    Bathroom mold at move-in

    Been living there Jan - Oct'24 TL;DR Apartments are OK but could be better, price is fine, management is absolutely awful and you have to fight for your rights. ----- Apartments ------ - Some of units are renovated, some are not. Some appliances are quite old. I had an old dishwasher which barely was able to wash even light dirtiness, and I will tell what it takes to change it for a newer machine later in this review. - Mold is a big issue due to high moisture. It is really bad for the health, and management instructs you how to avoid it. We did our best, but still it grows. Property maintenance staff during move-in inspection just applied caulking on top of the black mold in the sink (it just masks a problem), they do not care. After that we fought with the mold ourselves - Insulation is poor at the property - In general apartments area is nice and has a beautiful waterfront - There are small community pool and BBQ area. In the autumn the pool was occupied by ducks and geese, and stood full of poop for a month or something. No one cares. Also there is a clubhouse which is actually good, and a very small gym with some basic stuff ----- Management ------ Management crew is a disaster at this property, especially Ismail Monsoor. It seems that his mission there is to build a prison with strict rules instead of just letting people have a good stay. He will come to you and restrict doing everything: play with kids on the grass, meeting people from FB Marketplace to quickly sell something, keep brooms in the patio area and so on, so on. You will get rules reminders on your email almost everyday. Moreover, he will instruct you with the kind of attitude like you are a student, and he is a big boss. Just for example: when I asked to change an old dishwasher, he refused and just told me with a "big-boss" style that I have to clean dishes better before putting them into the old crap they called a dishwasher. I used to use dishwashers for a while and never had any problems like that. Anyway Ismail refused and just said it is me who do not know how to properly use it. My wife was so angry after that so she cried and yelled in the leasing office. And boom - suddenly they agreed to buy a new dishwasher model, since anyway they change them in all the units (?). Why we had to fight for that? New dishwasher worked just fine. There were other examples, this man can be simply rude and can spoil your mood, better minimize the communication with him at all. Also carefully inspect the unit at move-in. We counted tens of issues with the unit (see some photos attached). Some of them been fixed, some were not. At move-out they kept almost all the deposit, even though we left apartments in better condition than we received them. For example, 260$ for unit cleaning with no cost breakdown, even though we cleaned everything.

    I had a sublet that I stayed in for 3 months and basically spent every night at my boyfriends house in SF. They tried to keep my deposit and charge me extra on top. Don't give them your forwarding address - just set up mail forwarding with USPS. I thought it was weird when the apartment manager asked for my forwarding address with a smile 'so I can send you a check!' 1) In CA, the landlord cannot pass the cost of average wear and tear onto the tenant. Shadow Cove tries to pass those costs onto the tenant. Unless you BROKE it, you don't have to pay for it. 2) The landlord is legally required to provide an ITEMIZED list of repairs and ACTUAL RECEIPT that they charge to you. Shadow Cove tried to trick me with a price list for their contractor - that's not sufficient. 2) Shadow Cove claimed they had pics of the apartment with damage. I asked for the pics, and they said they could 'only show me in person' . It's unduly burdensome and in bad faith (ie illegal) for them to require me to drive 1hr from SF to view the pics; when I told them I'd say that in court, they forwarded two pics that did not show a basis to keep my deposit. 3) I cleaned the apt thoroughly since I spent no time there at all. Shadow Cove said I needed to provide receipts from a professional cleaner to prove I cleaned it. That is NOT a legal requirement and I told them as such. After much back and forth I got my full deposit back. If they try to keep your deposit, fight them. Make sure you also send a copy of your correspondence by REGISTERED MAIL and keep all records. Below is my letter to them. THIS IS NOT LEGAL ADVICE, THIS IS JUST A LETTER I WROTE. Seek help from a tenants rights center or tenants attorney if you need additional help.

It was peaceful at night and the doors and windows, when closed, drowned out the noise from the street very well. Our neighbors on both sides were quiet. We could hear our upstairs neighbor's footsteps, but it wasn't unbearable. Andrea does a really good job of maintaining the complex and ensuring that it is safe and secure. She's also super easy to work with and made the inquiring and signing process easy. We actually signed the lease without viewing in person so that says a lot about the great impression we had of the apartment complex! We can only speak for our unit, but it was clean, spacious, renovated, and had more than enough space for 2 people. Good location, would recommend to friends and family. We were quite sad to leave!

Everything was constantly broken, and management couldn't afford to fix anything. It has the facade of luxury living, but it is actually run like an old motel. We can begin with the laundry room with two washers and two dryers for 40 people... one of which was broken and never repaired for weeks. Tons of my clothing was ruined by this 1980's setup. The doors to the stairwell are so heavy that they shake the entire corridor and building when they open and close. Not to mention that the walls are so thin and poorly constructed, I could hear my neighbor ripping the bong at all hours of the night. Good riddance ! And goodbye !

Having Ranch 99 and the shopping center right next door was a huge bonus, and they were fortunate enough to get a low-income apartment. Over the years, the staff at Marlin Cove have gone above and beyond in caring for my parents, especially as they grew older. My father suffered a stroke, and later my mother had brain tumor surgery. When my father passed, Roxana, Cindy, and Fred from the office were incredibly thoughtful, checking in on my mom regularly. When it was no longer safe for her to live alone, Roxana personally let me know when a two-bedroom became available and made the transition smooth so my mom could have a live-in aide. Fred even installed grab bars in the bathroom to ensure her safety. Every year, Roxana and Cindy have made the lease renewal process easy and stress-free. I can't thank the Marlin Cove team enough for their kindness, compassion, and support throughout the years. They're not just property managers--they're truly caring people who have made a difference in my family's life.

She gives exclusive classes to a select group of people and occupies the gym all day, from 5 AM to 8 PM. The deafening noise from their conversations and the complete lack of space for independent workouts make it impossible to use the gym. There's no respect for others' time or for the common area, turning the gym into a no-go zone for anyone just wanting to exercise. And if you think the office will help resolve the situation, think again! The customer service is terrible: if you need maintenance or help with issues like this, they simply ignore your emails. The lack of support and attention to residents is outrageous, and the frustration is real. The experience in that condo is far from what you'd expect.

It's hard to nail down what our favorite part of Beach Cove was, from the serene and relaxing views, to the upgraded appliances, clean and modern interiors, and quiet neighborhood--it definitely checks all the boxes! Throughout our 2 years we had nothing but positive and helpful experiences with management. Specifically Thomas, Will, and Danielle. When signing our first lease as well as when we upgraded to a waterfront unit, Thomas and Danielle supported us every step of the way and were more than accommodating. They were willing to work with us and it was evident they had more concern about ensuring their residents were taken care of rather than focusing solely on the bottom line--as many other property management companies choose to do. Overall nothing but positive things to share about our experience. We would highly recommend Beach Cove to anyone considering living on the Peninsula!

Around the kids playground might be a little loud. -Weight room, bbq, & pool are nice and well taken care of. -Covered parking space is provided. Lots of uncovered parking available for a second car. -Morning trash pick up is convenient . Cons: -Neighbors balconies can be an eye sore as some use it for storage. Others have tarps hanging up for privacy. -The grounds could use more beautification. There's lots of patches of dirt along the sidewalks. They need to switch to xeriscaping.

    I want to express my total outrage at the way I was treated by the community manager during my…read moreson's birthday party. I was hosting family and friends at my home when he showed up, saying the kids needed to be reminded not to ride their bikes inside the community. I agreed with him, said "ok," and asked the kids to stop. Some of these children have special needs, including autism. He left at that point. Later, one of those children was simply sitting on a bike, not riding it. Even so, the manager came back in the middle of my party, intimidating me and embarrassing me in front of my guests. He handed me a "first notice" claiming I was making too much noise -- in the middle of the day! -- and also said the kids were still riding bikes, which was a lie. When I explained that the child on the bike was autistic, he coldly said he didn't care and that he wasn't going to argue with me. That lack of empathy and understanding is completely unacceptable. On top of that, he accused me of "making noise after 10 p.m. on weekends." When I asked for proof, he said he had it but could not confirm it was after 10 p.m. This is ridiculous. I have cameras at my home and told him I would gladly provide recordings to compare, but he refused to show me anything. Yes, I sometimes host friends at my home, like any other resident, but I never make the kind of excessive noise he claimed. What shocks me the most is that this manager came twice, in the middle of my son's party, just to harass and embarrass me -- and even dismissed and disrespected an autistic child who was my guest. That kind of behavior is outrageous and unprofessional. When I moved here, they promised a clubhouse and gym. One month later, they closed everything "for remodeling" and started building new apartments where the clubhouse should have been. So not only do they fail to deliver what they promise, but they also mistreat residents with zero respect. After this experience, I will make it clear: I cannot recommend this community to anyone, and I am already planning to move out. A place that fails to deliver on promises, intimidates residents, and shows no respect -- not even for children with special needs -- does not deserve to be called a community.

For the past 30 years I lived in the same apartment. For 28 of those years my beloved mother who passed away in 2018, lived with me. Most recently, I had the opportunity to move to another unit on the same floor. While the move was bitter sweet because I would moving by myself now, I must say the Waters Edge Staff has been truly amazing during this process. Both Brianna and Meagan have provided impeccable and outstanding assistance with the transition. There is nothing that they could not do to make the transition easy for me. They were very sensitive to all my needs and offered to do what it took to make sure I moved into my new unit. I ABSOLUTELY LOVE MY NEW UNIT!! I love every aspect of my unit. I still have a spacious 2 bedrooms and 2 bathroom unit. But my unit now comes with a washer and dryer, the unit has had a complete renovation and make over. I adore the counter tops in the kitchen and the bathroom. It is literally like walking into a whole new building/apartment. Thank you Brianna and Meagan for your professional, kind and sensitive work ethic.     I lived at Water's Edge Apartments for about two years (February 2024-February 2026) in a…read moreone-bedroom apartment and recently moved out. Overall, the apartments are a decent size and noticeably larger than the average one-bedroom apartments in the area. The appliances are good and the units have been renovated, although the building itself is older. The building does not have A/C, but it was not a major issue since the weather is only warm for about a month during the year. My experience with signing the lease, moving in, and maintenance during my time there was generally good. I especially want to thank the maintenance technician, Riccardo. He is one of the best maintenance professionals I have ever dealt with, very helpful, prompt, and professional whenever something needed attention. During the two years I lived there, the property management changed several times (around 3-4 different teams), which made communication and policies somewhat inconsistent. The biggest issue occurred during my final renewal period. The rent was increased by $200, and the notice was given at 5 PM on the last day before the holidays. When I tried to discuss or negotiate the increase, I was told the office would not be able to respond until January 5th, which was already within the window for giving my 30-day notice. Additionally, the lease renewal letter stated that there was no option for a month-to-month tenancy. This was in contrast to what was written in my lease agreement, which indicated that the lease would automatically convert to a month-to-month arrangement if a new lease was not signed on time. Unfortunately, my experience with the new property manager, Arnetta, was very negative. I found her to be rude, dismissive, and unresponsive. I went to the office twice to try to discuss the situation. The second time, even though the office door indicated they were open, she asked me to leave and come back 45 minutes later because she was in a class. Overall, I felt I was not treated with respect during these interactions. Other staff members in the office, including Paul and Alyssa (Mika), were respectful and helpful, but my experience with Arnetta was extremely disappointing. Eventually I was told there was no possibility of negotiating the rent increase, so I gave my notice. Shortly after, I noticed that my same apartment was listed online for $100 less than what I had been offered, along with a promotion of two weeks of free rent. If that price had been offered to me and the interaction had been more respectful, I likely would have stayed because I truly liked the apartment and the view was very nice. Another issue occurred after move-out when I received a bill of about $1,200 that included charges for carpet replacement in the living room and stain removal and shampooing of the bedroom carpet. The bedroom carpet was extremely clean and almost like new. After I raised concerns and referenced the photos they provided, the stain removal charge was removed, but the shampoo charge remained. There were many emails back and forth regarding the carpet replacement charge. I asked for documentation, move-in inspection reports, and photos, and also referenced California law regarding normal wear and tear. There were also inconsistencies in the explanations I received, for example, one email said the stain removal was for the bedroom, while another email said it was for the living room, which I found unusual. Eventually, after further review, they stated that the reason for the carpet replacement was "severe buckling." This was an issue that had existed since I moved in and appeared to be related to installation rather than damage. That charge was ultimately removed, leaving only the carpet shampoo charge. Overall, I genuinely liked the apartment and the location, and it is unfortunate that my experience ended this way. The apartment itself was comfortable and the view was great. However, the way the lease renewal process was handled and the way I was treated during that time ultimately led me to move out. I hope the ownership takes tenant experience into consideration when selecting future management.
