THIS PLACE IS A SCAM BEWARE. we went to check this property out, filled out an application as you do during these things, and six months later we start receiving calls stating we owe them money for holding an apartment for us. We never asked them to hold anything for us. I told the guy working at the desk that we were not going to be moving there and we're looking at other properties instead. Apparently, when you sign an application here, you are automatically on the hook for three days of rent. Even if you don't even get to look at the apartment, which we did not because someone was living there. We never asked it to be held for us. But in the application, apparently this is a clause stating that if you sign an application and do not cancel the application that you will have to pay for three days of rent. Never in my life have I ever been through anything like this and I'm 43 years old. This is a complete SCAM SCAM SCAM. Now they are calling us and going after our credit. Beware, this is a large corporation with many many apt. complexes across the country. You are a rent check. Plain and simple. This property and or complex is very nice, clean and comfortable, however if you have a problem, with aggressive dogs, rodents or just need general assistance, don't hold your breath for it to get resolved. We had a mice infestation that went on for MONTHS before I aggressively put my foot down to get it resolved. Some tenants do as they wish and others are reprimanded for the same infraction. They say they don't "allow" aggressive bred dogs in the complex, but that's simply not true. My belongings were throw out in my garage, but others have so many things in their garages you can't believe it... Now the maintenance person, won't talk to me "cause I was too animated when explaining how my dog got viscously attacked by a huge german shepard, (I have a 10# terrier), needless to say it was terrifying. Nothing will be done, so now I have to walk the grounds afraid of seeing that shepard again. Can't wait to find another place to live. But with rents these days, it's really hard to find suitable housing. I've been here over 5 years, and all and all it's a nice place to live, I actually love my little apt. but they raise the rent every year and it's gotten so damn expensive. In a little over 5 years my rent has gone up over $600! The office staff change probably quarterly, it's crazy. That says a lot. The people that work here simply don't care about the tenants. There's no one to talk to about issues, only leave a voicemail and you'll get an email back saying it's "resolved"! No explanation, no feedback, no accountability. read more

Management needs to start working to make this place better. As other residents have stated, there are rodents running around the complex...gross! I saw a huge rodent smashed on the middle of the complex! Someone posted a picture of two dead rodents, how disgusting. Someone posted a picture their bath water coming out brown/yellow. This has been happening to me too. Maintenance came by to assess the issue but the water was running clear at the time he came by. I showed the a video and photo and he just told me, "it might only be problem if you are using in the evening." So am I not to shower at night?! If other residents are complaining of the same issues, there is a bigger problem going on, an actual plumbing company needs to be called out to assess the issue. Now the trash room. This complex is not gated and there are no locks to the trash rooms. People from surround neighborhoods and cities come by to illegally throw their trash. I have addressed this ongoing issue with management and their solution is to call security or to call the towing company to have their cars towed. The security company never shows bc this security company is not on-site, security is a subcontractor based off of who knows where. As for towing, the cars do not park for long durations for them to be towed; it is a drive by. Hence, their resolutions are not solutions to this ongoing issue. This is a problem bc residents pay for the trash. So the more trash the higher the bill is for residence! For future residents, there are various fees we pay for: trash, water, gas, and other things see photo below. This does not make sense since tenants are responsible for having their own acct for pge. Another side note, units are old. The cabinets and appliances are outdated. Newer units are overpriced even though they should all be remodeled. Rent will be increased by 400-500 dollars if you would like to renew your lease. Amenities all constantly being closed. Pet owners do not clean their dog poop, gross! The office and maintenance staff are wonderful. And this is generally a nice complex. Unfortunately, it does attract low quality residents. Be aware of renting in #145. Wow, the neighbors above are so thought less and inconsiderate. Our lives have changed, we don't sleep and my daughter has no more school curfew, We pretty much sleep when our neighbors fall asleep. I'm not sure how many kids are upstairs and if there's even adult supervision. Or if kids even go to school for that matter, it's 11pm and they are still running around screaming like it's recess time in a yard. The noise level is intolerable! Will not be renewing my lease solely for the amount of inconsiderable and lack of respect coming from above 145. read more

Only positive is this place has a roof, and good maintenance staff. Parking is terrible on the street, and people constantly parking in the reserved parking spot. What happens to those offenders? Nothing. Met a few nice people here, but most are cranky and inconsiderate. Did I mention parking is terrible? No one patrols the complex, have seen all of the pool furniture end up in the pool twice! People park where they damn please around the complex and they are never addressed. Shared laundry, which is always covered in hair, guaranteed Glad to be getting out of here, and will never recommend Avalon or any of their properties to anyone I know. I am bound like a prisoner of war until July to this place. I was going to wait until my lease is finished before I write this, but I am an American Citizen and I have the right to voice my own personal experiences. The staff are marvelous - Jojo, Abe, Jeana and Kevin are the best, loyal and hard working. The compliments ends there. Our rent is exorbitant. 2K+ for 2 bedrooms, 1 bath. The carpet is nasty and disgusting. My son who haven't suffered an asthma attack since he was 5 years old suddenly had attacks again. He is 16. The walls are nasty - they didn't even bothered to repaint. The cabinets were built in 1971. They didn't bother to update. The tub kept on peeling. The appliances are broken and or old. The neighbors are mother-effing noisy - jeez. The lady beside my son's room is making "noises" like she's being tortured or something. No parking for guests. No handicap ramps, nothing. They said because we were built in 1971 so we're off the hook. So HANDICAPS - stay away. We are treated like retards - we can only take out our trash at 6pm at night. Skunks, raccoons and feral cats are periodically trapped and gassed/euthanized. If your cat has a collar but no chip - consider them dead. NO! This place is a Hell-hole. Thank you Lord I found a place back to Marin, a paradise, where people are kind to all living creatures - big and small. Where vegetables grow all year round. I have lived in this apartment for over ten months and have constantly complained about the dirty mud water that has never been clear since I moved in. Maintenence makes a big deal about how "im the only one with this issue" and then the issue still isn't fixed when they leave. Maintenence just makes me feel bad they have to deal with the issue and they act like it isn't even a big deal! Issue hasn't even gotten better. The water leaves behind dirt, sand and rust after the tub drains, so i'm constantly having to scrub down the tub. My skin breaks out in a bad rash if i am in the water for more than 10 minutes so it is impossible to take a bath or enjoy a shower. Luckily I take most of my showers at my partner's house. When this first became an issue i was told i wouldn't have to pay for water, and the apartment still charged me full price plus added several additional fees, over $300 a month worth, not on our lease and ON TOP of the utilities that ARE on our lease. Spoke to Anna on the phone and she was very rude and unhelpful about the situation and basically just told me to move if i dont like the issues. The only reason anyone lives here is because it's cheap!!! But rent here is still to high for the same water quality as Flint, Michigan. GOOD LUCK YALL, you're gunna need it! I'm frustrated because there's no hours posted on the on site laundry. I went after 930pm and I was gained access,I even went in and out a couple times . The one time I left to come back to my apartment I go back and my key fob isn't working . I happen to catch these two ladies and asked for help and they told me it's usually closed by 9pm . I absolutely love it here! Every person on the management and maintenance are the best! Jeana is absolutely amazing and I can't say enough about her! It's very clean and safe. Pet friendly with poop stations through out always stocked with bags. The pool is awesome when it gets warm enough to swim. The laundry facilities are pretty good. The gym is nice to have. Guest parking is not available, but there's street parking or guests can park at the shopping center as long as it's not over night. Having the store and Starbucks close is awesome. There is also a park within walking distance that has a great jungle gym, basket ball court, fields and a beautiful ocean view. I've lived here for a few years, just moved into a 2 bedroom and I don't expect to leave for a very long time. Can't say enough about this place!!! read more

I don't know if I should even give it 2 stars. But, I can legitimately say I've lived in worse places (one of which had to be shut down by the fire department). Here's my breakdown: 1. Rent was reasonable, but we were a little baffled why a 7 month lease was cheaper than 12. We quickly found out why. 2. They redid the entire pool deck and fitness center within a month of us moving in, rendering both facilities useless for months on end. Why exactly was that part of my lease? Now we understood why 7 months was cheaper. They could end our lease after finishing their revamping process and charge more for the brand new equipment. 3. The staff and most of the maintenance crew onsite was really great. That really is what my 2 stars are for. Just them. 4. They rebranded the place 3 months before our lease ended and used it as an excuse to hike up the rent by $365/month. That's a 22.5% increase. Illegal, except they rebranded, so... 5. Don't get me started on the payment pains. I am a reader of all leases and lease terms. I know my rights. And when I hear the words "I'm sorry, but I cannot give that to you in writing" I know I've been duped. And I know she couldn't give it to me in writing because what she "required" from me was specifically against the terms of the lease. I ended up paying them a lump sum of money to not be taken to litigation. If I didn't pay, I'd be in default of my lease. However the lease specifically stated that I would not need to pay UNLESS I was in default of my lease. You can understand that this is again, not legal. So, add extortion to the list of things they like to do. 6. Apartment in general was fine. A bit cold and drafty. And the walls were super thin. Though it actually was more entertaining than annoying. All appliances were electric, including the stove. 7. There is absolutely no visitor parking. Good luck trying to park on the street if you have guests. 8. And there was always mold. In the bathroom, mold. In the bedroom, mold. I called maintenance and was told that I had to wipe down all the surfaces of the bathroom after I showered. Everyday. And keep the fan on for hours. I did both, it grew back. When mold showed up multiple times in my bedroom, I was told once that it was "just dirt" and a second time that I needed to keep my windows open in the winter time in order to air out the apartment. Finally, 6 months later someone suggested my bathroom fan might not be working as well as it should, which I had suggested the first time I discovered mold. By that time, I was preparing to move out. I had gotten a little sick and stuffy each time there were mold patches growing, so it didn't seem reasonable to stay. read more

Avalon, I shudder to give you a 1 star rating only because of the employees on the premises and because I'm nice, but really you are a Negative 1. I write this review only because I just received my deposit back (with no real breakdown on it..) and am completely stunned that I received anything at all, half expecting it to go up in smoke as all expectations in terms of this place were lost. I had higher hope that it would be an alright place to live, but knowing myself I am not a big complex kind of gal. Here are a few things to consider if you are looking at their apartments... PRO -Cenrally located, with good access to BART at Colma or South City -Onsite pool -Marsha and Ken were always polite -The grounds are kept up nicely CON -The walls are paper thin -The ceiling is paper thin, be prepared to hear your neighbors walking, talking, running, doing whatever it is they do up there. -The electric and water bills are ASTRONOMICAL -Planes overhead are annoyingly loud and will shake your apartment -It's foggy all of the time pretty much (this is a CON for the area in general) -There are always shopping carts bumming around -At least once a week someone would park in a designated spot and sometimes I had to park at Lucky's until they left. -When your lease is up, expect a huge hike in monthly dues -The dumpster area is a disaster, are people too lazy to throw their garbage bags over their shoulders? -Laundromat-it's a tug o'war. Even at 6am they're packed. -I could always smell my neighbors' cigarette smoke through the walls -I agree with the teens running around...welcome to the hood y'all. -Your neighbors are quiet and awkward. I am a pretty social person and the entire time I was there I didn't know anyone. That is not right, the only person I did meet was the day I moved out. Go figure. When you're walking through the courtyards, expect everyone to divert their eyes to the ground even if you're openly engaging with a warm smile and saying hello. You'll get nuttin! A year wasted when I should have just weighed out my options but I chose living here on a do or die out of state trip and would not recommend moving here unless you enjoy some of those cons. read more

I have lived in Avalon Pacifica since April 2006. 5 months later and I still do not have a copy of my lease! I completed the walk through during the first couple of weeks when we started the lease, I found a few things that need repairs, ex. the screen door does not close and is it broken. This has yet to be repaired. I would figured that since the Avalon Properties have a great reputation, I would have expected much more. My roommate and I visited the property during the day which we should not have done. The dark, not well-lit walkways make your walk from your car to the apt scary. I currently live on the side where many shady characters walk behind the fence to get to where ever the end of that path leads. The property does not feel safe at night. Coming home late nights on a Friday or Saturday it is not uncommon to have random people standing in the drive/entryway of the parking lot. Doing what? Who knows! I find myself literally making a mad dash to my car once the sun goes down. Previously, I grew up in the East Bay, lived in 3 different neighborhoods in SF and also rented a place in SSF for a couple of years and this regrettable has to be the worst living arrangement choice I have made. Also, in order to break your lease you have two options, which I did not know about since I didn't have a copy of the lease. First option, you must "offer" (the rental agent told this to me) to break the lease. The manager will not look at any "offer" cannot less than 2 months rent (which in my case would be $3500.) The second option would be to pay last month's rent and then pay rent until the next tenant moves in. That could take months or weeks later! How could you even verify that the office wasn't ripping you off by saying no one else has moved in yet. I don't know but do either of these options even sound legal? Avalon Pacifica seems like a nice, quiet place to live, and during the daytime, when you're at work, everything seems fine. But if you do not want to deal with: unlit walkways at night, terrible management at the office, no maintainence support and shady characters hanging around at night, I highly suggest that this is definitely one apartment complex to avoid. ---------------------------------- Update- Two months before my lease was up, I contacted the office to get specific instruction on how to terminate my lease. If I had not bothered them about, I would have received my intent to end the lease/renew the lease letter less than one month before the lease was over. I would have had to pay partial rent for the following month. Even though the deposit was only $500, we got back on $200 for fees for to "cleaning" and repainting the apartment. We had lived there only a year and are not messy people. One word for Avalon Pacifica.......shady! read more

Convienence wise, this place is great. Right next door to a shopping complex where you can find Albertson's, a few different restaurants, landromat in case avalon's are full, a donut shop, haircut place, etc.... But if you actually want to live in the apartment, look out.... When you need to call maintenance (which you will need to do, trust me on this), they are often slow to respond. There are very few sets of washers and dryers, and each "set" consists of 3-4 of each, which means if someone is doing all their laundry, it's tough to get a chance to do your own. I never did my laundry on weekends, it was just too hard. Monday and Friday nights were the only nights that I could get an empty washer, and even then it was only 50-50. The rent increases at Avalon were INCREDIBLE. When our original lease (which was a 16-month lease -- who does 16 months??) ended, they bumped up our rent by nearly ten percent. The next month, another ten percent. Awful. It's so hard to get out of their lease though, you pretty much have to go to a month to month lease at the end for one month in order to get out of it! The parking garages are narrow, hard to get in and out of, and dimly lit. The storage units, which are in the garages, are huge, but you have to deal with the dimly lit garage to get to them. The guest parking spaces are few and far between, and street parking can be next to impossible at times. Oh, and if you are a light sleeper (which I am not), you'll be bothered by the snoring neighbor downstairs or the planes flying out of SFO above. Thin walls...... read more

Jenna and David and the maintenance team were great. They were polite and responsive and managed the complex very well. The buildings and the landscaping were nicely maintained and my what few repair issue I had were handled quickly and professionally. If I was just rating the management team, I would give Eaves Pacifica a 5 star review. The other residents are the primary reason I'm giving the complex such a low score. They were unbearable. I have been around such awful people. . Other residents routinely parked in front of our garage so that we couldn't get out. This happened at least twice a week and I was late for work waiting for the car owner to show up repeatedly. I called the towers more times than I can count, but that wasn't a deterrent. Other residents also parked in our assigned parking space whenever they wanted. We couldn't simply park some place else. Every one of the parking spots are assigned and there is no guest parking. There is also no street parking by the complex. The residents also seemed incapable of picking up their dog waste and would throw trash around the grounds. It was also apparently way too much effort for some of the residents to place their trash bags in the dumpsters and they would simply leave them open near the dumpsters which led to a skunk infestation. They were also the rudest, most thoughtless, selfish human beings I've ever had the misfortune of living near. Yelling, loud music, loud conversations and loud parties were routine. My husband and I are both very sound sleepers and we were woken up by inconsiderate behavior at least once a month. The residents with children were the absolute worst. They would let their screaming children run wild around the complex early on weekend mornings. One neighbor even thought it would be a super idea to let his children "play basketball" at 6:30 am on a Saturday morning by throwing a basketball against our garage door repeatedly. Another parent of the year let their kid scribble all over our sidewalk and door with colored chalk. It's unfortunate that Eaves attracts such low quality residents. I love how the community was kept very neatly and pet friendly at the same time. Whenever we have concerns, she would call us right away and make us feel at ease. I really was not happy here. Granted it was very nice having a shopping center across the street, and the apartment was quite large, everything else sucked. Management was worthless because this is a national corporation so local management knew nothing and could make no changes or decisions without corporate's approval. I had really good luck with maintenance, they always showed up same day, only complaint about that is one day they showed up to fix my blinds without my approval to enter my apartment, not ok! The walls were paper thin and neighbors constantly yelling, obnoxious dogs barking, and it was messy. There was always dog crap EVERYWHERE, and even though I am a dog owner, I would understand if management decided to not allow pets due to the disgusting mess they left. Rent was cheap, however your lease is pretty much set in stone with no flexibility, I had to move out of town and ended up having to pay $1700 to break my lease 2 months early...REALLY!? REALLY!? It's two freakin months!! Good thing is they messed up on giving me my deposit back and ended up reimbursing me for cleaning charges so I got the whole $1000 back. Oh also, pet rent is out of control. Super high per pet and not really sure what you are paying for....you already put down $500 extra for pet deposit so an extra $25 bucks PER PET a month? The staff here are great. They are timely on maintenance and have gone out of the way to ensure that everything is taken care of. There are 4 W/D rooms, each with 5 W/D. The dryers have a 20% failure rate when it comes to actually drying clothing. The architecture takes some getting used to. I'm 6'1" and I can't even reach some of the shelving and windows. In my opinion this community is horrible at first but grows on you over the course of a few months. read more

My wife and I have loved our stay at Eaves Pacifica. The staff is very pleasant and helpful. At first, we were a little nervous about renting from a nationally managed complex. These concerns were unfounded. The whole team made us feel welcome and always called us by name. They were always so friendly and helpful. David and Jeena are available for questions and sometimes just a nice chit-chat. The office has free coffee so sometimes its nice to grab a cup and catch up on the happenings of the neighborhood. The team also held a fun party for kids and pets on Halloween, complete with a bouncy castle. Kevin and all the maintenance guys respond very quickly to requests and questions. The day we moved in there was a squeak in the bathroom fan. It was not more than 30 minutes and the Joel was there to fix it. I have never seen such a responsive and thorough maintenance team. The whole complex is kept very clean. My two pups loved the chance to play with other dogs. And the extra treats that all the dogs add to the landscape were regularly cleaned up by residents and groundskeepers. Fairmont Park is only a few blocks away and the trails in the back made for a great off-leash area. The garage spaces were always kept neat and the storage closets are very big. The fitness center has an air conditioner and fan system, two TVs with cable, and plenty of machines. I never had to wait. And the laundry machines are competitively priced, you couldn't do it cheaper anywhere in the neighborhood. Eaves Pacifica is in a great location, too. My wife and I could walk to Fairmont shopping center for groceries, sushi, Chinese take-out, spicy Mexican food from the new taqueria...there is even an xFinity store. I frequented Starbucks and enjoyed the morning walk. And the bus lines that run on Gateway and Hickey make it very easy to get to Colma BART, or anywhere else really. read more

The staff here are super nice (especially the manager David) and show complete urgency to handle any issue whenever I call. They're also conviently located next to a shopping center which has a supermarket, laundry services, a drug store & many restaurants. When an concern arose with my unit, they were able to walk me through my options, offer suggestions and try the best they can to resolve the concern. I went into the office close to closing and neither of them rushed me out but rather took their time; listened to my concern and ensured I left comfortable and with all the information I needed. Avalon Pacifica apartment prices are cheaper than the ones in Avalon Daly City. Parking here does suck though and they only give you one car port parking space. It was kind of hard for me to find the leasing office as well at first but you gotta follow the signs. And I believe they only heat the pool in the summer... read more

i love this place! better yet i love the people the are here. David and Jeana are super awesome as well as the entire eaves staff there is always an improvement on something to make living here even more pleasing that anybody could ask for. Jeana who helped me move in has been there every step of the way even after i payed and moved in and always has a smile for anyone that comes in the office and she truly dose make it so easy to move in and want to stay. and we can not forget about David. although David will never admit it he is one of the nicest. people in the world. No matter how busy he may be, he always finds time to sit down and talk to you. As odd as it may sound to some people i look at him as almost a father figure to all of us. you just have to meet him I guess. So far so good!!!! I considered to move in the community next month, so I set up appointment to take a tour. Jeana is the person helping us. She is super nice and showed everything to us. We asked a lot questions about the apartment, parking and utility. She is very patient to answer them all. We signed the list online and my roommate had a problem for submit her application. If I could give this place 0 stars I would.. I was looking for a apartment for my myself and my family, the reason I wanted to move to these apartments were because of the location.. at 1st Annette (office rep) was super attentive, answered all my questions,super friendly,showed me a few units etc.. the units are really outdated for the price and on the small size but again we wanted to move in because of location. After going back and fourth I went ahead and put a deposit down to hold a unit until my husband had a chance to look at it. I was told that $150 deposit was fully refundable. So I went a ahead did application was helped by a gentleman by the name of Brett told me ok offices are closed on Wed thu come by Friday to look at the unit. Went Friday and we decided not to take unit. Called for my deposit and then got a email stating I owed $300 and some change due to putting the unit on hold for 3 days and taking it off the market. Like how tf you gonna charge me when offices where closed,I didn't move in,I trusted what these people said and the damn unit still hasn't been rented. U called Annett and Brett and wow no more friendly voice,more like well you should've read the contract nothing we can do bye.. all they care about is sales and taking your money ,they don't care about you Nd for the price of these outdated units it's not worth it. We are in a crises with covid and I don't have an extra $300 just to give away but do they care no. So now I'm disputing this and hopefully things change. IF YOU REALLY WANT TO KNOW THE TRUTH FIRST HAND READ THIS. I would like to start by saying that this place doesn't even deserve one star. The Avalon Pacifica apartments come across as professional and legit at first, but they are very far from it. Many of the tenants are noisy and rude (some of them throw parties). I don't want to sound like I'm a person that complains about noise a lot, because I don't. But honestly when someone play gangster rap for 4 hours straight until 3am and works out (jumping up and down hitting the punching bag etc.) almost every night it's a bit much. Take that and combine it with noise from the other apartments and enough is just enough. At the time I was living there i was in college and so i went out and partied my fair share, but when you come "home" you want to relax, not be irritated. After making various complaints to property management they told me to call security when there are noise issues so that they can document it. Problem is that the security service that they use also covers several other Avalon properties, so it takes them up to two hours to show up usually. By that time, the noise has usually let up and hence there is nothing to document. Or if there is some noise going on, then they ask them tenant to keep it down and leave...ok sure...really? that's it? i mean i know you can't force them to do anything but wtf? 5 minutes after the security leaves, the noise resumes. So all in all, the only thing to really do about noise is either confront the neighbors yourself (which usually leads to an argument and isn't recommended given that many of the tenants are constantly smoking pot and most likely doing other drugs) or call the cops. I have done both and i can tell you that all it does is make the situation worse....Avalon's policy is that if there are sufficient noise complaints AND POLICE REPORTS, they have grounds to evict the tenant upon your request pending a review of the documents. Ok sure...let's get them evicted so that they can come back and slash my tires or try to beat me up???? How about move me to another unit???? Doesn't that sound like a better option for everyone??? Anyways, that's the first complaint i had with Avalon Pacifica. Next is how the property management appears to be very nice and helpful....and they were for the most part, but David (property management) on several occasions has spoken to me in a manner that a father speaks to a child...especially with regard to the noise complaints i mentioned previously. Don't effin talk to me like that man...i got a BA and working on my Masters right now....it's not the first time I rented property and I sure as hell know my rights as a tenant. I've been to the Rental Board on many occasions because of people trying to take advantage of me. Speaking of which is MY BIGGEST COMPLAINT: -Avalon Pacifica is in the business of doing anything that they can to keep your deposit, so if you move in here, expect it to be gone. When you move in, they (property management) does a "move in inspection" where you go and document damage, things that don't work, and the general condition of the property. When I moved out, they refused to sign same document that would have released me of liability from damages....i had to go back and forth between people for over an hour just to get the damn document signed. On top of that, we were charged a $400 cleaning fee even though we spent almost two days cleaning the place out....it was spotless...i mean spotless. We even cleaned under the stove cover. Long story short, they charged us for stuff that wasn't presented on the move in inspection form, refused to sign the release form, and generally screwed us on our deposit. As if that wasn't enough, after we got the billing statement (expecting to get at least a few bucks back) we noticed that we actually had a balance of $400 roughly. Apparently the charges were for "accelerated rent & accelerated pet rent fees". We got these charges because we supposedly didn't give our 30 day notice on time...that's a bunch of Bullsh*t...i personally handed it in to David and Marcia 32 days prior to us moving out and even gave verbal notice 6 weeks prior. I refused to pay and supplied copies of the document to Avalon's corporate office, but they said it wasn't submitted on time....THANKS DAVID. Is he going to take responsibility for it? The answer is a big no.....instead it went to collections and i refused to pay because i was getting screwed. Turns out that Avalon, being that they have properties everywhere and are in fact a huge company, have their own collections agency called FCO. So i was threatened of having my credit ruined if i didn't pay. Luckily i was able to settle for 60% of the original balance and i paid only to keep my credit from getting screwed. This review is mostly for the service we've gotten here at Eaves for the 1.5 years we've been here so far. Jeana and Justin (back when he used to manage here), the property managers that we primarily worked with are excellent. They are very attentive, very eager to help and great at working out a solution to whatever issue you may be having. I would say they even go above and beyond to do their best to accommodate. Communication is great and they always get back to you in a timely manner. Also have to give a shout-out to the groundskeepers and the repairmen. They work extremely hard to keep the place clean and running smoothly. This is a pet friendly place and people don't always pick up after their pets like they should. But the groundskeepers are always on it, keeping the place clean. And anytime you have an issue with a repair, it's very easy and convenient to schedule the repairman to come and fix it. And they are usually in and out in record time. All in all, the service here is excellent and as a tenant, you won't feel like your concerns are ignored. read more

I'm a current resident here and it's been fine aside from the fact that they're hiking up my rent by $253 A MONTH when my lease is up. I now have to move out because I can't afford to live here. By the way, they illegally increased my rent by 15% and didn't give me the 65 days notice REQUIRED BY STATE LAW. So only move here if you want to be forced to move a year later. The prices they are charging are outrageous compared to what you actually get. Comparable places in the same area charge the same price but you get stainless appliances, in-unit laundry and other amenities that Eaves Pacifica doesn't offer. read more

After reading some of these reviews.. I though I should give my share of opinions hence I have lived here for the past 5+ years. ( 2 years w/ family, and 3 years on my own) Pros: * I feel safe here, there are no gates or security guards on the premises but its a very nice neighborhood. no break ins (at least that I am aware of) and I haven't seen any shady looking neighbors. *Maintenance people are amazing and friendly. Our shower knob broke around Midnight and they showed up within 10mins. Not to mention whenever we needed them the problem would be fixed same day. Office staff are friendly as well. *gym.. no one is ever there.. its like having your own personal gym ( or at least the times I've experience it has never been full) no need for memberships. *Dog friendly, they have plenty of poop pickup stations, which I find helpful.. I'm sure some neighbors don't pick up after their pets but its fairly clean grounds. *We have a 2br 2bth and I love how spacious it is.. and plenty of storage space. Middle: * Weather- yes it's cold.. but than again it's also Pacifica, you get used to it and honestly it's not so bad. If you do prefer hot weather.. this place may not be for you, or anywhere in this town or Daly City. * I see some people complaining about airplane noise and neighbors noise. The planes you can hear anywhere within 20 miles.. the airport is close but honestly you get used to it and you don't even notice them esp when your inside. The neighbors yes sometimes (barely) you can hear them but honestly my daughter (2yrs) cries allot and I always ask the neighbors if they can hear her and they always say no. ( We are friends with all our surrounding neighbors) *Laundry- it's shared and there are a good amount of washers/dryers, I much rather have in unit WD of course but I haven't had any problems. If you put your clothes to wash, be on time.. it's "SHARED" so if you leave your stuff there for hours don't expect them to still be in the washer, be courteous and you wont have any problem. (I haven't experience any) Cons: * The apartments are not updated, which I think is about time. I saw the price they are charging for a 2br 2bath and It's way too high!! Surrounding places that have updated apartments with WD in unit is not as high. (this includes the Luxury Avalon in San Bruno, they are cheaper!) Makes no sense. *There is no rent control.. so when your lease is up.. expect a huge increase $350+ which sucks, our lease is up at the end of December.. Unfortunately we might be moving. esp if the increase is too high and moving somewhere nicer is allot cheaper.. once again makes no sense. Kind of a bummer since our family would love to be here 2 more years before we buy our home. ** I recommend if you can afford it however, do some research at other places in the area first, plenty of places that have nice updated apartments for a cheaper price. read more

The staff are always polite and nice. But you can tell when somebody really wants to help you or they are just doing business. The apartment itself is nice and spacious. But I think that is the only good thing I can remember. If you decide to move in, please expect: The weather is always foggy and wet although the whole region is like this. So please value every hour when it is sunny. Do not believe those sunny and bright pictures from their website. Another problem caused by weather is mold. You have to keep your whole apartment dry all the time. The wall is indeed very thin. I can tell when my upstairs is singing, washing dishes, using bathrooms or watching TV. A lot of planes will fly over your head and that is as loud as you can imagine. In the laundry room, some tenants will just take your clothes out and throw it on the top of washer or drier. A lot of dogs. I am OK with that but not OK when a lot of people keep their dog in the patio and they will bark whenever somebody passes, even at midnight. When there is a close dog waste station, people will clean up after their dogs. But I have seen dog poop in the front of my garage door a few times. And you have to wait at least three days for the staff to come and clean it. Here comes the worst thing that I cannot bear. People can clean dog poop, but their dogs also pee everywhere and there is no way they can clean it. So every time I go to work and come home, I have to hold my breath because the unit in front of our apartment smell like toilet since the first week I moved in. In a word, for such environment and neighborhood, I do not think it worth the amount of rent I paid. read more
