Tyler's recommendations on prepping for sale were spot on, once accomplished, we listed and had a contract within two weeks. Two days prior to closing a problem developed between the buyer and their lender (they were pre-approved). Tyler spent hours working with the buyer's agent, lenders and ourselves to develop a solution. The revised contract for a pre-occupancy mitigated exposure and risk as another lender was obtained. Tyler's local knowledge, dedication to his clients and integrity are beyond reproach. We felt as if we got the attention of someone with a multi million dollar estate when in fact we were selling a mid 300s home. From start to finish, he made this process entirely painless and smooth as silk. John Paul is a MACHINE. I wish I would have started with him, but we went with another realtor for a couple months. Crickets, really. Not as responsive as we would have liked, etc. We switched to John Paul on a Tuesday, and had more showings in the subsequent week than we had for the previous 8 weeks! We had an offer less than a month later, and we cruised into closing on with zero drama. John Paul is a consummate professional who is skilled in his trade. If I move back to NoVA, he's the only guy I will trust to take care of our home needs. Honestly, you simply can't do better than him. He's reachable just about 24/7, fully versed in the latest advertising technology, an adept negotiator, and just an animal at going after the sale. You cannot go wrong here.

When we originally started looking to buy, we had no agent and put feelers out to find one. Neither of us are big phone talkers and prefer texting. That was clearly stated in every email we sent out looking for a realtor....to please text only. It got immediately irritating with the phone blowing up with calls and voicemails. We felt like chum thrown into shark-infested waters and def didn't know who to trust! Only JP respected that simple request...and from then on, once we met him and started working with him to purchase a particular home under construction, we were hooked. He is just THERE always, to the point that I worry about his work/life balance! I guess that's good for his clients. I mean INSTANT response if you have a question or concern, always. And we dealt with a very very frustrating gauntlet of a couple months because of the home being under construction, some communication lapses and incredibly exasperating lender shenanigans, literally up to a half hour before closing. I'm telling you, we wanted to drive off a cliff at times. JP kept us sane. He was like a loyal bulldog, always looking out for us, (nicely) cracking skulls to get answers from the other players in the deal. Working with him always feels like you have a friend who has your back. He clearly recognizes that for many buyers (and sellers, too!) these aren't just business deals and numbers...this is your LIFE. Buying and selling is stressful as hell for a lot of us, especially when it's something you only do a few times in life and JP is a reassuring, competent, loyal, knowledgeable and reliable force that you want looking out for you during what is often a very snaggy and unsettling process.     She talked me out of not closing because the basement was wet saying we could fix it at seller's…read moreexpense and so far it has flooded 4 times 6 inches deep. If you are looking to sell a home ...Michelle is great. However, I would be hesitant to use her for purchasing a home. I bought a home with her and my brother sold his home using her. He and I were both pleased.. BUT later when I was looking to move...I thought she had my best interest in the process. UNTIL she didn't. I have suffered for that since. On the day of walk through for closing...it was raining and the basement was wet. I had said over and over when we saw homes that had mildew and mold in the basements that I cannot have that. I have had lung problems since birth and cannot survive mold or mildew. So... I said...we cannot close. I cannot buy this house I love, because I cannot get flood insurance here. She called a contractor friend who said this is what you need to fix it and it will cost $5,000. So the seller put the money in escrow and it would not be released until I approved of the final repairs to the basement to prevent flooding. Then I agreed to close with that stipulation. Guess what...it was not fixed and I have had my basement flood 4 times in the years I have lived here. Each time I have to remove drywall, carpeting, padding, flooring, etc. Anything on the floor gets thrown out (furniture etc.) I hire professionals for water remediation and they come in with big dehumidifiers and fans to dry it out. Noisey and expensive.. Then hire a contractor to put drywall back and refinish the basement...Then cost of replacing what was lost (furniture etc.) This is very expensive. Nobody will buy this house now knowing it floods. I put in a sump pump but still have to deal with water damage when the basement floods. My wheelchair ramp was built with composite material but turns out the contractor used wood support which rotted when it got wet so I have to replace it too. I moved here because I could not make my other house handicap accessible. Now that I made this one accessible...I have to deal with floods and mold. NOT happy. I have since found out that the seller pays the real estate commission for the buyer's realtor...so of course Michelle Perkins wa getting paid by the seller so she really did not serve in my best interest after all. I got duped.

    A year and a half ago, Michelle and the lovely ladies at Entitle Processing helped me (and my now…read moreex-husband) perform a short sale on our home. They were patient, compassionate, and hard working - through their diligence (and our steady supply of pens and stamps) they negotiated a short sale for us while we were on the other side of the US. I highly recommend working with Michelle and her team. You will receive A+ care!
