I have lived here since 2021 and continue to do so. The lovely apartments are pretty standard with all amenities such as oven, micro, dishwasher and a plus of washer and dryer which was a deal breaker for me. Smart keypads to the doors are also very efficient and not worried if you lose your keys. Garage spaces are conveniently located in ground level and basement. I worked in the financial district so BART was also key factor in choosing La Terraza. It is fairly quiet and peaceful so perfect as I am retired now. The staff at La Terraza are amazingly helpful and quick to respond to maintenance issues in my apartment. That is also the other reason for appreciating my home. Karen is outstanding and very helpful with regards to Administration. She is a veteran and expert in this business and knows her stuff inside and out. Additionally, other workers/members of the staff are to be commended for their hard work and responding to maintenance requests. They are Jose, Alejandro, Mory (who got transferred to Fremont branch) and Anna who works hard to maintain the cleanliness of the whole complex. BRAVO! One final shoutout goes to Michelle Pham who helped me with my affordable housing unit. She is excellent and a rockstar with regards to AHP. Onwards and upwards to all. I have been living at Terrazza Apartments for almost three years, and I truly cannot express how much I've enjoyed living here. Not only is the property itself wonderful, but the people who run it do an exceptional job. Customer service says a lot about how management wants their residents to feel, and this team goes above and beyond. The leasing department is amazing -- especially Karen. I can always count on her. Anytime I have a question or need help with anything, she is more than willing to assist. She is incredibly responsive, always on top of everything, and truly looks out for the tenants here. There have even been times when packages were left outside my door while I wasn't home, and without hesitation, she came up to secure them for me so they wouldn't go missing. That level of care means so much. She is truly amazing. I've also had such a great experience with maintenance, especially Jose. Anytime I've had an issue -- whether it was a leak, the heater not working, or even something small like a lightbulb -- I've never had to wait more than a day or two. He is extremely responsive, works quickly, gets the job done right, and is always friendly. He is simply an amazing individual. I rented a studio apartment at La Terraza from May 2024 to May 2025. This will be an honest review of my experience with this property For reference, I am a young adult male who was living alone at La Terraza. My standards may be different than yours, given my situation. My main priorities are living in a relatively safe area, having standard amenities in my unit (such as a washing machine, dryer, and dishwasher), and avoiding loud neighbors. I did not own a car and used SamTrans buses or BART to get where I needed to go. PROS: Ever since I initially toured the property, I could tell the on-site staff was exceptional. Karen is an amazing property manager who goes above and beyond to make everyone's living experience the best it can be. If I ever had concerns, Karen would go out of her way to help me resolve them, even if I did not ask first. The maintenance staff is also very kind and professional. They did amazing work serving the community. Unit interior is subjective, but I loved my unit. To get a feel for whether you would enjoy their units or not, it would be best to see them for yourself. The apartment themself have all the standard amenities. Some of the appliances in my apartment were older, and I could tell that they would need to be replaced in the coming years, but I did not mind. In an area where amenities like a washing machine and dryer are rare at this price point, I was happy to have them at all. It is easy to get around without a car at La Terraza. BART and SamTrans stops are only a few minutes away on foot. The property is facing a large road, but is quiet and safe inside. The architecture is aesthetically pleasing, and there are many courtyards with plants in the building. CONS: Every month, my utility bill was very high. I was not very upset about this as I understand that this is simply the cost of living in the Bay Area. Besides, I can accept my bill being higher if it means that everybody who works at the property gets paid properly. However, it is worth mentioning that my utility bill, which Equity expected to be around $120/month, ended up being over $220/month. Our statements explained that around half of this bill was trash charges. Residents leave oversized items such as mattresses and furniture in the trash rooms, which is why I think the bill is so high. The company has to split the cost of moving this trash among all the residents. Pests are an inevitability at any apartment, but some are especially common in this area. Silverfish and mice are very common in Daly City. If you move La Terraza (or anywhere in the Daly City area), it's worth letting maintenance check for cracks or holes where mice could enter. Every place has its challenges, so none of these issues had a major impact on my living experience. Overall, La Terraza is a great place to live, especially for families or people working in San Francisco who are looking to commute from a more laid-back location. read more

We are tenants of the La Terrazza and from the time we applied to moving into a fabulous unit (10/2024 to current) we've had nothing but fantastic services... A welcome package for new tenants self explanatory, viewing of the unit and tour of the property along with amenities that worked out well due our busy work schedules. Highly recommend meeting with Karen Christen and our maintenance crew Jose. Needless to say while on a business venture out of town, I needed myself to be taken off my lease temporarily for a rental property out of state and again Karen and Ray expedited my paperwork within 48 hours. One of the best apartment complex I've lived in. Karen Christen is a wonderful consultant and willing to accommodate the needs for the resident. She is very understanding and wants the residents to have a home where they can come home to. It was a no pressure sale and wanted every resident to have their own opinion and their own living ways. She's easy to talk to. The apartment complex is nice, gated, and friendly neighbors who look out for each other. Very clean and pet friendly as well. There's also a gym and covered parking as well. Lived here 3+ years and long story short stay away unless you have money to throw away! Pros: - Next to BART - Fairly quiet area as it's surrounded with graveyards. Cons: - Renewal system is broken. San Mateo County allows up to 10% rent increase, they try to max it out every year regardless of the market prices. You need to deal with their corp office for renewal and they are pretty arrogant, they don't even let you speak, cut you off all the time. I had to interact with someone called Grace multiple times and she is pretty mean, acts as if she is your high school teacher. They offer $300-$400 off to new tenants and try to give you 25$ discount from maxed out offer. They don't follow up counter offers either. If you signed the contract during low season they make sure next renewal date is high season by adding a couple of months at the end of the new contract. If your rent is low, they increase parking fee to go around the laws. They doubled mine without notice!!! - Pipes, washer/dryers are extremely old. You don't have enough water pressure in the shower most of the times. It sometimes takes 2+ weeks to respond to some of the repair tickets, zero consistency. - Fire alarm goes off constantly, making it hard to sleep or do work. Some of the tenants are loud, it wasn't used to be that way but close to my move out one neighbour was constantly listening to extremely loud music with no action from the lease office. - They started doing facility repairs without notice, you can see someone cleaning your window and watching your house all of a sudden accompanied by an annoying crane noise. - They sometimes don't fix stuff - an elevator next to my apartment went out of order 4-5 times in a year. At the time of my move out it wasn't working for over 2 months. - The $500 deposit they take at the time of move-in is not deposit, it's the money they take to renew the house for the next tenant. They tried to charge me $650 even though I left the house extremely clean, I didn't even hang a single thing on the walls. They charge you for cleaning, painting, even for blind replacement which I didn't use for once!!! They take the picture of the lamp on the balcony and say it's dirty. The stupidest thing I have ever seen in my life, which justifies they are trying to find ways not to give back your deposit. They did the same for entrance door, window seals. They are literally going in with microscopes to find defects. You pay thousands of dollars during the time of tenancy but they don't own any of the repairs. They try to put every dime on you. Last but not least, don't be fooled by some of the 5 star reviews here. If you move-in you will see the number of complaints on the resident portal. I believe comments here are either filled by their teams or they are paid for. read more

I toured 88 Hillside, La Terrazza, and South City Station which is managed by the same management team. I would like to share my personal experience touring here even though I didn't end up renting here. The first thing that caught my eyes was the gym as it was a decent size and had some nice equipment. The apartment that I toured had a big laundry room near the front door entrance which I thought was really cool as I would be able fold my clothes in the actual room! They do have some retail parking in front of the building, but I wish there were more spaces as I like to invite friends and families over often, however, I noticed there was plenty of street parking when I went to tour. The Bart is conveniently located behind the property about a 5 minutes walk. Karen, the leasing consultant, was very kind and helpful! I ended up leasing at South City Station as the location suits my needs more. read more

Overall, I'm happy with my stay here. The employees are always very responsive when addressing concerns and the complex is pretty clean. Colma is an okay place to live, the rates are cheaper and we are close to the city. There are so many cemeteries around here, now I know why they call it city of the dead. The apartments are very large compared to others that I've lived in and I've made a few friends here. I wish they had a pool or hot tub but not sure it's hot enough to go swimming throughout the year. Been here for 2 years and would recommend to others. Nothing crazy happens here that you would experience anywhere else. Also, looks like they have a new team which have been very nice and helpful. read more

The only reason they get a 1 is because the apartment itself is nice but that's it. When we first moved in we dealt with Chrizelle & we absolutely loved her! The best customer service you could ask for. But once she left , customer service went down. And don't expect your deposit back. Look up their reviews about deposits, they can keep my money! I'm just happy to be out! Oh & there is definitely no rent control here like a previous yelper said, the first 2 years the increase was doable. But the 3rd year, it went up $300! When I tried to negotiate, I was told that was fair because they could rent my apartment for $3900. And parking isn't free. The first 2 years it was $25 a month & on the 3rd year, had we signed, would have been $50 a month. It's also the same leasing agents & management at 88 Hillside in Daly City. I have been renting for years & La Terrazza was my worst experience. read more

The team did a good job during my 2.5yrs with them. However, when covid slashed rent elsewhere by something like 30%, we just had a freeze. No rent control in this region, so even though I liked my unit and the community, the rent had been raised during my time to a place that didn't make sense for me to stay. It's a good community if you have dogs or kids - although grocery stores are a bit far on foot. It was generally peaceful and they were always receptive if I needed repairs. I did not receive my full deposit back, and they shared the reasons why with me (two puppies with a carpeted unit, I understand the issues). Overall I recommend this place if you need to commute to SF or the Peninsula. I was happy during my time there. read more

Past resident here for 3 years. Have to deduct 1 star for the constant increase in rental price we experienced every year for a 1 bedroom unit (particularly since the complex is not in the city proper and does not practice rent control). Also, every single utility is your own responsibility and nothing is covered by the property. With that being said, commuting downtown or into the city in general was a breeze with Colma BART being in the backyard. The 4 stars are for the staff who have never been absent. Especially Melanie and the maintenance crew who always accommodated our service requests in a timely and professional manner. It was a lil hard to say goodbye to management. read more

Nothing beats La Terrazza because of its location. It's a few steps away from the BART and bus station, which is very convenient especially for those working in the city. The application and move in process was fast and hassle-free. It took us just 5 days to look at the apartment until move in. Jessica, Melanie and the rest of the team are very friendly and helpful. We like our new place especially the newly renovated kitchen. There's also a washer and dryer in the unit, which makes doing laundry more convenient. However, the dryer has some lint and we're still trying to figure out how to clean it since the inside of the lint trap is difficult to reach. So far, we're loving our stay in La Terrazza. read more

This apartment complex is AWFUL. Please, spare yourself thousands of dollars and a lot of frustration: DO NOT RENT HERE. 1) We had DRAIN FLIES the ENTIRE time we lived there that we had to constantly mitigate ourselves despite being charged for pest control. 2) We also had NO HOT WATER in our kitchen and bathroom for months. We never had reliable hot water in our kitchen, and most hours in the evening and morning, we could not get hot water in the bath. 3) Our utility bill for WATER, SEWER AND GARBAGE ALONE BALLOONED TO OVER $150 each month with no increased usage on our part. 4) The grounds are disgusting, and the neighbors are noisy. 5) Lastly, when we moved out--even though management promised us that we could leave our lease early--we were penalized and CHARGED HUNDREDS in BOGUS FEES even though we left a PRISTINE APARTMENT. Be forewarned: DO NOT RENT with La Terrazza. They will ignore you, pretend to address your concerns, then they will rob you blind, claiming that you are under obligation by contract to pay. Apparently La Terrazza is not under contractual obligation to provide their residents with hot water or pest-free living spaces. read more

I want to add one more thing, just some old posts here reminds me. Before I moved in, I paid all the balances. But when I wanted to do a check-in, the assistant, which isn't from this apartment, said I didn't pay the balance so he can't give me the key. After 1 hour negotiation where we told the deputy assistant that he wrongly calculated the table, AND the payment system was down, and finally he agreed reluctantly that we can get the key but he still thought/were thinking we were not paying in full at that time. Luckily I didn't see him again during my lease until I did a early lease transfer. So good this apartment is. The things that are bad or terrible overwhelmed my memory and my summarization skills. I totally understand and get used to some Yelp reviews that they may only reflect their experience, not all people's experience, and different people has different tolerance levels. But by reading the old posts, I think the issues are consistent. So I made an additional post to explain my personal idea here. Last post I was reaching the character limit.
