Acappella apartments charges tenants 40 dollars a month for trash fee and mandatory 35 dollar fee to take our trash to the bin 5 days a week. The garbage just piles up and accumulates into huge disscusting piles with hundreds of flys, rodents, and who knows what else. When we walk down the hallways you can smell the garbage. Management has been approached by code inforcement about this issue and in 3 months has done nothing to correct this issue. Avalon apartments next door take their trash bins out daily.

Time Frame: July 2011 - July 2014 The reviews for this place vary all throughout the grading scale with this place. Honestly, I thought very differently when I lived here and would have given this place a 2 star rating because of some of the stuff you have to deal with during your stay but now that I've been out for a few months I actually miss it. There were definitely aspects that I liked about living here but we had to move out because the rent skyrocketed. I think in the 3 years we were there it was raised by about 800$, maybe a little more. Now typically apartments will give a "special" price for veteran tenants but honestly think this place pushes you out as fast as they can so they can make more money. Competitive prices or not, it's overly expensive. My opinion if you're interested in this place is to check it out. Always have a checklist of questions and things to look for. You can use reviews as a frame of reference. PRO: ** It's in a very convenient location to multiple shopping centers, mall, dog park, restaurants... ** 1 or 2 Assigned underground parking spots. Any more then that is 100$ a month. ** There's small storage areas for rent on P1 and P2. ** Hallways are clean and vacuumed once a week. ** Theres a pool and hot tub available every day until 9:30-10pm. ** Your packages are always at the front reception area. ** The construction quality is pretty good and the noise proof walls are great for birds. When our bird had tantrums our neighbors never heard anything. ** There's air condition in every room. ** The windows are double pane and do a good job of keeping out noise. ** The elevadors and main gate entrance is electronic key to get in. ** There are 2 BBQ's behind the pool with enough sitting for about 8 which were always clean. ** Rooms are spacious and bright and come with a 1 load washer dryer ** Getting maintenance to fix something is fairly easy and may only take up to 2 days. ** Some bathrooms have the toilet separated from the rest of the bathroom making it easier to get ready for work while your significant other does their business in private. ** Larger bathrooms have a shower, tub and double sink. ** Maintenance crew was always nice and acknowledge your presence. ** You have access to a small gym on P1 up to 9pm **The ceilings in the top floor apartment are nice and high CON: ** There's been theft, breakins and assaults. ** Most apartments have an excess of 3+ cars. Public parking around the apartments fills up fast as your sharing with 2 other complexes and excess cars. ** There isn't enough storage for each apartment, it's first come first served. ** Garbages near elevators on P1 and P2 have overflow 95% of the time. About 50% of the time there's dirty diapers in there so it stinks terribly. It's days before their emptied. ** There are garbage chutes on every floor but 90% of the time people just put their garbage on the floor in the room. On warm days the smell will travel down the hallway. ** The recessed lighting in the hallway falls out often. ** Some of the staff are rude. Specifically 1 when we left always came off condescending no matter if you were getting a package or asking a question. We dreaded going down there. ** You can't really open the windows and watch TV or play on the computer without blasting the volume. There's always traffic on the 380 split. It's even worse at night when the windows are open your sleeping and a huge truck or harley goes by. ** The air conditioning is outdated. It will shut off once it gets to the temperature outside. We would turn it on at like 10pm and it would shut off at 2-3am. ** You're not allowed to put a mat outside your door because it's considered a "community" space. ** You'll get a utility key that opens most doors around the complex so you'll need to try your key in all the doors to find out which exit doors and gates you can use to get to your apartment. ** We tried using the BBQ twice and both times they were out of propane. There seemed to be large groups BBQing at least once a week and I don't know how often the tanks are changed or checked. ** Maintenance had to come fix our shower head because it was collapsing into the wall. It was also giving off a smell which I believe was mold. Instead of investigating he puttied the area and painted over it. ** Moving into a 5th floor back corner apartment is terrible. It's a pretty long walk and makes it very frustrating if you have a lot of stuff. It's also difficult getting your goods beyond any gates and into the apartment. ** Pipes burst often in the P2 garage by the elevator. ** No ventilation in the gym. Sometimes the smell would be as bad the garbage. ** Office hours aren't very convenient if you're working. 10-7

my broken into car, $450 to replace the window, nothing was stolen because it was empty

You won't be able to enjoy this apartment if you can't follow rules. Management is on point with…read moreeverything and it really benefits the rest of the community who follows rules. The elevator always smells disinfected and the apartment is usually very clean. I lived on the top floor facing the freeway, and the noise cancelling isn't the best. However, it wasn't a deal breaker for me. I got a foot surgery and was disabled for a good 9 weeks. I lived here alone, and the kind team always offered a lot of help even when I was too shy to ask for it. The management is definitely a 5 star here. Peter in particular is so kind and such a gentleman always. I enjoyed the location since it is right next to the freeway, but you do hear the freeway (Give and take). The repairs were always done within a day and I really didn't have any major issues that made me feel uncomfortable. Give it a tour if you're looking for a nice apartment to stay in. Pre pandemic, the apartment would organize events for tenants to gather also which was really cool. I rented a one bedroom facing the freeway and I will really miss the view of the freeway.

The staff is stellar, and we were always happy to greet and be greeted by Peter, Maher and Josue. Whenever we needed something, the staff would respond immediately and provide the necessary service. The amenities are also great and always clean and well-maintained. Package delivery was well-oiled, and the staff was always handling deliveries to make sure people got their packages. Pre-Covid the leasing staff put together frequent social events that helped tenants meet each other. We enjoyed wine classes, yoga sessions, Super Bowl, happy hours, etc. We were able to make friends with some of our neighbors which was a huge plus.

Lived here. Loved it…read more Pros: - I love the upgraded granite counter-tops in the kitchen and the bathroom. - very nicely painted rooms - high ceiling. - great lighting. my PG&E bill was less than $15/mo on average. only had to turn on the apt heater twice...ever! - no one lives below you or above you if you're in the studio units - 6-months lease option - low move-in deposit ($400 for studio apt) - great apt mgr: Randall is a nice guy. - cell ph reception for AT&T is good for the most part - you get one assigned covered parking space and a storage unit - water & garbage is included - conveniently close to the freeway, restaurants, and Pak n Save grocery. - nicely insulated rooms since you barely hear your next door neighbor unless they have several ppl over to watch a game or a fight. - plenty of street parking for guests or your additional vehicle. Cons: - storage lockers are all different sizes so you'll never know what kind of space you'll end up having - some garages are manual and some have a remote (you pay extra $50/mo for it) - occasionally, you'll hear airplanes fly over you (airport nearby) and can hear a bit of cars driving over the freeway (since that's kind of your view from the balcony). - heat stays in well esp. in the summer and since there is no AC in the unit, you gotta open your windows often (thank god the sliding window doors are huge and there is a screen). - closest mailbox is wayyyy up the hill (a block away) on Gellert. - you gotta mail rent to the landlord every month instead of being able to walk over and hand it over to the apartment manager.

The maintenance person (Mike) fixed anything in a day whenever I called him. - The property manager is professional and prompt in responding my queries. - In unit garage, storage room, water and garbage are all included. - Next to highway and 7 minutes driving to BART station. - Large window and patio. Good view. Cons: - Quite noisy since 280 is right next to the apartment and air planes fly over your head. - Daly city is very foggy and wet. - Laundry is shared between units and can sometimes be crowded by your neighbors; but at least it is available in the building. - No security system (e.g. surveillance camera). The neighborhood is mostly a safe residential area, but my bike got stolen while parked the garage. The management was unable to do much other than having me file a police report.

I lived here from 2013-2026…read more The management is WILDLY mismanaged. Ronnie and Denis are incredibly rude and completely unhelpful. When they redid the patios we had to pay even though we were on the bottom and all of our stored belongings (patio chairs, BBQ, etc.) were lost, our plants destroyed, and our patio got smaller while losing access to water. I called before the project started, during the project, and long after to ensure my items and plants would be safe/returned. I called and emailed for over a year trying to locate my items. They promised my plants/trees would be watered when I couldn't access them during the work. A few died and the rest had to be completely cut back. I emailed and called dozens of times with no responses. I eventally found my BBQ in the trash area near a toilet and used mattress, propane tank missing, which I clearly didn't want to cook food on again. It was obviously unsanitary. A 3 month balcony repair led to a 16 month ordeal. We were also accessed for a solar project and there was NO transparency in PGE bills. They went up and up with no information on how these panels we paid for saved us anything. HOA bills have weird charges. We kept getting charged for over a year for our dog who had passed away. I called the HOA twice upon her passing to stop being charged and no one would update the account. I found charges on our bill labeled "miscellaneous" and when I called to inquire about them nobody could tell me what those charges were for. I had neighbors who had auto-bill and were charged twice by mistake. The hallway floors are filthy. When we first moved in they were regularly cleaned. That stopped years ago. ***That said I loved my neighbors. I seriously had the best neighbors ever. Maintenance was also wonderful! They were prompt and so helpful.***

This is one of the worst place I have live in! The management is rude and doesn't like kids…read more Especially the woman that manages it! Her name is Ronnie and she will let her security harass you and will send you a fine for normal sounds of my baby walking or my kids washing dishes. She picks who she wants to listen to. And the entire board is discriminates kids ! This place seems to be made for senior citizens not for kids to live in! Also note it's an old building and you hear everyone and the people that complains are all single or never had kids before! Finally had a chance to write a review with this place and I am grateful that I was able to move out of this place for my mental health and peace of mind! The person should be managing this place should be Dennis that actually understands the thin walls and respects the people that actually lives here!

I have searched high and low all over the bay area to help with the installation of a very large…read moreand heavy chandelier. Most companies said they would be able to handle the project, just to be let down in the end. No one was able to do the project, except Diluzio Inc! The whole process from just asking General questions to installation was seamless. Camille and Steven were great in getting my project setup and ready to go in less than a few days. They were able to send two of their amazing team members Roger and Greg to do the installation. Roger and Greg were respectful to my home, and my wishes. They were extremely professional and weren't running the clock, like I have seen with other companies. These guys knew the complexities of the type of chandelier I had, answered all my questions, and were extremely helpful. For anyone trying to do a large project and even a small one, I would highly recommend Diluzio Inc. We literally did a massive 79" crystal chandelier and a smaller glass globe, and I have to applaud Diluzio Inc. Just a tip for those that shop at RH: Please use Diluzio Inc, most companies can't or will not be able to do RH Chandeliers or light fixtures, but these guys can, and will do the project.
