    I just reread my 2022 review and I stand by every single word…read more It's March 2026 now and X Out has been coming out quarterly since I moved in. They are extremely responsive to questions and requests for additional services. My house has been virtually bug and rodent free for four years! From the beginning I've had the same technician come out. Isaac is fantastic! He's friendly, professional, and thorough. I love the consistency and reliability. I would absolutely recommend X Out to anyone in need of through, consistent, and reliable service!

    Used them before and they originally were great, but then they started to no show for appointments…read moremultiple times due to signing only 1 contract and not 4, and then began openly spamming me nonstop with emails and phone calls. They would schedule appointments without even confirming them with us, upsetting our rental customers, and were difficult to get ahold of to adjust any prescheduled appointments. We then had to deal with TJ. TJ harassed us, calling back to back if I didn't pick up and ignoring our texts asking that he just please text us. When we picked up TJ sounded high, and even referred to me as "dude", while calling me repeatedly despite me declining the call, making think we had an emergency with one of our customers. The owner Heath is trying to come up with excuses, but wasn't on the call. Nobody yelled at TJ. We told TJ to stop calling us repeatedly if we didn't pick up like a jilted ex girlfriend, and to please text us instead. Also, we had signed up for autopay and get about 3,000 emails a day. TJ was especially rude, condescending, and just about the worst person we have ever had to deal with. The fact that Heath is okay with it is telling. Attaching phone records as proof since Heath wants to lie and claim TJ only called us once today.

    Strangely, all my prior reviews for this business going back to 2017 have diappeared. I'm not very…read morehappy with that. Having said that, this review is focused on our most recent service on 2/25/2026. Renzo (Lorenzo Prude did an excellent job within the somewhat odd changes in business practices concerning prior notification on the date and the time window a technician is scheduled to service our property (hence the loss of one star). We noticed this during our prior service on 12/29/2025 and was told those coukd be supplied on request. So I requested. From email correspondence with Bulwark on 12/29/2025 "I have updated your account. Moving forward when we schedule an appointment for you we will have a time window given to you. However in practice this far this was lip service by Bulwark. We've had multiple prior issues with lip service with Bulwark which is why I'm not happy all my prior reviews have disappeared. This service again gave poor notice despite what can be seen. Here's email correspondence with Bulwark on 2/24/2026. Bulwark "We have removed windows with all our services, and our service pros text or call when they are about 30 minutes prior to arrival. However if you would like a window we will make sure that is noted on your account moving forward." My response "Yes I would like a window" We will see what transpires on and before our next scheduled service. If this simple service can't be provided (as was done previously and changed without any notification to us) I'm serious about taking mying term business elsewhere. There's plenty of competitors in sunny San Antonio for this to be a more chronic issue beyond what's already started.

They sold me a rodent ridge guard, pest control radian barrier for my attic and something called PC Standard-EOM7. I was misled about what it was I was purchasing. I was led to believe that the pest control chemicals were built into the radiant barrier and I was totally shocked that when the day came to install, they just sprayed bug spray around in my attic and put in cheap insulation barrier. They were suppose to do the entire attic but they missed about 1/4 of the attic but charged me for it anyways. Then no sooner than about an hour after they left, a lot of it fell down, they pushed some overhead ceiling lights out of their spaces and knocked out a panel of insulation from the floor of the ceiling. They came back and "fixed" it. They put the radiant barrier back up. Cleaned up the fallen insulation and tossed it away (ummm...pretty sure that is supposed to be up there), and put the lights back in place. I was then told that I owed them another over $2,000 because they can't do math. I signed a contract for a specific amount, I talked to the manager of the office about it and I paid the contracted amount that was agreed upon. He (James Junious) said that I paid what was agreed upon and he said the matter was closed, I did not owe any extra because I did not agree to the higher price and in fact, they never actually finished the promised job. I was promised the entire attic and that is not what they did. Fast forward several weeks and today, I get a bill in the mail for $2,327.86! I paid the contracted amount in full, I talked to James the day of the job and had this resolved. He told me it was resolved and now he send me a bill?! I tried to call the number provided on the bill and it answers and hangs up without giving me a chance to speak with a person. The job was a hot mess, done very unprofessionally and incomplete. They clearly have incompetent sales people who can't do math. I had a budget and it was where I wanted it to be. Had they been honest about the price or not trying to rip me off after the fact with a bait and switch scam, I would not have agreed to this service, which clearly they could not accomplish correctly. They are bug people, they need to stick to bugs and not try to get into construction. Leave that to the construction companies because they failed miserably. They still have not returned my calls to sort this matter out but I have paid in full and they are harassing me over their error. I am not happy at all with the work done, with the way it has been and is still being handled. I would highly recommend staying far away from Orkin. I will be firing them if I can ever reach them or they call back. Do not do business with them. They are not the credible and good quality company they once were. So disappointed! I have been using Orkin for over 20 years but that is going to be coming to an end as soon as I can get a hold of them.

    We were disappointed by the pest control service for several reasons. Firstly, the treatment did…read morenot effectively address the issue--instead of eliminating the pests, it seemed to drive them indoors, worsening the situation. Secondly, we experienced inconvenient and unauthorized charges being deducted from our bank account without receiving proper receipts. When the receipts indicated no charges, we expected that to be reflected in our account, which unfortunately was not the case. Additionally, it appears that Orkin operated under a contract different from the one we agreed upon, with different schedules and payment terms. We did not receive our account number, which prevented us from registering online and accessing essential information. It was only after we called to inquire about the unexpected charges that we realized the worker had not performed the necessary tasks. After canceling the services, we took matters into our own hands, purchasing our own pest control equipment for less than $100. Within a day, we saw significant improvement, including the elimination of most spiders, even a black widow in our garage, and a noticeable reduction in insect sightings inside our home. Don't let them rip you off and fill out your own contract, don't let them write it for you because it's barely noticeable in the copy receipt.

This was my first pest control visit and I know now that Stride Pest Control will be handling our bug issues from now on. Jim was also the person within the company to make this appointment for Stride to come in today, Wednesday 11/19/2025 in the afternoon. Gerrit fully explained what treatment liquid he was using and if it was safe with my two dachshunds after the spray dries. He said yes and after the spray dries. I would like to not get eaten my fleas within the neighborhood and finally my legs will be safe from being bitten during the day and night. As soon as I found out that our prior Pest Control Service was not in business anymore as his phone was disconnected when I called a few days ago, then I looked at "YELP" for pest control services and Stride Pest Control was the first one that came up and with 5-Stars, I was convinced that this Pest Control was going to be epic, and Yelp was correct. Everyone that I've talked to there so far, has been nice, understanding, and gave full transparency, which I think is better in the long run to tell us customers on what needs to be done in the interim before they come back out again during/after the 3 months. Gerrit also said that if we see other bugs in the next few days/weeks/months is to just call Stride Pest Control and they will come to my house and do a follow-up spray. I'm also glad that the spray inside my house doesn't have a smell at all which won't disturb my dogs and husband. I was glad I made the call to Stride Pest Control. If anyone is looking for a reputable pest control service, get Stride Pest Control and they have different plans that they can work with you and be within your budget. We have the Premium Plan and it covers everything that they have and can treat in and around my house.
