I was recommended by my agent to go with Ryan for a new home inspection. The home was a new condo project in town so I didnt expect too much for Ryan to note but I was wrong. We were there for about 30 mins (I was 15mins late so Ryan had less time to inspect) and Ryan found a lot of cosmetic, mechanical, and safety issues with the unit. Two of the important things that he caught was the missing leg on the stove which couldve led to cracking or tipping of the stove and the non-bolted AC unit on the balcony which couldve easily tipped over on anybody who pulled on it and wouldve caused some damage. I was able to schedule an appointment pretty quickly (within a few days) and Ryan was more than willing to work around my schedule. He was thorough and after he finished his inspection he walked me through all of his findings making sure that I understood each issue as well as his recommendations to resolve it (also whether it was urgent to fix or if it could wait) before moving on to the next. 10/10 We can't be more impressed by the meticulous and thorough inspection Ryan and his assistant Ricarte performed for our multimillion dollar property purchase. After spending 6 whole hours on the property, and due to COVID-19, Ryan walked us through the entire property via FaceTime for more than 100 minutes, identifying all the repairs that need to be done, from exterior to interior, and estimating the costs and nature of each repair to help us make this property safer and more enjoyable. Besides being fastidious and knowledgeable, as if he were a "doctor" for a house (it was no surprise to us that it runs in the family, as his father is a plumber), Ryan also sent us the written report, complete with pictures and an interactive personal to-do list tool for repairs, at midnight, which meant he and his colleagues must have worked all day and night to inspect, take detailed notes and pictures (some with a drone!), and generate the report. We can't think of a better way to spend our money on a house inspection that was conducted with such expertise, diligence, and hard work. Plus, payment was super easy and can happen via PayPal.
