Replacing condo windows on a busy boulevard in San Francisco is complex with many moving parts. I outlined the scope of the job gathering and researching the following entities before committing dollars to the project: Review CC&R Restrictions and getting HOA approval Identifying restrictions and window standards with the San Francisco Planning Department Identifying a Window Vendor with a bonded and insured Licensed Contractor with favorable reviews in the installation of the windows. I gathered quotes from (4) window companies comparing apples to apples after reading every review. What the other companies did not disclose was the complexity of installing fire rate windows except for Deluxe Window. Felix is not just a salesman but one with decades of knowledge and experience in the field. Felix disclosed that I would need scaffolding to install (3) fire rated windows and that the custom order would take 16 weeks for build. Also, that I would need written permission from my neighbor to add the scaffolds to reach my unit on the fourth floor. I appreciated the honesty with potential road blocks that can be resolved and dealt with early on in the project with open communication. None of the other companies that came out to quote me disclosed this information. Deluxe estimates were in line and comparable. Throughout the project, I was in constant communication with Darja who sent email outlining steps to guide me through the process from billing, materials, deadlines and installation. 16 weeks sounds like a long time to build windows but Fyre Tec windows are quality worth the wait. I also went with Anlin single hung windows for the ease of cleaning and life time warranty transfers. My installation took three days to complete with installer George paying close attention to details in water proofing, sealant, foam installation, caulking and trimming the frames. The City Building Inspector signed off to continue work and the second appointment to get final sign off of the permit went through without a hitch. The project was work but Deluxe Windows and the company's competent staff mentioned above help make this into a successful work in progress to final completion. I typically do not write reviews and have not written one in a long time, but with Deluxe Windows and doors, I could not have passed by the opportunity to boast about my experience. It's funny, as they say everything can be realized in comparison, and it's certainly true. I have recently had to change out my HVAC, two AC units, two coils and furnaces... Everything that could have gone wrong with that experience did. They overpromised and underdelivered, with change orders and price that was well above the quote... Over the years, I have done various things for the home, but no other company stood out enough for me to go out of my way to provide an opinion. With Deluxe Windows, the experience felt right from the first call. I went on Google searched for a few places, but liked their website. It was clean, informational, and showed starting prices, which was not the case with many others, leaving you wondering what you are getting yourself into... I called and got Yanek on the phone, who happened to be one of the owners. I loved that I got a person on the phone who knew something about the product and service, rather than getting the "lead farm" experience, where you call and they get your info, and sell it to the highest bidder, often selling it to a service who might have bad reviews and iffy at best. I had explained to Yanek what I was looking for, and within 5 minutes, had received more information about my own patio doors that I was trying to replace, then I had know to date. I had found out that I had Aluminum Doors, (not something I knew of the bat), I had found out that there are numerous manufacturers, but not all produce Aluminum. I had not replaced windows in my home since I had purchased it, which are still in decent shape, but the patio doors, being in high use, gave out over time. Locks and hinges were broken, seals were broken, screens were barely staying on rollers. I needed 6 new doors, but wanted them to match what I currently had. Felix provide me with a couple of brands, right over the phone that I should research, on their site, which I did, which allowed me to be more informed for when he was going to come to my house to measure the doors and provide an estimate. I had scheduled a free in home estimate, which went like a breeze. Felix had arrived on time, and spent 15 minutes measuring the the doors. As it turns out, something I did not really know, most windows and doors do not come in standard sizes and generally are made to order. Next day, I received a written estimate for Milgard Aluminum doors. Milgard is a great brand as I found out after doing research, and I wanted to install something that would have a great warranty and something that would last. I had then called another company and had gotten another Estimate that was a bit higher than that of DW. Of course I had also negotiated a bit with Yanek, and got a bit more of a better deal, and had decided to go with them. Doors were ordered, took couple weeks. Got permits and scheduled the install. The installation guys were super knowledgeable, efficient, and did a great job. One day and all 6 doors were installed. Second day, they did the trim and I was done. I'm late to updating this review but last year I did bring Yanek and Deluxe Windows back to replace four more windows. Yanek made it easy and painless. Yanek came by to take gross window measurements; I went to Burlingame to select the exact windows and options; one of his experts come in and to do the precise measurements. Finally, once the windows were manufactured, he had a trio of experienced installers come in and spend the day installing. These were not easy windows to install - 2nd floor, all installed from indoors, and a couple, due to the age of the house and non-square openings, were a challenge but they did it well, sealed everything up, cleaned up, and were on their way. When I wrote my previous review, Deluxe Windows was just finishing up their installation. There was just one little thing left - one of the windows had been shipped to us missing a window handle. The team assured me that they would order the hardware and have it sent to me soon. I checked in with the team regularly and was never given a clear update on what was happening or when the handle would arrive. After 2 months, I called and was told that the handle had arrived, but was the wrong color - they would order another replacement. After another month of radio silence, I called and was told that the replacement had arrived, but was again the wrong color. After another few weeks with no information and an unreturned call and message, I took it upon myself to look for the handle on my own. I found one in 20 minutes, ordered it, and it arrived a week later. I don't have a problem ordering and paying for the replacement handle. and everything I've said previously about the quality of the install team and the value/prices remains true. But the lack of communication and accountability by Deluxe Windows to follow through on their promise - especially after the size of project that we did with them - has left a bad taste. read more

I have been refraining from writing a bad review, but this company has pushed me over the top. They do not even deserve 1 star! Please be warned and take your business elsewhere. In February 2023 ordered a French door from Deluxe Windows to replace an existing one. I met with Yanek, the manager, who seemed professional and even came to my home to double check the measurements. I was told it would take 6-8 weeks for the door to be delivered. After 12 weeks I had not heard anything and contacted them. I spoke to Yanek who said the door would arrive soon and they would inspect it to make sure it was ready to install. The door was finally installed in early June and I immediately noticed problems. The door was extremely hard to close and lock. I contacted Deluxe Doors and they sent a technician who told me that these doors are made this way and you have to slam the door and hold it in place for the locking mechanism to work. Seriously!? It was really a pain and I struggled every time I opened and closed it. I could not open both sides of the door and it was nearly impossible to close. I was away for most of the summer and contacted Deluxe Windows again in early August. They did not respond to my multiple voicemail messages or emails. I finally got a call from someone named John who said he would stop by my house. I was at work at the time and I am a teacher so I cannot leave work on a last minute notice. John said that he or someone else would contact me and look at the door, but no one from the company has contacted me. I have been avoiding using the French door due to all the problems. It has been very disappointing as it's the only way to get to the backyard directly from the house. Then today a part of the door fell apart and I had to tie it closed with a piece of twine. This is unsafe and makes me anxious to have my home accessible. I hope that Yanek will read this review and respond, but he has not responded to my phone calls or emails, so I am not optimistic. read more

This is the first review I've ever written regarding home services. My parents who are elderly needed all their windows and doors replaced for their home. I did my research to get them the best of the best. I called several companies and by far, Deluxe Windows stood out. Other companies did not get back to me in a timely manner, and their customer service could not compare. Their staff was incredible throughout the entire process! The sales team, office personnel, engineers and the installers were extremely professional, knowledgeable and friendly. When there job was finished the office called to follow up a couple of weeks later and asked how my entire service went! Wow! They went above beyond and they deserve a 20 star rating! I've referred them to a few of my neighbors who saw the work done at my parents and were very impressed. The installers put a deep gouge on my hardwood floors. They did not put any protective covering under the window that they had it leaning against the wall. I even have a picture of this and sent it to Yanik when I discovered the gouge. All I got was a sorry. One of the installer also rudely us to leave the room and not get in the way. We were standing 5 feet behind them and they were not working with the windows at that point. They just didn't want us watching them work. Another thing is, they have no incentive to not do any paint damage or drywall damage. It's not in their scope to fix it but when they were leaving, the guy gave me a business card of his other side business that will fix all the damage and do all the touch-up work. If I can give a negative five star review, I would. Let me preface this by saying that I understand that the pandemic has caused supply shortages and jobs aren't easy right now but I really cannot understand the lack of responsiveness from this company. I seriously have stress and difficulty sleeping because of them right now. Back in July 2021, we had moved into our new home and we needed new windows. I found Deluxe Windows on Yelp and asked them for a quote. Yanek came and measured our windows and gave us a quote. On the day that he provided a quote, he sent a sincere email saying that he really wanted to work on our windows and also phoned me twice in the hour to try and get a hold of me. Seeing that he was sincere and that he was so communicative, we decided to go forward with it. We went to the showroom and even paid extra for better windows. Couple days later, someone came and measured our windows again and then took a 50% down deposit. After this is when everything went wrong, I tried contacting Yanek every couple weeks and I never got a response via email. I would call him and he would return calls either. At this point in October, I was convinced we had been scammed. I tried one last shot and messaged on their Yelp contact and luckily someone responded to me right away and indicated that Yanek will respond soon. So I waited, and all I got was "we're working on it, and that manufacturers have delayed." I expressed I understand that manufacturers are delaying but I would appreciate more communication. For another month, I got no response for email or phone call I sent. Finally in November 2021, Yanek asked if I would want the windows installed without the screens. We decided to go forward with it and wait for the screens as we weren't getting any responses. Installation was fine, but then we were hit with another problem. $8000 later, our windows are dysfunctional. Not only do they not have screens but they are too heavy to stay open. So if you pull them up, they gradually slide down and close. We're still missing one window too and I haven't heard back from the company. I repeatedly email again and I didn't hear back so I contacted via Yelp again. I got some warranty page and was told to contact the manufacturer but there's no contact info for the manufacturer anywhere listed and the company is not helping me in any way. Seriously, I've never been this stressed out but now I've spent thousands of dollars and I've received a dysfunctional product from a company that constantly ghosts me and refuses to provide any customer service. Deluxe was easy to work with in the beginning of my project. Yanuk was very helpful in sourcing and knew the materials, scheduling a measure & working with me on a complicated contract that involved 40 windows & 9 different types. Due to a manufacturer delay from Jeld-wan (window maker) on the delivery of the windows we had to install with the mismatched hardware. This was made clear to me by Deluxe prior to the install. On the install day they left what they believed to be the right parts but they were not. I had ordered specialty hardware to match my 1909 Edwardian hardware. It was very confusing & frustrating dealing with the manufacturer, Jeld-Wan (the people who make the windows & Deluxe). The windows were installed in October. The wrong parts arrived again from the manufacturer December 2, and a rep came out to recount the hardware & inspect. Jan 18th Deluxe helped me contact Jeld-Wan & get the order correct. The rep from Jeld-wan suggested not signing off on the project until all the parts were there in full but that would have delayed installation for months. In the end the manufacturer confirmed that the paperwork submitted by Deluxe was correct. It was a frustrating experience because once the windows are in all problems get transferred to the manufacturer but they can't help you unless the vendor confirms. I'm an interior designer & have installed many windows for clients in the past and usually the person you buy the product from handles the windows. Everything is a learning experience. But this was complicated & frustrating but Yanuk (Deluxe) did try to work with me making tickets for the vendor & confirming orders throughout the 4 month process. Did I get upset, yes. Originally I thought I was getting good value for the price paid, but out of a dozen plus windows I've had 2 fail in a major way. While this isn't necessarily the fault of this company, the almost lack of response most certainly is. The initial window was a pane failure and it took almost a year to replace between the lack of response from deluxe as well as the actual window company (Amerimax) sending an incorrect window. Now I've another window fail that is causing a substantial amount of water to enter and there has been little follow up from my multiple emails. My first email was November 19 and there is still no resolution in sight. In fact no one has even called to make an appointment to come out to check on the window and I feel if I wasn't following up this would have been dropped completely. Window failures aren't likely the norm, but how a company handles these I think speaks volumes about their product and how they do business. Right now I'm not a fan of Amerimax (window brand) and unfortunately how Deluxe is handling this latest issue isn't instilling be with confidence either. I get that these are difficult times and things fall through the cracks, but customer support and follow through aren't things to be taken lightly. read more

Beware of "Deluxe Windows" and "Amerimax " manufacturer!!!!!! In May 2016 our agreement was signed by Alex, the manager to replace 4 windows in family room. Windows were delivered at the end of July without letting any of us knowing the date and time of delivery, and were placed outside of the house without any protection and not minding new paint on the house. The windows stayed outside for a few days in raining weather. When they finally scheduled arrival time to start work at 8am, Deluxe Windows representative arrived at 7:30am (instead of 8:00am) without any prior notice. When the windows were taken into the house, my wife showed to Alex - one of the installers - the dirt between plastic and glass, and he said 'I don't have the answer to your question. I will clean it if you want'. My wife asked to please clean and provided Windex. Later in the day we found Windex in our garbage can with old stucco, and Windex was sealed and never used. After installing the 4 windows, 2 of them were not leveled with 1 and 1/4" difference in height, and were leaking during the rain. After calling Alex, the manager he sent the same person Alex to re-do the job. When the installer came back to fix the windows he asked me to give him $200, saying his boss will not pay as this is the second time he's coming to do the job. I told him that I am sorry but this is something he needs to address with his boss, and not me. I also mentioned that if he's not comfortable fixing, he should not. Alex became visually angry and mentioned that he already applied coking and will not do it again. I called the manager/ owner again and asked to send someone else, which he did. Against all odds, the same installer Alex comes in to do stucco and asks again for $200. I told him the same thing as I did the first time, that additional charges should be discussed with his boss. In return, Alex angrily said he'll do the job but to never call Deluxe Windows again, swearing in between the words and saying 'don't forget, I know where you live'. Needless to say, I couldn't let him do the job and asked him to leave, as this type of behavior is unacceptable, especially with little kids in the house, and a daycare my wife runs downstairs. After relaying this story to Alex the manager, he apologized. But bottom line, my windows are still leaking, and Alex said he'll call manufacturer, Amerimax so all three of us can meet to solve this problem. On October 26, Amerimax representative came in without any notification, as if Windows Deluxe and Amerimax operate under the same rules. He said he cannot do anything himself because the windows are too heavy, and in a few days he will contact me, and left. Alex said there's nothing he can do but wait as I didn't pay the full amount yet. In the meantime, the water is sipping through the windows and my floors in family room are wet when it rains. No one called nor came until today, except the owner of Windows Deluxe, Yanek to check out the situation, and supposedly write a complaint to the manufacturer. After he left, we kept calling him but he never picked up the phone. I don't know where the 'good reviews' come from for Windows Deluxe, as I can't imagine these guys being close to professional and honest. When sharing my story with friends, one of them mentioned 'yeah, I've heard they're operating bad business'. Please share with your friends and family, and keep circulating this review. I spent about 2 months researching windows, window companies, what can go wrong, etc.  I picked Deluxe Windows after another month of getting quotes and additional research. We had 12 windows installed in early October and we love them!  So glad we went with Deluxe Windows.  Competitive pricing and quality service.  They got everything done in just 1 day. Yanek answered all of our questions, was friendly, professional and very patient. The price was more than fair and broken down to the details. Their technical specialist came a couple days later to take final measurements and they ordered the windows.
