So here we are, 2 days until closing and we are still pushing this company to do their job. I messaged her twice yesterday, have left voice mails today ( because no one is answering the phone). NOTHING... If you are looking for a good management company, ARMI is not the company to chose.

Places are left to rot until the HOA steps in to send notices to the landlords, who think everything is being taken care of by ARMI. Meanwhile, ARMI collects their initial first month fee of a whole months rent, and their 10% for every month after that. There is a house that people had lived in for 10 years, and they rented it out without replacing the threadbare carpets, or painting. And the HVAC in this place is ancient, Freon leaking out everyday, and the repairman say they don't even have the parts to fix it.

To prospective renters and property owners: Avoid using ARMI and pursue alternative property…read moremanagers whenever possible. ARMI operates in an unethical way, exploiting tenants and neglecting properties, because they have little real competition. This situation allows the company to maximize its profits while avoiding accountability. Here's my account of my ARMI experience: In mid-July, ARMI took my application and fee for an apartment that they rented to someone else. Instead of moving in on August 1st, I couldn't get a place to live until September. Since ARMI's office was closed over Labor Day weekend, I didn't get the key until September 4th, which was also my first day of classes. In my entrance inspection, I noted that plumbing leaks causing structural damage and the hole in ceiling beneath the leaky bathroom were in need of repair. Though I also brought those issues to the attention of a property manager in a series of emails, five weeks passed and nothing happened, so I sent yet another email inquiring whether I should take on those repairs myself or if my rent could be lowered if they continued to be ignored. Four days later, I received a letter stating that the owner of the property would be "returning to the area" and that I needed to move out in 30 days. Though it's in the realm of possibility that the owner actually was transferred by an employer or discharged from active military duty--the two situations that would allow the lease to be broken--the timing of that letter strongly suggests an unethical, exploitative response to my efforts to get the neglected property out of disrepair.

There is no one I would trust more in property management or real estate. I worked with Tiffany for…read more5 years as one of her property managers before transitioning to a new career in 2016. She has a high level of integrity and is always striving to learn as much as she can about the new laws and practices for both real estate and property management. Not only did I work with Tiffany prior to switching careers, I used her to purchase our first home this month. This was not a large sale, in fact I would bet on the fact that it was one of the smallest ones (price wise) that she had dealt with all summer. However, even for such a small sale, Tiffany went above and beyond to help make this sale go through. I was 9 months pregnant and had difficulty making the inspections. Tiffany and her team stepped in to handle things when my husband and I physically couldn't. She checked on our property multiple times to keep up with the long list of inspection items that needed completed before settlement. I knew she was a good agent but this is the first time I had experienced her level of care and detail first hand. My husband and I will forever be grateful to her for making this sale go through during such a busy time in our lives.

Most home owners don't really invest in their property. When we moved in there was a jungle in the front yard. As it got more and more out of control Freedom decided to come out and get it cut out of there and put down grass. This made our lives incredibly easier. They re-did the roof while we lived there. The furnace died in a fireball (maintenance guy who was working on it let us know.) Anytime something went wrong they were there, being proactive always. Even now I think back on how nice everything was with them. My new home while it's amazing to own a house there's a LOT more responsibility to it. When I first moved in I had explained to the staff here that I wanted to get ready for owning my own home and they were super supportive. Whenever we did inspects I always got tips. They LOVE animals, and even made a special exemption for one of our babies that we rescued. I cannot thank them enough for all that they've done for my family and I. I just saw the deposit refund. I had incredible amounts of trouble moving, and even still the new house isn't set up well enough. 2 Days ago the sewer backed up into our basement... Carpeted... basement... @.@. The point is that they were INCREDIBLY generous with the deposit refund, they could have easily claimed a bunch more items for repair and yet they didn't. I couldn't have asked for someone better, and 10/10 would ABSOLUTELY rent from them again!

Tyler's recommendations on prepping for sale were spot on, once accomplished, we listed and had a contract within two weeks. Tyler's local knowledge, dedication to his clients and integrity are beyond reproach.
