    We had an inspection done at our property prior to closing in Dec 2024…read moreWe have bought several homes over the course of our lives and have some experience in the remodels Here is what we found The roof; this outfit only did a ground level inspection but hired roofers to inspect FINE Electric; everything was up to standards as reported,However we found out the hard way that they didn't report that bathroom lights and kitchen lights only worked with an app that we could not get access to (no switches) Myriad issues with DIY carpentry :Several places in dwelling with hardwood floor repairs that were sagging as they weren't attached to floor joist. Not reported HVAC : Complete fubar as I am sure they just checked the boxes on this one. For starters after move in in April 2025 the heat was uneven throughout the house. Within 5 minutes I discovered the ventilation duct to the 2nd floor was cut and sealed at the basement level, not allowing for any heat to make its way to the 2nd floor. This was never reported and would have negated the sale of this property. The hvac report stated a complete check of the 3yr old heater A coil and air handler. Obviously This was another wave off as I checked the filter and it had obviously NEVER been replaced for the life of the unit,again unreported and if they did inspect it would they would have at least changed the filter(new filters were adjacent to the heater. Several sashes and sills had rot issues and need to be replaced,not reported Masonary issued were fairly described I paid extra for a sewer line scope and Pillar to Post subcontracted with an excavator to do repairs. Rebecca was extremely responsive, helpful, and understanding when setting up the appointment (on a short timeline!). Brian was very professional and EXTREMELY knowledgeable (he has a GC background). I tagged along while he did the inspections and he really helped educate me a lot on how homes are built, what things I should worry about, and which to ignore (cosmetic or easy fixes). They provided referrals for reputable companies to get the work done we needed and the whole process was very painless. They are competitively priced and I already sent a referral their way! I'd recommend Brian & Rebecca at Eagle Property Inspections to anyone looking to buy a home. You won't be disappointed!

    Worst inspection I have ever participated in. We had to spend hundreds of dollars to get a licensed…read moreplumber and licensed electrician to dispute the inaccurate claims. The inspector also nearly caused damage to my house in two instances. The first was in trying to remove the electric panel cover that "was not designed to be removed, but merely hinge" (quote from a licensed electrician). The second was filling a tub in a bathroom under construction with posted plans and status that had not been properly sealed. If Colorado had a licensing body for home inspection, I would have lodged a formal complaint. The inspectors actions could easily of jeopardized the sale. He also made a recommendation to violate federal safety laws to remove a safety item from the garage door opener. Of the 72 findings, 25 where inaccurate, 4 I can not find documentation to prove or disprove, and 4 were for a the bathroom undergoing construction. He also raised concerns about a potential major structural issue with the house that was woefully inaccurate.The emotional damage, stress, and financial burden of this company's terrible inspection is simply unacceptable, and an experience I would not wish on anyone. On top of that their companies response is to gaslight me by claiming the findings are differences of opinions and that I am just an upset seller vs someone with legitimate grievance. It continues to showcase how unprofessional they are. I highly recommend going with a different inspection company.
