From the moment John walked into our home I immediately felt a sense of relief. We were extremely nervous and overwhelmed because our baby had tested positive for lead, and making sure our apartment was safe for our family became our top priority. We had so many worries and questions, but John took the time to listen, explain everything, and put our hearts at ease. From that first conversation, I felt like we were truly in good hands. John and his team went above and beyond to make our home safe and beautiful again. The work they did transformed our place and made it feel brand new. What impressed me just as much as the quality of the work was how incredibly clean everything was when they finished. Given everything we had been through and how worried we were about our baby's safety, that attention to detail meant more to us than I can put into words. There were also a few areas we reviewed that remained potential concerns, and John and his team didn't simply walk away once the main work was finished. They made the effort to come back and address those areas on their own time because they genuinely cared about making sure everything was taken care of properly. You can truly tell when someone puts their heart and soul into their work, and that is exactly how I felt with John and his team. Their professionalism, compassion, integrity, and commitment to doing things the right way are exceptional. I am so thankful that our landlord chose this restoration company to work with. I would wholeheartedly recommend John and his team to anyone looking for a company they can genuinely trust. They didn't just fix our home -- they gave our family peace of mind during an incredibly stressful time. For that, we will always be grateful. read more

I had an excellent experience with John Burke and all the painters at Doherty Restoration. They were a higher price point, but their quality was absolutely worth it! I own a commercial property that contains a preschool and some other businesses. I wanted the building painted in a safe way without any interference to the preschool. Doherty Restoration was very accommodating and worked around the preschool's schedule. All of the school staff said the painters were very polite and professional. And the final paint job came out amazing! It really revitalized my whole building, and I got lots of great feedback from my tenants. I would absolutely use Doherty Restoration again. read more

We've had a wonderful experience with John at Doherty Restoration. We had some potential lead paint exposed in our home and reached out to John. He first took the time to ease our concerns and help us better understand the potential issues. He provided us with guidance to remediate the issue without any charge. And while we could have probably worked through the issue ourselves, we felt better having his team come to do the work. John came over to look at the issue himself and did a walk through of our full home to talk through the things to pay attention to. The work was done quickly and professionally and we're happy to have this team to work with us as we continue to make improvements to our old home. read more

I have been working with Doherty Restoration for years and cannot say enough great things about the entire team. We just wrapped up another painting job, and everything came out perfectly. We work directly with John Burke, and he always communicates clearly regarding timeline, services provided, and cost. The team at Doherty also does a lot of charitable work throughout the Bay Area, so it's a no-brainer to choose them for all my construction needs. read more

I have done several projects with Doherty ranging from small carpentry work to large scale remodels and I would highly recommend them. They are knowledgeable, trustworthy, and cost effective. I was always happy with the quality of their work and their clear communication. I will read more

Doherty Restoration accurately diagnosed and expertly resolved a tricky "behind the wall" water leakage problem. Doherty's lead specialist for this job was John Burke. He is a water intrusion genius and a highly skilled contractor!! John arrived on time, was candid and honest in his assessment, charged a very fair price, and most importantly, did an expert job!! In sum, John Burke is a true professional and Doherty Restoration should be your first choice for all construction and leak detection needs!! read more

John Burke was very nice and a good communicator. However, we have major concerns about the lead abatement job that his crew did in our apartment. I'll preface this by saying that the job was hired and managed by our landlord, so I don't know what instructions were given there. For starters, the overall paint job was sloppy - even though we packed most of our belongings and moved them away from walls and they were supposed to cover everything up, we still found paint splatters on many of our items. They also missed some places - for example they repainted our bathroom door but didn't notice that the bottom of the door very obviously rubs on the metal door threshold on the bottom, so almost immediately after returning to our house the area they painted had chipped off, revealing layers of (lead) paint underneath, and we had to file down the threshold and repaint the door ourselves. But way more concerning was the floor treatment. They used mop'n'glow to "seal" the floors throughout our apartment. The problems here were that they 1.) also glued a bunch of our belongings to the floor, leaving stains on the floor and ruining some of our stuff; 2.) did a very sloppy, uneven coat - so there are visible pools of mop-n-glo as well as obvious patches where they missed; 3.) clearly didn't clean the floor very well before using the mop-n-glo, and so sealed in a bunch of paint chips throughout the house, which is a little bit like psychological torture because I have to keep checking if it's loose or glued to the floor. 4.) This last part would be tolerable, except NOW we've discovered that the mop-n-glo has already started peeling and flaking off in places sticking to our feet, pulling up in small sheets, ostensibly revealing a not-that-clean floor that potentially has lead dust/paint chips? They also left a large exterior dropdown window unlatched, so when we came home the window had fallen open, putting two holes in our wall and damaging the newly painted wainscotting. I don't know if this is representative of the work this company normally does since I see it has very good reviews, but we are proving to have a pretty poor experience. read more

We've worked with Doherty Restoration (John) numerous times over the past several years and have always had very positive experiences. John is incredibly reliable, professional, and knows what he is talking about. His expertise and calm demeanor helps everyone involved (including tenants, property owners, etc) feel very comfortable in what would otherwise be a stressful situation. We have had a number of remediations performed at various properties we manage in San Francisco over the past few years and John has been consistently wonderful to work with - quickly developing a plan, helping with communication with affected parties, and ensuring the job is done properly. I absolutely recommend working with Doherty Restoration/John! read more

We have worked with Doherty Restoration, in particular John Burke on multiple projects over many years. These projects were very involved and complicated. The work, quality, and skill demonstrated by Doherty and John Burke was outstanding. He responded quickly and was available to help and access what was needed. I have called John for a lead based paint issue that was very stressful to deal with. He took the time over the phone to understand the situation and came up from San Francisco to Palo Alto for evaluation on the same day. He provided some important piece of advice and reassurance on how to deal with the current situation as children are around. You can tell that John and Doherty Restoration really do a thorough job and provide high quality services while really caring for people, which is of the utmost importance in this kind of situation. I can't thank you enough John for your time and knowledge sharing today. read more

We had lead remediation done with a full paint job on our 124 year old house. Fantastic job. On time, worked hard and clean up was perfection. They were also careful that no paint got on our neighbors property. read more

We worked with John Burke who provided quick and high quality services for lead abatement. John took an inspection report and laid out a plan for us in terms of what exactly he would do to remediate each area that was an issue. We were happy with the quality of his work in terms of painting and refinishing exposed surfaces, sanding and repainting high friction areas, and repainting outdoor steps. We received several quotes before proceeding with John, and his pricing was very reasonable. He also provided much more detail in terms of how he would remediate each issue than competing quotes. Finally, several companies we consulted with would only take on larger projects (ie, massive lead abatement undertakings). John took on our project even though it was a smaller, 3-day job. read more

I got a notice of violation for peeling lead paint on one side of my rental property in San Francisco. However, the only way to access that side of the building is via my neighbor's deck. I knew it was a good sign when I called Doherty Restoration and got an actual person answering the phone. I spoke to John Burke and he put me at ease right away. He is a certified lead supervisor with many years of experience, and he's dealt with many notices of violation. We met at the property twice before he wrote the contract, and he was punctual each time. The contract laid everything out as we discussed. His team took care of the lead containment above and beyond the EPA standards. They also replaced portions of the wall that had dry rot. Since I was not onsite during the work, John called me almost daily to give me an update. John was able to work with my neighbor and tenants in a very professional manner. When my neighbor requested a lead dust inspection after the work was completed, John referred me to a great lead inspector. Everything completed on time, and I'm happy to say that my notice of violation has been cleared. read more

Doherty Restoration has been our best contractor for years. I have personally completed projects totaling over 5 million and each job has been exceptional. Most projects involved complicated permitting and special inspections that were expertly navigated with SF DBI. We have completed ADUs, soft story / seismic retrofits, converted units, remodeled units, exterior painting, fire alarm upgrades, and each project has been carefully managed from the crews to the tenants and neighbors around the work. John and Pat are proactive and on-site with the jobs, which maintains the quality of the work. They are honest and straightforward from the start. Having worked with a dozen other contractors, I can say that they easily deliver the best product in the city. read more

Hi Frances, Unfortunately this is not a case of mistaken identity. The contract has your name on it, Frances Doherty. The business address is the same, and I recognize you from your yelp profile picture. It is definitely the right review for the right contractor. I've attached a partial picture of my contract with you for your reference. As for your attempt to reach out to me, I'm not convinced that you tried. There were no emails from you to me since I posted my 1st review. But it wouldn't matter anyway. There's is simply no way I would engage your company in business again. I believe the saying goes, 'once bitten, twice shy'. Fair warning to my fellow Yelpers. read more

My company hired Doherty Painting & Construction to replace the roof beams on our building. After phoning a lot of different construction companies and getting prices from four of them, Doherty's was the most reasonable. Michael (a really nice English guy) went over all the details of the job with me and even though I'm useless when it comes to anything that involves power tools, he was able to explain it to me in terms that I actually understood! The work started and finished on schedule, all the guys were really friendly and they left the place clean and tidy when they were finished. As I had such a positive experience with them through work I decided to hire them again, this time to paint the interior of my apartment. I am pleased to say the experience was just as pleasant the second time round. Their prices were very reasonable and I have received lots of compliments on the great work they did. I will definitely use them again for my painting and construction needs, which hopefully won't be for a long time :-) read more

These guys are real pros. I had them paint my house exterior and they did a fantastic job! I plan to have them do the interior as well.

Doherty Restoration painted the exterior of our house. The house is old and has some lead paint, so we wanted a painter who knows how to properly handle this hazard. We talked to a few painters, and John was definitely the most knowledgeable and precise when it comes to lead certification and lead paint. The work was conducted with attention to detail both in terms of the painting itself and minimizing dust. The workers came on time, they were respectful of the house, and communication with John was great, both before and during the project. We are happy with the end result, and will recommend Doherty Restoration to others. Thank you! read more

I take care of thousands of properties and work out of town and for the first time I was faced with a lead violation from the City of San Francisco and if anyone knows anything about this they know it's a rough place to get a violation from and even harder to have work done for a fair price and on time. I had no idea where to turn and unknown to me I hired a horrible paint contractor who left my job site a complete mess and compromised my passing inspection by leaving all of the lead paint chips all over the property grounds, landscape and window sills but Doherty Restoration came to my rescue. I was referred to them from someone at the city and I am so glad I called them. They are professional and knowledgeable and not to mention have some great accents. They were quick to bid my job and were more than happy to allow me to talk to the field guys about specifics on how they were going to help me resolve my problem and pass inspection. Once they were approved they were quick to complete the scope of work and help me get the clearance test and complete paperwork I needed to send to the city. Trust me if you need help you have reached the right people ! read more

We hired Doherty Restoration to complete a major renovation of our home in Burlingame. The job was quite complex and involved almost a complete tear down and rebuild of our home. Our experience with the owner Patrick, project manager Michael, and crew was very positive from completing the project on schedule and on budget, to making sure the jobsite was as clean as possible at all times. We did not want to inconvenience our neighbors and Michael, did an excellent of following thru on that. They were very diligent about giving us progress updates and helping us work thru any decisions that needed to be made as the project moved forward. In addition to completing the renovations, we also had them paint the entire inside and outside of our home. Silverio, in particular did an excellent job of painting all of the detailed trim work. We are so happy with the finished product both inside and out. Five stars to Doherty Restoration for completing our project on time, on budget and for exceeding our expectations. read more

For a complicated and extended seismic retrofit job, we had a great experience with Doherty. On the engineering side we had series of structural problems arise (with water saturation) which they successfully addressed. For the ADU we had to cross the quicksand of SF city permitting and fire codes which were a huge delay. Although it was no fault of Doherty's, we did have to undo some of the retrofitting that they had just completed. Very frustrating. Whatever cajoling had to be done during many trips to the building dept, I'm confident they did the best job possible. Michael and Patrick did outstanding work, were always available for the owners, and had all of their subs very well coordinated. I would highly recommend them. read more

The Doherty Restoration teams are outstanding and I highly recommend the team for both painting and renovations. I have been working with the team for over 2 years. With many years of experience with painters and renovations in multi-family housing I can say that John Burke and his painting team are the best. The work is consistently monitored, priced well and there is little blue tape needed on the punch. The team arrives on time, with little disturbance to the residents. When working in a Resident's home, the team is respectful and courteous and works around their schedule communicating to management with the progress. Property Management Companies in the Bay Area usually need three bids on large projects. Make Doherty Restoration one of your bids and you will make them your go to for every job. Doherty Restoration is incredible to work with. Their customer service was outstanding. They were hired to do a seismic upgrade for a 15 unit apartment building in San Francisco. I have another similar project and will certainly call on Doherty Restoration again! read more

For more than 8 years I have owned a business in the Marina which has been through many remodels, repairs, and nearly as many different contractors. Finally I was introduced to Doherty Restoration. The entire Doherty Restoration team has shined so brightly in planning, execution, as well as communication that I will not work with anyone else in the future. In our situation it has to be right the first time, on a deadline, every time... or we lose revenue. What these guys have done for us over the course of multiple phases of a remodel has been nothing short of miraculous... and all while staying open nearly 100% of the time. The work they have accomplished here exhibits high form as well as high function, under demanding conditions, and punishing deadines... and all in compliance with San Francisco building Dept. Amazing. Thank you Patrick, Michael and the entire team. Martin an Electrical Wizard, Tommy a Master Plumber, Simon an HVAC magician, Damien, Roland, Carlos, Owen. Hard workers, problem solvers, RESULTS oriented and Uncompromising Quality. It's like these guys threaded a needle passing you at 90 miles per hour, and polished the needle on the way by as well. We have just had Doherty Restoration renovate our Victorian home. They have taken down the house to the studs and done an extensive remodeling, from adding a garage to changing the walls and windows, installing a radiant heating system, doing all the bathrooms and kitchen and more...We are hugely delighted with the excellent quality of the work they have done, with their attention to details, their understanding of the changes we wanted to do throughout the project as our design ideas evolved and their overall patience and client focus. And this is really the strength of Patrick and his team: their client focus that leads them to be great listeners, open to changes and uncompromising on quality. 1/22/13 - Doherty did some painting and drywall work for me. Everyone I interacted with we super friendly and helpful. Their price was competitive, they were very responsive and the quality of work was great. They were very respectful to our home and completed my punch list with a smile. [I work in construction and am a bit of a stickler]. I will no doubt be using them again and would recommend them to friends and family. Updated 17/3/16 - I used Doherty Restoration again for drywall and painting work in 3 more rooms in my house. John Burke was very responsive, quote was competitive, and the quality of work was to my expectations. Again, very respectful of my home. This second project hasn't change my mind. Still 5 stars. read more

A warning... If you value your time, move on. Here's what will happen if you call: a very nice lady will answer, and assure you that "John" will return your call in 24 or 48 hours. After a day or two of watching your phone like a hawk to no avail, if you call back, she will offer the same assurances. This cycle may be repeated several times over the course of 2 to 3 weeks, but I assure you, at no point, not even once, will "John" return your call... not even to leave a voicemail saying he is too busy to take on new jobs, which he obviously is. read more

Doherty is a miserable landlord/property management company who I suppose doubles as a restoration company. While I have no experience with their restoration business, if you are interested in renting a property from this company, look elsewhere. They are slow to respond to your claims (in two years living there, I never received an entry code for the front door), largely unhelpful in assisting you (packages were constantly stolen and they were indifferent), and they WILL take money out of your security deposit for normal wear and tear. They recently charged my former roommate and I to repaint the entire unit, as well as to clean the entire carpets, neither of which were more than normal wear and tear. We only received 2/3 of our $4,000 security deposit back after living there peacefully for 2 years. Moreover, when I asked them over email why this would not be covered under "normal wear and tear", they never responded to me. We also heard similar things from neighbors that this was a common issue. All in all, Doherty is the type of landlord that you should try to avoid, as their impersonal, money driven approach to their properties displays how little they care about their tenants. read more

Well, the paint job looks good 6 months later. I'll give them that much. They came to me through the Alameda County Lead Poisoning Prevention Program. Great program, but poor choice of contractor. Doherty says they are both a painting and general contractor so I agreed to let them do some siding repair to my wood sided house and to install a bathroom fan in addition to the complete exterior paint job. Here's the whole list of things they either did wrong or poorly. 1. They claimed to never work without a permit where needed, but somehow forget to get one for the electrical work until I called them on it. Funny - they were billing me for the permit all along. Hmmm 2. The electrician (apprentice?) left the wiring for the fan in such a hazardous condition that the next guy they sent out didn't even argue with me, just got up there and spent several awkward hours making things right. Always easier to do it right the first time? 3. Pat Doherty, owner, claimed they would use only the highest end paint from the ICI paint company. They did that - but only on the trim, not on the body of the house. 4. The carpenter cut each piece of siding at a different angle where it met the slope of the ground AND they weren't long enough to cover the rough framing of the building like they were supposed to AND there were some 5" gaps where light was shining through. There was more detail stuff with the carpentry that was poorly done, but you should get the general idea. Painting was pretty good, everything else was not. read more

This business was a life saver. We recently had a lead problem and needed someone to clean it up. The first quote we got was around $8000 for a two family dwelling upstairs and down. Yikes! So I decided to do some research and did the top part of our house myself. In doing so I realized how much work it was and just didn't have the time to do the bottom floors. That's where Doherty came in. They came out. Gave us a quote and within the week had someone who was very professional come out and do the cleaning. Total cost for the downstairs. A little over $500. Don't know what the first guy I went to was trying to pull. Thank my lucky stars that I called Doherty Painting. read more

Six years ago, we did a full restoration of the front of our Edwardian, including removal of tacky aluminum siding. We were concerned about the lead paint as our first child had just been born. After looking into it online, we learned of Doherty Restoration. They are truly experts on lead safety. The resulting paint job was gorgeous, and they also did some very fine work on our interior. When it was time to repaint this winter, we felt like we had to do our due diligence by getting three bids. The Doherty bid was right in the middle but we trusted them so went for it. Again, they did an absolutely masterful job. Silverio and Paul (and of course Patrick) are really wonderful guys. Top-notch artisans and complete professionals in every respect. Next time, i won't even bother getting other bids. I can't recommend Doherty Restoration more highly. read more

Patrick was very detailed in his explanation of what needed to be done and how long it would take. The crew showed up on time and had the whole job done in 1 week.
