Waterbend San Francisco is an amazing apartment complex and the staff members have been incredible to work with over the past year. Maintenance requests were completed in less than 24 hours every single time! They also had a ton of community events from companies like Omni with free food in the foyer, personal training/fitness classes in the gym and community events with the other apartment complexes. The staff here work tirelessly to make the experience an amazing one. Special call outs to Amanda and Ronald from Greystar! read more

Beware of the racial discriminatory practices at both the building and property management company Greystar. Callbox isn't updated so people can call random numbers and gain access to the building, not everyone is paying the same amount for parking and utilities which should be illegally. I know some people are not paying neither at all it was included with their rent. The building has been sued more than once behind discrimination and it's known throughout Hunters Point that they take section 8 but is very picky and they force residents into contracts without permission from the SF Housing Authority also let's not forget they raised many of us tenants rents without our knowledge. Please do yourself a favor and go elsewhere. read more

I've been here for over a year and this review is over due. If you want to wake up to neighbors yelling/ fighting and making loud noises, human and dog feces in the hallway, garbage in the hallway, blood in the hallways, leaking ceiling, homeless people sleeping in the stairs and the lounge area and many more horrible things then this place is for you. This place is horrible because manager Maria doesn't attend to the needs of the residents properly. She's an awful manager and this place could be better if it was managed by someone who is not lazy and incompetent. My husband's son bike was stolen and the manager FAILED to warned the residents that someone had cut the fence and enter the bike area. When I asked her for help she said "I can't do anything about it and it's going to take me very long to review the videos" The fence was left like this for weeks. We have a neighbor that screams all day long starting at 3 AM and we had made numerous complaints to the manager and nothing has been done. I have also emailed their regional manager Caitlin King and never got a replied back. I guess bad management is what this company has. PLEASE AVOID THIS PLACE it's not worth it and it's disgusting I hope the city cites it. update-- I KNEW the business owner account was going to respond with some nonsense and advice to talk to the manager that is careless, lazy and incompetent. She did not report anything regarding the bike nor looked into, she has not done anything about the noise complaint, the level of security is the horrible, and the place is still disgusting!!! DONT RENT HERE !!! Save your money and sanity and health! read more

Greystar continues to neglect this property's maintenance. I have colleagues residing in the building, and they have reported a lack of effort to improve curb appeal. The carpets remain unclean, and overall, the management's neglect is evident. This situation reflects a persistent decline in the property's condition. Rent is still climbing to match the market, and it's unfortunate because Bayview/Hunters Point is a great community, and there are still wonderful people there who deserve more from its management. The discriminatory practices are still running high at this community still, please be aware of the behaviors and feelings towards people of color and who are on the section 8 program. I wish you all the best. read more

I have been trying to reach someone for the past 3 weeks to set-up a tour with no response from a leasing agent. I filled out the form online requesting and information on 3 apartment sites including apartments.com When I completed the form it indicated to put a touring date but instead it automatically put in the move-in date as the tour date. I have never came across an apartment leasing office with no response. Well, I did receive a text message saying, hello Gabriel and that is not my name. When I did Tex back stated I was interested in touring I received no response back. Very unprofessional! It says a lot about who you are, how you run your community & how you run your business! Thank you for all of the reviews. It really helps! read more

Waterbend is a place we have called home going on 4 years. Pet friendly, the building and apartments themselves are new, tastefully updated and generous sized layouts and fixtures. The management team Erica and Breana are helpful and available for questions in person and email. We are very happy to continue living here! read more

Management team is the worst! I called and scheduled a tour a few Saturday's ago for 12:30pm. The dude said that he wouldn't be working but another lady (he told me her name but it's been a few weeks so I don't remember it anymore) will be giving me the tour. When I got there no one was inside the office. One of the tenants let me in the building to wait. I found note on the door to call if I had a problem or emergency. The lady picked up and said she doesn't see my name on the calendar and won't be able to come show me the property for another hour. How unprofessional. While I was there I saw a huge group of people coming into the building. Glad they stood me up because I don't even want to live here. read more

The original manager in 2017 was really rude and so unprofessional. She did not tolerate having the grounds filthy and did not allow tenants to let there pets roam freely with no leash and poop every where and not clean up afterwards. So many tenants in this building are disgusting leaving dog feces every where, causing maggots, ants, roaches and fruit flys in common areas, in the hallways and coming out of tenants windows. Noise could be heard through those cheaply made walls, floors and ceilings. I heard the garage opening, closing and breaking every single time someone arrived and left literally! Tenants were stomping and yelling at the top of their lungs and the management pretended that they were taking steps to rectify the issue but after calling the security over 20 times that was located in Santa Clara County it was apparent I would just need to move. Trash trash trash! You get what you pay for! read more

I have lived at Waterbend for 2 years (2021-23). I was content with my 2 years here and had no issues with management. But now, there is an on-going issue with an overcharge on my final account statement and I have not received my security deposit. It stated that I moved out 2 days after my lease, but in fact I surrendered my keys 3 days prior to the end date. I have communicated with Rochelle del Carmen (Assistant Property Manager) via multiple emails and phone calls who stated "I spoke with Melvin Holloway (Property Manager) about your query, he is looped in". During my last phone call with Rochelle, she said she will promptly look into this, but nothing has been resolved. It has been 37 days since I moved out and I have sent them a demand letter. read more

It has the worst maintenance team. They are very rude to residents. I will never rent this apartment again. Please think twice before moving in to this apartment. Good bye ! read more

Pros: Nice, spacious, and new. Staff is very friendly. There are many modern amenities such as valet trash pickup and a service I've never heard of that handles package drop off. In-unit washer and dryer is also great. Cons: The staff was a little disorganized during my move in which resulted in extra mover time. Double check everything on the lease and with move in schedule and you should be good. Overall, everything has been really good. I would recommend them. read more

UPDATE: It is jan 4 and I just got a call from the collection agency because Waterbend Manager Erica has not fixed the issue of us getting double billed. This is the worst. And regarding their response to my initial review, they said "Please reach out directly if you need any help." Well did you read my review thoroughly?? I said I contacted you all MANY TIMES already. read more

The people at the leasing office NEVER answer the phone nor do they email back. I've made several attempts to book a tour here and have not gotten far due to lack of response. But their ads are being updated every other day on apartments.com and trulia lol I'm confused. Do better waterbend! Do you want people to rent here no NOT?! read more

I absolutely hate living in this building. I have lived here for 2 years, only to endure a pandemic that has been handled by a property management team that is totally incompetent and negligent to the needs of this building. Don't be fooled by the glowing reviews-- the entire team has been replaced multiple times in the last few months, the building is leaking all over the place, my things are getting stolen out of the mail room & out of my car (for which I pay $200/month to park in) & the property team is 100% unresponsive. It is a joke & I am counting down the days until I can move out. read more

I moved into the complex in October after searching around for an SF apartment that could provide a high quality of service and living equatable to the average housing costs of the area. And Waterbend has not only proved to be the best place I've ever lived, but it keeps exceeding expectations every day. From touring the complex, coordinating moving, getting settled in - to the fact that these units are brand new and filled with top notch GE and Bosch appliances, gorgeous hardwood floors, impeccable bathrooms, high ceilings - I can't speak highly enough of the quality you get for the price you pay. Most 1-to-2 bedroom apartments in SF charge way more for half the size of a Waterbend apartment, with outdated infrastructure, shoddy appliances and lackluster management. Waterbend excels in providing luxury, quality, spaciousness, amenities and high-end service for less than most SF complexes. Throw in the fact that the complex manager Amanda and maintenance manager Ronald are beyond helpful, quick to respond, extremely attentive, organized and simply the best people to work with -- it's flat out impossible for me to not be thankful and appreciative of how lucky I am to have found this spot. The professionally equipped gym makes you never want to set foot in a Crunch Fitness or 24 Hour ever again; the communal BBQ garden is always spotless and beautiful, the pool table rec room always has fresh popcorn and extra space for parties or group hangouts, and there's always fresh Philz Coffee in their lounge espresso machine. They're dog friendly and have a large park across the way for your dog to play and meet other neighbors (dog cleanup bags and trash cans are always stocked and spread out around the complex). I work remote from home and other times need to drive out of the city for work. Being right off 101 away from the downtown noise and congestion is a godsend. It's urban enough we're still in the city -- literally across the street from a killer brewery, a whiskey distillery, an affordable yet highly stocked grocery store, and down the street from amazing restaurants and a small winery -- yet less than a minute away from the freeway for a quick escape from the city. It's the best of what SF has to offer while still transportation friendly for car owners. And there's the T-Muni line right outside and several bus lines that'll take you anywhere in the city. If you're in the market for a new place, do yourself a favor and check out Waterbend. It's luxurious, spacious, impeccable and everything you could ever want in a home. read more

I've been living here for almost 6 months and it's been great so far. It's a pet friendly building, the management (Erica and Breana) are beyond wonderful, and the apartment themselves are modern. Price wise it is better than comparable apartments in the city. read more

Not a very pleasant experience with the staff onsite. The hosting lady was incredibly rude & very disinterested in helping. I wasn't allowed to check the apartments out because I didn't have my govt ID, which I wasn't told about despite of the many calls I had in the day. That is understandable even, probably against policies. But even after for every suggestion, question in regards to the rental, housing or even amenities were very bemusing. Along with that the entrance to the building had flies all over. This in itself didn't paint a good picture for me to consider living here. read more

Waterbend San Francisco is simply a great place to live! We've been a resident for 4 months and couldn't be any happier with our choice to move here. The manager Amanda and her front office staff along with Ron (maintenance manager) are always beyond helpful with our questions. The property is a quiet yet social environment - the units are all brand new with top of the line finishes and ample space indoors and out. Very dog friendly for all of those furry friends. Muni is literally across the street, which makes it convenient when using public transportation. Yes, the complex is located in Bayview/Hunter's Point - do your homework and be part of something great! It's always nice to come home to such a great place. read more

This is a spanking new building located in a very peaceful community with easy access (2 mins walk) to Muni and a super market. Amanda, the super energetic apartment manager is easy to work with and always has answers at her fingertips. Ronald, the maintenance manager is one of the liveliest individuals you will interact with! Apartments, per se, are very spacious compared to other apartments you get in SF downtown, and honestly are a bang for the buck. The maintenance crew makes sure that the building is always clean and tidy. I have lived in multiple apartments, and by far the staff in this building is the friendliest I have come across. Not to mention, guest parking is seldom an issue as there is lots of space very close the the apartment building. Many thanks to Amanda and Ron for ensuring that our stay so far is comfortable. Been here for 6 months already and have never had a chance to complain about anything. read more

It's really a shame that the staff at this property just can't seem to get it together, because the building itself is great. The first red flag occurred when me and my boyfriend were experiencing noise issues. He politely brought it up to the old property manager and the first thing she replied was, "Oh, we don't get involved in that". Pretty sure that's actually your job. At least according to 3 other property managers I spoke to. I wouldn't have minded taking care of things myself, it was just her lack for any concern that put me off. At least pretend to care about your tenants?! When we moved out, we had a similar issue with Candra below. We were sent to collections even though we owed nothing. We called Waterbend and they showed a zero balance as well. I ended up having to do the work of calling collections and getting a copy of our cleared check, etc. even though Waterbend said they would take care of it. To this day, we still haven't received any receipt showing us that we are cleared. 1 star because the complex is modern and new. Nice gym as well. Another star because it's a great, diverse building (at least when I was still there). But that's about it. read more

Great set of spot in the Bayview area. I was really impressed with the build quality of the apartments. Appliances are top notch and everything is solidly built and spacious. There are few neighbors so far since first tenants were in July but I think noise will be minimal as all of the doors and walls seem pretty thick. Amenities are great as well (nice gym, common area and brand new gas grilles and outdoor fireplaces) and the friendliness of the staff in the front office is a definite perk. Everyone has been really accommodating and they go the extra mile to make you feel at home. An example was including trash bags, laundry detergent, dish detergent and other small items to all of the new residents so you don't have to worry about it as one of the first chores in a new apartment. Small but very thoughtful example of how they try and look out for you. It's only been a few weeks but excited to be here and looking forward to getting a few more neighbors in the building! read more

This review is really just a synopsis of my apartment hunting journey. I am being relocated to San Francisco for work, and had a very narrow timeframe to find a new home. After 4 days and 10 apartment viewings all over the city, the Waterbend Apartments stood out in a major way. Not only are the apartments modern, sleek and gorgeous, but their team is also lovely. I had the privilege of working with Breana, who was kind, insightful and playful throughout out interactions. She was diligent and professional in addressing my questions and concerns, and has been tremendously helpful with the move in process. I will update this review once I've been a resident for a few months, but for the time being: this seems like a fabulous community. read more

What a gem in San Francisco I came across! I stopped by Waterbend without an appointment and was addressed by the manager, Erica. While showing up unannounced I was pleasantly surprised with her professionalism and cheerful disposition. She was able to show me around the complex. This complex really has a lot to offer from the coffee/ride share area, open area to bbq, and the gym area. Also very close to the 101 freeway. The things that really interest me and my busy lifestyle! Thank you, Erica for allowing me to interrupt your day. I will see you soon. This time with an appointment! read more

The building, units, and the staff are all incredibly nice. They really do their best to make your experience the best it can be, but unfortunately their organization doesn't quite seem to be there yet. They seem short-handed and there has been no shortage of delays and confusion trying to get moved in. The move-in was an absolute nightmare. Things like giving us the wrong prices on our move-in letter or the security guard keeping us from entering our apartment at night because she thought we hadn't paid for it (despite us having a key, which can't be obtained without paying). If you do move in here, make sure everything is laid out very plainly, ask questions, make sure they're communicating with each other, etc. The good: - Clean building. Always looks really nice for guests. - Solid amenities. Fitness center, lounge area, Uber waiting room. - Walls wired with Cat5e cable. There are liberal coaxial and Cat5e wall outlets. The cables all run to an accessible wall panel in one of the closets, so you can get wired phone / Internet where you want it. - Extremely friendly day staff. Hands down the nicest I've seen from an apartment complex. - Top notch mobile app. Before coming here I didn't think it was possible, but they actually have a really awesome app for paying bills, requesting maintenance, etc. - Duc Loi's Pantry. Nice little grocery story a stone's throw away. It's kinda small, but has plenty of good stuff. The bad: - I love the staff, but they don't seem to communicate exceptionally well and don't quite seem to have everything together. The aforementioned move-in letter is one example. - We've seen a few letters addressed to our neighbors put into our box. Potentially very problematic if our mail is going to the wrong place. - While the day staff are very friendly, the nightly security guards don't seem to be selected for friendliness. I found the one mentioned earlier literally harassing my 8-month pregnant wife to tears as she sat outside on the sidewalk. On one hand, you want unwavering, no-nonsense, duty-bound security guards, but on the other... that's way too far past the line. The reason for the harassment also seems to have been a communication error of some sort (E.g. the guard should know that people with keys have paid for their apartment.). - The rooms require a walk-through with the maintenance guy, Ronald, to learn a few things about how to use the utilities and whatnot. We scheduled this walk-through for our move-in day, but Ronald was out due to an emergency of some sort. That's fine and all, but the "bus factor" for the walk-through is 1. If Ronald gets hit by a bus, there's no one left that has the requisite knowledge to give the walk-through. And it turns out some things covered are pretty important, such as the fact that there's a tiny button hidden behind the washing machine that enables the water on a timer. Would have been really helpful if there were a script or checklist any of the other staff could have used to perform the walk-through. - Since the rooms are brand new, not everything in the room has been tested. There's a decent chance you'll need to make a maintenance request or two to get things up and running. We had a few things that were dead-on-arrival. And again, maintenance has a bus factor of 1. - Bad neighborhood. There's not much here, and from what I hear it's not the safest. - Uber keeps stopping on third street and making us walk around the grocery store to get to them. Haven't figured out how to make them pull up to the front door yet. The units and nice staff make me really *want* to love this place, but it does have a few very real pitfalls. read more

I searched high and low for quality housing in San Francisco, and then I found Waterbend. This place is really as good as it gets in San Francisco, and is really great value for money. The living and common spaces are well maintained, and very light and airy. It is also very quiet, and we sometimes forget that we live in an apartment complex. I personally love the fact that they provide complimentary hot beverages in the Uber room...and popcorn in the game room! I can't say enough about the leasing office staff...Tommy and Amanda are stellar. Extremely knowledgeable and professional, and Tommy especially always has a moment for a friendly smile and to ask how our day is going. We love it here, and will definitely be staying a while :-). read more

Amazing complex! Really fantastic amenities, extremely kind staff, and a quiet yet social community. We applied right on the spot bc we knew it doesn't get any better than this. I would not move into this place. Stay away at all costs. I had noise complaints after noise complaint about the person above me working out at 3am in the morning on a work day. I complained to the leasing office and nothing was done. (Apparently, they spoke to the tenant and he wasn't doing anything wrong) this affected my work-life balance and gave in my notice. The leasing manager gave me an option of one month rent and concession back. Which turns out they changed their minds and are now making me pay more than originally quoted. All in all the worst building management I've ever dealt with, unprofessional to a point that they have different leases for different people. They allow people who don't have jobs to rent apartments although it stipulates this in their policy not to do this. I have tried to resolve this in a responsible manner and sent emails to the leasing manager who has put me in contact with someone else who I've never dealt with before. No response since March. Rant is justified to ensure you never lease off these people! They have asked renters to put reviews on yelp. The only good thing is the maintenance guy Ronald. Super awesome guy. Gets things done on time and is very pleasant to speak to you. read more

I have been living at Waterbend for 6 months. This is a wonderful new apartment complex managed by Greystar and an amazing crew under the leadership of Amanda. I moved in this property because I loved the apartment floor plan and features (brand new unit when I moved in), the way the complex is managed and above all the courtesy, friendliness and professional service that Amanda, Ronald and the whole crew provide to the residents. The maintenance and care of the building is spotless. Amanda and Ronald are always ready to help you and address timely any questions or concerns. My apartment is located on the top floor facing east and I have a great view of the bay and Alameda with lots of natural light which is very important to me as I work from home. This apartment building promotes a diverse culture and residents are very respectful. I do not own a car but public transportation and hared car services (getaround, enterprise car share) make your life very easy. You can always use Uber and Lyft as alternative transportation which is an affordable solution. There is a local grocery store around the corner with reasonable prices and choices or organic/regular products and an excellent Thai restaurant (simply delish). Waterbend SF is an excellent place where to live! read more
