We had a leak in the roof from the ac. Filed a service request. Guys came out and cleaned up. Leak then it returned and I called the after-hours line. Guy was a come complete and utter doushe. The management, is the nicest and most understanding management I've leased with. Management and maintenance team always say hi and have smiles on their faces. We moved in here 5 years ago when Liv crossroads was owners and absolutely loved it. Curve has slow maintenance services and little activities for people to do while living there. They act like we are just there. We had multiple occasions when our fridge brakes and they dont even fix it! they just put it back into place and say done. read more

I have lived at liv/curve for 2 years. I enjoyed the liv community, events, and positive vibes the staff and community brought. This was one of the main reason I decided to stay. I renewed the lease expecting the same results from the previous year. Come late November Liv is changing ownership to Curve. I expect the complex to continue the traditions and even possibly be better. However my expectations were not at all met. It does not even compare to Liv. I had the pleasure of meeting Sarah, she was nice. However, the rest of the staff, not so welcoming. I had a couple encounters with the staff members and right off the back they were rude and gave off a bad vibe. They seem to not enjoy working in retail and even dealing with their tenants. I never went back up there again. Every interaction, question, was asked through email. My lease is up, and now that I moved out they are billing me for everything! I cleaned the apartment I've been in for 2 years. Majority of the apartment was cleaned, a few spots needed a wipe down, cleaned the oven to the best of my ability, (charged for leaving apartment excessively dirty). They want me to pay for paint (scuff marks on wall from moving furniture) which is bound to happen when you move furniture around for 2 years, they don't consider this normal wear and tear. They want me to replace the bedroom carpet because it's not fully cleaned (It was deep cleaned with a deep cleaning vacuum, cleaned it 4x). All of these fees when they redo it themselves again (clean, new paint, new carpet). The charges are ridiculous it seems like they just want money. They are not at the standard they once were and are not profiting off of the apartments like they once were. They need to profit somehow so they will do it when you move out. I did attempt multiple times to appeal the charges but they have no sympathy or reasonable response to the appeals. I will be taking legal action. All they see is green. Don't lease here. read more

Be ready to deal with massive sewer roaches weekly. I wake up in the middle of the night to get some water and just see sewer roaches strolling across my hallway. Talked to the front office about this countless of times and there solution is to put sticky pads on the floor, It's disturbing. I have been living here since 2021 and it has gone downhill since it was taken over by new management. The apartment complex bug issues has gotten worse, parking is terrible and landscaping is done once in a blue moon. I can't recommend someone to live here read more

Curve at Gilbert - Massive Sewer Roaches - Apartments Near Me - Gilbert, Arizona

I moved into the Liv Crossroads community in October of 2021 and absolutely fell in love with everything it had to offer. From being newly built, all the outstanding amenities, how much the front office and maintenance team cared about the residents and the upkeep of the property, the community events, etc. You could tell the Liv team REALLY took pride in everything here. I could have easily lived in this luxury complex for 3+ years. But then Liv was abruptly bought out by Cushman and Wakefield (Curve) in December of 2022 and there is no simpler (or kinder) way than to say it absolutely SUCKS. The front office team is rude, unhelpful and closed off. The grounds are hardly kept up with. There is no longer a sense of community except for what the original residents from Liv have kept alive (which management tries their darnedest to diminish). The high rent absolutely does not reflect the extremely low expectations you should have of this once amazing community. I could list a novel of how completely lackluster this once beloved property has become.. weeds are overrunning the rocks, there's hardly poop bags at the dog stations which means feces being left everywhere, gym equipment wrapped in 'caution' tape for months, tequila bottles being shattered at the pool, and the LACK OF COMMUNICATION from the management team is SO LOUD. They could not care less about their residents and would rather turn all of the original residents over that way they don't have to be held to a higher standard. I understand these buyouts happen often and Liv is known for building BEAUTIFUL complexes and selling them. But the way Curve came in and took over was hardly acceptable. They have had over 6 months now to prove that they are worth the title "luxury apartments" and have fallen completely short. It has been extremely disappointing to live here these last 6 months and I have even decided to break my lease and move because of it. If you are considering moving here because you love the look and feel I would highly recommend Liv Northgate where you will actually get the true and amazing Liv experience. read more

My van was towed out of my assigned parking spot, it's the only spot I use. I don't drive the van, and that's the reason it was towed. Do not rent here, garbage all over. Management sucks, they piss people off and people take revenge of the property. Get rid of the clowns in the office and this place would get better. But the lazy people in the office don't do their jobs. I was not receiving mail from Fed ex and I was told it was because my name was not on the mailbox directory, inquired at the office only to be told their directory was down. Well it sold within the first day on the market so I had 30 days to be out. I called multiple times Curve at Gilbert and it was busy. So, I thought it was just a problem with people moving first of the year. I was wrong!!! Finally, after calling 3 days in a row I got ahold of Sarah. She got me setup in a one bedroom with pet fees of $350 per dog and 5 days rent. Of course I then had to pay rent at the first of the month for February which is difficult going through custody battle as well. No care from them nor the Cushman and Wakefield team. Months go on I pay my rent a couple days early and a little extra each time. Come May I call to talk to someone about the possibility of getting a 2 bedroom because I want full custody of my daughter. Well no one answered and I left voicemails and no callbacks! Finally, Sarah got my message and she called me and helped me. Well come to find out I have to pay another pet fee of $350 per pet and extra fees that no one should have to pay to live in the same place. I'm unsure where to start. I'm sad to see how bad my apartment complex has gotten. First, they changed management in December 2022 and all they did was leave a note on our door, nothing else! No email, no calls, no nothing. This is during holiday season so a lot of us aren't around. Thankfully I knew a neighbor and they gave me a heads up. Then they ask first payment to be a check...lol comical. I call and explain I am out of town and can't bring a check and am told that's the only way and I will be charged late fees if I'm late, just so rude and no type of empathy of this management change. The only nice thing I have to say about this complex is Mikayla understand this and allowing me to pay when I returned but that's the only positive that has come from a management change. Curve is so different in so many ways! The staff is rude and always say they are working on things that have been broken for months. It's so dirty and unkept now. Our previous cleaners really cleaned our common areas, now they vacuum the gym floor and leave. Not whipping the machines down, or cleaning the mirrors. The WiFi never works in the gym or club house. The leg extension machine has been broken for 3+ months. You put in a maintenance request they never come or follow up with you. They have lame generic community events now. No longer happy hours, random activity's etc. everything is awful now. I highly recommend to go with another complex really any complex in Gilbert is better than Curve. Other apartments in Gilbert give you so much more for your money with staff that have a great attitude. I can't wait for my lease to be up and never have to deal with these people again. When we first moved in the apartments were owned by Liv communities and they were amazing and the staff was extremely friendly. I would give them 5 stairs and highly recommend finding their communities over this place now. First off it was an abrupt change in ownership and we found out the day rent was due that we would need to pay check or money order (it's 2023 who even has checks anymore). The second month they come out the day it's due AGAIN and said the same thing but late payments will be charged so they gave us no time to make arrangements ??? It was hard to get ahold of people to discuss any of the above. We would get weekly reminders of the rules that seemed really unnecessary. When we finally moved out I had to call to get our deposit because of course they didn't contact us and they are saying we owe more money for move out fees. We paid a deposit of $700 which the "charges" were less than that amount and completely ridiculous/untrue. They are still saying we owe them money. The total was just shy of what a full month would be so clearly they were trying to get the rest of the month payment after our lease ended. STAY CLEAR OF THIS DEVELOPMENT read more
