After living in their apartment for 8 months my impression is very different. Pets welcome, but dog pee area consists of a thin layer of rocks that was never cleaned in the time I lived there, except for the one time I sprayed them down. The repair/construction crew used to sit under my window and eat lunch, leaving their debris behind. They'd often drop screws, nails in the drive. I had to replace my tire. They borrowed my waterhose many times, and the last time took the nozzle off and put it on their hose to do concrete work. I had to go look for it, and the man was confrontational and unapologetic. The nozzle was corroded and filthy. Manager bought a new one and left it at my front door. I signed a 6 mo lease when I moved from the tiny studio into the 1-bedroom. At the time I had no complaints and didn't realize the situation there was going to deteriorate so quickly. I wasn't told that when I moved into the 1-br my water bill would go from $14/mo to $109. The rent was extremely high already but I wanted to stay in the area. I requested to be released from my lease because, as a travel nurse, I was potentially changing jobs and needed to move. Manager never acknowledged my email, nor texts I sent afterwards. I paid my rent for my last full month and then she used my security deposit for the remaining TWO WEEKS left on my lease. Still haven't received the $52 left from my security deposit. When I moved, I left the apt cleaner than when I moved in (I had to clean it when I moved in, compensated $100 towards rent.) Community laundromat works by quarters or an app that may or may not work when you need it to. Two washers, two dryers. No central air. I bought a 10,000 btu portable air conditioner that, running all day on the coolest setting could only cool the apt to 88 degrees. Impossible to reach the manager, and when she feels like responding to you she doesn't answer your question. The apts are emptying and I can see why. Cute buildings on the outside, dirty and unkept in every other way. Very unprofessionally run facility.

When you want to reserve something like the theater, you have to submit a form, and I tried three different times and never had anyone accept my reservation. When you contact the team through their portal, I rarely got responses. Right up to the move out process where I scheduled a move out inspection twice and never had anyone show up at the confirmed time. That portal was, in general, useless. Unless I had an urgent maintenance problem, no messages I ever sent were responded to. I had water heater issues about halfway through my time there and when the plumber looked at it he called it "ancient". Replacing it dropped my utility bill by about 50 bucks a month, so I was apparently paying for their lack of modern equipment. They refused to add a second recycling dumpster, so it was always completely overflowing. Oh, and they also nickel and dimed me on the way out on my deposit.

The repair men are on top of tickets submitted and fixing our issues in 1-2 days. Not to mention how friendly and hardworking the cleaning staff is. *Parking- 1 free garage parking spot, +$60/month additional gated parking spot, street parking is available, & lots of guest parking. *Pet friendly Cons: *Location- CalTrain is right behind the building. We are facing the street side and it is still fairly loud. However, I did get used to it after about 2 weeks. *Delivery- DoorDash has a difficult time finding units, usually have to meet them outside. Packages are delivered in a communal room (we have never had anything stolen yet, but we also get our packages right away) *Elevator- there is only one elevator per building. The doors to the stairwell are so heavy that they shake the entire corridor and building when they open and close. Before moving in, we toured 6 other apartments in San Mateo, and I can honestly say that Westwood was the best option. Here are my reasons: PROS: - Shorter-term leases were available, and renewal options were flexible. - Rent was relatively affordable, especially considering the square footage. All the other one-bedroom apartments we visited were significantly smaller than Westwood. Some were tiny and more expensive. The one-bedroom unit we stayed in had plenty of storage space and a huge closet, which is really rare, especially in newer rental complexes. - A great on-site property manager! I've lived in rental apartments for 15 years, and she is one of the best managers a renter can ask for. She is very on top of things and always greets everyone with a smile. She made sure the public areas were tidy and clean and even put up nice decorations by the main entrance during the holiday season. - During my time there, our neighbors were respectful and very quiet. Sometimes, we wouldn't see a single neighbor for weeks. There were no loud parties or anything wild. I'm in my 30s, and most of our neighbors were also slightly older. So if you value quietness, this is a good place for you too. - The location is convenient, right in front of a small shopping center with a grocery store, a Rite Aid, and a few food options, all within a super short walk. - While the building itself is old, our unit was renovated and the living room had hardwood floors, which I much prefer over carpet. - Safety. I felt very safe the entire time we were there. Also worth mentioning, none of our packages delivered here were stolen. That was one of my worries before moving in, but it did not happen at all. Also, neighbors were very considerate; most of the time, people would help each other by putting their packages inside instead of letting them sit by the front building door. CONS: - As mentioned earlier, the building is old. There is an elevator, but it's very slow and tiny. We lived on the top floor but always used the stairs instead. It was honestly faster than riding the elevator. - Because the building is old, the insulation is not the best. While our neighbors were respectful and quiet, I could sometimes hear conversations from the next door in our bedroom or hear someone chatting in the hallway from our kitchen. It wasn't too crazy since no one was loud, but it showed how poor the insulation is. - There was a beautiful tree right in front of our unit that blocked all the natural sunlight from coming in. If natural lighting is something you value, you might want to consider a unit facing away from the shopping center instead. I've seen one of the top floor units facing the back parking lot. It does have great natural sunlight. Overall I highly recommend living at this apartment. We also got nearly the full amount of our security deposit back, minus the carpet cleaning fee only (carpet in our bedroom). If I remember correctly it was $120, so seriously not bad at all.

Being right opposite to Laurelwood shopping center, you can get all your shopping done by walking. Apartment is safe. In our one year stay, there was not even one security issue. I pretty much forgot to lock my doors. Laundry on all floors. Basement parking. Additional parking outside. swimming pool ( though not usually clean). Cons - The apartment is old. The rent is very high for such an old apartment. The insulation between floors are really bad. You can hear the footsteps. We stayed in second floor apartment with 2 kids. The neighbor below us harassed about the noise of the kids running. It was like walking on eggshells trying to stop a one year old and a three year old from running. We were waiting for our lease to be over to move out. THEY DONT RETURN THE ENTIRE SECURITY DEPOSIT. When we moved out, we had left the house super clean ( even cleaning the door frames and fans). We even painted the walls and called in a professional carpet cleaner to clean the carpets. After all that, we received only half of our security deposit. There was a small ink stain in living room. For that they changed the entire apartment's carpet and charged us half of it. And an additional 300$ for cleaning. Have you stayed in a place where you feel somebody is always watching you? Thats what I have to say about the manager Tammy. She is on top of all the things thats happening in the apartment which can be good and bad. If your kid throw a toy or paper from the balcony, you can expect a call from Tammy. If you leave your carseat in the parking garage even for five mins, you can expect a call from Tammy. I should say she is good at managing the apartment but I felt suffocated. I can say I am very happy since I moved out of the apartment. Literally felt like I was released from prison. My first interaction was with Angele, who was incredibly welcoming. She walked me through the application process, making it a breeze. Her friendliness and professionalism definitely played a part in my decision to rent here. The whole team has been very helpful ever since. DJ the maintenance guy is very responsive, professional and respectful, so is Melani, the Property Manager. I always feel cared for, and I feel confident going to the office with any questions, knowing that they will take their time to help me out. The building is on the older side, but it is nice and well maintained. There is a laundromat and a small gym, the community is gated with assigned parking. I have heard that there is a swimming pool at the other property, but I have never made it out there (shame on me)... The building is just steps away from the ocean and from the famous Pacifica Pier. I can hear the ocean when I fall asleep and when I wake up :) The only downside that I can think of at this moment, which may be a deal breaker for some people, is the local microclimate. It is foggy most of the year, and it is often windy and chilly as we are right next to the ocean. For me this is a good thing though, as I don't tolerate heat well and I prefer this climate. And don't get me wrong, we do get a lot of warm and sunny days, too!

She also held events here and there for the tenants to build community. The maintenance guy, DJ, is honestly a wonderful person. Hardworking, always gets the job done, and a great conversationalist to boot. He really cares about his job and the tenants here, and it shows with the quality of the repairs. From a superficial POV, the complex is literally a short walk to the beach and pier, which is great. When my friends visited, they always asked to scope out the beach and Mori Point and told me how jealous they were of where I lived. Yes, the building could be newer and a renovation is in order, but for the convenient location (close to CA-1, 280, beach, Mori Point, cute neighborhood restaurants and cafe), nice staff, and comparatively low rent, it's not too bad. Palmetto is undergoing serious development, so the social scene will likely change, too. Some nice views, too, if you're willing to pay extra!
