Can we do a 1/2 star, or a quarter star??? THEY WERE THE WORST!! Don't think about using them as a management company because they don't know what is going on, and they are really not there to help you out as a landowner. We hired them in May 2010 - signed the paperwork & everything. The property didn't get listed until the end of July (available Aug 1st), and we kept having to remind them to put a sign out front of our house to let people know that it was for rent. This should have been clue #1 to us that they were no good. Finally, someone moved in October 1st . . . . Then the tenants didn't stay the entire lease period. They painted the basement without our permission, moved out without cleaning (dog hair & urine stains everywhere & never mowed the grass. The fridge was nasty and moldy, and the cabinet door in the kitchen was broken off). We were told by ARMI that the security deposit would cover the cost of repairs, etc. Time went by and we went out to check on the house more than a month after the original conversation with them. None of the work had been done on the house (even though it was listed for rent, and lock box put up by an ARMI staff member - but oh, I will give them that there was a sign out front). Our house was EMBARRASSING!! And people were supposedly looking at it in that condition. We would have had no idea it was in that condition if not going out to check on it. What if we lived more than 1 1/2 hour away??? Would it have ever been cleaned up? Getting it in good condition was like pulling teeth, and we ultimately had to go out ourselves to clean it. They did have someone mow the grass, but it took about two weeks of calling and calling to get it done. All in all, we felt we were disrespected and treated like they couldn't be bothered to rent out our house. It took several messages to get returned phone calls, communication was extremely poor from the office staff, and when we did have tenants and there was an issue, they wouldn't send anyone out to even look to see if the woodstove door actually was cracked or not. We had to pay $90 to find out that there was nothing wrong with it. All in all, in the year and 3 months they were managing our property it wasn't rented for 6 of the months.
