So happy with Eduardo's work on my Bathroom remodel in Oakland

Great work. I love E&E and recommend them for any and all projects. I've hired them for 3 bathrooms and a kitchen and they continue to impress me. Their prices are fair and affordable.

Always a fantastic can-do attitude and reasonable prices no matter the job. I've been hiring Eduardo Alvarado for projects large and small since 2018 and there is no job he can't tackle. He can do anything-- ANYTHING. He's remodeled a bathroom for us, built walls, made built-ins, installed counters and hanging shelves, installed new electrical-- way too many jobs for me to count. Here are some photos of a built in refrigerator Eduardo made by hand and him installing a redwood kitchen counter. Building furniture was his father's family business. He's also an honest businessman and a pleasure to work with. He's the first person I contact when I need help.

Eduardo and his team are really really good. I came to him with just a loose idea of what I wanted and he was more than happy to help me flesh it, explain logistics to me and save money! The work that his team does is extremely high quality. They were always on time to arrive and work and was always respectful of using our space. No matter what curve balls we threw at them, they not only worked with us but helped us make decisions accordingly. 10/10 I will be asking Eduardo to help me with more future projects!

My fiancee and I have hired Eduardo and his team many times and they always do such a great job! We've had them do many minor projects as well as lay down a new wood laminate floor in the laundry room and paint the exterior of our house. One recent large project (photos attached) was to redo our bathroom with a new floor, new tiled shower, new floating vanity with a custom top and vessel sink, paint the walls, and install new lights in the ceiling and wall sconces. I chose all of the materials and had specific patterns I wanted for the tiles, and Eduardo's team matched my vision perfectly! I was especially impressed with their tile work on the shower floor and inset shelf and how they matched the patterns while still angling the floor so it drains well. The work was done quickly (about 8 days total, I believe) and they cleaned everything up and took the old vanity, shower tray, and all fixtures away which was very helpful. I see some old reviews mentioning issues - we haven't experienced this. Yes, the guys doing the work don't speak perfect English but they're very nice, and Eduardo is easily available via text or phone call. In addition, I think with any large project there will be small things to fix at the end - we've always done a final walkthrough together and the team makes any changes needed. We've always been very happy with the final result and I would highly recommend their work!

We hired Eduardo for our remodel that consisted of breaking down a wall and new flooring. His communication was great, his team was punctual, and rates were very reasonable even with a couple change orders. The project finished earlier than anticipated which was great and we are happy with the result. Looking forward to hiring him and his team again!

Eduardo and his team were dependable from start to finish! Great communication, flexibility, and considerable workmanship.

Here is a screenshot of my text thread with Eduardo. Multiple attempts have been made. It has been determined by the floor manufacturer that the floor planks were not properly installed. Here is his contact info which I have been trying to reach him at.

Eduardo and his team have done a bunch of work for us this year including deck repair, staining, drainage, master bath and laundry remodel. Eduardo is one of the best if not the best contractors I have worked with. He is very communicative, reasonable and is eager to deliver a quality product. We are extremely happy with the result and look forward to using Eduardo again for future projects! The first project Eduardo worked on for us was replacing the structure of our deck. The existing posts were rotted and the deck was sloping because of it. Eduardo installed new footings, posts and beams and was able to level the deck. During the project we decided to re-paint/re-stain the deck as well as repair rotted siding on the house. Eduardo was able to accommodate these requests and still finish the job within the original estimated timeframe. We were so satisfied with the result of the deck that we hired Eduardo to remodel our master bathroom and laundry room. Eduardo and his guys moved so quickly through demo and electrical that we had to wait many weeks for other delays due to the county. Eduardo accommodated these delays which were not caused by him and was able to work us back into his schedule when we were ready to close up. Towards the end of the project we hit another delay with our window order. Eduardo again was happy to accommodate this delay and sure enough, came back to finish as soon as the windows were delivered! At the end of the project Eduardo made sure to address minor finishing details to make us happy. This is really important to me as other contractors try to rush through the finishing process to get onto the next job. The result is exactly what we wanted. We are still in shock that it's our space!

    After

A few weeks ago I asked for quotes from Yelp's highly rated concrete companies for replacing the sidewalks in my front yard in North Oakland. Eduardo at E&E General Construction was the first to give me his estimate, his estimate was the lowest, and he could start work the following week. He said it would take 3 days. They started on Monday and were finished on Wed. He provided me with photos of before and after photos, as I live out of state. He provided me with prompt, affordable, and excellent service.

    Start

Tub to shower conversion. Eduardo was always responsive and answered all my inquiries. The cost of the conversion included: demolition, hauling of debris, rough in, installation and finish work. I provided the tiles, grout, shower hardware, shower doors, shower pan, paint, baseboard and lights. I sent him web links of what I had in mind before purchasing anything so he could make sure there were no issues. He said not to purchase a niche kit as they are prone to leak and that they would build it instead. I changed my mind on a several things on the fly but Eduardo was accommodating to the changes. They placed paper board on my hardwood floors and plastic coverings on the carpet and stairs to protect them. This is construction, so there will be residual dust and clean up afterwards but that is to be expected. Overall, I'm pleased with the process and outcome. I will use them again for future projects.

We are incredibly happy with the way our deck turned out. The old one was rotting and unsafe. Eduardo and his team did an incredibly professional job. He told us a reasonable estimate of when the work would be done and delivered us a finished product ahead of schedule. The deck is sturdy redwood, stained beautifully to highlight the natural material. He even addressed a water damage issue in our bathroom and sloped the concrete outside to prevent the issue from happening again. I definitely recommend E&E.

Underneath the stairs was opened up. Crawlspace opening was moved here with a nice door to match the floor.

I was able to get in touch with Eduardo through Yelp and it was the best thing to happen for my home renovation project. I had a structural wall that needed to be taken down and a new beam put up to support the load above (along with a ton of other smaller things). Eduardo provided a reasonable quote and timeline so we scheduled a date to start. Eduardo and his two-man crew got to work and got to things much faster than anticipated - all work was inspected by the city and permitted and never ran into a problem. Eduardo was polite and his crew was extremely timely. They poured additional concrete around the foundation, new subfloor, some insulation, drywall, flooring, replaced the front door, and paint. They did just about everything you would expect them to do and they did them extremely well. Overall I would recommend him to everyone. Definitely reaching out next year for the rest of the home! (Don't have before pictures but it's the after that matters!)

I had a fan in my master bathroom crap out on me, which was weird, since I only bought my place 4 years ago, it was newly remodeled, & I even remodeled some more on top of that. My wife pointed out it wasn't working, but it looked new to me, so I popped the cover to find out...not new at all. New COVER over a fan that was a year younger than the missus. Uh oh. The old "lipstick on a pig" boogie from the prior owners/ seller. Damn. Hate getting hoodwinked. So, I think "well, better check the 'new' fan in the guest bath too." Pop THAT shiny, nice cover & ...same drill but even OLDER. Some mid-80's (I think) giant 13" circular fan they don't even make anymore. Double ugh. Last stop: laundry room. Final fan, pop the cover...whew, it's actually a new-ish fan. 1 outta 3 ain't bad, right? /sigh So I put out the feelers for an electrician (I had 2 dead outlets, 1 indoor, 1 outdoor as well) & after doing the "online quote" thing w/ Yelp, I got in touch w/ Damon @ Berkeley Home Repair. Funny dude, super helpful, quick & responsive. He schedules his electrician, Carlitos, to come out ASAP, for what I think is gonna just be a basic fan install & outlet fix job. Nope. Carlitos goes into the attic & discovers the ducts are all wrong. 3 fans running thru 2 ducts, both bathrooms on the same 4" line, & laundry room on some weird 3" duct. Now, you can get away with 4", but 6" is code & preferred, & every fan has to be on its own dedicated/ independent duct, or you're just blowing moisture from room to room & into the attic. Not good. We crawl the attic together & confirm I need a 3rd roof penetration & new ducts. So much for cheap & easy. Damn. Damon adjusts the bid (as gently as possible, considering my costs just went up almost 10x) & I wind up with 2 brand new Panasonic Whisper Quiet fans (amazing. Almost TOO quiet), a new roof penetration & cap, new independent 6" ducts for each fan, an excellent sheetrock patch & paintjob on my guest bath ceiling (prior, old-timey fan was just way too huge compared to current models) AND Carlitos fixed both dead power outlets (one of which turned out to be an arcing short/ broken wire inside the wall, which we were lucky to catch before a fire). All the workers were amazing to work with & did great on their specific parts of the now much larger order. Everyone worked quickly &, despite the gig snowballing far beyond the expected, Damon priced fairly & had the work done as fast as possible with minimal intrusion & inconvenience (crucial during these pandemic "work from home" times) Tho it was obviously a bummer to have a small job turn into a much bigger & more expensive one, I always felt like I was in good hands with Damon, his communication was clear, direct, quick & honest, & the outcome was excellent. I'll definitely be using Berkeley Home Repair for future work, since homeownership often means nasty surprises like the one I got ain't all that rare, unfortunately. Heh. At least now I know who to call to get sorted fairly & quickly. Thanks fellas! Will try to post pics when I get a chance...but most of this was "behind the scenes" work, or what my buddy likes to call "invisible money", heh.

The Great (+2 stars) ==========…read more * The structural work: Our home is on a great, new, solid foundation (with shear walls), so we feel as safe as we can be in our home for an earthquake! * Our basement is also now more usable. * Drainage: There is now drainage around the foundation and under the basement slab, so we are no longer worried about our basement flooding! * The working crew were very friendly and considerate. The Bad (-1 star): ========== * The electrical subcontractor was quite bad. The electricians didn't install the dryer outlet properly (one conductor came loose before I first used it), most outlets they installed are loose (they give when pushing in a plug), and they installed a used, old (not LED compatible) dimmer for the LED lights they installed. Also, the owner yelled at his team a lot. * The plumbing subcontractor was bad, too. They misdrilled several holes, damaging the interior of the home. They didn't seal around exterior penetrations into the house. They didn't put a cover over the branch of a wye that was no longer needed. They wouldn't do anything about the loss of hot water pressure in a bathroom faucet that occurred after they moved some plumbing around (I ended up having to disconnect and disassemble the hot water valve myself and I found a piece of silicone clogged in there). They over-glued the drain of the laundry supply box making it nearly impossible to remove the cap, and they lost the o-rings on my faucet aerator. The Ugly (-2 stars): ========== * They overlooked details in the plans about where walls and doors should go, and denied responsibility since they weren't in the structural engineer's plans, which they opted to not have updated with the revisions I told them about. This lead to a sewer pipe being installed in an inconvenient location (it went through the foundation, so it can't be moved), a structural wall that was almost built in the wrong place (I caught it while they were digging the footing), and a room that was built with no doorway (they had to cut some framing to make the opening). * The pricing/scope was negligent at best, but I'd put it closer to misleading or deceptive. During the initial visits, they talked about all the things they would do (including putting up framing, drywall, and insulation), and then sent over an estimate that I accepted. I didn't realize until halfway through the project that the estimate didn't include many of the things they talked about (including the framing, drywall, and insulation); those apparently would be part of "Phase 2," not included in the price of the first estimate. I had chosen E&F over another estimate that was less expensive even though it did explicitly contain the "additional" scope. I was also surprised that the electrical and plumbing (most of which was necessary to get them out of the way for the structural work) was billed separately; i.e., an unexpected additional expense. * They chose to rebuild a segment of stairs (rather than just adding two steps at the bottom, per the plans), which ended up having insufficient clearance with an overhang halfway down. They tried to convince me there was no new problem because they built them the same as before (but the run of the new stairs was one inch longer, causing the 4th step down to be 4 inches closer to the overhang) and resisted remedying the issue. They just ended up taking a sawzall to trim the overhang -- a joist -- which I just have to hope doesn't compromise any structural integrity! Further, they didn't even finish the stairs (sand and seal); "Test your staining skills," they said. * They ghosted before Phase 2. As the structural work was reaching completion, we were going back and forth on scope for Phase 2. However, when the structural work was actually completed, they just stopped communicating, left dirt and demo debris they left on our driveway for a month, then disappeared. There were lots of things they removed to get out of the way (like several segments of fence) but didn't put back. I could easily add 3x more issues and details, but this review is already too long.

Recently, we had them to a full conversion/remodel of our backyard from awful weeds to nice natural grass, with an irrigation system, mulch, and tasteful plants. I was amazed with both how well it came out, and how affordable the project was! I would HIGHLY recommend using Dago Garcia's team for either regular yard maintenance, or any yard project you have in mind. Dago has decades of experience and knows exactly what he is doing- he is super friendly and helped us with great ideas. Give Dago a call!

From day one, he's been honest, transparent about pricing, and incredibly hardworking. Dago shows up when he says he will, does exactly what he promises (and often more), and takes real pride in the details -- whether it's planting, clean-up, irrigation, or design. He communicates clearly, explains what needs to be done and why, and never cuts corners. It's obvious he treats every project as if it were his own home. In a world where reliability can be hard to find, Dago stands out. If you're looking for someone trustworthy, consistent, and talented, you couldn't find a better landscaper. Highly recommended!
