    Damage to roof directly below, missing tile.

    BEWARE, BEWARE, BEWARE!!! Based on the reviews I had read, I hired C-Wags, LLC in August 2019 to clean and treat my concrete tile roof. 5 months later I discovered a major roof leak causing $4700 of damage to my home. Upon further inspection I found the roof covered in moss and weeds growing on my roof. There were several cracked tiles and a broken tile resting against the gutter which could not be seen unless you were on the roof. After closely inspecting the before and after pictures I had received via email from C-wags, LLC at the completion of the work, I noticed the same broken tile that was resting against my gutter. The broken tile was NOT in the before pictures that C-wags, LLC took or the ones I had taken that morning prior to the job being started. I contacted Josh Burt 1/10/2020 and explained what I had discovered only to have him get very defensive and tell me that the tiles were already broken and they took the pictures to show me that. I asked if that was in fact the case, why wouldn't they show that in the before pictures and let me know I had a giant hole in my roof so I could have it repaired, before it filled my attic with water. He suggested the pictures he sent did that. I then informed him that I had my own before pictures from that morning that show there were no broken tiles and I was giving him an opportunity to make this right. Mr. Burt quickly changed his tone and informed me that he also owned a remodeling company and could likely repair all the damage caused. Mr. Burt then said that he would adjust his schedule and give me a call back, so he could come out that afternoon to take a look. I followed up with Mr. Burt 1/13/2020 as I had not heard from him again and informed him if I did not hear from him by 5 p.m. that day I would be turning it over to my insurance company. To date I have not heard from Mr. Burt or anyone at C-Wags, LLC. I am completely stunned at the amount of positive reviews C-Wags, LLC has received and would not recommend using them for anything as I would hate to see someone else's home damaged by this business. If you're reading this and have also experienced damages or careless and sloppy work performed by C-wags, LLC, I strongly suggest you file a complaint with the CCB to ensure Mr. Burt and C-wags, LLC are held accountable for their business practices. https://www.oregon.gov/CCB/complaints/Pages/how-file-a-complaint.aspx

    Scheduled service in May for gutter cleaning and moss treatment. They supposedly apply moss treatment that kills it- they do not actually remove the moss. So I waited to see if the moss would die off. Their website claims 12 months guarantee for moss removal. Come October the roof is all green. I reached out and they said they would come. Got scheduled. No one shows up. He says the winds were an issue and schedule is again. Again a no show and no mention of a reschedule. I reach out again, nothing. Reach out again and apparently being scheduled does not actually mean you have an appt especially if you are not an actively paying service (thought the first service did squat). I just want what I paid for. If this was not an advertised guarantee, I would just think I was out the money and never use this company again. Now I think I'm out the money and telling everyone I know to not use this company.

    This is how they seal concrete. A big sticky mess! Total disaster!!! You can see it's all over the paint on the house also! WTF?

Coming from a place where it doesn't rain 9 out of 12 months I had to educate myself a little about this subject. Thinking about it now it was probably not that ideal season to get this done however I didn't think about that at the time. Bridge City Soft Wash was one of the first companies that popped up on Yelp when I did a search for "roof moss removal". Google had provided what a cleaning and treating would cost so that's pretty much all I had to go for in terms of what to expect. I send a message through Yelp and provided what I wanted to get done and hoped for the best. David responded really quickly and even told me he could be out the next day to take care of the roof, which was on a Sunday too. The price he quoted was what I was expecting to pay so why delay it, I said "see you tomorrow!". David showed up and proceeded to clean and treat the roof. Took about an hour to and hour and a half. I can't really say how good the job was since 95% of the job is on the second story so it's not something I can see but I could hear him using the brush around the roof while he was here so I have no reason to doubt the quality of the job done. He even offers a 1 year warranty on his work so that just gives a little bonus on top of everything. Overall, really satisfied with David and Bridge City Soft Wash and I'd recommend him to anyone needing the services he can provide.

After being gone during the winter, I came home and the gutters were destroyed from the weight of the snow sliding off the roof. I contacted my sales rep and let him know what happened. He informed the owner who sent out the installer within a weeks time and replaced the damaged gutter. Most companies would have told me Im on my own, but both the Company, Owner, and his employees show alot of care and compassion, and I wasn't billed for additional work. They will get more of my business in the future, and I'll make sure they are added to the reputable contractors list at LMCH.

An hour later, Jordan and Joel showed up at my door, found the leak around one of the flashings and sealed it on the spot! (No need for a tarp!)     This review reflects my personal experience with IBEX over approximately a two-year period, from…read moreroof installation through multiple follow-up service visits. From the start, my project did not include what I understood to be their standard process, which typically involves a pre-job walkthrough and a post-job inspection with the homeowner. In my case, that process did not take place. In hindsight, that missing step appears significant, as several issues were not identified or addressed early. Over the following two years, IBEX returned to my home approximately 4-5 times for installation-related issues. These included step flashing problems that resulted in shingles lifting in affected areas, ridge vent replacement due to improper product selection for the roof design, and replacement of damaged gutters. Minor cosmetic damage was also documented during this period. IBEX did respond in most cases and performed repairs, but the frequency of return visits was higher than expected for a new installation. More recently, while performing routine maintenance in my attic, I discovered organic growth and requested a full inspection. During that inspection, it was documented that ventilation and airflow were not performing as intended. I was told that intake and exhaust pathways were restricted, including blocked or improperly sealed gable vent areas and limited airflow at portions of the eaves due to insulation and framing conditions. To address this, IBEX performed corrective work that required modifying the roof system at the upper roof to attic entry transition point to improve airflow into the attic space. Additional penetration points were also added at the lower roof edge area. Which does not look appealing. At this point, there has not been enough long-term data provided to determine whether they are beneficial or how they will impact performance over time. I was also informed there was differing guidance among technicians regarding whether certain venting adjustments were required in that area. Following these repairs, mold remediation was completed. While IBEX did respond and attempt to correct issues once identified, the overall outcome required repeated service visits and additional modifications beyond the original installation. At this point, the system is no longer in its original installed condition, and I have concerns about long-term performance and ventilation design. Based on my experience, I would strongly encourage homeowners to have an attic and roof inspection performed after installation and again at a later date to ensure that ventilation and installation details are functioning as intended and that nothing was missed during the initial process.
