I know this is to be expected in apartments somewhat, but some normal day to day noises from neighbors (kitchen noises/talking) can come through the walls kinda loudly. I work from home so hopefully I don't annoy any neighbors with all talking I have to do on the phone! Luckily folks here seem to lead pretty quiet lifestyles, so it's not for those looking to host rowdy late night gatherings. Other pros: -Large apartments, renovated with new carpet and appliances before I moved in. Great space for those needing a home office. -Most utilities included. Electric is separate but it really hasn't been expensive, especially cheap in winter (gas heat). Good A/C! -Generous free parking -Can walk to some things (B29 metro bus, CVS, groceries, library, farmers market, 711, etc...but you still need a car here) -quick drive to Waugh Chapel and other local shopping centers -low monthly pet fee (cats only)

Avoid this "luxury" apartment at all cost…read more I have lived here for the past 3 years and I cannot recommend despite trying incredibly to like this place. And here's why. People are living here on VOUCHERS. The behavior you witness here is something you would expect from a college dorm. Dog feces littered everywhere, poor parking, and screaming. This is NOT a smoke free building despite what they advertise, they do not enforce the policies and I smell weed outside and even my NEW apartment had cigarette stains on the walls when I moved in that they could not clean (see in pictures) THERE IS ZERO SECURITY. Your cars are not safe here. Broken windows and stolen tires ARE CONSISTENT. When I get home I see cars with shattered windows and tires gone. (See in pictures) Management say they're are "collaborating" with law enforcement which just means they called the cops. They are doing NOTHING to make the place safer; ZERO additional camera, ZERO security officers and ZERO extra lighting. And to top it off, for the my kitchen sink is completely broken.

The leasing office team Kara, Michael and Raven are always so friendly, accommodating and very professional. They've done a great job enforcing the Covid protocols ensuing the residence are well informed. A huge thank you goes out to the service manager, Angel Cotto and his maintenance team for diligently handling the snow removal during our snow storms. Their hard work and dedication is appreciated by many, if not all. I would highly recommend Monarch as a place to live. They offer great amenities such as Resort-Style swimming pool, fitness center, indoor and outdoor yoga studio, pet spa just to name a few. The building is within walking distance to several retail and grocery stores and restaurants. I am pleased to call Monarch my home!

To cap it off, they required a 60-day notice (fair) but when we asked if we could move our move our date up by 2 weeks to avoid paying the prorated rent an extra 14 days they immediately brought up our paperwork to me and my pregnant wife. We didn't even secure our next apartment until about 2 weeks ago, but we did know we weren't staying. They offered 0 wiggle room. Heartless. The complex smells during the summer due to dog urine and feces and the owners barely pick up. I understand inflation but we started at $1850 and when asked to renew our price for the same unit was moving to $2500+ and it's just not worth that by a long shot. Trash service was a nightmare at least once a week leftover debris would be in the street or on the steps that would sometimes linger well into the next day. The only bright spot was the maintenance. They worked very hard whenever there was a request and were very friendly. They host community events about once or twice a month which was cool but we rarely attended. Location is great but cars speed down the highway with loud engines at night sometimes. They message you about rent if it's not paid on the 1st when it's technically not due until the 5th. Everyone we grew to personally know in our building has left the apartment by now, and we're leaving too. The upstairs neighbor was here for 10+ years, and she even left about 2 years ago. I expect this company to continue to have high turnover and would NEVER recommend anyone stay here longer than a year. We moved here to stay close to grocery stores, places to go out to eat, and have plenty of things to do--which are all still here. But it's simply not worth it.

It is close to everything ( great schools, doctor's offices, emergency clinics, shopping, etc.). The new property management has upgraded the apartments and property with a new modern and fresh look and the grounds are maintained well. Unfortunately, the only real con is the dog owners. I don't believe it is the dog owners who live in the complex that's the problem, as there are townhouses and condos adjacent to the property. Once the curbing improves, I'll be much happier, otherwise I can say Arrive Crofton is very good apartment living.

I just moved into the Beacon @ Waugh Chapel mid June. Everything appeared to be going really well…read more Nice, well kept apartment, efficient maintenance, and friendly office staff. Over the last 2 weeks, I began hearing weird noises in my kitchen. I initially thought it was the ice maker, but then became concerned that it was something else. When I came home from work today, I saw a mouse run from underneath my refrigerator to underneath my stove. Mind you, I am a very CLEAN individual (slightly OCD when it comes to cleanliness). When I went to the front office to address my concern, the staff member at the front appeared very irritated. It may have been because I took my dog into the office with me. Although she is a larger breed, I see small dogs in there all the time without an attitude or issue from staff. Maintenance came to my apartment within 15minutes and provided me with 2 sticky mouse traps. About 15-30 minutes after he left, the mouse had been caught. I was initially relieved and thought my issue had been resolved but approximately an hour later, ANOTHER mouse was caught on the 2nd trap. I called the emergency maintenance number and maintenance did come back. I was given 2 more traps and told that pest control would need to be contacted and that they would return the next day. I am now up to 3 mice being caught and one that's still on the loose. When I tried to post about this issue on the resident bulletin, it was immediately taken down twice. Having mice in an apartment is unacceptable!!! I am now waiting to hear back from management in reference to how this issue will be resolved (finding how they are getting in, patching up holes, etc.) and how I can be compensated for this disgusting inconvenience. I have NEVER had an issue with mice in my entire 15yr rental history. There is no excuse!!!

(Which is a poor service) Dogs are allowed here so the place definitely has a super dog odor. Trash day makes it smell like trash for a couple days which trash day is every Tuesday and Thursday, I do smell trash Tuesday through Friday-Saturday. Then the trash man are super loud every Tuesday/Thursday morning so no sleeping in. Paying for your bill; You can to pay a convenience fee % based off of the amount you are trying to pay online with their convenient online website. Why would you have to pay more money to pay for your bill??? That is crazy.... sigh they will do either money orders or checks. All inconvenient. Maintenance orders; You can place your order online or go to the front desk to ask them? They are pretty good about checking up on any problems with the apartment. We finally found the counter we were looking for and got an awesome price that was 1/2 the price we got at another company and it included a sink, delivery and removal of our old counter They came on time and did a fabulous job. They were neat, clean and respectful of our home. The supervisor was very thorough and paid attention to detail. They were efficient, completing the job in less than a hour. They cleaned everything after and walked me through the work done. We love this place and will definitely be returning for the back splash and more business. Excellent job !!!!!!!!!!

When looking for new places to live after a cross-country military move, I looked at Southern Management properties in particular and couldn't believe my luck when I found this place. The location is insanely good. A beautiful, quiet, tree-lined neighborhood of mostly single family homes with rivers, parks, a country club and beautiful churches. The streets are broad with a low speed limit and sidewalks are everywhere, making this a perfect place to jog, walk dogs, or take a stroll with your family. Very safe. The schools are incredible as well. So you have that quaint, tranquil neighborhood feel, but you are also only 5-10 minutes from suburban sprawl convenience. Tons of restaurants, grocery stores, movie theaters, etc. You really have the best of both worlds. Although the buildings are a bit older, the staff does a great job keeping up the place. Everything is very clean and they treat the property with love and care. The leasing team is always professional, courteous and kind. I leased an apartment here sight-unseen just based on online research, but when I actually arrived from out-of-state, everything actually exceeded my expectations. The kicker is that the rents are actually quite affordable compared to other places (at least they are at the time of this review). Everyone's looking for a place that's safe, affordable, in a good location with good schools. Usually you end up having to compromise on at least one of those fronts. But this place checks all the boxes.

This is the same review I've left on ApartmentRatings.com (6 months later, and it still holds…read moretrue!): My husband and I knew while we were living here that we had found a great apartment community, but it wasn't until we moved last week that I've truly come to appreciate just how wonderful it really was for us. So many other apartments don't seem to be made with the kind of thoughtful touches that make a place easy to live in; our one-bedroom at Fieldstone had everything exactly where we needed it. HUGE walk-in closet in the bedroom, plenty of cabinet space in the kitchen, spacious and well-designed bathroom, TV nook, washer/dryer in unit. The walls are thick; I only ever heard neighbors through our front door when they were in the hallway, or through our windows when they were in the parking lot. (Speaking of which - all of our neighbors were very friendly! Mostly older single people, middle-aged couples, and young military families.) The surrounding neighborhood is fantastic for families and dog-owners - a large park is right across the street, and lots of trails of varying length are also nearby. A shopping center with a Food Lion, sushi place, Subway, etc is a 30 minute walk from the apartments. I always felt very safe in our neighborhood - even while pregnant I would walk along the trails alone without a second thought, and I never heard of any break-ins. Maintenance always replied promptly to any requests. The leasing office was pleasant and dealt fairly and honestly with renters. Commute time through the gates of Fort Meade is about 20 minutes. Odenton proper and the strip of road across from Fort Meade don't have much to do (it's mostly just run-down chains), but the Waugh Chapel area (10 minutes from Fieldstone in the other direction, towards Crofton) is booming. There you can find a brand-new Regal Cinemas, Target, Wegmans, and tons of other stores and restaurants. If you can't tell, we miss our Piney Orchard home. Rent an apartment here for us - you won't regret it!

My ability to pay online was terminated over an issue with my roommate's account. I was never notified that it was terminated and when I logged in to pay rent, surprise I can no longer pay online. Instead of being helpful and fixing the issue like she had the ability to do, my property manager threatened me with late fees if I did not drop off a certified check with only several hours notice. She was also extremely unresponsive to maintenance requests. I was told that wires coming down in the yard and tearing siding off the house was "beyond a normal maintenance request" and I would need to get the problem fixed myself. If the roof fell in would that be beyond a normal request and on me to fix?! Oh and she also tried to schedule the walk through several days before my move out date and before I had the place professionally cleaned. I got her to change the date but it didn't really matter because she charged me for having the place cleaned again anyways! Oh well, at this point I was already so over Silver River and their ridiculous antics. I am so relieved to be moved out of their property and into a rental where I am actually communicated with and treated with respect. I would not recommend moving into any of their properties under any circumstances, they do not have the tenant's best interest in mind, clearly they are just trying to make a buck for the property owners.
