I am absolutely disgusted by the management at Sea Cliff Apartments in Pacifica. There is a missing cat that has been gone since March 6th and was last seen on their property. Instead of showing even the smallest amount of compassion, management is refusing to allow the owner onto the premises to search for her own pet. Let that sink in. A terrified animal is potentially on their property, and the person who loves and cares for that cat is being denied access to even look for her. This is not just heartless, it is inhumane. What makes this even worse is that residents reportedly want to help but are too afraid to do so because management has created an environment of fear. People feel like they could be threatened or even lose their housing if they speak up, help search, or even call out for the cat. That is absolutely outrageous. We are not talking about a loud party or a disturbance. We are talking about someone quietly trying to find their missing pet, which for many people is family, their child. Blocking someone from searching for their lost animal when it was last seen on your property is cruel, unnecessary, and frankly shameful. A decent management team would show empathy and work with the owner and residents, not silence them. If this is how Sea Cliff Apartments treats people and animals in a time of distress, that says everything you need to know about their values. We picked SeaCliff due to the location and the cleanliness of the property when we applied. We've been here for 2 1/2 years now and we had some reservations within a few months. We experienced some yelling outside our window in the middle of the night by people who are clearly high, drug deals going down over by building 312 because we had all sorts of vehicles parked right outside our windows and no one towed them, and shady individuals walking around who clearly didn't live on the property. We reported it via email and text with pictures and nothing was done. Vangelma and Tanya did nothing to address our concerns. We were thinking of leaving but Alice came onboard and Jim started a little before her (dynamic duo) started turning things around. Put forth the rules that helped the property become orderly. Got rid of people that had previous offenses like a dog attacking other dogs and people because that same dog attacked our elderly dog and the owner made no attempt to stop it until I did something about it. Alice has been an advocate for us tenants when we raised concerns about individuals walking around and looking in patios or windows. She got rid of the people that they associated with. She is responsive and proactive when we had a thief caught on camera stealing and that individual knew a resident and she changed the keys and had the police involved. The property feels safer. Now she and Jim can concentrate on resident request and making this place feel like home. Honestly I could not recommend this place to my friends or co-workers before but now I can. My husband and I stayed in a 2B1BA from June - October 2025, and we had a wonderful time. We will be forever grateful to Alicia Lopez, the property manager, for helping us get settled and find housing in under a week. When another property fell through, Alicia quickly and efficiently helped us get set up with a short term lease at Seacliff. I was nervous about some of the reviews, but after meeting with Alicia, I was reassured. In fact, we were originally staying for a 3-month lease, but we enjoyed Pacifica and the community so much that we extended it by an additional month. The neighbors we met were friendly and respectful. My first week moving in, I lost my work ID and key in the parking lot, and one of the neighbors held onto it and returned it to me when he saw me looking around for it in the dark! Early on, we had a maintenance issue with our dishwasher, and Jim came by the next day and addressed it. That was our one and only experience with maintenance in our short time here. Alicia and him seem to run a tight ship. Seacliff is in an amazing location. We enjoyed almost nightly walks by the ocean. I love seeing how green the community is when I'm walking through it. It also is conveniently located with easy access to highway 1 and walking distance to Safeway and numerous restaurants. There is a small but functional gym that is almost always empty in the morning. The afternoons get busier, but people are respectful about sharing equipment. We have only positive experiences with Alicia who seems to work tirelessly to care for the property. She responds to emails after hours and even on weekends! It's rare to find people with this work ethic. As my husband likes to say, "Alicia is built different." What was once a decent community has turned into an unsafe, unsanitary, and out-of-control environment. There is constant drug activity on the property -- people coming and going all hours of the night, drug deals happening in the parking lot, and the smell of drugs literally seeping through the walls from neighboring apartments. It's disgusting and unsafe. I've personally seen used needles left around the property and feces found multiple times in the laundry room washing machines. The gym flooded because a resident gave their homeless friend keys to the recreation area, and instead of addressing the actual issue, management's solution was to restrict access for everyone. Meanwhile, people who don't pay rent, own aggressive and breed-restricted dogs, and don't clean up after their pets seem to face no consequences. Law enforcement shows up here multiple times every week, and nothing changes. One of the scariest incidents involved a resident's pit bull attacking my guest, pinning her on my porch while the owner screamed incoherently. Neighbors had to step in to stop it. This alone should have resulted in an eviction, but of course -- nothing happened. I am not safe here. I've had moments where I was too afraid to go inside my own apartment because of the people loitering around outside. I should not have to sleep with a weapon next to my bed in order to feel secure. This complex is completely mismanaged, and corporate seems far more concerned with protecting their public image than protecting their residents. The prior manager was indifferent to our complaints, ignoring even dog attacks. Now that we finally have a manager who is taking action and cleaning up the mess, you're spreading misinformation and propagating a fake petition. If you're unhappy with the improvements, move away. This review is mainly for Alice and Jim. My family has lived here for 3 years. We have been through many incompetent managers since we have been here but ever since Alice has taken over things have improved. She genuinely cares about the property and tenants. Prior to Alice all maintenance concerns were brushed under the rug. The 2 maintenance workers who were here while Vangelma was the manager were the worst. I reported a leak under my kitchen sink, they came into to look and said everything looked good. Ok so why is the cabinet warping then? Fast forward a few months later, I noticed the panels at the bottom of my dishwasher coming off. Reported it to Tania who was property manager at the time. Ended up with a major leak that put me out my unit for a few days while they ran humidifiers and then had to live with a huge hole in the kitchen wall for weeks while they took their sweet time to repair the kitchen all while being terrified of rodents entering my unit through a hole that was simply covered with a piece of plastic. Fast forward again, about a year later. I report a leak in the bathroom. Alice had Jim come in the unit same day to take a look and moved fast on getting contractors out to look as well. The leak was pretty bad and would cause us to be displaced once again, but this time for weeks. Alice took into consideration that I work from home, we have a dog and also have a daughter who goes to school nearby. Considering the inconvenience, she was able to transfer us to another unit since, to our luck, one had become available and did not rush us to move our stuff. She was very understanding and accommodating. With Alice you can always walk in the office and feel welcome to speak with her regarding any issues. James is always so helpful as well. I would knock off some stars for lazy tenants who don't clean up their dog poop, but as mentioned this review is for Alice and Jim so 5 stars for them. I will also add that I feel so much safer walking around at night as well, as she has installed good lighting throughout the complex making it not so dark. Alice also took action when she found out packages were being stolen. Most property managers would brush it off and not care. I wil end this to say we are much happier in our new unit. I currently live at this property and communication is non-existent. Management has been the absolute worst other than the woman that had us sign the lease two years ago and promptly told us she was leaving. Current management blames everything on Woodmont the property management. My lease expired last month and am paying $300 a month more than any tenant that has moved in the last year. I have rent sent up as auto payment on the 3rd of each month and now have been assessed a $50 late fee. Asked Tanya and Marcus for a copy of my lease agreement as well as an explanation why I am paying $300 more a month than a new tenant due to poor management running this place to the ground. NO RESPONSE!!! We like the location and have rented for 18 years and have NEVER had so much disrespect and lack of communication. We shall see if I get a rent bill this month or just assessed another late fee. If they don't send me the link for payment it is not made. Shady!!! I have lived here for three years. I was going to move out considering all the management issues and a few inconsiderate tenants until Alicia Lopez took over the office. I just want to say that I do not agree with some of these reviews on this platform. It's actually the complete opposite. After Alicia started things got definitely better. For example; I don't have to wake up and chase people out of the pool or worry about people dealing drugs around the complex or parking cars for months. I live with my kids and I'm glad now we have a manager who understands the dynamics of a safe and respectful environment to live in. For the record; the picture with her car at "no parking zone" was caused by tenants who park their car in her parking space. As far as manager evicting people because of their race; it's ridiculous. Whoever accusing of her being racist, needs to get a life. Therefore I have to politely ask everyone to not to lie when complaining. As a "newer" tenant it's honestly sad to see so many people complain about petty things so shamelessly. As if parking isn't an issue in almost every area in Pacifica (AND ANYWHERE) from apartments to homes. Management is only ever seeming to do their best and has to parent other adults to keep the place clean and tidy as best they can. Not every problem can be solved immediately and honestly not every complaint needs solution. If you're a decent person who keeps to themselves and aren't overflowing trash with furniture or parking in the wrong spots you're most likely not going to be the one bothered by emails. Emails that, again wouldn't be warranted if we behaved normally. Management saves a parking spot for themselves from the hours they're at work?! Boo hoo. You can't find a parking spot because of a motorcycle or crappy truck staying in the same spot? So does everyone else. I hope these people never have to go anywhere truly troubling like the city or DMV. All the while management provides shopping carts so people can stop dumping Safeways at our entrance (FOR FREE MIND YOU), updates us about open parking spaces to potentially trade, and (god forbid) tells you to move your car or it'll be towed when appropriate. I was all ready to move in, left my 600 dollar deposit two weeks prior to hold the unit. The women at the front told my family and myself it was ours . I found movers and scheduled then to move us on Sunday gave 250 deposit to schedule the move on Sunday. My 30 days were up at my old place. Apparently, Philippe have been calling and leaving me messages, I do remember hearing a message from him, but was not able to return his call. He also said that he tried to get a hold of us by knocking on our door, but was unable to get a hold of us. Anyways, he said the people upstairs are leaving on September 7, so I only need to bear the pain of my noisy neighbor for another 11 days. YAY. Philippe assured me that one of the reasons why things are not being fixed is because they need to go to the process of giving letters and such. I have lived here for almost 4 years and the quality of people who have moved in during that time has greatly deteriorated. I would move from here if I could afford to! I love our actual apartment and the convenient location near Highway 1. However--the residents are so disrespectful to the other people who live there. YOU LIVE IN AN APARTMENT COMPLEX--NOT A HOUSE!! And the parents let their kids run all over the place while they stay inside. I AM NOT YOUR KIDS' BABYSITTER!! I want to come home at night to some peace and quiet, not kids running all over the place and riding their bikes in the parking lot! On the bright side, the management (which keeps changing b/c of they can't deal with the rude residents), is nice and the maintenance crew (Arnold & Ken) are wonderful. Been there 2.5 years and if you're looking for a good complex, here are reasons why you need to call them quickly: - Ron, Erin, Ross : The Great Trio Staff! Erin as the leasing office manager is prompt, swift and attentive. She'll always respond and is professional. Ross and Ron are two of the nicest maintenance guys ever. They're awesome, knowledgeable and always around to wave hello to. -Parking: ample and enough, as long as you don't mind the 1-2 min walk from the beach. Always had visitors and they would find parking immediately. -Surroundings: freeways, Safeway, Walgreens, Starbucks, Post Office, bakery, italian food, 24Hr Fitness....all within 2 block radius!! You can't beat that! -Unit: carpet is the BEST! so comfy and cozy, esp. when the heater comes on and it warms up the place quickly. All appliances are stainless steel and everything is upgraded nicely. Every visitor loved our place and raved about how nice the finishings were. If I didn't have to go, I'd stay there longer. Truly a wonderful chapter during our lives and it was all thanks to the great experience at SeaCliff!! We miss you guys already! read more

My wife and I have really enjoyed living here the past 3 years. It's amazing how beautiful and accessible Pacifica is. You can literally get to many places in SF faster than most people who live in SF and you always have options for getting anywhere else on the Peninsula or Santa Cruz. Sea Cliff is also a really great apartment complex located close to grocery stores, highway access, restaurants, bus stop and breathtaking scenery. Its location on the Daly City border saves time driving down highway 1 if you're a commuter. The building is well maintained and any maintenance issues are quickly addressed with out any hassle. Sea Cliff's pool and gym are also very nice. If you're really into fitness there's also a 24 Hour Fitness a few blocks away. However, the home gym has most of what you'll probably need. The property manager (Erin) has been very responsive and friendly when addressing any concerns we've had over the years. She's also been great about receiving packages for us (we shop online a lot) when we're not at home and making sure we get them upon our return. By far Sea Cliff has been the best apartment living experience we've ever had! The prices compared to something 10 miles away in SF are also a real bargain. read more

Please be advised to not rent here. The staff is extremely rude, unprofessional, aggressive and dishonest. We had to force out of the lease after enduring countless poor living conditions. The maintenance guy illegally used his key to quietly enter our apartment while my wife was in the shower. Fortunately I was home and told him to leave immediately. The day before my wife and I asked the apartment manager that we want to be home to schedule all repairs and they are not authorized to enter our apartment without an appointment. The maintenance guy was in the office and heard my ask, so this was ultra creepy and highly malicious. The laundry room is filthy and the machines never work and are very dirty/from the 80's at best. One day the drier was not working, so I walked to the office to politely ask Priscilla for assistance and she was so outrageously rude, aggressive and verbally attacked my wife and I - this response was so uncomfortable and aggressive. At this point I had to negotiate out of our lease because we no longer felt safe. After moving out FedEx delivered a package to my former apartment. I asked the apartment manager, Erin for assistance which seems like a per normal ask. She was abrasive and would not return my package. I contacted the corporate office Woodmont and corresponded with Jeff who was equally unprofessional facilitating the theft of my package. I will be moving here in the near future and my impression so far has been really positive! I checked out about 6-7 other places (mostly found on craigslist) to include apartments in the richmond district, daly city, and the infamous parkmerced before coming here and I knew right when I took a tour that this was the place for me. Philippe is really down to earth and helpful. I really appreciate how he didn't seem overly excited or fake like some other managers and I can tell he was being honest when he was answering our questions. I was born and raised in the suburbs of southern California, so I was definitely a little worried when I accepted a job in San Francisco. Visiting the city earlier this year, I kept telling myself that I could never live in a place like that (esp. with the horrible parking and crazy housing prices), but low and behold! I am so thankful I was referred to Seacliff because it definitely wasn't on my list of places to check out. Compared to the other places we looked at, the price is somewhat reasonable since it includes 1 parking spot, a swimming pool, laundry facility, and small fitness center. It's pricey compared to apartments in southern California, but I have to keep reminding myself where we're at. Street parking doesn't seem horrendous and it's walking distance from restaurants, markets, small stores, and 1 block from the coast! I believe the location is about 20 min southwest from downtown, so it's not too bad. I'm just happy that I'll have an easy commute to work. Oh, and did I mention that our unit will be newly renovated with brand new stainless steel appliances, granite countertops, lighting fixtures, and more?? Woohoo! I guess it's something they just started doing this year. So far, I'm pretty happy, but I just hope my experience remains at a 4 star+ rating once I move in and live there for a while. read more

I moved here almost 2 years ago. Its my first place and was a perfect starter home/apartment. As with any other place, things will break and lights will burn out, but if you dont mind waiting 24hours after calling management, they will fix it. We got this apartment a little cheaper because it wasnt remodeled like many of the others. Our kitchen cabinets and bathroom are not updated - so what. It works well for me. I hardly use the swimming pool, but my kid has used it almost every day during the summer, so I cant complain. The gym is cool... I use it at night when I dont have to deal with other people. I get the TV to myself and Im happy. You sleep, i work out - cant complain. LAUNDRY - the machines are cheaper here than any other laundry mat (thank God! because I hate laundry mats). Occassionally, a machine or 2 might be out of service but theres 5 others to choose from, not to mention the laundry mat on the other side of the complex (that i've never used, but at least its an option). One thing that I do hate is when people wont take their laundry out the machines in time - C'MON PEOPLE! wash it & get out... keep it moving. I usually do my laundry at night so I get all the machines to myself without anyone bickering. KIDS PLAYING - Yah, my kid is one of the boys that runs around... and what? I watch him from the deck and know that other parents do to. If the gang of boys arnt at my house, they're just a phone call away a few doors down, so dont complain that they're bugging you. Kids will be kids. This is not an "old-folks home", so if you dont like the sound of kids playing and splashing in the pool in the summer, this is not the place for you. ABOUT MY HOME - It works fine for me, but then again im not picky. I never use the dishwasher. The windows are a little thin and the insulation isnt great. My carpets are nice & clean - for about $100 management will arrange for someone to come out and clean them. My appliances work. I had a problem with my heater, but that was fixed within 2 days. We dont have roaches or rats (ewww). Closet space is good. Overall, this place is a good starter home... maybe not for a long-term stay, but its been a "happy home" so far. read more

My fiance and I lived here for 2 years. Most of the time it was ok, other times the walls are paper thin and you can hear your neghbors do just about everything! The units were nice clean and comfy. We never had any major problems..i hated those rare hot days in pacifica, the pools would get filled with all the neghbors kids and actually witnessed a few close calls of two kids drowning because their moms were to busy getting tanned. Ugh. Would not recommend this place. We left because they jacked up our rent $500! Ha! So not worth it. The manager Phillip back then in 09 -2011 was a complete jackass also! The apartment layout was not bad and that is why i gave it two stars. I liked the sliding glass shower doors in the bath and open bar wall on the kitchen. hated the carpet (white? come on! ) I lived there 11/2007-11/2008. problems... 1. like others said, noise from kids. where is the parenting? there are parks in pacifica. heck there is one across the street on esplanade. people need to sleep. parents should supervise and make sure kids are not disrupting others. management should enforce this. i don't know how many times i kid ran out in front of my car on a bike or skateboard in the parking lot too. not safe! 2.maintenance staff entering my apartment without notice...like when i was sleeping. and Insisting they HAD to come in. hey arnold, this ain't russia. people got rights! coming home and finding my apartment wide open and furniture moved...not cool! holes cut in the wall, abestos dust everywhere! i finally had to threaten to sue them because, yes, that's an invasion of privacy and illegal and i could have sued for 2k a pop. i settled for $500 off my rent and moved out. i mean, being a single woman asleep after a long shift and two men just using their key to enter your apartment because you didn't answer a knock because you were sleeping and no prior written notice or notice of any kind?....outrageous! 3. broken windows. the same shitty singled paned window that seems to prevail here in california. made the bedroom cold because also, the heat unit was in the kitchen and did not face the bedroom at all. and the pilot light was always blowing out from the wind i guess. 4. drunken noisy neighbor who liked to sing at the top of his lungs in the middle of the night and morning. i guess the bar closed. how do these people afford these apartments and not have jobs? you have to wonder. read more

I moved in Sept 2009. It was great. Obviously...summer was over and the little monsters were kept indoors (KIDS!!)...now its almost been a year and my lease is almost up! Cannot wait to leave!!! Neighborhood is nice though. Convenient to freeway, safeway and walgreens And a nice view not far away. Cons: Mowing, leaf blowing ugh! every thursday morning at 8AM!!!!!! Cannot sleep in because the windows are paper thin. Now that summer started there are kids, and immature adults in the pool at all hours, making an enourmous amount of noise! Sometimes up to 3am...ridiculous!! Kids are annoying and loud. Neighbors are LOUD, disrespectful, even when they're getting it "on" the whole building can practically hear it! UGH! Weather is ok if you like constant fog and mist, i honestly can't stand it anymore, its almost july and its 50 degrees out and foggy and misty, and oh so cold. This place is working ok. I like the location. Management is taking care of all my concerns in a timely manner. I give the props for that.

I lived there from 2006 until 2010 and I loved living there. I never had any problems with management or maintenance crew. I would knock on their door or page them if I had a problem. They would check out the problem and take care of it. Ross and Arnold never complained..even if it was inconvenient to them. They maintain the building very clean and would let people know ahead of time about maintenance. Every Thursday was when the landscaping would start but that's why the place looks nice. These people make it seem like the lawnmower was in front of their window. Kids would play out there, including mine but I would supervise them. I understand that others live there too, but come on we can't lock our kids indoor. This is a family apartment unit. It was never a problem and I lived right in front of the pool. I guess if these people need that much sleep or silence they should move to a senior home. The neighbors are nice, management is cool, and complex is clean. You even get an updated gym and sauna as part of your rent. The only reason I left was because I was sick of the Fog. read more

I grew up here as a screaming kid in the 80's. It was a lot of fun with the beach and what used to be a movie theater that is now a CVS or something. Pool was always a blast! Fond memories for sure. read more

Just an addendum to my prior review. This week my car was towed with permission of the management after I parked it for a few hours in a no parking space when I brought my husband home late from the hospital. No attempt was made to reach me although I was home all the time it was there. It cost me $405 to get my car back. If you want to be fleeced at every turn by greedy owners, this is the place for you. read more

I have been a resident of Seacliff apartments for nearly 3 years and love it here. The complex is quite, peaceful, and just one block from the beach & hiking. The apartment layout is great and feels more spacious than the actual quoted square footage. Good size bedrooms and updated appliances. Rent is WAY more reasonable than SF proper and it's seriously only 15 minutes away from downtown. Erin, the Office Manager has been really attentive and accommodating. I've never had any issues living here which is rare for apartment living. I can't beat the location (right off CA 1 and great access to 280, 101 and 20 minutes from the airport). I feel so lucky to have found this little hidden gem. read more

This place would be a nice place to live if it weren't for the endless amount of kids that think that the complex is a giant playground, especially the central pool area surrounded by multiple units. Not to mention the massive number of potentially ankle breaking toys that are left on common grassy areas. The yelling by the kids at play go unregulated by their unseen parents or guardians. As Filbert eloquently stated in an earlier review: YOU LIVE IN AN APARTMENT COMPLEX--NOT A HOUSE!!...I AM NOT YOUR KIDS' BABYSITTER!! I work the late swing shift, and so arriving home in the wee hours of the morning and sleeping into the late morning seems to be a luxury taken from me. Being that kids run in and out of their respective apartments, they don't quite grasp the concept of community living as they slam their doors incessantly. Not to be outdone, their parents seem to fancy slamming their doors in retribution to others. This in itself becomes a vicious cycle of door slamming which grows increasingly tiresome. It is a nice place to live...if you're a child. read more
