My mother-in-law recently moved into Highwater, and the experience has been very positive. The move-in process was seamless, which made the transition much easier for the whole family. The management hosts monthly events that help build a sense of community. We recently attended the Cinco de Mayo party, which was well-organized with good food and a strong turnout from the residents. The staff have consistently been helpful and pleasant to work with. It is a well-managed building and has been a great fit so far. read more

I've been living at Highwater Apartments for almost three years and have experienced both a studio and a one-bedroom. The amenities are high-end and beautifully maintained, and the community itself is very well kept. We hosted our baby's first birthday party in the clubhouse, and our guests were really impressed with the space. There are also a variety of community events, which adds to the overall experience. One of the highlights is the maintenance team--they're always quick and efficient in resolving any issues. Hernan, in particular, is the best. Overall, we've had a great experience and will most likely be renewing our lease. read more

We've been living at Highwater for 3 years and really love it here. The soundproofing is honestly one of the best parts: super quiet compared to most apartment buildings. The pool is great, and the management team is amazing: responsive, friendly, and always organizing fun resident events for holidays like Thanksgiving, Christmas, and Cinco de Mayo. Definitely one of the best apartment experiences we've had in the Bay Area read more

Hernan the head of maintenance is 10/10. Very personable, always on time and quality service. You can always count on him!

Really happy with my experience so far with Highwater. The management and maintenance teams are kind, responsive and throw really fun events!! read more

Don't think I've written a review in a decade - but I feel compelled to because the staff at Highwater is incredible! Musa gets a huge kudos/shoutout/thank you from me for a few reasons: 1)He perfectly maintains and fixes everything in the building. 2)He always greets my toddler and me with a smile (even when I'm grumpy). 3)He was the bacon chef during our building's brunch event - which was so much fun and a great way to meet my neighbors! Another huge shoutout to Hernan for running the building and leading such a friendly staff - he's the secret sauce here! I think he knows everyone's name (and their dog's name!) and has put a smile on my face more times than I can count. Also, the place is absolutely spotless (like Disneyland!) - and the cleaning staff sweetly greet me every morning. They rock. Highwater gets a genuine 10/10, A+, or 5 stars from me! read more

What an amazing building. I lived here for the last year and the entire experience was A1 from day 1. The cleanest apartment building I've ever lived in, the shared spaces are all immaculate, and management was extremely responsive anytime I reached out with a problem. Everyone at the office was so friendly, shoutout to Katrina for all of the help throughout the year! Truly an amazing team! read more

If I can put 0 stars, I would. They need Better customer service. He harassed my guest and made them feel very uncomfortable & unwelcomed. Do not recommend this place AT ALL!! read more

HighTrash has "genius" solution with trash overflow problem! "If no trash bin exists, it cannot overflow" - HighTrash Mgmt 2022. They remove all trash bins that are common areas. Now trash will just be on the ground, everywhere. Still no compost either, which illegal in CA. Residents chat about these bad situation in elevator, pool, walking dog. Other problem is dog pee in hallways / outside smell very bad, door lock broken,, sun blind your eyes in fitness center they don't get shade (these mgmt are CHEAP people), bugs in building (roaches), hallway trash from resident who leave bin out all day (smell, look bad), electric issues in apartments, high electricity bills but building is GREEN!? and so many more issue. But building is new!!?! I guess many corner were cut by cheap HighTrash mgmt. Building cannot be "luxury" / "elevated living" as they say in brochure with so many bad situation. I guess "elevated living" if your heart rate or blood pressure elevated all time from so many issue -- so they are right! read more

The worst managed community I have met in my 8 years of staying in Bay Area. The maintenance team is good and responsive, the building is high quality. But the managing is simply the worst part. I rarely got email replies and you have to meet them in person in office hours which is hard if you don't work from home. I have seen recurring overcharging, recurring double assignment of parking spots. My bikes got stole in the bike room and they simply don't have some response to my email. If you want some fancy place to stay, this building might be. But if you want some less trouble and a responsive managing team, simply stay away. read more

I was in a rush over the weekend and being a genius at work, I locked myself out of my apartment. Unfortunately, the office staff had already left as it was around 7pm and emergency maintenance was also unavailable. Was in quite a pickle but saw Giovanni downstairs fortunately. He graciously helped me. Thank you very much. read more

Ashley was an amazing tour guide when I went to see the building. Great place to live in beautiful views everywhere.

Don't move to here! Really awful experience about there Messy Management and leasing process!!! 1. They sent me a quote for a 1b1b den for $3915 with a 8weeks free. And we can see this price in the link. And when we want to apply for it on next day and log in via that link. They removed the quote and the price in the backdoor without any notification. They regretted on the previous price and set a new price $4915 on it, even at the moment when my quote was not expired! They waste us lots of time! 2. We went to the apartment to find the staff. No one was in the leasing office and they locked the door even it was on the working time. And we waited for half an hour and called them. It turned out the staff was in a room inside the leasing office. And she didn't want to see us even we said we were there and waited for 30 minutes! And she showed up finally when we said we was there to start the application. What??? They don't care about you 3. During the time we were waiting for staff, I saw many residents came there to find the leasing office. But they failed and left. Really worried about the experience after living in such an apartment with this messy management！ So I won't choose this apartment even it is new. Such a bad and messy management team！ read more

Highwater - Quote - Apartments Near Me - Redwood City, California

I've lived in Highwater for 3 years, was in two different units. Figured now is a good time to write a review. Building is nice and clean, good sound proof between units and good double pane windows that block el camino noise. Cute events. Note direction window's facing before complaining about lack of natural light. It's not highwater's fault you don't have natural lighting in North facing units. Never had package theft issues so far and building felt safe. That said, my main complaint is how the leasing office staff are sooooo unhelpful. Things were much better when Kyle and Edison were here. Now, no one answers any emails or phone calls. Hey highwater staff, surprise - tenants here paying $$$$ rent are the reason you have an office and a job. Emails and phone calls are meant to be replied, not ignored even after multiple follow ups and days waiting. Also note there's many hidden fees to rent - trash butler service/internet/sewage,,, even rent portal service fee lol. So check out utility bills before deciding to lease. read more

Idk, felt uncomfortable & very belittled by management. Very hostile in the buildings..

I would like to comment about staffs and events for now: I think Ashley is a genuine nice and kind. She always smiles and helpful. I believe She tries to make fun & creative events to get people gathering together which are good, except the food aren't good as before. I think the owner/management in charge needs to give more fund for these. I gave 4 stars because I don't value all aspects, yet. But so far I and my husband like to live here , even I lost my packages 2 times. read more

We have been here almost a year, and we are very happy! The building is always clean and the staff is very kind. People who live in the building are all doing there own thing, and there is a range of different people and families. We love how Kristina is always doing fun events in the building to get people together. Some events are geared to families, and some for adults... and it has been really fun. It is a great way to meet new people!!! The maintenance staff is always approachable and come in a timely manner to fix any problems we have in the building. read more

Trying my luck here because call/email/voicemail doesn't work at all. I was charged $800ish after I moved out for painting, cleaning, and utilities. I already paid the painting and cleaning costs but the utilities cost is really questionable. Can please help clarify where the $257 utility cost comes from? I already tried many times to call and email the contact that they sent in the moveout charges letter to no avail. Even left a voicemail but no response after many days. I moved out on the last date of my lease contract and already paid all the rent + utilities costs before I moved out. Thanks! Updated: The acct receivables team called me back after 2 months of not knowing the details. read more

Live here if you want to overpay for a faux "nice" apartment with minimal natural light that is run by a team of incompetent and unresponsive people who have no interest in helping you. During the 13 month period I lived at Highwater, my calls were never answered the first time and any messages I left were often ignored until I called several more times. When I moved out, the building charged me $830 for cleaning and painting despite the fact that I'd had the apartment professionally cleaned and hadn't caused any damage to the apartment. I now pay less to live in a nicer apartment with equivalent amenities and a 24/7 front desk that can be reached on the first ring at any hour. Good riddance. read more

Great Apartements to live in ! Management and staff are very attentive. Just resigned lease.

Top Concerns at Highwater Apartments: Why Renters Should Think Twice Highwater Apartments may have curb appeal, but as one of the longest tenured residents, I've observed numerous reasons that suggest potential renters look elsewhere (especially parents/families!). Here are the top concerns that you need to consider before making Highwater your home: 1. Theft Issues: Persistent thefts, from bikes to packages, plague our community. 2. Excessive Late Fees: A malfunctioning payment portal invariably leads to unfair late fees, which could add $200-$300 to your annual expenses. 3. Inaccessible Staff: Frequent lockouts with no staff to assist--expect to solve access issues on your own. 4. Costly Key Loss: Misplace your key card? Prepare to fork out $300 for a replacement. 5. Daily Package Fees: Delayed package collection incurs a $4 daily fee, ramping up your expenses. 6. Pay for Coffee: Coffee no longer flows freely here; it's pay-per-cup during most hours now. 7. Overcrowded Amenities: The pool is more packed than a subway at rush hour, with not a seat in sight. 8. Vandalism Concerns: Cars aren't safe in the garage, with frequent break-ins and vandalism. 9. Mold Infestations: Mold has turned our apartments into a health hazard, causing extended illnesses. 10. Ineffective Appliances: The dishwashers here are more for show than functionality. 11. Hidden Charges Galore: Expect your bill to be padded with mysterious 'additional fees' every month. 12. EV Charging Mirage: 'Free' EV charging stations are rarely available and unexpectedly costly. 13. Stench-Filled Hallways: A mandatory trash valet service has our hallways smelling like landfills nightly. 14. Package Security Null: Expect to travel to the FedEx depot for any significant delivery--on-site security is non-existent. 15. Complicated Guest Visits: A faltering visitor system means you'll be escorting guests up yourself. 16. Delivery Hurdles: Meeting delivery people at the curb is standard--there's no lobby service here. 17. Persistent Noise: Paper-thin walls mean you'll hear everything, with complaints to management going unheard. 18. After-Hours Helplessness: Once the office closes, you're on your own until morning. 19. Traffic Nightmares: The only thing consistent about Highwater is the outside traffic--you'll get to know it well. 20. Dubious Neighbors: With safety becoming a concern, questionable activities have become a regular talking point. 21. Regular Power Outages: Expect routine 'maintenance' power outages that leave you in the dark. 22. Unreliable Wi-Fi: Internet here is a game of chance, not a service. 23. Fire Drill Frequency: Surprise fire drills disrupt work and rest with startling regularity. 24. Cloudy Windows: Windows are washed annually--if that. 25. Restricted Light: Architectural 'charm' translates to living in perpetual twilight. 26. Elevator Gamble: You'll be taking the stairs more often than you'd like. 27. Zero Pet restrictions: Expect to dodge feces and pee puddles constantly; smell retains in the hallways/elevators. 28. Steady Rent Hikes: Annual rent increases are as predictable as they are painful (expect 20%+ after first year) Renting at Highwater is a gamble with your wellbeing and wallet. Behind its polished image is a bevy of issues ranging from the mundane to the serious. I advise you to regard this as a fair warning: Highwater Apartments is more facade than a fortress against the strains of daily life. Consider this a prudent advisory from an experienced tenant: look beyond the gloss before you sign a lease. read more

I toured Highwater about a week and a half ago, and the community was immaculate. The amenities were beautiful, especially the rooftop pool, and the 2-bedroom apartment I saw looked as if no one had lived there before. I ultimately decided to move further south, so I didn't choose Highwater. However, I wanted to write this review because Katrina sent me a follow-up email that included so much of the information I mentioned was important during my tour. She remembered my dislikes about my current place and even my dog's name! It wasn't just a generic "hi, are you still looking for a home?" I enjoyed my tour with her and felt she customized everything to fit my specific needs. When I let her know that I ended up moving further south, she called to express her well wishes for my family and I and it actually felt genuine! Agents like Katrina make customers like myself actually feel valued and important. read more

Just wanted to get on here and give a huge shoutout to the Highwater Leasing team here in Redwood City! Especially Sandy!! She has been extremely helpful and courteous throughout our whole application process, she's very responsive to all questions and needs and very passionate about her job, these are the kinds of people you need in positions like hers. My family loves it here, if Luxury is something that you're looking for in a place to stay and call home, this is it!! I mean the Amenities alone are amazing, stainless steel appliances, All Samsung smart devices that you are able to control by your phone. We realized after leaving our apartment yesterday that we forgot to turn the lights off, but thankful we were able to shut them off from our phone as we were gone for a few hours. The list continues to go on and on. If it wasn't for such a great team here and everyone being so welcoming and in beautiful part of Redwood City right near downtown, we would've looked elsewhere. This place is perfect! THANKS AGAIN HIGHWATER and Thank you again Sandy! read more

Moved here recently. The community is beautiful! The leasing staff has been excellent, and the apartments are very well designed. Before the move, the leasing agent - Giovanni - showed us the apartment and answered our questions. At that time, the building was under construction, so we got a video tour. When it was safe to enter for non-staff, Giovanni called us over so that we could look at the apartment in person! We've just moved so haven't had a chance to enjoy all the amenities yet, but the pool and the gym look wonderful. read more

Unfortunately, our lease term has been plagued by non-stop electrical issues. Any one item (e.g., TV, gaming device, vacuum, oven) can set the breaker to go off and we intermittently lose power and internet. The maintenance team has done their best to assist but Greystar has been unhelpful with approving any useful solution proposed by the local team at Highwater. This is unacceptable, especially for such a new building. Very disappointed in the experience living here thus far. read more

The setting and amenities for this property are nice but customer service and management were terrible. A couple of major complaints here. The underground parking flooded over New Years of 2022, totaling my car and vehicles belonging to dozens of other residents. In the aftermath, the building did nothing to reimburse the residents that were impacted other than refunding a single month of parking fees (which were already way above market at $250/month). The damage was caused by failure of the building's underground pump system and onsite and offsite management were unhelpful during this entire ordeal. Separately, upon moving out, my apartment was totally clean and undamaged (aside from minor ordinary course scuffs on the drywall). Despite this, the management company (a) withheld my entire security deposit and (b) invoiced me for an excess payment of ~$115 for additional cleaning and painting (in violation of the lease and CA law). I disputed the charges and offered to settle if they split the security deposit and dropped the excess charges. The company went silent for several months and I just received notice that they placed me in collections for the disputed excess (still in disbelief as I've never experienced anything like this in the past). Totally unresponsive, unprofessional and, quite frankly, a scumbag organization. There are plenty of better rental options in Redwood City. read more

Beautiful new building. Common areas are immaculate. Attentive and kind staff. Highly recommended.
