    One of the absolute worst rental companies I have ever dealt with. They are now called Intempus but…read morethe Warrenton location is horrendous. My husband and I rented a home for over 5 years. We were ready to buy a home and called to ask what our responsibility as renters were as far as breaking our lease. The woman that I spoke to told me that we had a lucid lease and that we just needed to provide 30 days notice as well as keeping the utilities on until a new renter moved in. My husband and I continued with our house searching and found our first home. When we contacted ARMI/Intempus, that information was completely changed and they told us that we were responsible for the rent until the end of our lease or that we could pay $1000 and they could try to rent it out to somebody else. I told them originally that we cannot afford a mortgage and rent payment. It took them forever to get the house rented after many emails and phone calls that were un responded. The landlord herself ended up, suing us instead of ARMI/Intempus. I had to pay for the months of missing rent and her lawyer cost. This was after we tried to come up with a compromise with them and the landlord, however I am not sure that they even communicated this with our landlord. What's hilarious is they gave us back our security deposit and told us how well maintained the house was. There are a bunch of scam artists, incredibly unorganized and lack professionalism all around.

So here we are, 2 days until closing and we are still pushing this company to do their job. The person I need to handle the current issue, HOA repair requirements, that have been completed, works from home. I messaged her twice yesterday, have left voice mails today ( because no one is answering the phone). NOTHING... If you are looking for a good management company, ARMI is not the company to chose.

I'm a Fauquier County native, business owner & Pastor who personally thought I knew Jim Carson the owner. Jim has been around a long time, and I like him as a person. I hired his firm to provide me a major site plan to build a church in Marshall VA where I currently Pastor. Sadly, it's cost me 4 times the amount he agreed to and I'm currently on my 9th modification to the so-called "approved plan" he put his engineer stamp on. Now we are having major issues with finalizing the ADA sidewalks and parking locations. Jim nor his employees will now return calls, text, emails, etc. If you need anything done that requires an engineer approved drawing, I absolutely do not recommend using his company. Employees make or break a company and unfortunately several of Jim's employees are just grossly incompetent to say the least. I plan on pursuing this further with our legal counsel.

Places are left to rot until the HOA steps in to send notices to the landlords, who think everything is being taken care of by ARMI. Meanwhile, ARMI collects their initial first month fee of a whole months rent, and their 10% for every month after that. There is a house that people had lived in for 10 years, and they rented it out without replacing the threadbare carpets, or painting. And the HVAC in this place is ancient, Freon leaking out everyday, and the repairman say they don't even have the parts to fix it.

ARMI operates in an unethical way, exploiting tenants and neglecting properties, because they have little real competition. This situation allows the company to maximize its profits while avoiding accountability. Here's my account of my ARMI experience: In mid-July, ARMI took my application and fee for an apartment that they rented to someone else. Instead of moving in on August 1st, I couldn't get a place to live until September. Since ARMI's office was closed over Labor Day weekend, I didn't get the key until September 4th, which was also my first day of classes. In my entrance inspection, I noted that plumbing leaks causing structural damage and the hole in ceiling beneath the leaky bathroom were in need of repair. Though I also brought those issues to the attention of a property manager in a series of emails, five weeks passed and nothing happened, so I sent yet another email inquiring whether I should take on those repairs myself or if my rent could be lowered if they continued to be ignored. Four days later, I received a letter stating that the owner of the property would be "returning to the area" and that I needed to move out in 30 days. Though it's in the realm of possibility that the owner actually was transferred by an employer or discharged from active military duty--the two situations that would allow the lease to be broken--the timing of that letter strongly suggests an unethical, exploitative response to my efforts to get the neglected property out of disrepair.

He initially came in…read morewith a market analysis, completed a walk through of the entire house and grounds, giving staging advice, any small improvements, and suggestions on favorable showings. He predicted almost with absolute accuracy when the most viewings would occur, predicted lulls in the market for a week or two based on holidays, school vacations, etc. and when it would pick up again. He is an excellent negotiator and goes above and beyond in working for his clients. He has excellent people skills and can navigate the entire process with the client feeling very little stress. Tyler's recommendations on prepping for sale were spot on, once accomplished, we listed and had a contract within two weeks. Two days prior to closing a problem developed between the buyer and their lender (they were pre-approved). Tyler spent hours working with the buyer's agent, lenders and ourselves to develop a solution. The revised contract for a pre-occupancy mitigated exposure and risk as another lender was obtained. Tyler's local knowledge, dedication to his clients and integrity are beyond reproach. We felt as if we got the attention of someone with a multi million dollar estate when in fact we were selling a mid 300s home. Would highly recommend Tyler if you are in need of a real estate professional in the Warrenton area.
