Over promises and under delivers. We contacted Ilan Yosef, the owner of IY Development Renovation, because he was referred to us by someone in our Diamond Heights Village HOA. We wanted an updated bathroom - tile wall in the shower, new fixtures, a new vanity, new bathroom floor. Ilan estimated that it was a 'small job' and could be done in 2-3 weeks.
It has been almost 5 months and the project is still not finished. The pantry and vanity are fine, but those were custom and Ilan's crew only had to install.
The shower fixtures all seem to have problems - not configured correctly, screws missing, space in between the wall and the fixtures. We purchased a high quality set of fixtures, and yet the crew kept blaming problems on the quality of the hardware. They had to break into the newly installed tile to add another copper line because the tub spout was always running, even when we diverted to hand shower or rain shower (why did no one think to test the plumbing before closing up the wall the first time??).
When we first met Ilan, we pointed out our other shower, which has marble; flat and even. Marble was never brought up as an option, which we would have purchased if recommended. During our initial meeting Ilan recommended porcelain tile. After installation, however, once we pointed out to him that the walls were not flat, nor spaced evenly, he said that that is how porcelain is. Obviously had we known that, we would have opted for marble, but we suspect that was just an excuse for shoddy work.
The piping behind the shower might be an issue as well. The workers left space between the fixtures and the tile, which would allow water to come in, and mold to grow behind the wall. They came back a few times to supposedly make adjustments, but It looks like they just tightened the fixtures, possibly putting stress on the pipes inside the wall. The tub fixture still isn't flat and the hot/cold fixture just comes off in our hand (appears to be missing screws?) and is not easy to adjust the water temperature.
Cleaning up - Ilan had promised that the crew would use plastic with zippers and cordon off the area from the rest of our condo, which was discussed in detail. BUT, they only sealed off a closet near the work area. We spent many hours ourselves cleaning the dust off of the furniture and floors of our other rooms.
We are extremely disappointed in the sloppy work. We do not blame the workers (who spoke Spanish only, adding to the difficulty of communicating the issues - and Ilan didn't appear to speak Spanish). We ended up supervising much of the work. After the work was partially done, Ilan insisted on us post-dating a check for a segment of work not then completed. It felt like a shake-down.
When we showed Ilan the grout in the shower, we emphasized that the grout was mismatched and not uniform, and there was a sandy-type grout used as well. He had warned us not to purchase that type but ironically his workers brought and used the sandy type when trying to complete the job. They fixed the grout issue to an extent. Had we not stepped in to manage the process, the bathroom would have been left that way. Maybe since this was a "small" project (though a big deal for us and not cheap!), Ilan didn't appear to think it was worth his time. The work crew appeared to take liberties and cut corners. The wall tile was left with grout residue, which after drying was difficult to remove. In addition, we spent countless hours performing tasks which were part of Ilan's scope of work. This would include running to tile stores, Lowe's and other places.
If we are to get this project to what we had agreed to in the first place, it might require the shower tile to be completely redone. I can't imagine that anyone would be happy with these results. We communicated this to Ilan over two weeks ago in a detailed email, and now it's been over a month since we have had any contact. No reply. It appears Ilan has abandoned the project and we are on our own to make sure our shower fixtures get properly installed and decide how we will proceed with getting our walls flat again.
We would never recommend this contractor for any type of project after our experience. Beware. read more
