We hired Gail to list our home for sale this past November. We looked at comps and it seemed that several homes like ours (15-25 years old, 4 BR, 2.5 bath, ~2500 SF, 1/4 to 1/3-acre, 2-car attached garage, finished basement, updated kitchen, etc.) were all clustered around one price point. We discussed pricing at that price point and also pricing to sell quickly. We decided to come in $5K below that price point and to stick with the price. The strategy is to pick a price and stay with it, don't lower later. It worked. We had seven showings in seven days and a very good contract which resulted in a sale (December 2010). Gail said this is a smart strategy because people looking for your type house will see your house FIRST, then look at the others and ask why they should pay more, so they don't and you often get the offer when you price aggressively. Also, if you price along with the others, if your house is on the market 3-4 months and you don't get an offer, you end up reducing to where you would have priced in the first place, and then buyers wonder if something is wrong because it's been on the market quite a while and you reduced price. GAIL JACKSON has many listings ALL THE TIME and average listing time is ~30 days. So if you want someone who knows her business and will handle your transaction professionally at each step of the way, ask for GAIL JACKSON, Weichert Realtors.

    If I could give zero stars, I would. We had such a terrible,…read moredragged out experience with this team. They had beautiful photos taken of our home, but that was where it all ended. We unfortunately, stumbled across this group because they had a home listed that we were interested in. A few days later we found our dream home and wanted to act quickly. We did not do our due diligence in researching agents, as we had when we sold and purchased our previous homes. We signed on to buy our next home and sell our current home with them. After several weeks, and minimal showings, we quickly realized that we had been way overpriced and minimally marketed (in comparison with our new agent). They were asking for OUR suggestions on how we might market OUR home. There seemed to be very little urgency, knowing the time crunch that we were under with closing on our new home. We missed out on what was a busy month (May) and June and got hung up for almost a full week while they demanded we pay them to exit our agreement, although we had perfectly good cause to terminate early. Dealing with them, their brokers, their lawyer, the whole team was all in all an incredibly unprofessional and traumatic experience for our entire family. We felt a HUGE sense of relief to be done. It's only now, over a month later that I can really wrap my head around the whole ordeal. Although we have not yet sold our home, we have constant showings and great, positive communication with our new agent, and the utmost confidence that he will get it sold. Biggest recommendation? Do your homework, interview a few agents with amazing track records. You'll have a food rapport with the person you decide to work with. We didn't find that here. Good luck!

    The company is incompetent at best. They removed a tree directly in front of my home. I had run 2…read moredrip hoses and had just planted the garden. The day after planting, they sent a tree removal service that tore up the garden as they also had the stump removed. I lost both hoses as the stump grinder tore up all the hoses. I lost all new plants, 2-250 foot drip hoses, about 2k in value. This was all because they couldn't be bothered to notify the resident of the action. I will not be doing anything more to my garden. It can rot as far as I'm concerned. This company will not communicate . . . period. If your association adopts this service, run. It is a clear indication to sell. In addition, now we have to manually apply and physically go and pick up the pool passes. These were mailed before, but this useless company now requires you to physically go to their offices and get them. Unfortunately, they are never there. We went today and they closed early. We received an email 45 minutes after we were there. This company is the worst I have ever seen. Our HOA board needs to be replaced for selecting this company,.

    This company and "HOA" is the absolute worst. We've never been able to create an account, never get…read morereplies back via email from management for VERY simple issues and don't feel like we get anything other than lawn service from this "HOA". When I requested a disabled parking spot be added to our parking area, which is awful and extremely lacking, I was told I would need a physician's official documentation about in order to "start the process". This spot is not just for me as I am a disabled veteran, but for anyone else in the neighborhood that is in the same situation or has a disabled person visiting. We cannot see why we pay so much for services and improvements that never happen. Hopefully they are contract based and won't return when it's time to re-compete.
