I was there for 5 years with no problems but in April 2025 they staged several break ends for me to move I guess to jack up the rent. They took all my deposit trying to say I did the damage to the apartment then put 148.00 on my credit report. I have 1 year to file a formal lawsuit against Greystar apartments for the way they handled my situation my apartment there was broken into 3 times and everything of value was stolen plus shoes and clothing. I have police report and other documentation. I hate the fact they did this to me and my attorney is filing the necessary paperwork along with the housing department. read more

I have been living here for about two years, and I can honestly say the service and overall experience have been very unpleasant. The staff is unprofessional, and the customer service is far from welcoming. I would not recommend this place to anyone. Before signing a lease, I strongly suggest visiting the property at different times of the day and night. The environment is consistently cold and uninviting, and for the amount of money tenants pay, the treatment we receive is simply unfair. Whenever you request maintenance, two things usually happen: the service is poor, and the quality of the work is even worse. Nothing about it feels professional. To give just one example: two days ago, my child was sick and my partner had no parking available. I parked in a spot marked "Employee Parking." There were no warning signs beyond that. The manager decided to call a towing company, and I had to pay $994.61 to retrieve my car the next day. I discovered the car was gone only after investigating myself--no one notified me by phone or email. The car seat for my child was inside, and the vehicle was towed at 9:45 p.m., well outside the posted Saturday business hours of 10 a.m. to 5 p.m. This action felt malicious and inconsiderate, with no thought given to the consequences for residents. Additionally, as other reviews have mentioned, tenants are fined for trash left outside--even when it is not in the city-required containers. Overall, I do not recommend renting here. The management and staff show no empathy toward residents. They collect their salaries but fail to resolve problems, and their behavior is consistently unprofessional. read more

The apartment you receive will have multiple problems and you will need to make a note of everything in detail for them to believe it. You will then have to raise tickets to have all of those things fixed. The maintenance staff is not knowledgeable and you would need to follow up and have them come over multiple times to fix 1 issue. You would receive emails multiple times a month saying that hot water would be off. The packages are received at the main office and you will need to collect them during office hours I.E. if your package gets delivered Saturday afternoon it either wont be received or you won't be able to collect it until Monday 10am until office opens. The location is excellent and close to airport, BART station and all important major stores. EDIT - I received a bill of $2400 today as settlement charges which is outrageous. I only lived in the apartment for 3 months and moved out and cleaned the apartment before moving out. They have charged me with cleaning charges, carpet cleaning charges and crazy utility bills of $300 for 15 days. ( used to be $150 for the whole month when I lived there). My partner and I moved into these apartments in the beginning of April and so far we love it! For having one of the smaller floorplans, our unit still feels spacious, open, and bright. Everything inside is functional and updated and our guests always tell us how beautiful our place is. The only small complaint we have is that washer/dryer unit is pretty small; we have to go to a laundromat for bulkier item such as blankets and sweatshirts, but we make do for the most part. We have not used any of the amenities yet, but the pool and jacuzzi look well maintained. The gym is also very clean and has updated equipment including Peloton bikes. The dumpsters on the first floor of the garage can get full and messy very quickly, but thankfully the area is cleaned somewhat often. Unfortunately, people still ignore the notices and dump their unwanted furniture here. The valet trash has been an absolute lifesaver in avoiding the dumpster stink pile -- probably one of my favorite things about living here. The only concern I have so far is about security. There are many people who park right outside of the building waiting for other residents to open the gate so that they can follow them inside the parking garage. We also witnessed an unhoused man exiting the garbage room where the dumpsters are stored right next to the P1 entrance. The entrance on P1 is usually wide open and I think it would be best if there were another key fob sensor added to this door for extra security. Management is also straying away from package collection at the leasing office and having deliveries dropped off right outside our doors again. I saw that theft has been an issue in the past, so I am hoping that won't be the case again. Overall, we are happy with our experience at Acapella so far. The leasing office staff is always very welcoming and willing to help. Maintenance has been very responsive. We also have a dog and it's been great living in such a dog-friendly community. It's extremely convenient taking her on short walks to Commodore Park, Bayhill Shopping Center, Tanforan, etc. You've also got Bart, SamTrans, and the freeway all just a stone's throw away. We did our research before moving here, and this apartment complex is the best you can get for the price in the area! read more

Extremely predatory, do not rent with Acapella or GreyStar. They charge you exorbitant damages to renovate their units after you leave. They also don't notify you of the damages or the bill, instead they send the claim to a collections agency where you can dispute the issue. This can take a long time and hence impact your credit. They basically leverage your credit score to renovate their unit. Actually evil business, talked to a debt collections lawyer who said this was absurd and they he had heard of this before, but that I should just pay them. These people should not be allowed to operate a business in California. read more

Only choose this place if you are not bothered by unprofessional treatment by the leasing office staff. I tried contacting and asking some questions and many times they just ignore you and don't respond. The office also often randomly closes early or the door is just locked and you can't get any help during those times. I've also had packages stolen several times and when I talked with office staff they say there is nothing they can do to prevent that. Not the way a professional business should be run. read more

Acappella apartments charges tenants 40 dollars a month for trash fee and mandatory 35 dollar fee to take our trash to the bin 5 days a week. The garbage just piles up and accumulates into huge disscusting piles with hundreds of flys, rodents, and who knows what else. When we walk down the hallways you can smell the garbage. Management has been approached by code inforcement about this issue and in 3 months has done nothing to correct this issue. Avalon apartments next door take their trash bins out daily. read more

We have been living here for about two months and at least about $1000 worth of our packages have been stolen. Cherry on the top - our license plates were stolen from the mail. We have requested the property management to place CCTV cameras to deter package theft on multiple occasions, but all complaints have fallen on deaf ears so far. We were even made to believe that package theft might just be our problem but guess what, we found out other neighbors have had similar issues. One of the neighbors also informed us there used to be a community page on their resident portal that was removed because residents were complaining about the management on the portal. 0/10, would not recommend unless the management takes resident's and their property's safety seriously. I rented our apartment when Jessica and Miguel was the team here. They were super helpful and nice. I never have problem with anything until COVID-19 come and management change. Tita is the new manager in the building. She is horrible. She got no sense of humanity and definitely unprofessional. She reply my email after 4 days or even a week. I was a leasing consultant myself, and worked at a property that has more than 450+ units. Never miss an email for that long. Acappella is a small building, and I believe they don't have that much emails to reply daily. They do not negotiate anything for you during COVID-19 hardship. Ask you what you want, and reply with "well to be honest, this is not something we can accommodate" and give me only one option. I mean, then what is the point of asking what I want??? Are you stupid enough or you just trying to be nice but have not enough humanity? I love the location of the property and the apartment myself. This place is a joke. We have been living here for 2 years and despite prices going up this place lacks of so much. I hope people read this before moving in. For starters during the pandemic they closed all amenities, (which I am totally ok with) but didn't offer to reduce rent or offer anything. Now I didn't say much because I'm like ok we are all hurting so I guess. Our storage was broken into and they stoked about 2k of items from it. Mind you they call us while we were celebrating our anniversary to tell us about the break in and told us to get back quick so we can remove whatever remaining items to our apartment. Ok great let's cut our anniversary early, we asked if they have any cameras they said no. We ask if they can accommodate by not charging us the storage space they refuse to and the only solution they offer was to get a new storage next to the mail because it's "safer". But cost more. Like really !!! Packages were getting stolen back to back until they finally started to accept them in the office, but careful they have there 2 hour break and if they show apartments you will have to wait until they get back, so you have to plan around their schedule Elevator. The have 2 main elevators but unfortunately one of them is ALWAYS down. So now you are left with one and even that one stops working. And they will take 3 days to fix it. So if you are grocery shopping be ready to carry all of your groceries up the stairs. Cabinets Now even though the apartment looks nice it is cheaply made they overlap one another and are falling apart Locked out of apartment. There was one day that I locked myself out of the apartment. No problem it is still office hours I can just go down and asked them to open it. Well let me tell you they were closed for that day which they didn't announce through mail or by putting their dumb notice on our door. It wasn't even a holiday so wtf . We called and they said that we will have to call a locksmith and pay for it ourselves. We told them if they can reimburse us they said no When we first moved in the people that were living here were nice and respectful now the people moving in are ghetto and loud and are always arguing and causing a ruckus. All money is good money right? I feel like I am leaving out a lot more, yes there's a lot more. But the final straw was after getting off at work yesterday at 11 pm tired I couldn't go up the elevator because it's flooded (a pipe burst) I feel bad for those living next to elevators because I heard them trying to stop the water from going in. I couldn't even take a shower because yet another problem water heater when out. Great who wants to take an icy cold shower after paying this much rent. And for those who likes cold showers you couldn't even take one because the water pressure was not there, they turned off the water. They said they will get it done asap ok let's give them a chance. So this morning water is on but not the hot water, great now I have to go to the gym at planet fitness to take a shower. So as I was filling up my brita to make some coffee I noticed that the water was brown and I said to myself " you just woken up you are seeing things" no the water was brown I let it run for 10 minutes and still brown. It's like common. I wrote to them and the fact that they had an audacity to say let the water run so it can clean ok 10 minutes went by still dirty are you going to reimburse me for my water? Or why didn't you warn us to begin with? If I didn't check the water I wouldn't have not even known. So why not warn us before hand and not after the fact someone writes to you!!!! This place is definitely not worth the price that we pay we are definitely leaving. For those reading I hope you highly consider elsewhere to live for the price you will pay. Time Frame: July 2011 - July 2014 The reviews for this place vary all throughout the grading scale with this place. Honestly, I thought very differently when I lived here and would have given this place a 2 star rating because of some of the stuff you have to deal with during your stay but now that I've been out for a few months I actually miss it. There were definitely aspects that I liked about living here but we had to move out because the rent skyrocketed. I think in the 3 years we were there it was raised by about 800$, maybe a little more. Now typically apartments will give a "special" price for veteran tenants but honestly think this place pushes you out as fast as they can so they can make more money. Competitive prices or not, it's overly expensive. My opinion if you're interested in this place is to check it out. Always have a checklist of questions and things to look for. You can use reviews as a frame of reference. PRO: ** It's in a very convenient location to multiple shopping centers, mall, dog park, restaurants... ** 1 or 2 Assigned underground parking spots. Any more then that is 100$ a month. ** There's small storage areas for rent on P1 and P2. ** Hallways are clean and vacuumed once a week. ** Theres a pool and hot tub available every day until 9:30-10pm. ** Your packages are always at the front reception area. ** The construction quality is pretty good and the noise proof walls are great for birds. When our bird had tantrums our neighbors never heard anything. ** There's air condition in every room. ** The windows are double pane and do a good job of keeping out noise. ** The elevadors and main gate entrance is electronic key to get in. ** There are 2 BBQ's behind the pool with enough sitting for about 8 which were always clean. ** Rooms are spacious and bright and come with a 1 load washer dryer ** Getting maintenance to fix something is fairly easy and may only take up to 2 days. ** Some bathrooms have the toilet separated from the rest of the bathroom making it easier to get ready for work while your significant other does their business in private. ** Larger bathrooms have a shower, tub and double sink. ** Maintenance crew was always nice and acknowledge your presence. ** You have access to a small gym on P1 up to 9pm **The ceilings in the top floor apartment are nice and high CON: ** There's been theft, breakins and assaults. ** Most apartments have an excess of 3+ cars. Public parking around the apartments fills up fast as your sharing with 2 other complexes and excess cars. ** There isn't enough storage for each apartment, it's first come first served. ** Garbages near elevators on P1 and P2 have overflow 95% of the time. About 50% of the time there's dirty diapers in there so it stinks terribly. It's days before their emptied. ** There are garbage chutes on every floor but 90% of the time people just put their garbage on the floor in the room. On warm days the smell will travel down the hallway. ** The recessed lighting in the hallway falls out often. ** Some of the staff are rude. Specifically 1 when we left always came off condescending no matter if you were getting a package or asking a question. We dreaded going down there. ** You can't really open the windows and watch TV or play on the computer without blasting the volume. There's always traffic on the 380 split. It's even worse at night when the windows are open your sleeping and a huge truck or harley goes by. ** The air conditioning is outdated. It will shut off once it gets to the temperature outside. We would turn it on at like 10pm and it would shut off at 2-3am. ** You're not allowed to put a mat outside your door because it's considered a "community" space. ** You'll get a utility key that opens most doors around the complex so you'll need to try your key in all the doors to find out which exit doors and gates you can use to get to your apartment. ** We tried using the BBQ twice and both times they were out of propane. There seemed to be large groups BBQing at least once a week and I don't know how often the tanks are changed or checked. ** Maintenance had to come fix our shower head because it was collapsing into the wall. It was also giving off a smell which I believe was mold. Instead of investigating he puttied the area and painted over it. ** Moving into a 5th floor back corner apartment is terrible. It's a pretty long walk and makes it very frustrating if you have a lot of stuff. It's also difficult getting your goods beyond any gates and into the apartment. ** Pipes burst often in the P2 garage by the elevator. ** No ventilation in the gym. Every apartment complex has their good and bad, so it's expected that there will be both positive and negative reviews. My family is for the most part positive. We moved here from Hawaii and not many individual landlords would rent to us because we haven't yet established ourselves in the Bay Area with consistent income. I walked in and talked with Christian and he explained the entire thing to me. Phoned the wife and told Christian that we were a go to lease a one bedroom for just over $2,500. My mortgage, in Hawaii mind you, was about $2,300 so it was weird paying more for rent. But what's a guy supposed to do? Especially in crazy SF. Signed the lease and it was pretty painless. Christian asked me when I wanted to move in....I told him tonight! He was like...um......he'll try. He did it! He actually said that was the fastest that he ever gave someone the keys to an apartment. Hurray for me! This place is great...nice neighbors, super quiet and THICK WALLS! It almost reminded me of a Courtyard Marriott, sans the noise. We faced the freeway, which I thought might be an issue, but I adapted to the white noise. I'd rather have the privacy of facing the freeway than the courtyard. Super clean and fresh smelling when I walked in, loved the huge bathrooms and the tub. Wall mount AC and heaters (yes, you'll need AC in the summer believe it). Nice layout. Wide, bright, and inviting hallways. Modern finishes and appliances. Friendly maintenance staff. Plenty of guest parking. Even the postman Ray is super friendly lol. Across a big mall with theaters and BART. 3 minutes walk to Jack's San Bruno, a great bar/grill. And 5 minutes to a great Mexican food truck. Nice small tot lot that is shared with Archstone on site. But an even bigger and nice playground just 5 minutes away with an adjoining dog park. Management is great. Heather and Alex were awesome, but they're no longer there. Christian was awesome too. The negatives? The doors are aluminum I think, and they're fairly thin (i.e. noise gets through). When I first moved in, they had an issue with the hallway vents, so it was super quiet in the halls one late night I was coming home. Turned to my apartment door and I hear my across the way neighbors going to town (on each other). Like making baby time? Wow....easy there buddy. I gave them smirks after I saw them. I think they knew. Oh well, gotta do what you gotta do. Also, I wish there were security cameras in the garage, and I wish the security guards were more visible. I swear I think I can count on one hand the number of times I've seen them walking the perimeter (in an entire year). Not that the complex feels unsafe, because my family and I feel very safe around here. One star for basically "kicking us out" of our unit. We were great tenants, never complained, rents on time. So we got our expected "here is your new proposed rents for next year." Sign a new one year or bye bye. About 10% to sign a new one year. Here's the kicker...400% for month to month. I asked if it was a typo...and it wasn't. Wowsers. I think I know why these corporate communities do this...it's so that there is always available units for new people to move in. Every single community does it, so I guess it's standard practice. Oh well...time to think about move out. I must say though that the rents they ask for new tenants are reasonable, given the market rates and the fact that you're 10 minutes walk to YouTube HQ. So, in conclusion, come live here. Its nice. Trust me. I lived in Honolulu, 5 minutes from the beach. Oh and it's a $15 cab ride to SFO, or about $7 on BART across the way. UPDATE: After much touring of other communities, we realized that Acappella offered the best balance of rents, amenities, neighborhood, continuity for my daughter, and proximity to the City. 3 days before moving out someone keyed our car. So on top of my empty car getting broken into, my hubcap getting stolen, it also got keyed while living here. I asked for a new parking spot in a higher traffic part of the garage after my hubcap got stolen and that never happened after being told that it would within the week, so we decided to move out. We tried so many times to get in contact with the manager while living here and he never responded to us. Terrible complex and management. 5 days before we moved out, Greystar was claiming we didn't give them proof of our renters insurance but the portal that had our proof said it wouldn't expire until 2021 (which didn't matter since we were moving out in 2020). Person at Greystar corporate said to ignore it and it would be fine since we were moving out. Well we're living at our new house and we're now receiving bills for some shady renters insurance in Florida that Greystar signed us up for. The renters insurance company has ignored our emails that we don't even live at a Greystar property anymore and to stop sending us bills. This complex is an absolute mess and I wish we never lived there. A month after we moved out and we're still dealing with their drama. Do not live here! read more

Me and my wife moved out on November 30th 2017 we have yet to receive our deposit back , and even worse no time table or mention when we might receive it. We only get responses that systems are down and they will call accounting to find out ..... only to be told a few days later they haven't heard anything. Its almost 2 months since we vacated and no one can tell us when we will receive payment. Be very careful when thinking about leasing here. Live in Acapella for 11 Months Pro: Tatiana is a good manager who has very clear mind of what is going on Garage is cleaner than Avalon's Con: 1. My car got broke in @ private parking. All things are gone, they can do nothing but ask you to discuss it with your home insurance (Must buy a good home insurance if you have to live here ). No camera installed @ garage and the reason is out of their BUDGET. 2. It is advertised as a luxury apartment, but don't be fooled by model room they show you. It has nothing to do with the one you really have. Compared to Avalon, they just have better lounge carpet. 3. You need to pay yourself to install bird net. Different managers may claim different prices :sometimes $175 sometimes $350. But I strongly recommend you to have one or birds will ruin your balcony. 4. Changing light bulb charges $10 for each. One more thing: laundry machine is the tiniest one I have ever seen(maybe the one they show you in model room is very large) Good luck. read more

Moved in here mid-April, so this review is mostly regarding my process moving in and my first few weeks, will update on my experience as time goes on. In the few weeks before signing the lease here, I spent quite some time looking at many of the apartment options bordering San Francisco, within a walking distance to a Bart station, which I would be taking daily to get to work. My requirements were that it had to be a relatively safe walk at night from Bart home since I get off work relatively late, parking had to be available since I would be traveling to South Bay on weekends, and lastly and probably most important the price had to be reasonable(for a 1 bedroom). Of all the possible options, I found that Acappella covered all the bases. There's a few things that come to mind that could be better, but on the whole Acappella has been just stellar so far. Here are some quick pros and cons: Pros 1. Great location! The apartments are across the street from Tanforan Mall which has a sweet variety of shops. The mall pretty much connects directly to the Bart station, which is just over 10 minute walk going through the mall. This is both convenient for safety as well as if I need to pick up some food on the way home, not to mention shopping for just about anything is easy. The Target in the mall was very convenient when it came to buying stuff for the apartment, and I look forward to seeing some movies at the Century inside the mall as well. Around the area just across the street from the mall is also a Best Buy, Lucky, Lowe's and a variety of choices for food. Lastly the entrance to the freeway is conveniently close. 2. Management. It was very important to me during my apartment hunt that the management team had to give me a good impression. Mariana is great! She's very professional, responds to my emails quickly and was super nice and patient when it came to showing me the apartment and answering my questions. So far it's been smooth sailing setting up any recurring payments and putting in any requests. The gym downstairs is kept pretty clean(I go daily), and the garbage and recycling is taken care of often enough that I never see a pile up. During my first few weeks of moving in, they've installed a new intercom system that works through an app on my phone. Visitors can call me through it, as well as lets me buzz people in through the system. It's great! Happy to see the management team is active on improving the community. 3. Safety. Security is well done here. Multiple keyed gates are required to get to the elevator, as well as a key is needed to get the elevator working. Multiple layers of gates, which are opened by a remote, for parking as well. Can't ask for better! 4. Apartment interior. The ac/heater/washer/dryer/kitchen appliances/bathroom all in great condition. Really like the hardwood floors, and and highish ceilings, make the place feel very spacious. Sound insulation is great too, I never hear my neighbors. Cons 1. Airport noise. Since the location is close to SFO, there is intermittent noise of planes taking off and landing. Sometimes this gets really loud and can be annoying, but for the most part its not a big deal. This was a major concern of mine when picking this location, but after moving in I find that it's a very minor thing. With the windows closed, can't really hear it at all. 2. Natural light is not great. This is for my specific unit. The light coming into the living room is pretty good, definitely feels bright enough during the day without any lights on. The bedroom on the other hand, since it's layout is behind the balcony, is really dark throughout the day. This can be annoying if you like to wake up to sunshine or spend a lot of time during the day in the bedroom. 3. San Bruno Cable. There is no Comcast in San Bruno. I used to think Comcast was bad, San Bruno Cable is possibly worse. First weekend I moved in they were down for a good half day, and I definitely have had many frustrating nights where my internet slows to a crawl and is nearly unusable. It's okay for browsing but can be annoying uploading/downloading bigger things. As someone who uses internet a lot, this is probably my biggest complaint so far. read more

Acappella is the perfect apartment complex for me at this stage in my life. After living in dicey, downtown San Francisco for the past year, I am so grateful for a few small things that most may take for granted: the absence of crackheads and vagrants, the lush nature and proximity to trails, and proximity to a very average shopping mall and Big box stores. The floor plans are spacious and the amenities are what you would expect from higher end apartment living. It also really helps that the office staff are all friendly. ZERO star and would never ever recommend anyone to live here. After what I've been through, I think it's time for me to write an update about this place. First of all, they changed management like a thousand times already, so no one seems to know what's going on. Second, MOLD MOLD MOLD in my bedroom and closet. According to the maintenance guy, there was a crack on the outside wall, so water came into the wall from the sprinklers (Yes, I live by the courtyard on 1st floor). I've found mold in my closet and bedroom 4 times in the last 6 months. I'm still dealing with the new management with this problem, and still haven't solved it. The funniest thing was, when I told them I found mold for the 3rd times, the guy came to my apartment with two pieces of Clorox wipes! How pathetic! I'm not gonna go into details of what happened, but we did loose clothing, purses, amplifier, baskets... Also, I have eczema, so I've been having skin reaction to the mold problem. Last but not least, I think a lot of people have many problems with this place, I've heard other neighbors complained about what problems they have with this place, from air conditioning, dishwasher, microwave, break-ins, noise, broken garage gates... you name it, whatever you can think of. IF YOU LIKE YOUR PRIVACY - DO NOT RENT AT ACAPPELLA APTS We lived at Acappella apartments for 19 months, and had horrible experience. The only Pros hear are: -Location -Nice building with spacious apartments -Gated garage (but the gate is constantly broken) Cons: -We have never seen showers as tiny as the ones in this apartment building, even cruise ships have bigger shower stalls -Almost every month, management comes up with some kind of maintenance checks, so they access your apartment when you are not home. During one of these visits one of the maintenance guys broke our antique china. After complaining to Mariana, the manager at the time, she promised us that they would pay, but next day she stated that maintenance guys told her that they did not break anything. Also, we've noticed that some of my husband's new clothes disappeared, and we would think we miss-placed them, but we never found those. We've met people in the elevator who complained about privacy, and STUFF BEING MISSED/DISAPPEARED after maintenance days. -As I mentioned above, the garage gate is constantly broken -License for elevators is outdated -Mail packages getting lost -If you want to reach someone at the office by phone - good luck, they never pick-up the phone, or you are sent to the answering service, and you never get a call back -After giving them our moving out notice, they asked us if we want the hassle free cleaning, we told them that we would clean the apartment our self, at the end they still billed us for the cleaning -They charge carpet cleaning fee, but while we lived there, our experience was that they change the carpet -The most ridiculous thing is: it has been almost 2 month since we moved, but WE HAVE STILL DID NOT RECEIVED OUR DEPOSIT, even though CA LAW STATES THAT IT SHOULD BE MAILED MAX IN 21 DAYS AFTER MOVE OUT. -Management (Mariana, Amy, Tatiana) seem to be nice in person (except for Brittany Storm), and very agreeable, but they do not do what they say or promise, when you confront them, they would say: "Oh, I was just about to....." To start, I will say that I was pretty unhappy with this place from the time we moved in, in April 2011, until up to a couple months ago. The management was absolutely horrible, except for our main maintenance staff, who were stellar throughout it all, although they were shortstaffed for a while, and the upkeep of the building was not so great because of the low staffed maintenance team... there was only so much they could do in a day. The old management was absolutely terrible, rude, and not a pleasant experience overall... but the new staff is absolutely fantastic. Heather and Alex do a great job making the residents happy and keeping the building running and actually take the time to care about the residents and building management. I can't say enough nice things about these two. They came into a mess and have worked very hard to get out of the hole that the prior staff left them. I know a lot of people say the prices are far too high here, but it is worth it for us with the location across from the BART and with the new building. It is nice to have "new" features and the pool and hottub. Also, the gym is great! It is high tech and nicely kept. my only complaint about the gym is that the water machine often runs out of cups and that gets old... but the gym is fab... so it isn't a huge deal. I would recommend living here. It is a great location... close to the BART and mall... a few good bars to walk to... in a good neighborhood area (low crime, etc.), and good weather. Also, the proximity to the city and the expressway really work out as a huge plus... and of course the airport is close... which is nice. I think the best think about location is for sure being on the BART line that runs late and all weekend... very nice. I would recommend this place. read more

The apartments are not bad but management is poor. Some examples: - Visitor parking is full of residents who aren't paying for parking, while there are plenty of empty spots in residential parking. Tagging and towing freeloaders is a revenue opportunity for management and a win for residents who don't have parking for guests, but nothing has been done about it for months. - It can take MONTHS to fix things that are broken in the apartment. - BBQ pits by the swimming pool look nice but half the burners don't work and the grills are filthy. read more

I have a terrible experience with Acapella. You raise a service request and noone comes to fix it until you send a reminder after a week. The phone numbers mentioned in Yelp and other phone numbers in their email communications are wrong. Yes they are wrong and when asked the office manager says they were not aware of it. The worse part they dont have after hour emergency number. No where displayed. I was stuck with my 3 year old at 10 in the night with a flooding living room. I called every phone number frantically and those lead me no where. When asked the next day the office manager was rude and said she was not aware that the phone numbers were wrong. She said she will send email blasts with the new number. Cannot believe it. They rip you apart with the rent and the service deserves negative points. Frustrating experience. read more

Went on a tour of this brand new complex... so new not a tenant in sight. It's so amazingly wonderfully breathtakingly beautiful =) Brand new everything. New appliances are just great! Washer/dryer in apartment is a definite plus and must! Nice amenities, pool/spa, fitness center. read more

I've been living here for 2 months now and compared to where I came from this place is a dream! The staff is really nice...especially since i was a bugaboo everyday until they told me my application was approved.Even to this day they are still helpful. It was built to be condos but they changed their mind and decided to rent them out. YAY! The walls are pretty thick due to that but I can hear my neighbors upstairs heavy feet. But I never hear anyone talking either unless you're in the hallway. The dishwasher is loud but I usually run it now when we're out of the apt. It has a very homey feel to it. It is well secured. You have to go down to get your guests...there is no buzzing in which is kinda a hassle but eff that i'm paying for my safety. I haven't noticed any pests like other reviews and I don't use the bike area but yea you should keep your bike locked up in any public place. They've been doing a lot of decorating around the are too. A lot more benches even in the mail area which is kinda weird because its inside the guest parking garage and not outside. But it does look snazzy. With the condo's next door up for sale we'll probably be seeing a lot more changes hopefully for the good. One negative thing I could say is that they dont really announce things. Where I used to live if anything was going on they'd put announcements in common areas but they'd also leave a note for you at your door to inform you of what is going on. This property exceeded my expectations. After my 6 month lease, I renewed it for 1 year. Competitive rate + Clean grounds + Awesome staff like Christian who are amazingly responsive and helpful were the reasons why I stayed instead of moving to SF. I can't express how much staff makes a difference, simply professional and accommodating. Location is super convenient to the freeway, Bart and CalTrain. Residents are pretty quiet, nice and mind their own business. Gym is small but functional. Monthly events. Parking is fairly easy for guests. Now, I need to try the outdoor pool, grill and dry cleaning services. Not a big deal but I wish trash was collected every other day. And I wish there was a '3 strikes and you're out' rule for pet owners who don't clean up after their pets. They just need to be more considerate. Would you agree?!? read more

Dont believe me? See the public reports. * Red flagged by Amazon due to package robbery. It is a constant that your deliveries will be opened by strangers. Tje admin has not been capable of installing cameras. They charge premium! * Get ready for hidden charges for services that you never asked for nor reflected in the community. If yiu ask the admin they wont tell you. For real. Approx 250 monthly. This is on top of your rent and separately from pg&e. Worst is, these keep increasing every month. * Ammenities have been closed since the beginning of the pandemic. Sure, but you will still be charged as if they were opened and constantly maintained. * Did I say robbery is on the high? Inside the bdg! * Neighborhood seem fine at first glance but is sketchy. The apartment itself is very new with a spacious fancy bathroom.You need a badge to get in everywhere, but you cannot lock yourself in your condo,they can break in if it is necessary,so don't be naked when you cook :) Compare with other apartments I visited in Bay area,this is the safest one.You can hear the noise of the road and the airplane taking off in your room.But the location is the most convenient one if you need to use Bart or rent car from the airport. I moved in end January, and I would heartily change my rating to 4 stars as the rental process was easy, people are professional and friendly, units are new, common areas are kept clean so there is some value for the rental price---- BUT, and you knew there was one coming.----they have a PEST problem. yep. BUGS. Small flying bugs, fruit flies and things that bite, fleas? mozzies? that are noshing on me 24/7. We are promised some relief from the extermination company which has yet to arrive on premises, so will hold off re-rating until these bugs are gone. the building is pet friendly, which I don't mind, and this is not a flea thing, this is some kind of flying pest. If you are moving in, bring your own bee keepers hat. read more

Tenant from: September 2017-April 2019. Burglarized: December 2017. NOTE: The current Greystar management (Jessica and Miguel) have been great and were not involved when we were burglarized. The main purpose of this post is to inform current and new tenants of Acappella of its burglary history. When my apartment was burglarized in December 2017, there were no signs of forced entry. We lost about $10K worth of belongings (mostly jewelry and electronics). This happened during work hours. We were immediately told by management that there have been no other burglaries prior to ours. The Greystar management (Brittany) at the time refused to notify other tenants in the building because they did not want to scare tenants into moving out as they considered our burglary an isolated incident. The assumption was that we left our door unlocked. Their general opinion was that burglaries can happen anywhere and since we have renter's insurance, it's not a big deal. We were told to stop mentioning our burglary to our neighbors and to stop posting about our incident online. They even hinted that their legal team would be getting in touch as a result of my online posts. In the end, they were able to isolate us and keep this information from their tenants. We attempted to work with the San Bruno Police Department in early 2018 to coordinate some form of neighborhood watch for the building. This ultimately fell through as San Bruno PD was unable to engage Acappella management. If you ever become a victim of a burglary at Acappella, please know that it is NOT an isolated incident. Per the San Bruno Police Department records, the following burglaries have occurred at Acappella from January 2016-April 2019. We both happen to be on the 2nd floor. The victims of the March 2019 burglaries took it upon themselves to post flyers around the building about their ordeal. This caused the management to send a PSA regarding the 3/22/19 and 3/23/19 burglaries to control the information. OTHER TIDBITS Be aware that your unit will often get inspected (i.e. balcony inspection, fire alarm inspection, annual inspection, appraisal of unit, etc.) multiple times per year regardless if you are home or not. During our 17 month stay, there were at least 6 inspections. I understand this is standard procedures but just keep in mind that strangers will have access to your unit. BOTTOM LINE: Be informed so that management cannot tell you otherwise. Make sure you have good renter's insurance. Consider getting a security camera or alarm system. Ask for double locks. had a great experience during my tour at acappella. The grounds and facilities are very clean and the renovated apartment I saw was beautiful! Love the modern look and the grey cabinets. From my interaction with the office staff they truly care about the building and people. I've lived at other Greystar communities and I love it. I called back today to check on pricing because pricing was a little out of my range and got to speak with brittany. She was so friendly and seemed really excited about my interest. She answered a lot of my questions especially about reviews that I had read. I love that she was so upbeat and took time to speak with me. Looking forward to meeting with her Thursday to look at another apartment at acappella. read more

Lived here for a little over 2 years and here were our thoughts. Good: 1. Great commute as we work in SSF 2. Easy access to BART or CalTrain when we wanted to hop into the city for an evening out 3. Jack's Restaurant and EuroWax 5 minute walk 4. 3 Starbucks within 5 minute drive (Bayhill, Tanforan, near Lucky's) 5. Grocery stores and Target nearby 6. Reserved Parking 7. Easy Taxi service to/from airport 8. Move out cleaning available. $175 for apt, $75 for carpet. Easy and convenient! Bad: 1. Noise can be heard from your apartment in the hallway. (Did not bother us, but someone kept putting nasty notes on our neighbor's door because their dogs barked in the middle of the day. The person was not one of the immediate neighbors surrounding our apartments. Who does that??) 2. Noise can be heard from your neighbors upstairs. Our last 6 months had some people that were very loud and loved to get up and run across their apartment in the middle of the night waking me up. 3. Smokers! You will not have the luxury to open your back door and windows on a nice day because in the 'non-smoking' community someone loves to light up. I worked from home and I timed the smoking smell. Literally every 45 minutes to 1.5 hours the person was smoking, probably on their balcony, and it swept right into mine. 4. Hot Tubbers, they to stay out late (even on weekdays) and drink. I'm all about that but please wind it down by 11 PM. By the way, there is a lot of hanky panky going on at the pool and hot tub. My friend's daughter found a white pair of panties at the bottom of the pool. Interesting how we explained that one. 5. Drunkers on the weekends....yea they are loud coming in and love to slam the swimming pool doors on their way in a 2 AM. They also like to piss directly into the pool. 6. Schools are not good, so I've heard. Try San Mateo/Foster City for decent public schools. I heard Millbrae is good, but the kids there are mentally traumatized by their parent's expectations and are all on the verge of mental breakdowns for not being the best in their classes. 7. All steel construction means you will not be able to mount your nice flatscreen to the wall. You will need to buy some furniture for your TVs and special drywall anchors for your mirrors and pictures. 8. Cheap ass crappy washing machine and dryer combo. They use the kind that are standard in trailer homes in the south! About 3-4 bath towels will fill up one load. You will be doing laundry all week long. The buzzer is freaking annoying and the spin cycle is super loud and always off balance. Ugly: 1. Neighbor's apartment was broken into and all electronics and jewelry were taken. 2. Both of our cars were broken into within the last 14 months of living there. I think the robbers come every 6-8 months. All of our surrounding neighbors also had their windows bashed in. One of our radios was taken. Other car only quarters out of the ash try. The dumb robber left his cell phone in the car and we turned it over to San Bruno police. They didn't do anything. I should have taken the phone to the kiosk at Seremonte to help pay for the damaged window. 3. There may be signs for security, but there never is any real security there. If you notice that the garage doors are open constantly, that is the sign of the next wave of break ins. Park your car outside. It's safer!! 4. Cost. It goes up about 10-15% per year. When your paying $3000 for a 2br2bath, that's $300-$450 per month. My cost of living pay increase is not that after taxes so it pretty much comes our of our very limited 'entertainment' fund, but that's the going rate even in San Bruno. 5. There is not much sense of community...and honestly, the people that I have interacted with are less than desirable. The guy in the black range rover on the 1st floor parking garage blows through the thing like he's in the Indy 500 and gives you a dirty look for trying to make a turn. Dude, your car does not make you attractive and your attitude makes you a douchebag. Also, I witnessed 3 tenants fighting because their dogs were barking at each other. They were real special. Some crazy ass accused us of 'throwing' the weights on the ground in the gym when we are on the cardio equipment. After he left we made sure to drop a few free weights for fun. read more
