Right after I posted my initial Google review, management suddenly started contacting me frantically. They hastily arranged a pest control service, which forced me to leave my own home for 3 hours and spend the entire day leaving all windows open to clear out the toxic chemical fumes. Despite going through all this hassle, the treatment was a complete failure. Management is now trying to minimize the problem, stating that no other units have reported silverfish, as if to insinuate that this is an isolated issue or that I am overreacting. However, the reality is that silverfish are still consistently appearing in my bedroom and bathroom. I am attaching recent photos taken just days ago as proof of how ineffective their monthly treatment is. Living in this environment has inflicted severe mental suffering and constant anxiety upon me. My home no longer feels like a safe haven, but a source of psychological dread. Every single night, I am paralyzed by the fear that these insects are crawling into my bed, my pillows, and my clothing. I cannot sleep peacefully, and my mental well-being has completely deteriorated to the point where it is disrupting my ability to function in daily life. When I formally requested an early move-out due to this unbearable psychological distress, they simply handed me termination paperwork demanding a ridiculous $9,808 early termination fee. Their only "solution" is to perform this ineffective pest control treatment every single month. This means on top of being forced to live with the anxiety of a persistent infestation, I am expected to allow harsh, toxic pesticides to be repeatedly sprayed over all my personal belongings--including my clothes, bed, sofa, and daily essentials. I refuse to live in an environment where my home is constantly contaminated and my health and respiratory safety are threatened by toxic chemicals month after month. Management completely ignores California habitability laws, refuses to waive the fee, and expects me to pay for their failure to provide a clean, safe, and pest-free home. Prospective tenants, please beware: once you sign the lease, they will deny responsibility, offer toxic Band-Aid fixes, and trap you financially. -------- This is the most disappointing apartment management experience I've ever had. Encore Apartments have far exceeded my expectations and I am so glad I chose them out of all the apartments in the area. I even broke and agreement of another complex just so I could be here and I couldn't be happier! The office staff and maintenance are very friendly. They even accept packages for you if you are at work and keep them in the office till you can pick them up. The location is great for me and the hubby as I work in SF and he works in the South Bay. I love San Mateo itself and being here you can get to all parts without driving on 101. I can even walk to the farmer's market at CSM on Weds or Sat or to Piazza/Safeway for groceries. We are lucky enough to have an end apartment on the third floor with a great view of the bay and the San Mateo Bridge. On clear days we can see the East Bay. Fireworks on the 4th were fun to watch. As mentioned, there is a pool, sauna (never used it though) small weight room, extra storage and covered gated parking. We originally had a 1 bedroom and when our family expanded we were able to move to a 2 bedroom 1 1/2 bath over 1000 sq ft. There are lots of closets which I of course have filled.

I'm leaving this review because of the complete lack of professionalism, the broken application process, and the almost nonexistent communication despite charging us approximately $400 in non-refundable application fees. From the very beginning, the leasing office was nearly impossible to reach. I called repeatedly, and almost nobody answered the phone. The only reason I was able to move the process forward was by driving to the leasing office multiple times because calling was essentially useless. The online application portal was also broken. I could not upload the requested documents. Instead of fixing the issue, I was instructed to email everything manually. Most email responses came from an automated AI system ("Lily"), not an actual person who could solve problems. To provide some context, we weren't looking for an apartment because we couldn't afford a home. We already OWN A HOME in Pacifica, and we are in the middle of a major renovation that includes adding approximately 1,000 square feet to the house. Because of the construction, we needed a temporary place to live nearby for about six to eight months. We explained this from the beginning. We also explained that my husband is currently investing in his startup, so we are temporarily living off our investment assets rather than employment income. We specifically asked whether asset documentation would satisfy their financial requirements, JUST THINK ABOUT, WE OWN A HOME IN PACIFICA IS NOT LESS THAN 1M DOLLARS AND WE ARE ADDING TO IT! THATS AN EXTRA 700,000 dollars! We do have ASSETS! They told us ..is ok... we paid the application fees and submitted everything requested. Then... silence. No one called to discuss the application. No one requested additional documentation. No one explained whether there was a problem. We repeatedly had to chase the leasing office for updates because they simply would not communicate. The only employee I was eventually able to reach by phone was Stephen. Instead of being helpful, he was dismissive, rude, and unprofessional. There was never a single leasing agent who took ownership of our application. We dealt with Owin , then Stephen, then an AI chatbot, while nobody appeared responsible for providing accurate information or basic customer service. We went to ask in the office and OWIN was dismissive...he couldn't even own his mistakes. He is NEW BUT THAT MISTAKE IS HUGE! If he is in sales and he don't do a follow up, he is not the owner of his account, he don't pick up the phone, there is no response from him in the email. He is not the owner of the account ...THEY DONT HAVE CRMS, there is no triple touch in sales WHY ARE THEY ARE PAYING these PEOPLE! They are NOT doing this company ANY FAVOR Eventually, we were simply denied. Again, the denial itself is not the issue. The issue is paying hundreds of dollars for an application process that consisted of: * Phones that almost NEVER get answered. * A broken application portal. * AI email responses instead of actual customer service. * Conflicting instructions. * No meaningful communication. * No opportunity to address concerns before a denial. *force to go to the main office if want to communicate with them... they can't care less! If this is how prospective residents are treated before signing a lease, I can't imagine how difficult it would be to resolve an issue after becoming a tenant. I cannot recommend this property based on my experience. If you're considering applying, be prepared for poor communication, an unorganized leasing process, and expensive application fees with very little customer service in return. This a very low customer service experience! Very frustrating! I will never recommend this
