We met at the townhouse, he told me what he was going to inspect and he made sure to show me the things I needed to see. I had an inspection deadline the next day, and Chad was able to deliver his report just a few hours after the inspection. The type of report was also important as well as someone who didn't mind if I tagged along or looked over his shoulder. Updated as of 12/27 Used Doug and Chad to inspect another home I intend to purchase. First off, Doug has been super helpful and communicate in regards to scheduling the assessments. Doug has been kind enough to answer all of my questions over text, as well. Since Chad used to be in the custom home building industry, I spent some time during this inspection to ask for his advice - should I renovate basement, can I install a bathroom in the basement, where would be the best place to put the bathroom, how would you renovate this fireplace, etc. Again, cannot recommend these guys more! Not the cheapest but you get what you pay for. I know exactly what I am stepping into when I buy a house and have proper expectations of future expenses. Thanks again and truly appreciate you all! - it also didn't save my first review. Would like to add that I was hesitant to choose them at first since they were more expensive. I was looking at a house that was bought less than a year ago and there was a 5 page inspection completed. The inspector stated there was mold but everything else was fine. When Chad came, he noticed a water pressure issue, structural potential issue, hail damage to roof, high levels of radon and the list continues. The sellers agent attempted to tell me that the water pressure was "fine." Even though we had pictures documentation regarding the high water pressure, they stated their inspector from a year ago did not document this. THIS IS WHY WE DONT GO WITH CHEAP. This is a potential $300k worth of damage item as an FYI to anyone who is reading this. The prior inspector states the roof was too high and that was HOA's problem. Chad documented hail damage and the HOA was not willing to cover - complete nightmare. Long story short, I feel bad for the people who do not spend the money on a proper home inspection. DO NOT USE THIS COMPANY (they cost me $17,500)! Seven Stars Home Advisors conducted a home inspection for my house before I purchased it in 2017. After moving in, I contacted Chad Chadwick with two concerns: 1) there was an active mouse infestation (as evidenced by visible traps in the pantry, garage, and basement, and mouse feces on the windowsills), and 2) several electrical outlets did not work. Chad responded that the mouse infestation was not part of the inspection and that there were no visible traps in the home at the time of the inspection (untrue), and his response to the electrical issues was "in most cases, the fact that there are switch and receptacle issues, indicates these may be intrinsically linked. These may be switched receptacles, meaning the switch controls the receptacle (by turning power on and off to the receptacle)." (untrue - the repairs required an electrician). In both instances, Chad refused to do anything to correct the situation, and I was required to pay out of pocket for contractors to come in and fix the issues, rather than being able to address the issue with the home sellers before purchase. THEN, and even more egregious, I recently tried to sell my house. You can imagine my surprise when the house was found to have polybutylene pipes throughout, a product that was part of a class action lawsuit around 2012 for being prone to leaks. I found out that insurance companies often will not insure homes with these pipes. The polybutylene pipes are clearly visible in the home's mechanical room, which was inspected. My inspection report stated that I had copper plumbing throughout the home. I contacted Chad again to see how we might address this gross negligence. Chad again refused to do anything to help rectify the situation. The plumbing replacement and drywall repairs totaled $17,000. Inspection 101 would tell you that polybutylene pipes are something that you look for. Seven Star's inspection agreement holds them harmless in every possible scenario. Chad didn't even volunteer to reimburse the cost of the inspection, which is outlined in the inspection agreement. I trusted this company to inspect my home and alert me of issues needing to be addressed with the prior homeowners. I would never have bought the home without settling the plumbing pipes issue. Chad will likely respond to this review to try to refute all of the reasons the company isn't responsible for the plumbing negligence, just like he did to me in an email last week (October 2025), but sometimes, I'm sorry, you need to do the right thing. DO NOT TRUST YOUR HOME INSPECTION TO SEVEN STARS HOME ADVISORS! read more

First of all, we called quite a few different businesses to get quotes and Chad and Doug answered on the first call and were able to help us right away. We were on a bit of a time crunch to get the house inspected and we were able to get an inspection within a few days of our call. Communication from the start was perfect. When we met them at the house they were already there and ready to start. They both are very easy to talk to and made us feel comfortable to ask as many questions as we could think of. How great is it to get two inspectors at once. One took the outside while the other started inside. They know Colorado very well and were able to help us gather some smart questions to ask the seller. The house we were inspecting was on quite a bit of land with septic and well. We had a lot of question about both of those and they easily answered. They walked us around the house and made sure we understood everything that they were writing up and when we asked them how something worked, they were able to help. We all sat down at the end and went through their notes. They took the extra time to answer all questions and made us both feel very comfortable with what needed to be fixed right away and why. We received the report quickly and when reading through it was able to understand everything since they had already walked us through it. Overall, we were both dreading this a bit and left the inspection saying "that was not bad at all and those guys are really cool!" I am pretty sure everyone says the same thing. Chad and Doug were absolutely fantastic - timely, professional, thorough, and willing to explain in detail the changes that they recommended. I didn't contract this service my buyer at the time did, but whomever came to my house for the inspection from this company left a mess, all of my floor mats were moved and they didn't bother to straighten them in the least after moving them, I understand they tested all the windows to make sure they locked but they left them all locked which I didn't have so no attempt at leaving the home as it was, lastly they were so hell bent on seeing the negative they stated a foggy bathroom window showing indication of water getting between the panes, if they would have bothered to look closer they would have seen the privacy film on the inside of the window which is what they were seeing as foggy from the outside. All of my blinds were left open, again no attempt at leaving property as they found it. And to top it all off they managed to disconnect my dryer vent hose which is a big deal for my 99lb self to have to try to move my mammoth appliances because the inspector didn't bother to be careful. read more

Our inspector was timely and seemed to be thorough and knowledgeable at the time of our inspection, but being in our (pre-owned) property just over a month has surfaced a few larger issues than the inspection process uncovered which was somewhat surprising to us. While the issues likely would not have changed our decision to buy the home, they are impactful (including mold in the main bathroom and kitchen, which we've since learned had pretty blatant indicators that were only called out to need drywall repair in our broader report- no moisture meter/additional discovery performed or recommended). While the service was sufficient for a general idea of surface conditions, in the future I will be sure to choose a more thorough option for such a big purchase. read more

Seven Stars sends out two inspectors at the same time who are very knowledgeable in all things pertaining to homes. Buying a home is 100% the most stressful experience ever. But working with Seven Stars was hands down one of the enjoyable and informative parts of the process. I was greeted by Doug and Chad and asked right off the bat if I had any questions or concerns about the home that I wanted them to address. My only concern was that my husband couldn't be there and wanted to make sure there would be an ample file to provide him to keep in the process. They assured me that they would be taking 200-300 hundred photos which would all be clearly marked and included in the file and that my husband could also call them personally with any questions about the results. That was really awesome. Not only were they detailed and friendly, but they gave me SO much information! They communicated with me and our agent the whole time explaining things with professionalism and ease and even gave me specific brand names for products that would help our home, and company names for places where we could purchase things for the best prices. I mentioned wanted to redo some of the floors and they even told me how deep I could sand on that type of floor and what to be careful of! I heard and read about how daunting an inspection is and wasn't really sure what to expect. This is our first home so we were kind of clueless to the process. After working with these guys I really don't know why people wouldn't love to have their home inspection.
