I am very, very happy with the new patio Jose and team installed. They are an excellent company to…read morework with for the following reasons: QUALITY - paver layout is beautiful, & they installed extra gravel & drainage pipes to address my "swamp" COMMUNICATION - I always knew exactly what was happening, when the workers/trucks would be here. Before work began, Jose responded promptly to my requests for changes in design, gave detailed drawings &estimates PRICE - it was a very fair price, and lower than the other bid I got for a simple rectangular design DESIGN - my requirements were a bigger patio that covers up the swamp. Jose came up with a plan that has curves to fit in well with the curves in my existing landscape, plus the swamp is gone! He gave me advice on which sizes of pavers would work well in the design. PROFESSIONALISM - every day the team was on time and left the area cleaned up. They laid and re-laid pavers until they were satisfied with the look. They spent a lot of time leveling and fixing places where water pooled on my lawn/old patio. They improved the downspout drains and crawlspace vents. Call them for your project, you'll be glad you did!

After 2 years living in our Issaquah rambler, we were tired of our grubby back yard. With a very…read moresloping hillside slumping into it, the constant roll of rocks, and puddling of runoff made the space not very enjoyable. Our small deck, and a big dirt patch was also not a clean or functional space for us or our dog - so it was time for a change. Once we set our minds to investing in a renovation, I met with 7 (yes 7!) concrete, rockery, and paver providers to discuss the projected heat their ideas, and solicit quotes. A number of the providers were visionless, one was rude, and another was wildly expensive (twice as much as any of the others). Enter Jose and J Zamora Construction. While my initial vision for the space was admittedly to have a concrete patio, with a paver retaining wall - after meeting with Jose, my mind changed. In the most genuine and non-pressuring tone possible, he educated me about the benefits of using pavers (repairability, less cracking risk, better drainage, etc). That, combined with both his understanding of the challenges of my property, as well as his unique lense on a design for our space - made Jose a stand out. I also greatly appreciated that when I expressed specific wishes, he did not take offense when those ideas didn't align with his initial recommendation. When some providers acted put-off when I said "I don't want to take out this tree" (etc.), Jose took it in stride and offered solutions rather than trying to convince me that my preference was unreasonable. After viewing our property, he was prompt, kind, and fair in his quote to us. His documentation was thorough and clear. That, along with his truly aesthetically, and functionally minded vision for our space convinced me to completely pivot from "I'm doing concrete", to "let's go with pavers". After hiring Jose, he recommended products that suited our combined vision for my yard, was transparent about potential overages, and ultimately executed a project that is beyond my dreams for our difficult space. His crew of 6 busted their behinds for 4 solid days to crack it out. They were prompt, respectful of my property and neighbors; and thorough in their daily, and end of project cleanup. They even went above and beyond to carefully re-lay our dog's invisible fence line, which was displaced in the underground drainage portion of our project. Ultimately, we're left with the addition of nearly 1000 square feet to our livable space. An area that started as a grubby dirt patch has become a clean and stunning use of space. It flows with the natural landscape, and looks cohesive with our very mid century home. We have had neighbors (known to us and new introductions) stop by with their jaws on the floor - one even saying "you've made this yard the showpiece of the mountain". Once we paint the house - our sweet little rambler will be perfection - and we have Jose to thank for so much of our exterior transformation. Other over the top service notes: -Rock disposal recycling run -Bark delivery after project completion -Spreading bark over worn front yard after completion

It's amazing having someone to work with that will talk with you and truly make it what you want. From start to finish he went above and beyond for our project. He was clear about the cost of each change and worked with me to find the best solution. Best of all, the quality of the finished project is exactly what we wanted. You know you are getting old when you get this excited about updating a driveway... but I can't tell you how perfect this expansion was. It fits our cars, trash cans, and most importantly has me not driving or walking on the grass. I highly recommend Larry to anyone.

I'm glad I pulled the trigger one late night and sent Larry a request for a pathway I wanted on the side of my new house. He replied immediately the next morning, asked for pictures, and wanted some measurements. We ended up talking on the phone later that day and he came out the very next day to get the official measurements and inspect if there were any roadblocks to completing the job. Larry is really easy to talk to and provided knowledgeable answers to my questions. He responded to all my texts and phone calls within a reasonable period of time. I am old enough to fully appreciate a time when customer service meant something and Larry provides that in spades. Larry arrived super early on both the day 1 prep and day 2 pour. The entire process was smooth from start to finish without any hiccups. We had to remove a 3x3 concrete pad on the side of my house that required a jack hammer and I thought for sure there would be some collateral damage, but you can barely noticed any concrete was once there now that it's removed. I installed a concrete pathway years ago at my old place, so I'm familiar with getting estimates and what to expect from a pricing standpoint. Concrete estimates can vary wildly across the board. Larry's estimate was very reasonable in my opinion for the completed work. It's difficult to tell from the pictures, but installed pathway is 105 feet long from the end of my house to the existing edge of the driveway. Overall, I can't recommend Larry enough for his fantastic communication skills, pricing, and professionalism. He will give you the concrete you are envisioning without the worry. Thanks Larry!

However, a mishap costing us an extra $5K and communication with Luis left me feeling uncomfortable. I would not recommend him to others. I asked for 3 sides of our large backyard fence to be torn down and reconstructed. I said I wanted it to wrap around from our previous newer fenced section to our home. I asked for a walk-in gate. This was all in the LMS quote/bid. I asked Luis if we should do a walk-through before work began, and he said no, that wouldn't be necessary. This will be important later... By end of day 2, I realized they were leaving out a large portion on 2 of the sides. NO gate planned. I double-checked with Luis and he said other than the gate, which I guess was forgotten, that the 2 sections weren't apart of the bid. WHY would someone want to leave two 8-foot panels of old, withered, falling down fence between sections of new 7-foot fence? WHY would someone not complete a fence to the home, and leave a huge gap? That doesn't make sense. But, he told me it would cost an extra $5K. Unfortunately, I felt stuck since I wanted this job done, and they had already begun construction. I agreed, and now my project was costing us 1/3 more. On the 4th day, Luis called me while I was at work. He said the fence & gate were completed, and 2 of his guys would be waiting in my driveway for the FULL payment. I don't get cell service at the school I teach at, and as I'm driving home, I find out I'm responsible for racing to the bank within 20 minutes and picking up my kids from school. Impossible. Not only this, I find it unprofessional that there was no *walk-through* offered after the work was completed. He didn't want to give my husband and I a chance to look it over first? Make sure the craftsmanship was okay? I just don't agree with paying $15K for without this step. The next day, he was working another job far away so he couldn't collect from me. I offered to pay him the following day. Immediately Luis' texts became short, rude and made me uncomfortable. He claimed he couldn't pay "his guys" because of me. I even offered to pay him on the weekend, but he said he was out of town. He said, quote, "You have my money, but it is what it is." I'm sorry, the way you conduct your business has absolutely nothing to do with one client... the work literally JUST GOT DONE!! Banks are only open certain hours, and I have a full time job myself. He was paid the exact week that the work was completed, but after several tense text conversations. He would not text for 2 days and then demand to come by the next morning. "I will come by in the morning." No friendly greeting or even a question if that's ok with me. What?? One of his guys broke one of our in-ground irrigation sprinkler pipes, and when I told him my husband noticed this, I got no response until days later. I asked again, and he said it was all fixed. If I hadn't have said anything.. would he have told me?? For the additional $5K, we agreed to pay the following month. Luis sent me multiple Venmo requests. I tried several times to pay him via Venmo, but Venmo flagged it as "unsafe" and would not let it go through. Somehow, again, this was my fault, and I had to receive several curt texts. I asked him where I could send a check, and his response was "The address is on the bid". Just not .. kind. I always tried to be friendly and open. After our check was sent and cashed, we got no receipt and no "thank you for your business" email or text. Check sent, nothing. Lastly, he avoided questions about their warranty. On their website it says 2 years; on the contract, it states that the warranty goes by the materials - which I have no idea about. I asked several times, no answer. To this day, I have no idea if they'll fix something within a year or even 6 months. All in all, I'm left feeling unsatisfied about our business exchange. While the work seems quality, Luis' demeanor and the fact that we had to pay such a large extra cost for something I asked for in the bidding process leaves much to be desired. I hope this review will help someone.

Ricky took a very consultative approach and was detailed in his explanation of the process, provided me solutions that I didn't even consider (like an underground drain), and the project bid was in line with other vendors. I appreciated that I was able to book my service out a few months to a time frame that worked best for my budget and the weather. I would have assumed I would need to call and remind the team of our project start date when it got closer, but Ricky beat me to it. Once the project got kicked off, you could see the craftmanship that the whole crew possesses; I have recommended this team to anyone that asks. The most telling characteristic of this business is that post project, I have still received amazing and kind support on a few hairline cracks that appeared (at no fault of the team) and have never been made to feel like a burden. I cannot recommend this team any more highly. Ricky and his team are true professionals and you should definitely hire them for your next demo / concrete project.

A&M was one of the first who responded and with a very competitive quote. There are providers who would only do in-person quotes which would waste a lot of my time if I were to have to drive there just for a bid. Some quotes are straight-up dishonest and overpriced. Compared to these, A&M stands out as the best option, and I've have no regrets hiring them! His crew came out and did a fantastic job without supervision! To summarize, A&M were able to deliver service that I'd consider efficient without wasting time going back-and-forth. - quote accurately and competitively based on pictures and details - quick and easy scheduling - effective messaging and communication - getting the job done - legit invoicing (through Intuit) I am definitely bookmarking A&M Landscape for my future needs.
