and their 10% for every month after that. There is a house that people had lived in for 10 years, and they rented it out without replacing the threadbare carpets, or painting. And the HVAC in this place is ancient, Freon leaking out everyday, and the repairman say they don't even have the parts to fix it.

To prospective renters and property owners: Avoid using ARMI and pursue alternative property…read moremanagers whenever possible. ARMI operates in an unethical way, exploiting tenants and neglecting properties, because they have little real competition. This situation allows the company to maximize its profits while avoiding accountability. Here's my account of my ARMI experience: In mid-July, ARMI took my application and fee for an apartment that they rented to someone else. Instead of moving in on August 1st, I couldn't get a place to live until September. Since ARMI's office was closed over Labor Day weekend, I didn't get the key until September 4th, which was also my first day of classes. In my entrance inspection, I noted that plumbing leaks causing structural damage and the hole in ceiling beneath the leaky bathroom were in need of repair. Though I also brought those issues to the attention of a property manager in a series of emails, five weeks passed and nothing happened, so I sent yet another email inquiring whether I should take on those repairs myself or if my rent could be lowered if they continued to be ignored. Four days later, I received a letter stating that the owner of the property would be "returning to the area" and that I needed to move out in 30 days. Though it's in the realm of possibility that the owner actually was transferred by an employer or discharged from active military duty--the two situations that would allow the lease to be broken--the timing of that letter strongly suggests an unethical, exploitative response to my efforts to get the neglected property out of disrepair.
