David is very through he recently did an inspection for me on a home I was trying to buy. He explained each step of the process and left no stone unturned . His report was easy to understand and reference and was delivered to us by the end of the day. During an inspection of my house, David moved items to access the sump pump and did not put them back. When he came back at a later date to pick up a radon detector he had the opportunity to put the items back again but still did not. He also damaged a table in my home moving it and left our gate open which allowed our dog to get out in to the neighborhood. I just don't feel like he inspected our hose with the utmost respect to our property. He also identified an item as needing fixed when in fact it met code and did not need fixing. He found holes in our roof made by a recent solar installation and cited the shingles needed to be replaced and the original installer of the roof (pre-solar) come back to re-inspect roof after repairs to approve roof condition to meet warranty standards. I had the original installer come out and he said the solar installer had already filled the holes as per code allows and in fact the shingles were better off as is than if they were replaced. Our roofing installer specifically recommended that we do not replace the shingles. However we did anyways against the opinion of our installer since David convinced the buyers they needed to be replaced and made it a condition of the contract. read more

If I could give zero stars I would. In order to avoid adding non-essential personal feelings, I will simply list the facts about All Points Home Inspections in the Denver area. David Hays came highly recommended from our realtor (red flag #1?). We agreed and scheduled an appointment. Before our visit, I did some research on him and All Points Home Inspections. He posted on inspector forums that he "was looking to inspect less and make more." A totally admirable goal but questionable. He also posted that he was going that weekend to drive a real nascar with, and courtesy of, a group of realtors! Should have cancelled then but I didnt. His fee was quite higher than others and he does not offer thermal imaging for that fee, or at all for that matter. If you are thinking "what's thermal imaging?" Do yourself a favor and find an inspector who does it. I did and should have used that person for the entire inspection but was under a time crunch. Anyhow, how was the inspection? It is totally understandable that an inspector cannot catch every little detail and also only does a visual inspection of certain areas. However, one deficiency was noted with a junction box. The fix to the problem was laying right next to the box. It was the cover. He didn't see that. Another deficiency was noted that there was missing exterior trim. Not the case. This particular builder does certain windows that way and just about evey house on the block was the same. You'd think someone who has done "so many" inspections would know this. Still, not a big deal. Better to list deficiencies that don't exist than not list those that do. Unfortunately he failed to notice that all the corner siding trim pieces were exposed at the top. I was curious about this and after closing examined them myself. They were installed poorly and every single trim piece was open at the top allowing water and rain direct access to the plywood sheeting and entry between those gaps. Yes, there was vapor barrier visible, but it didn't cover all the sheeting or seams. I fixed that myself with some inexpensive materials so again, poor inspection, but not a huge deal. This is where the major problem develops. He listed our deck rails as loose, which they were. He managed to include two photos of the deck beams but didn't comment on the structure. Just that the rails were loose. Admittedly, this is my error too, as I looked at the rails and didn't wonder what the source problem was. But I'm not the inspector getting paid $600. So with "loose rails" we closed on the house. The day after we move in, my brother in law asks why 3 deck beams look newer? Well, that's odd but some others look (VISUAL INSPECTION) rotted. Having several other issues to deal with after move-in, we let it go but still realized by walking on the deck that the beams were not structurally sound. Now that it's spring, we had a deck contractor come out. He was shocked at some of the things done during that deck construction that were severely wrong. This was from a VISUAL INSPECTION. We also discovered the entire structure of the deck was done with non pressure treated wood. So now thanks to either a poor inspector or one who was more than happy to help close a deal for the group who provides the perks, we are now saddled with a $15,000+ expense that will add ZERO value to the home when we try to sell it. That's the FACTS from my home inspection with All Points and David Hays. His website says they "work for the customer." People who do that don't normally set their customers up for a $15k bill by listing a rotted deck as having "loose rails." I emailed my issue to him and my hopes he improves in the future and received no response. That's working for the customer? Sounds more like taking the money, the realtor perks, and running. Do your homework and make your own choice, this is just my experience. read more

David was wonderful, I highly recommend him. He was so thorough and showed my husband and I everything throughout the whole process. He took pictures and gave them to us to reference at a later time if needed and caught things we would never had seen which allowed us to have them fixed by the current owners. This is not our first house purchase and I can say this inspection far exceeded any others we have had. David was not in a hurry, it was not about how fast he could go, it was all about making sure we were aware of everything in our new house. This company was referred to me by a Realtor so we were expecting top quality work. We received just the opposite. During the inspection, we though everything seemed fine, but when we received the report, it was not nearly as thorough as everything he explained to us in person. For example, we had a live wire that we wanted the seller to fix, his report only made a general statement about wiring needing repair. Why would a seller think they should fix that? We have now lived in the house for a few months and we keep coming against new repairs and the first question is always, "Didn't you get an inspection before you bought the house?". The inspector told us to cap a part that was actually needed to blow out our sprinklers (so we had to pay to cap it as advised and then reverse the changes). Our furnace had faulty wiring that was never advised to us. And now our heater just went out and the same question was asked. If it was tested properly, we would have known it was going to go out soon. If you want to actually know what you're getting into before buying your house, I would research another inspector. I'm just sorry I didn't research an inspector first and just trusted the Realtor. read more
