This was our first home inspection, and going into it we were nervous, however it was one of the most positive experiences we've had thus far in our home buying process! Jay and his team were referred to us by our relator. Our realtor helped set the appointment, and we met Jay and his team at our future property at the time he designated. The inspection took 2 hours, which gave us confidence that they were thorough, but nothing could prepare us for what came next. As we entered the property, Jay excitedly remarked with open arms, "Welcome Home!" This was the first jarring and EXCITING realization that we are truly on the road to home ownership! It felt good to imagine that we were being "Welcomed home" already. Words can't express how much that gesture meant to us. After we sat down, Jay introduced us to the two other gents in his team - one was a carpenter and one a maintenance man. We felt comfortable that they went over their credentials, which helped us feel confident in their ability to assess the property. What's more is that they left their ladder for us to check out the attic, a point my hubby was adamant about. They were generous with their time as we poked around on our own before starting the formal review. The formal review was delivered in an easy-to-follow format. Jay pulled out his iPad and showed us pictures and documentation of the issues he and his team noted in the home. They took ample photographs and seemed to have checked every nook and cranny thoroughly. Whenever we had a question, he was able to easily explain it and even offer advice on remedies. After we reviewed the report, we walked around the unit and he pointed out everything he mentioned to us. It made us feel so much better to see it for our own eyes. I like that Jay was always realistic about what needed attention now with a professional versus what will be on the "Honey, do this," list, LOL! Home Inspections Oahu replied in a timely manner. We were scheduled right away - home buyers, you know how this it's very important because of time commitments in the buying process. Once our date was set, they gave us a time frame and what to expect. The inspector, Jay, arrived at the house at 10:00 am, then after he met to discuss findings at 3:30 pm. We did not need to stay while he was inspecting the house, but just for the meeting. Initially, I thought that was a long time frame, but Jay's report was very thorough. It took a little over an hour to review the initial report with a walk around the house. Jay was friendly and gave advice about the different items that needed to be addressed. He stressed the most important things. After the walk around the house, we paid with a credit card. Jay was true to his word and emailed a complete report by the next morning at 9:00 a.m. It was extremely detailed with pictures and short descriptions of each item. It was 70 pages!! I would rather have a detailed report with nothing missing, than not know something. If you need an inspection on a home, this is where you should get it! I contacted Jay on a Wednesday and he confirmed my appointment the next day very promptly! I asked him for a quote because I didn't know what the size of the apartment was considered. He gave me an estimate price which is what we paid. (No surprise add on $). He emailed me and then called me at a time that was most convenient to my schedule. We schedule for an inspection on Saturday, but due to the apt. getting the flooring in, he said it was in our best interest to schedule for another day so it would be a thorough inspection. After the inspection Jay told us the major issues of the home and then the minor. He also gave us advise on how to fix the problems because he is very knowledgeable from his prior trade. Jay was able to explain things to my husband (who knows more about plumbing and electric) as well as to me (Not knowledgeable about homes).After the inspection he sent over the report promptly! The inspection of my (what I hope to be) new home in Kapolei was beyond what I expected. I had 3 previous home inspections and this superseded all the ones done previously. The courtesy and professionalism to the current occupant and myself definitely is not taught or trained, it is who you are. Every detail that was to be presented in the report was step by step explained by Jay (he also walked us over to the subject location) ahead of time, so when I got the report at a later date, I almost felt like I didn't have to read it, because he went over everything in person. Which helps a person like me who doesn't like to read because how easily I get distracted or can't find time to sit through a report. He had his arsenal of testing/inspection devices on-hand. It felt like he went through every inch of the home. Definitely recommend calling him up on your next home inspection needs. This is my first time working with Jay. As a realtor, seeing first hand how thorough a home inspector inspects, how he prepares his reports (how detailed they are), and how he explains things to the clients are so important. I also appreciated how he made time to do the inspection on short notice, after the first (well known) guy canceled because he couldn't open lock box (which I found afterwards to be unscrambled and on the correct code). An Inspection Report for the Buyer gives them an overview on the condition of the property they are about to buy during a period of the contract in which they are able to decide whether the condition is something that they can or cannot handle. So covering not only items that may need attention, but items that will need maintenance or future replacement/repair during the inspection and walk through is critical information that a Buyer needs to make an informed decision. Common sense right? Not really. Not all inspection services are thorough or will document in their report the current condition at time of inspection. Why is this important? Because of the inspection report is often the first item a Buyer and their experienced Realtor will look at if something isn't working at the Final Walk Through. The condition at inspection should be the condition at Final Walk Through (which happens around 5 days before closing and right before signing...) EX: A appliance or component (like a water heater) was working at time of inspection, it should be working at FInal Walk Through. If not, the Seller needs to get it repaired or replaced to be in working condition. Back to Jay... He was on time and got right to work as soon as he got into the unit. As he went about, I could tell he knew his way around a property and how to access to inspect. (I've had to literally walk some inspectors and show/open up where things are in other condos.townhomes for some inspectors OR worse... ask them to check certain important component items that I noticed they didn't check or go through on the client walk through). He was very tidy and made sure to throw away any small pieces of paint that he has to peel off in order to access the main panel. (I've also had to vacuum or sweep up after some inspectors). He took infrared photos (which some inspectors charge extra for...) and even found on the new stove that one element was not working. Instead of just reporting that, he actually troubleshooted and lifted the top to see if the element was connected and check the condition of the element (it was not connected when it was installed). **Some other inspectors wouldn't have done this and simply report to Buyers that the brand new stove isn't working...causing the Buyer (or Seller) to possibly call in an electrician, pay a $85 service call only to find out that it just needed to be plugged in. ** Jay took the time to check every plug and component in the studio that had all new appliances, cabinets, and flooring...and still provided a detailed report that stated whether something needed immediate attention, condition was current at time of build and suggested upgrades, or how to maintain. As we had a very tight closing date on our new home, Home Inspections was able to perform an inspection the next day after our real estate agent who highly recommended and called them. Both Jay and Rick did a great job that was beyond our expectations. Based on our previous experience with other inspection companies that basically gloss over a property, Home Inspections are nit pickers and came up with a comprehensive list of items that would require repair or some attention. If something didn't operate, they went out of their way to find out what was at fault to the best of their knowledge. Case in point was the jacuzzi that did not turn on when the button was pushed: they located and opened up a cubby hole that had access to the underside of the jacuzzi and noticed that it was unplugged. (It was unplugged as the jacuzzi would not shut off due to a faulty switch). Another case was the clothes dryer exhaust booster fan: This fan is located in an enclosed box in the ceiling of the laundry room. If Home Inspections did not open this box, then we would not have known that this dryer was equipped with a booster fan. Moreover, when Home Inspections operated the clothes dryer, they noted that the booster fan did not turn on automatically as it should. We can go on and on how Jay and Rick went the extra mile to give us a very thorough and detailed inspection report. Use Home Inspections you will be a very happy camper. read more
