We love the monthly events, they hire a DJ and set up a karaoke machine, especially during Halloween and Christmas casino nights. The location is very convenient -- it's about a 5-minute walk to the Japanese grocery store Nijiya, and close to Highway 92 with easy access to both 101 and 280, so getting around the Bay Area is simple. The recently renovated Gather Lounge on the first floor has plenty of outlets, making it a comfortable place to work or study. The property also hosts regular community events, which are a nice way to meet neighbors. Ruby, the manager, and the rest of the staff are friendly and quick to respond whenever you need assistance. I lived in The Lark apartment for a year now and I really like the community here. The management team is awesome, Ruby always responses to my request very fast. They also helped me to receive and move my package to my apartment prior to my move in. There are several other perks of The Lark: Environment: The whole area is peaceful, there is no noise around. Even with the party near the pool, I don't hear much noise when I close the window. Pool: there is a large pool and a spa pool with warm water. During the festival, we will get BBQ and celebration party near the pool. Packages: the non-amazon packages are devliered to the mail room so people don't need to worry if the packages get lost. The amazon packages will be delivered in front of your apartment. Parking: parking garage is free, and we get security gate. I never have issue with parking my car in the parking garage. Long overdue review! Been here since the beginning, when the name was Park20 and the staff has always been friendly and welcoming. Plenty of amenities to he be utilized such as the gym, swimming pool or just play pool table. The Lark is maintained very well and I give kudos to the manager Ruby for running the place, she is always willing and happy to help. I appreciate the safety in this place and that it is gated. My packages have been secured and trust me, there have been no issues. There are events held to know your neighbors which is great, but I usually am at work and miss out on these events, hehehe... It is a pet friendly property. If you have kids there's a daycare across the street and its very convenient. So if you want a place to call home, this would be it. read more

It's a bit more expensive than living in Berkeley (an extra $700 per month, to be exact), but being close to Ruby is priceless. Not to mention, it's lovely to be reunited with Mr. El and Maria. Ruby takes excellent care of everyone, including our pets and watches over our apartments when we're away. She even looked after my two cats when I was on an international trip for a week and my automatic feeder suddenly stopped working. I sincerely am grateful for Ruby's prompt response to the crisis. Mr. El is always super quick to handle maintenance requests, and Maria keeps everything spotless in the common areas. So much has changed since I left a couple of years ago. The apartments and common areas have been completely transformed. We now have new amenities like filtered water dispensers in the clubroom and the gym, beautiful stone countertops and bathroom flooring in the apartments, a community vegetable garden, and even a dedicated studio for stretching and dancing. But despite all these changes, the heart and soul of The Lark remains the same - the incredible team of Ruby, Mr. El, and Maria, the regular safety checks to keep us all safe, the annual bulk waste coordination, and the fantastic neighborhood get-togethers. I've also had the pleasure of meeting the new additions to The Lark Management team, Carl and Jose, who are just as friendly and helpful. I've lived at The Lark for four years and only recently moved to relocate out of state. I've lived at several different apartment complexes prior, and the management and maintenance at The Lark is truly unmatched! Ruby (Manager) is so thoughtful, caring, reliable and puts so much heart and soul in the work that she does! Misael (Maintenance) and Lourdes (Porter) are friendly, dependable and prompt in their actions, I have no complaints whatsoever with this place. I remember I would put in a maintenance request, and the same day, within only a few hours or less, it would be addressed and fixed! The entire complex is very clean! The amenities are great! The clubhouse is beautiful, it was newly renovated within the past year. They have monthly events with free food, drinks and fun! The location is great, it is approx 5-8 mins away from Downtown San Mateo, and the major freeways are within minutes. There is a Nijiya Market across the street that I loved to shop at. But my most favorite thing is the free water stations (Flowater); this water is top-notch, you have to try it lol. There is a coffee machine, free for all. A few cliff notes of the good, bad, and nothing ugly: 1. Very clean (especially after the renovation / update in late 2023) 2. Very quiet 3. Nice residents (no weed smokers or party animals - just normal working people) 4. Fantastic and up-to-date / clean amenities (gym, pool, whirlpool) 5. Free coffee (awesome for a coffee person like myself) 6. Free parking spot 7. While the amenities and events provided are lovely, the best part of this complex by far is the staff. Attentive, caring, and genuinely kind, Ruby goes above and beyond to attend to the needs of the residents. I have never, for example, had an apartment manager stop by with treats for my dog (included here) because she had missed her that day. Much affection is owed to Misael and Lourdes as well, who are beyond friendly and responsive to requests, as well as great conversation. We are sad to leave but very glad we got to meet everyone. I've lived in many apartments in my lifetime (over 15 years now) and was so happy to live at Park20 for over 4 years. It's been an amazing experience. Ruby, Misael, Lourdes, and Daniel are hands down the best management staff I have ever had the pleasure of knowing. The apartment is very quiet considering it's next to the freeway, beyond that I have literally never heard my neighbors before. Everything is built with quality materials and craftsmanship. Nothing has fallen apart during my time and if I ever did need maintenance, they'd take care of the fixes same day! Even though I lived in a 1 bedroom apartment, I found that the configuration is perfect. You get a very large kitchen and bathroom with tons of storage in your walk in closet. This is such a rare find in the bay! This place is also so clean! No musty gross complex smell. The staff are always cleaning and making sure the place is well taken care of. The staff and complex are super animal friendly. There is an amazing enclosed dog run and the staff love animals. If you have a dog, they'll soon be best friends with Ruby! On top of that, this is an amazing close knit community. There are regular appreciation events held by the staff, and even Park20 residents! The only reason I am leaving is because I was finally able to afford a bay area home, otherwise I'd still be at Park20. This should be 6 out of 5 stars! We lovvvvve the management team, maintenance team and the community there and we are lucky to have called Park 20 our home for the past 3 years. Park 20 was the best place we have lived in our entire lives, from the apartment itself, to the community, to Ruby and her staff, everything was the best! First of all, the maintenance team usually come fix anything in your apt within 24 hrs and they are polite and thorough when they come in. The porter, Maria, is friendly and is so sweet when we see her in the hallway. She does such an above and beyond job at keeping the building looking exceptional. The community manger, Ruby, is full of energy and she could brighten anyone's day when you interact with her. Everyone in this community loves Ruby and she does such a good job keeping Park 20 feeling like a family. There have been cases when other residents didn't adhere to community rules like staying quiet during late hours or have used the pool passed 10pm. Ruby has always handled the cases with professionalism and patience, we truly believe she's a godsend for Park 20, the community is what it is today all because of her! We Miss her already, especially our dog. One of the many best features in Park 20 is their enclosed dog walk area, it wraps around the building and always equipped with compostable poop bags. We were attracted to the dog walk before signing a lease with them and it continued to be useful to us as we have a small dog. The facilities are excellently maintained by kind and friendly staff (thanks Misael, Lourdes, and Buster for all you do!) whom we genuinely consider as friends. The complex's common areas (gym, community garden, pool + bbq / other outdoor spaces) have always been excellent and are now undergoing an entire revamp with new layouts/furniture and even additional amenities like a yoga room under the new management. Ruby has done a fantastic job creating and fostering a community that really feels like a home away from the childhood home you may have grown up in. The other tenants are also very kind, respectable, and generally quite, the only exception being at monthly community events where people sing their hearts out at karaoke; and we've made some very dear friends here. I had the pleasure of calling Park20 my home for the past year and 8 months. Ruby, Daniel, and the rest of the Park20 staff were so wonderful and continuously kept the property so beautiful. It truly felt like coming home to a hotel everyday. The pool area, gym, clubhouse, hallways, and even the trash shoot area were immaculately clean and beautifully maintained. Any time there was an issue (which was once in a blue moon) Ruby was always just a text away and literally responded within minutes! She really cares about all her tenants and their happiness. My senior yorkie would get separation anxiety when im away for long periods and on days I was stuck at work for 9+ hours, with just one text Ruby would go up to my apartment in a heartbeat and bring Cj down with her into her office. She would even send me videos of them on walks together! He adored Ruby and receiving one of Ruby's "special treats" would be the highlight of his day. The entire Park20 team were always so friendly and always greeted and smiled at us as we passed in the halls. They work really hard to keep the property spotless and as beautiful as they did. Park20 has hands down been the best apartment complex ive stayed in as to date. Both the moving in and moving out process has also been one of the easiest and smoothest transitions. We moved out only because we needed a slightly bigger space and to be closer to my work but after having moved to this new complex for only 5 days now, we are already missing all the friendly faces and atmosphere at Park20. Also to mention, Park 20 North coast also went above and beyond with parties and events they threw for us residents!They would cater or even provide incredible home cooked dishes at these parties! I have lived at The Lark since the complex opened and I am a satisfied and happy tenant. The complex was recently sold and the new owners are upgrading all the amenities and open spaces. There is a new community garden, upgraded weight room and yoga room and pool, and soon to be a new clubhouse. They have monthly tenant parties with open bar and free food as well as raffles for great prizes. The complex is super convenient to Route 92 and El Camino Real as well as public transportation Caltrain and SamTrans. The manager is Ruby R. and she is an excellent top notch manager, who exceeds expectations as far as being helpful and taking care of issues. Ruby helped us through the process of moving into our new home last year with ease and without any sort of frustration. She made the process very efficient and stress free! The apartments here are spacious, very well insulated, can never hear the neighbors and comes with luxurious appliances. The community itself is a sight to be seen and the structure flows very nicely, huge pool area, well-maintained fitness center, beautiful designs/aesthetics, CLEAN environment, enclosed dog and walking path all around the community, massive parking and amenities are very accessible to all. My boyfriend & I (& our pup) love living here! The building is well maintained along w the gym, pool area and club house! Our apartment was well-maintained when we moved in & has had basically no issues all year. One thing I love is the reliability and kindness of the staff here. The manager Ruby is in office every day for anything you need which I find to be super important bc it makes me feel better to know if there is an issue, she is just downstairs. On top of that, she is so so sweet. She gets to know all the residents and i'll often go down just for a quick chat, and my pup loves it too bc she gets lots of cuddles & treats.The maintenance team is also really proactive with any requests. You see them around the building all the time doing different tasks, and they are so friendly. Overall its a great place to live, the managers put a lot of money and effort into events where we win prizes, eat, drink, karaoke, and get to know the residents, and its just really nice to have that social aspect! We've happily lived here for 3 years until we relocated in 2018. There's so much good to say about this place and it's hard to even know what to start with. Those nights gave the residents a chance to really get to know each other and become real neighbors and friends. Speaking of management, this property has hands down the best team of professionals ready to help out and resolve all of your issues (big or small) right away. We lived in a few properties in the Bay before and management/leasing office in those places was a pain to deal with most of the time. Complete different picture here. Park 20 spoiled us with very caring staff and outstanding service. We will certainly miss that. This place also has a crazy amount of top notch amenities (gym, dog-walk, clubhouse, roof-deck with panoramic view of San Mateo, roof top playground, a little hidden park, bocci ball court, game room with pool table and variety of games, big TVs everywhere, free WiFi in the common areas, pool, hot tub and more!). I mean this is a real gem on the Peninsula. We've compared it to quite a few luxury apartment complexes and none of them came close (even the new Station Park Green). best complex hands down in the area. great price, close to the freeway, close to amazing food and shopping, close to Cal Train ! The complex itself has amazing amenities- the pool, rooftop , clubhouse and other common areas. the units are updated and spacious and we have air conditioning !!! I don't hear any of my neighbors either! And last but absolutely not least the staff is TOP NOTCH. My family - husband, wife, teenage son, and pug - lived in Park 20 from January '19 through Aug '21 AND we loved it! The management and maintenance teams make Park 20 a home. The pet-friendly community, with very well maintained common areas, dog walks, 24 hour gym is, pool, hot tub, fire pit, built in grill, game room, kids play area, gardens, outdoor sitting areas and good neighbors all coupled with a phenomenal location make this apartment very very hard to beat - I saw none better while in the Bay. We've lived at the Lark for 4 years now (in 4 different units) and we have nothing but the best thing to say about living at this community. I am confident in saying that if it weren't for the staff (namely Ruby, Misael, and Maria), we would have moved by now. Ruby has created a family setting within the Lark. Neighbors help each other, and more importantly become friends through the series of community events hosted by Ruby. She always goes all out for these events with in house DJ, amazing homemade foods. When we first did our research on the best community in the bay area we saw lots of new apartment complexes struggle with theft issues and packages get stolen a lot, but here at the Lark our community manager Ruby always makes sure all residents packages are delivered properly. Just the other day my Dyson was delivered after hours so Ruby made sure the first thing in the morning is to deliver my package to my door to ensure safety. This goes a long way in making the residents feel secure and comfortable in his home. Misael, is truly the engine behind everything. Misael runs what I believe to be the most helpful maintenance team at any complex in the Bay Area. Not only do they come to fix any minor issues within the apartments quickly and effectively, but Misael always brings a smile and solution when he is called to solve maintenance requests. He is always considerate and personable! When we had an ant issue in the summer he presented me with solutions that would curb the ant problem and let me know the toxic substance is not safe as I work from home so I could make arrangements to leave the apartment air out as he fixed the issue etc. Lastly, when my now pregnant wife was dealing with severe dust mite allergies, Ruby and Misael made sure to take the carpet out of the unit to alleviate the issue. Maria is always diligent in organizing the common areas, cleaning the trash rooms (especially after a long weekend of trash pile-up), and making sure everything is spotless. To conclude, Ruby, Misael, and Maria are the reason we have stayed so happy and for so long at the Lark community. read more
