The first message is very welcoming and they already tell you what packages they have with the prices and even extra services like termites and general pool inspection. No need for back and forth messaging asking for prices or your number for them to call. I checked their reviews and that's it, I decided I want their services. I messaged back and her reply is almost immediate at a very strange time. I think I messaged her late at night. I just copied and pasted their message to my agent and there, appointment is set. We chose the platinum so the sewer inspection will be included and additional pool and termites. During the inspections, the 2 inspectors came on time. Home inspections took about 2 and a half hours which is really good coz it means they check every detail. They delivered the findings verbally and the written report was sent to my agent and me the next day. I don't even know how to share to you the result because there's a lot. I made the mistake of trusting mine when she recommended them for my condo inspection... lesson learned. The water heater didn't even work, yet somehow the inspector missed it--so I spent my first three weeks bonding with cold showers. The warranty company wouldn't cover it since the issue existed before I moved in. On top of that, I had to replace both toilets right away. Somehow they missed that too. Of course, when I contacted them, they denied any responsibility and took zero accountability for their mistakes. All in all, I would definitely not recommend them, especially if they're being suggested by your real estate agent.

He talks a lot about how mold is everywhere and grid to minimize because I think he's used to all the crazy worries we all have - so understand that's where he's coming from when he almost excessively tried to calm your fears. We had a substantial roof leak with mold in walls - all handled very well and professionally and nowhere nearly as expensive as it could have been. You won't regret calling him. Genuine good person. Signature Home was also very responsive with email. What really impressed us was Robert the inspector. He was highly recommended and I can see why. He focused on doing a thorough job instead of trying to rush through the inspection. He clearly explained what he was doing. At times, he would point out what he was going to take pictures of so that I can have a visual reference when I read the report. I really appreciated that. I felt comfortable knowing that he was well versed in electrical panels, plumbing, roofing, central ac system, and on. We had inspectors in the past who were simply checking off a list. Robert seems to genuinely enjoy discovering and appreciating the house for its construction. Like others have said, he really left no stone unturned, even getting down to all fours to get into the crawlspaces. The inspector had mentioned that the reports would be hundred of pages and he was not kidding. Even our agent of 20+ years mentioned this was one of the most thorough reports she has ever seen. Ultimately his findings were pertinent to our decision to back out of the escrow. I felt like it was money well spent as it would've been 100 fold more expensive if we end up having to deal with all the issues that surfaced from the home inspection later . This has nothing to do with the remodeling we are doing, these are the original floors when your inspector came to do the service. My review is not malicious, it is my opinion based on the service I received. Stop making excuses for the lack of detail your inspector gave when inspecting my home. This was present and visible during the inspection, he just didn't pay close enough attention.

Good communication and quick scheduling. I was able to have a technician come out the same day I called to schedule. The technician was extremely friendly and helpful. He answered all my questions while he was concentrating on the testing, set up etc. He was careful with his words meaning he didn't cause any unnecessary stress or anxiety. He wasn't pushy and was conscious of the cost while also recommending what samples are needed or suggested. He was clean and careful. Cons: Expensive compared to other mold testing companies. The invoice can quickly add up. I originally planned for about $800 ($500 base fee plus $75 for 4 samples). I added on asbestos test and that brought my bill to over $1300. In some ways I see this as a positive though because you get what you pay for (I hope and can't compare to any other company). My whole house wasn't moisture mapped as I was told it would be. The tech said they only focus on the reported areas of concern. Not a big deal but would've been nice to know. I kept getting rescheduled by 15 minutes. The tech was running late then running early so that was a little confusing. I jokingly asked them if I get compensation for the changed appt time since I signed the contract already (they charge $150 for any changes). They said no. The report is a bit confusing as it was the first time. The most annoying is that in the asbestos report they suggested further testing. Likely costing another $1000 or more. I thought I was already paying for the best testing. This feels a bit like a trick in some ways. Overall I'd go to JLM again. I suggest to do some research beforehand though to know exactly what you need done (AND WHY meaning are you renovating or just wanting to know for health reasons etc) so you don't get unneeded tests or costs.
