The inspector completed the inspection and delivered a report, but afterwards I discovered several concerning conditions I believe were present and visible at the time of the inspection, but were not mentioned in the report These include: * Cracks in the front brick veneer * Multiple hairline drywall cracks in interior walls * A noticeably uneven front entry door/frame * Uneven crawlspace beam support posts and brackets I had a structural engineer and two foundation professionals evaluate the home. They found that many of these issues had been caused by foundation settling and their consensus was that, although the issues were not severely critical, they were still very significant and should definitely have been flagged in the inspection report. I've needed to take steps with significant financial cost to address these problems before they get worse. I contacted the company with photos and these evaluations. They did offer a refund of the inspection fee ($525), the maximum listed in their contract, but I chose not to accept it because of the additional restrictions it came with. I am very disappointed that so many important conditions were not included in the inspection report even though I feel they were easy to identify and I regret the significant financial expense that I've had to face because of this.

Believe me, you need all the hard cash you have for the house, and other inspectors we interviewed only took cash/checks. As a first-time home buyer, I had not anticipated how tight the deadlines are in the process. I told Allen my 'inspection objection' deadline and he immediately was able to tell if he was available to meet that deadline or not. I did not have to wait for a call-back like the first two inspectors I interviewed. Time is of the essence when buying a house! (..and yes, I interviewed several inspectors on the phone! This is a BIG deal - don't scrimp) He inspected the home we made an offer on and was very professional, thorough, and informative. We ended up with a laundry list of items of concern, and when we asked his advice told us how he would prioritize to the seller. He wrote up and printed a hard copy of his report on the day of the inspection and loaded up his photos to my jump drive so I didn't have to wait. Therefore I was able to send our objections to the seller far in advance of the deadline. Aside from the whole house inspection, we also requested radon testing. Allen uses a method the EPA uses instead of a grab sample or canister method. Not only did Allen do the final walk-through with us, he also spent time answering our questions without acting in a rush and going into further detail when he noticed we didn't quite understand. We hired EcoHandyman to install a radon mitigation system, new crawlspace vapor barrier, and…read moreinsulation in our home's crawlspace. Overall, we had a very positive experience and would recommend their services. EcoHandyman was the most expensive of the bids we received, but we felt the quality materials and work justified the price for our primary residence. They used a thick 12 mil crawlspace vapor barrier, reinforced to 15 mil under stored items, exceeding the flimsier 6 mil plastic typically used by cheaper contractors. The radon system components were high quality and installed properly for energy efficiency and performance. Throughout the project, communication was clear and all crew members conducted themselves professionally in our home. They kept us informed during each step and were thoughtful about protecting our space during the messy crawlspace work. Most importantly, the crawlspace improvements have drastically reduced winter radon levels from over 8 pCi/L to around 1 pCi/L now. The vapor barrier and added insulation also seem to make the floor noticeably warmer this winter. The overall experience gives us confidence that the work was done right. While the price was high, we felt it was fair for the quality and expertise. For any major crawlspace or radon work needed in the future, EcoHandyman will be at the top of our list to call again.
