Hubby and I did a self-tour of this apartment a few weeks ago. We were given very clear directions at the reception so our tour went smoothly despite the large complex. Very convenient location for commute - close to public transportation and freeway. We viewed apartments in 2 of 3 of their buildings and the first building was pretty well maintained and clean; however, when we get to the second building there's trash littering all over the hallway and the place smells pretty bad. First parking included, which is apparently rather rare in this area to our surprise. The apartment itself was very spacious, decent rent but for 2 bedrooms the lease term is rather long which makes it a little less flexible. read more

It's been two weeks post-treatment and walking out of the elevator this morning on the second floor, I noticed a baby cockroach crawling quickly across the hallway floor. Ridiculous. This is two weeks after my family's unit and the neighboring units have received spot treatments in their apartments. What a joke. I don't understand how they pick and choose which apartments to treat rather than treating the entire building 1, as they should. Vents run through the entire building and clearly there's an infestation. Treating parts of the building will push these roaches further into other parts of the building and it's only a matter of time before they return. There is zero security in the mail room. This complex needs to figure out how to keep deliveries secure so they aren't stolen. I don't know what kind of people they are renting to but obviously my neighbors are low life thieves. I have had so many packages gone missing just hours after receiving a notice of delivery. My God, how am I suppose to retrieve my package if I'm at work!! By the time I come home, its been take. The useless people in the office won't even check the security tape to see who took it, until I have filed a police report. This is very convenient for them as they don't want to take ANY RESPONSIBILITY for packages being stolen. It is so ridiculous here, I cant wait to move. We moved to Avalon with much excitement, to be disappointed within hours of arrival due not being allowed to walk the unit prior to move in. We found the unit, not move-in ready (dirty and with carpet stains) rusted appliances, and roach infested. Pictures for evidence were very helpful in working with management; we moved out the following day but had a delay in finding movers and a storage facility for our belongings. We chose to leave Avalon all together. While upper management handled this very well; the work of their mid-level management and break in communication at some point (and fumigation of unit above us) without our knowledge and moving us in created a lot of needless stress and financial loss and hardship while we waited to find a new place to live, as we became displaced and stayed in hotels. Not to mention the loss of material goods: area rugs, appliances, food, mattresses, etc., that we lost the week our belongings were in the unit. Truly an awful experience that could have been avoided. We are still recovering financially from added expenses that did not need to occur due to this incident as the unit was uninhabitable for my family and service animals. We had to wait 21 days to settle with Avalon, post moving out which left us in financial crisis. I am grateful management worked with us, and did the right thing. I am a person with an unseen disability. read more

If you plan to live here, make sure to read the fine prints before signing anything. We got our money "taken" away without living there. We went in for a tour and signed some paperwork, to hold a property that we liked. Couple days later we called back saying we wanted to drop the property because we found another place. Just recently, couple months ago we got a call from one of their debt collector saying that we owe money. How do we owe money if we didn't live there?!?! They kept calling, calling, bugging us to pay. We then called the Avalon office asking why we owe money. They said we signed a "contract" and if we didn't call them within a certain time, then they will charge a fee. It was never mentioned during the tour. We finally gave in and pay the balance on a monthly schedule. Make sure when you go in, read everything and ask as many questions as possible. Okay a final review. I have moved out after living there for 3 years due to a work change. Overall I'm happy with my experience. A few things that has changed since my last review: - The fire alarm problem seems to have got better. I don't recall hearing fire alarms or having fire alarm inspection that often. The alarms still happens occasionally, but in my opinion that's within normal range and I'm totally okay with that - My move out process was very smooth. The day I moved out was a holiday so I just dropped the keys into the box next to the leasing office. I got my deposit in a timely manner with reasonable amount - After I moved out, I noticed that some letter were sent to the old address since I forgot to update my address. I called the office and they were extremely helpful. Still, the community is clean and well maintained. The staff are kind and helpful. This is a very large community. Managing it is difficult and some of the residents are just not good people: dirty, loud, etc. But, like I said, it is a large community. I found the staff to be responsive and the location is awesome. The amenities (gym, pool, clubhouse) are fantastic and the rent is very good in a competitive market. Really enjoyed my time there and am only moving out because I bought a house. I would highly recommend this community. read more

Probably one of the worst apartments that I've ever lived at for the following reasons: 1. Safety concerns: I've had random strangers knock on my apartment door at 3am and I've had to call security multiple times. Once, a stranger threw takeout on my door and ran away after ringing the doorbell many times in the middle of the night. 2. Hallway odor: Always smelled like trash and pet waste. 3. Fire alarms: Always keeps going off at the worst times. I don't know how this keeps happening. 4. Car Break-ins: Got my window smashed and I left no valuables in there. 5. Package theft: I stopped ordering things online because of how many times I would find an empty box or the entire thing would be missing. My sister lives here and she sent me a picture of a man the was sleeping and had urinated in her hallway. She goes to work early morning and was so scared when she opened the door to see him laying there thinking he was dead!!! When the e door slammed closed he tried to get into the main hallway where all of the units are. She said the homeless has made there way into the building and there is never security around. Also she has complained about her things outside of her door being stolen and her car being broken into to the front office but they can't do anything about it. She also mentioned that they raise her rent and parking and storage fees . 3200$ is way too much for unsafe living! Apartments are low quality, but in ways you dont notice until you've been there a bit. The flooring is not sealed and loose boards slide under your feet, the fridge freezes produce and is rusted, caulking isn't waterproof and molds around sink and tub, carpet had a bunch of sharp nails sticking out. I've been here for 5 years, finally able to move, and it keeps getting worse. Lots of staff turn over so weve had at least 3 community managers since I got here. This building is held together with ductape and things that worked when I arrived are not broken, like the waterfall over the parking garage not being on in over a year. Or the boiler needing emergency service like 6 times in 6 months. For this price, you can definitely find somewhere better and cleaner. Plus when the fob system you need to enter the building goes down, you have to walk up the stairs. Which happens a lot more than it should. Carrying my groceries up 4 flights of stairs multiple times has sucked, but at least I'm not disabled or have a baby. Plus I feel like a janitor having 4 keys, 2 fobs and a garage door opener just to navigate the complex. Parking is also a nightmare because all thr guest parking is taken up my residents that dont want to actually pay for a spot. There is no enforcement, so it's a free for all. And mailroom can be entered by anyone, so I've lost a lot of mail. The maintenance team was the only team I felt really helped me, and they are so overworked and underpaid that a lot of them not longer work there. And realistically they can only make only appliances and badly build apartments work so well. The fridge has rust because there is no seal on it a anymore. We were told that there is no replacing the fridges provided, only replacing with other old ones from other apartments. At least once a week I was bothered by something in this place, whether it was in my apartment, or piss in the elevators, broken alarms that blare with no response, lights out on the emergency lights etc. I can not recommend avoiding this place enough read more

Quality has really gone down in the past couple of years. Office is never open, construction goes past legally allowed hours, people smoke not only all over the grounds (cigarettes are littered everywhere) but also inside of the buildings now as well. No management nor maintenance to speak of, grounds are covered in garbage except for the area right along the ride near the office where new tenants would pass. Security is non-existent - packages are consistently stolen & there is currently a homeless person living inside of the stairwell of my building. Please make sure if you do choose to live here that you view your exact apartment prior to signing your lease. They are known to trick you with a model unit and then place you in a unit with outdated features that doesn't resemble the model unit whatsoever. They used to blame broken down and closed amenities on covid, but honestly not sure what the problem is now that gov't restrictions have been lifted. It's a good community overall with some trade offs. The leasing managers are very helpful and nice here, especially Jordan. She knows everything about the property and can always answer my questions with a timely manner. I appreciate having Jordan as my leasing manager. The location is good and you are definitely paying for the location. You can hear airplanes goes pass by with the single panel windows for sure. The interior various, so you want to pay extra attention when picking the apartment. The maintenance team is really nice but can take relatively long time to get. The community is very pet friendly and therefore I can hear dog barks and see dog marks time to time. Overall I'd recommend the community if you really like the location. read more

More follow-up edits: To my previous points on the Package Delivery System - I went to retrieve a package today and this happened: at least four packages delivered NEAR the locker area on the ground and up for anyone's grab. At this point this is an honor system and we just pray nobody takes advantage of the situation. However, today is not that kind of day - today at least 4 packages were just cut open and items in it stolen. See photos below. My question to the management team: 1. Why is it so difficult to manage this experience? Not to be a dick just genuinely curious - I imagine it's because every day random people show up to deliver and they might not have the existing knowledge of how to operate the locker? The locker is full too quickly? Let's analyze and tackle these issues. 2. What happens when things like this happen? Do we have security camera that can tell me what happened? New here to Yelp! (Lots below. Read through. It's worth it to save yourself from this place) The Avalon "experience" brought me here to help provide others feedback on this building. I've read a lot of the negative reviews here regarding this building and I can say I definitely see it all. Stinks to do to leave a review, but wow. As an aside, there is a building next door called Acapella, which is like living in a palace compared to this building. Their maintenance team is top notch. Office team on point. Building is clean. People were quality. Avalon feels like a highly volatile place to live. Management and employees do not care about you or your living arrangement. This is wildly different from other management companies and office employees. It appears there is a random person that responds to the negative reviews with some standard "we strive to be better and hear your feedback", but I will say that this experience in unique (in a bad way) and that random person responding doesn't make an impact. 1) Move in - Our apartment was not cleaned before we arrived. We put in tickets to report junk on the floor and other dirty areas. It felt like someone had just moved out. Gross. Took a few days for maintenance to assist. We mostly cleaned it ourselves to make it livable. 2) Move in - the first floor hallway that we transported our belongings on literally had DOG SHIT sitting there in the middle of the floor (FIRST DAY here). It sat there for hours before it was cleaned up. I couldn't believe it. For context that immediately made me realize the type of living environment we were headed into. 3) Move in - the elevators are generally disgusting. In the garbage rooms, tenants just leave bags of trash in the garbage rooms on their floors. The maintenance teams transfers that downstairs to the large garbage bins via.... the elevator that we use. Garbage rooms are so disgusting the building sends emails about it. 4) Maintenance - Painstakingly slow. Our dishwasher flooded and it took several attempts to get corrected. 5) Maintenance - Water damage in our unit coming from the walls. We have no control over. It has caused a large build up of mold and got worse (see pics). You would think this was an important enough issue for the building to prioritize, but definitely not the case. You get to live with mold. It's to the point where you reach out to legal counsel to start exploring your damages it has caused you. MOLD. What building lets that slide? 6) General - I saw some comments regarding noise. I agree, the walls are super thin. You can definitely hear everything from a unit in the hallway. Plus your neighbors are suspect. This is a sociology experiment. 7) General - Doors and FOB entry constantly broken. Currently our back door is broken. Anyone can get in. Simple. The keyless entry panels sometimes never register. 8) General - Trash rooms as I noted are disgusting. It's so bad Avalon actually sent an email about it to the entire building. People are still disgusting. This building attracts a certain type of filthy individual. 9) General - Parking. Our car has been damaged in the lot. No security cameras down here, which would make sense. But if your car is here I wouldn't expect to leave here with it in the same condition. 10) General - Elevators regularly broken. Down for days at a time. FOBs dont work well either. 11) Mailroom - same experience. Stolen packages. See other reviews. 12) Lots of airline folks live and stay here for the night. There is a male stewardess that lives next door with his aging family. They come and go at all hours of the night. There are rooms where airline employees need to enter a PIN on a keypad. If they mess up it sounds an alarm over and over again. This place feels like a sociology experiment. If you have nice things, like a stable environment, want to live with neighbors that are qualify etc etc etc, then I would skip this place. Hope this helps others. Better than the alternatives but customer service and maintenance is really bad. The apartments are clean and safe with good amenities, but customer service response time is a major issue. It's a shame really, but it is impossible to speak to a real live person without marching into their leasing office in person. This also applies to maintenance requests. At the time of writing this we have a open maintenance request from 11 days ago, that has not received any kind of response. When we were finalizing our lease there were a number of red flags. We were sent the wrong lease details twice, with significant delays in getting the proper edits due to the fact that we could never reach a real person to discuss the errors. Their service request system only allows you to send an email or leave a voicemail - no matter the issue at hand - and often someone different will respond to a voicemail, or make a change on documentation, and the next person is unable to see there's already been a response which leads to confusion. Someone would call us back and leave a voicemail, but when we return that call we were directed back into the voicemail system. We literally had to take a day off of work to go into the leasing office - no appointment- and sort the issues out in real time. Quite honestly, this is an awful experience for new/potential residents - and if we hadn't been under pressure to vacate our other place we probably wouldn't have signed at all. Now, after living here a few months, we have our first maintenance issue that requires attention. I won't go into details here except to say that we are unable to use the lights in our kitchen - and this has been the case for nearly two weeks. And i get it, there are three buildings here - many people with many requests, and ours is not an emergency. But would you like to cook in the dark for two weeks - or more? We were literally able to purchase a standing ring light, have that delivered, and set up, faster than even receiving a response to our maintenance request. We have added comments on the resident app, and left a voicemail through the service hotline, and even walked into the leasing office to ask them to push maintenance to simply just respond to the request with a timeline or update. And to this day (11 days after the initial request) we have not received a single response. Eleven days is FAR too long to go without a response. I would get fired from my job if i waited that long to respond to customer service issues. I'm not demanding you fix everything within 48 hours - but it's not difficult to respond and say you've received the request and when you'll expect to be able to make the repair. What's the point of having chat-like applications and messaging systems if there's no one there to respond? I understand the trend these days is to use automation and AI to help streamline systems and processes. But nothing is going to replace a real live person. In fact, if i could reach a real person to talk to, I probably wouldn't be here leaving a bad review. There's still plenty of time before the end of our lease. So things may turn around. But at this point we don't plan to renew. And we'd recommend anyone thinking about coming here to consider their options carefully. read more

I've lived here over a year and would not recommend it to anyone I know. Maintenance requests consistently take over a week to get an initial response which is unacceptable, especially in circumstances such as mold or leaks (which we have dealt with). All service requests are automated online so you cannot actually get on the phone with anyone. Even when you dial a phone number, you're sent to an answering service to leave a voicemail. There is no communication regarding how long maintenance might take to get to you so each day is a mystery on whether a request will get seen to. In addition, the location can't be beat for access to the city, Silicone Valley and all the major points of interest in between. But what makes this place special is they have Jose Soberanis. From start to finish, he was professional, worked hard to accommodate our needs...ensuring we would be happy residents. Great location for fantastic diversity of ethnic food. All public transportation are basically outside the door. Easy freeway access to 101 and 280 right outside the apartments. Nice array of multicultural, single and family residents. Accommodation of socioeconomic low income to high income resident living. Great micro climate. An over abundance of dogs and dog lover residents. Employees are pleasant. Great incentives and discounts for new resident move ins. Lots of trees and birds. Apartments are small to medium size, some have patios. Recent decrease or budget cuts of Maintenance employees for all four buildings has had almost devastating results for residents. Maintenance calls are not being addressed within 48 hours. I asked for a lightbulb weeks ago to no avail. The windows of the buildings are not functioning; the windows are sticking and extremely heavy to open especially for disabled residents. There are no apartments with A/C, so with the windows are sticking closed (from the buildings settling it's uneven now). This is a health and safety red flag as the elderly/disabled are sweating and over heating in the 78 degree apartments on hot days. Maintenance has not addressed this as a health/ safety issue for years. The buildings windows have not been washed in years, the windows are covered in dirt. Littering, dog feces, garbage cans, thousands of cigarette butts and some fallen trees are not cleaned up (maintenance cuts). Theft, burglaries, grand theft auto are common at Avalon San Bruno. There are no community areas for picnic benches or bbq. All grassy areas to lay or sit on hot days are riddled with dog feces and urine. There are not enough parking spaces to accommodate the residents. Not enough disabled parking on all levels of parking structures. The buildings installed cameras, but won't use them when theft occurs to help catch the criminals. read more

Great apartment complex with courteous and professional staff. The nice young man Joel that helped me with my blinds was very knowledgeable, did a great job and answered all of my questions. He thoroughly addressed any concerns I had with a calm and personable demeanor, which really helped to put my mind at ease. I had two packages arriving in the past two weeks...I lost both of them. Even though Fedex said they placed in the locker, i didn't see any. I contacted the shipper, fedex customer service, amazon hub services and Avalon local team. Everyone has a different story. Even recommended me to call the police department to look for two packages. Fedex: in the locker Amazon hub services: never received it in the locker Avalon local team: none of my business I don't have it Sephora: you lost it twice. It's on you. No refund. Ugh well. BAD NEIGHBORS ALERT: I mean it's crazy. The buildings and the management team are fine. But this community is full of disrespectful and unreasonable tenants. Some guy living on the 4th floor in Phase 2 regularly plays insanely loud music and insanely loud piano, and sings (or more accurately, SHOUTs to his best ability) insanely loud songs during work time and late night. Many people here are working from home and many families have children and babies in their apartments, and the noises from the 4th floor are beyond imagine. BTW 4th floor is the top floor so, good for him. I would DEFINITELY recommend other apartments with better neighbors. read more

I am writing today because both my roommate and I encountered CAR THEFT in different time periods at parking garage in Avalon San Bruno phase II!!! We both have our cars parked and locked at the reserved spots. On 01/28/2020, I found that my stuff were spilled all over the front seat with some missing items and CASH. I was shocked and felt really insecured. I reported this incident to leasing office. One option they gave us is to terminate the lease, which means let us shut up and leave. But tonight, the same thing happened on my roommate's car as well. All stuff were spilled all over her front seat. We can't believe this can happen TWICE within 15days. WE DON'T WANT TO SHUT UP THIS TIME. We want to share our INCREDIBLY BAD experience here. Hope if you had the same experience can share it here to let more people know. Avalon San Bruno is an overall decent place to live. I enjoyed my three years living here. The location is convenient to both major freeways on the peninsula. The amenities are adequate and recently updated. It is a comfortable little community. I've had the same experience as some of the other reviewers. The package delivery system/ package lockers need to be managed more stringently, but in their defense, they did implemented some changes throughout the years to tackle this. Things like car break-ins and package theft are pretty common in the Bay Area, there's only so much they can do about it. One of the more frustrating things about Avalon San Bruno is the difficulty reaching the leasing office for any questions or concerns. The most effective way to get a response is to email and wait, or if it's urgent, physically go to the office and knock. We contacted Tara via email about moving out and had quick responses initially. We submitted our move-out paperwork and suddenly, no response. We followed up five more times within the month to confirm they had received it and everything is squared, no acknowledgment, no response. On our move-out day, they were surprised that we were dropping off the keys. Apparently they couldn't open the file with our paperwork and never told us, not even when we constantly checked in. Thankfully, they admitted the mistake and we were able to end our lease on that day. Perhaps they are short staffed due to the pandemic or they are very busy from the high move-in/out activity lately, but their performance with this particular aspect was disappointing. read more

The maintenance was really good, management took care of the problems real fast. Avalon provides a good community feel to a family. the only issue I had while staying in Avalon was the noises from our upstairs Neighbour every night, until the wee hours. The other thing was leaving few, the Neighbour's weren't friendly at all. you smile at them and no smile back. In fact, I was appalled how some people called it home here and didn't treat it like one. It's surprising because it could provide a safe haven. read more

Update in Mar 2022: Recent living condition has been worse, mostly due to bad neighbors. The building I am living in has huge echos if for any noise being made towards the open couryard. And recently there has been a pattern where loud music was played in the early afternoon, and constant weed smoke/smell coming through window. Though flagged this multiple times to the management office, they seem to have no way of reinforce the behavior of tenants in the building. Another issue was safety concern, besides package stolen and broken, we've found unconscious man lying in the staircase inside the building. We notified security immediately however we were told that we need to contact police in this regard as they cannot touch someone in this scenario. I understood the complication of interacting with someone (legal concerns, health concerns, etc.). But with multiple key entries, the building should do better than having someone lying on the floor without notice. And even if they were tenants who were just lying there for whatever reason, there should be someone being notified instead of just having them there without any further concern. The level of cautious here is concerning. read more

I lived at Avalon San Bruno for a year. Location: Good thing about the location is Its close to the bart (8-10 mins walk) Layout: If you rent an apartment, make sure its close to the elevator /stairs because some of the apartments are very inconveniently located We had the worst experience while checking out/leaving the apartment. They took the opportunity to mint money from us. Me and my fiance lived in the apartment (adults, no kids). We kept the apartment VERY clean and VERY well maintained. They still charged us an hefty amount for silly reasons. Also when I tried to ask for reason, the customer care was horribly rude. I have rented about 5 different apartments before this but none of the apartments have ever charge such huge amounts . Be careful before you rent. read more

Two stars because the staff at leasing office are good. It's honestly one of the most unsafe apartment complexes. Free reign for homeless people. No security. Management doesn't care. Packages for more than hundred units are just left at the entrance. They always get stolen. read more

A new management team taken over in the 2018, and I was contacted regarding my concerns. And actions were taken, but nothing have been improved dramatically. Finally I have moved out in 2019 Jan for early termination. The management team was helpful for our early termination, and we didn't end up paying a big fee for that. FYI, rent increased to 4k+ for the 2 bed 1 bath Phase 2 apt I had. A note to those who plan to use the Jacuzzi: Please do not use that! My dad got a bad toe fungus from using the Jacuzzi. That Jacuzzi is never emptied and cleaned. read more
