Not sure what I paid for but this is what I got - our insurance company required this inspection. The man that came out knew little to nothing about cedar shingle roofs(ours was new). He did not understand the unique nails at shingle above the gutters (they are epoxied ribbed nails). He also was creepy and took pictures of our interior and bedrooms. Why when he was only supposed to look at our roof. Weird. Our insurance dropped us! I tried to call DH Home Inspections and talk to them about it and they refused to call back. Do not waist your money! I paid for this home inspection for my new condo. My condo has 14 windows and a sliding glass door. When I moved in it rained and 9 of the windows leaked on to the walls and floors! The sliding glass door was pouring rain inside! The condo also has air conditioners, one of them leaked water in the closet and across the bedroom floor! All of the windows and doors need to be sealed or replaced, wind and rain comes right in! None of this was mentioned in the report! Also there were 2 guys, one was doing his job, the other one kept talking about his prison time! Not cool, shut up and do your job. read more

When the home inspector completed his review of the house, he provided a verbal summary of the findings. However, when the written report was sent to me, I was very disappointed with the lack of details. It seems it was a "fill in the blank" report and some of the pictures were of poor quality. We had our condo inspection scheduled with Diamond Head Home Inspections. Johnathan is the inspector assigned to the job. He was punctual professional and thorough. Even though the apartment is small in size. He was very meticulous about testing all of the appliances, including the washer & dryer making sure they are functional and at proper temperature as indicated on dryers control panel. Johnathan finished in about 1.5 hours and spent an additional 15 mins to go over any questions we may have for him. We are very please and impressed with his level of service. The objective was to increase energy efficiency and reduce demand on the GRID. He worked with the HVAC Company until he was satisfied the leaks had been reduced to a minimum. After a month at the place, we got in contractors who clearly showed us major structural problems that these inspectors told us were just "cosmetic". Also the inspectors called the sentricon systems in the ground were for "drainage purposes". Our termite guy laughed. Robert from Diamond Head Home Inspections completed our inspection. Robert was on time and ready, gave us some insight of what he was checking, how he would be doing the inspection and said that he would go over everything at the completion of his inspection. During the inspection we peppering Robert with questions and concerns. Robert would stop to explain things that needed to be explained and would answer all questions. This gave us a sense that he was willing to work with myself, my wife and our realtor. When Robert was going through the inspection he would tell us what he was doing and the purpose of it all. At the end of Robert's inspection he gave us a review of what he saw, what was not working and what needed to be fixed. The inspection was not done properly. There were several issues. The major one was leak on water heater so I had to replace it after purchasing the home. Also, electrical problem so i had to replace the whole light in the kitchen. I wish I knew it before so I could have negotiated purchase price.
