People are living here on VOUCHERS. The behavior you witness here is something you would expect from a college dorm. Dog feces littered everywhere, poor parking, and screaming. This is NOT a smoke free building despite what they advertise, they do not enforce the policies and I smell weed outside and even my NEW apartment had cigarette stains on the walls when I moved in that they could not clean (see in pictures) THERE IS ZERO SECURITY. Your cars are not safe here. Broken windows and stolen tires ARE CONSISTENT. When I get home I see cars with shattered windows and tires gone. (See in pictures) Management say they're are "collaborating" with law enforcement which just means they called the cops. They are doing NOTHING to make the place safer; ZERO additional camera, ZERO security officers and ZERO extra lighting. And to top it off, for the my kitchen sink is completely broken.

Their hard work and dedication is appreciated by many, if not all. I would highly recommend Monarch as a place to live. They offer great amenities such as Resort-Style swimming pool, fitness center, indoor and outdoor yoga studio, pet spa just to name a few. The building is within walking distance to several retail and grocery stores and restaurants. I am pleased to call Monarch my home!

Over the last 2 weeks, I began hearing weird noises in my kitchen. I initially thought it was the ice maker, but then became concerned that it was something else. When I came home from work today, I saw a mouse run from underneath my refrigerator to underneath my stove. Mind you, I am a very CLEAN individual (slightly OCD when it comes to cleanliness). When I went to the front office to address my concern, the staff member at the front appeared very irritated. It may have been because I took my dog into the office with me. Although she is a larger breed, I see small dogs in there all the time without an attitude or issue from staff. Maintenance came to my apartment within 15minutes and provided me with 2 sticky mouse traps. About 15-30 minutes after he left, the mouse had been caught. I was initially relieved and thought my issue had been resolved but approximately an hour later, ANOTHER mouse was caught on the 2nd trap. I called the emergency maintenance number and maintenance did come back. I was given 2 more traps and told that pest control would need to be contacted and that they would return the next day. I am now up to 3 mice being caught and one that's still on the loose. When I tried to post about this issue on the resident bulletin, it was immediately taken down twice. Having mice in an apartment is unacceptable!!! I am now waiting to hear back from management in reference to how this issue will be resolved (finding how they are getting in, patching up holes, etc.) and how I can be compensated for this disgusting inconvenience. I have NEVER had an issue with mice in my entire 15yr rental history. There is no excuse!!!

(Which is a poor service) Dogs are allowed here so the place definitely has a super dog odor. Trash day makes it smell like trash for a couple days which trash day is every Tuesday and Thursday, I do smell trash Tuesday through Friday-Saturday. Then the trash man are super loud every Tuesday/Thursday morning so no sleeping in. Paying for your bill; You can to pay a convenience fee % based off of the amount you are trying to pay online with their convenient online website. Why would you have to pay more money to pay for your bill??? That is crazy.... sigh they will do either money orders or checks. All inconvenient. Maintenance orders; You can place your order online or go to the front desk to ask them? They are pretty good about checking up on any problems with the apartment. Although just moving in there really shouldn't be problems. Such as my carpet was coming up from the floor... Bathroom jacks were not working... Etc Front desk; They are super nice Do their job Friendly Only reason why I didn't give them 1 Star And why I would have gave them 4 if I didn't have so many issues already.

When looking for new places to live after a cross-country military move, I looked at Southern Management properties in particular and couldn't believe my luck when I found this place. The location is insanely good. A beautiful, quiet, tree-lined neighborhood of mostly single family homes with rivers, parks, a country club and beautiful churches. The streets are broad with a low speed limit and sidewalks are everywhere, making this a perfect place to jog, walk dogs, or take a stroll with your family. Very safe. The schools are incredible as well. So you have that quaint, tranquil neighborhood feel, but you are also only 5-10 minutes from suburban sprawl convenience. Tons of restaurants, grocery stores, movie theaters, etc. You really have the best of both worlds. Although the buildings are a bit older, the staff does a great job keeping up the place. Everything is very clean and they treat the property with love and care. The leasing team is always professional, courteous and kind. I leased an apartment here sight-unseen just based on online research, but when I actually arrived from out-of-state, everything actually exceeded my expectations. The kicker is that the rents are actually quite affordable compared to other places (at least they are at the time of this review). Everyone's looking for a place that's safe, affordable, in a good location with good schools. Usually you end up having to compromise on at least one of those fronts. Living here has been a positive experience: -smoking is not allowed in any apartment or in the hallways per lease agreement -new windows and blinds - problem with sliding door was fixed quickly -regular inspection, maintenance and filter change for HVAC system to assure proper operation; individual BG&E meters for accurate billing -staff in leasing office are personable, knowledgeable, professional -maintenance staff are responsive; accountability may be tracked via online system for requesting service, repairs, etc. -public areas are cleaned every day -vendors/external contractors are always seen working around the property which is an indicator of ongoing, positive maintaining of complex -the grounds are green and beautifully landscaped; snow promptly plowed throughout the complex in winter -friendly and considerate neighbors; AA County Police live on property -Waugh Chapel Town Center across from complex - almost everything one could need may be found there, including emergency medical treatment center WISHLIST: W/D in apartment. I've been threatened by the neighbor that lives below for moving stuff during the day when I first moved in and yelled at, and I informed the leasing office of both situations. afterwards in an attempt to retaliate against me the below neighbor complained about me back. every single time I asked the leasing office to give me the times my neighbors claimed I was making noise the leasing office doesn't give an actual time.. this leasing office doesn't actually like to do their job from what I can see and again I've been here less than three months

HUGE walk-in closet in the bedroom, plenty of cabinet space in the kitchen, spacious and well-designed bathroom, TV nook, washer/dryer in unit. The walls are thick; I only ever heard neighbors through our front door when they were in the hallway, or through our windows when they were in the parking lot. (Speaking of which - all of our neighbors were very friendly! Mostly older single people, middle-aged couples, and young military families.) The surrounding neighborhood is fantastic for families and dog-owners - a large park is right across the street, and lots of trails of varying length are also nearby. A shopping center with a Food Lion, sushi place, Subway, etc is a 30 minute walk from the apartments. I always felt very safe in our neighborhood - even while pregnant I would walk along the trails alone without a second thought, and I never heard of any break-ins. Maintenance always replied promptly to any requests. The leasing office was pleasant and dealt fairly and honestly with renters. Commute time through the gates of Fort Meade is about 20 minutes. Odenton proper and the strip of road across from Fort Meade don't have much to do (it's mostly just run-down chains), but the Waugh Chapel area (10 minutes from Fieldstone in the other direction, towards Crofton) is booming. There you can find a brand-new Regal Cinemas, Target, Wegmans, and tons of other stores and restaurants. If you can't tell, we miss our Piney Orchard home. Rent an apartment here for us - you won't regret it!

It was explained to us: if we chose the more expensive option, we would pay nothing upon our exit no matter the condition. We left thier office and then returned and had the manager explain it again. We repeated what she was explaining so we understood clearly why we should choose the NON-REFUNDABLE deposit option that COST MORE. We go to move out and we are told the information we were told 6 years ago did not nor never did exist. Basically WE WERE LIED TO. We are now being charged for things like the refrigerator not being cleaned. We did clean it - we cannot reach the mildew / mold. We did not want to live like that. They said we did not clean the oven before leaving and yes, we did clean it. The buttons were all pushed in on the console also. Because we did not report these things during our stay - We are being charged for it. I replaced the carpet in my room with rolled vinyl. No glue or tape... just roll it up and throw it away. I am being charged $150 so they could remove the vinyl which is easier to remove than the carpet, padding and tacks. WARNING: RECORD EVERY CONVERSATION YOU HAVE WITH MANAGEMENT OR ANYONE IN THAT FROM OFFICE WARNING: REPORT EVERY SINGLE LITTLE THING THAT GOES WRONG IN THE APPARTMENT OR they will charge you for it. I have known previous tenants that regret trusting management at Riverscape. It cost them more than a thousand dollars to leave.

My ability to pay online was terminated over an issue with my roommate's account. I was never notified that it was terminated and when I logged in to pay rent, surprise I can no longer pay online. Instead of being helpful and fixing the issue like she had the ability to do, my property manager threatened me with late fees if I did not drop off a certified check with only several hours notice. She was also extremely unresponsive to maintenance requests. I was told that wires coming down in the yard and tearing siding off the house was "beyond a normal maintenance request" and I would need to get the problem fixed myself. If the roof fell in would that be beyond a normal request and on me to fix?! Oh and she also tried to schedule the walk through several days before my move out date and before I had the place professionally cleaned. I got her to change the date but it didn't really matter because she charged me for having the place cleaned again anyways! Oh well, at this point I was already so over Silver River and their ridiculous antics. I am so relieved to be moved out of their property and into a rental where I am actually communicated with and treated with respect. I would not recommend moving into any of their properties under any circumstances, they do not have the tenant's best interest in mind, clearly they are just trying to make a buck for the property owners.
