We occupied the unit for 1 yr and 5 months no pets no major damage and they sent an itemized bill for thousand and change for move out fees! PLEASE AVOID THIS COMPLEX AT ALL COST! It's not right to be charged for a carpet replacement that has absolutely NO damage and to paint over a few holes from picture and tv mounting. My last stay at Acero Cooley Was Nothing like this experience. I wouldn't Recommend this apartment complex at any cost. AVOID AVOID AVOID!!!

This is by far the worst complex I've ever lived in. Everything feels cheap and neglected. When I…read moremoved in, the apartment was filthy--there was urine on the toilet and walls, thick dust everywhere, and it was obvious no one had bothered to clean before I arrived. The grounds are constantly dirty, with dog poop all over, and many units have serious water damage. The management is extremely unprofessional. Be very careful before signing anything--they'll talk about a 12-month lease during the application process but then slip in an 18-month term without clearly telling you. In my case, they had me sign a form stating the lease would end in 12 months, then moments later added an 18-month lease that I didn't notice right away. It felt deceptive and dishonest. To make matters worse, maintenance will just walk into your apartment without any notice. It's scary and a total violation of privacy. There's also a constant police presence here. While the place is advertised nicely online, actually living here is a totally different experience. I absolutely cannot wait to leave. Do your research and read every single word before committing to this place!!!

The neighbors are respectful and peaceful. Prices are on the higher end for a one bedroom. However considering it was for a shorter lease (I rented for 6 mos and then month to month) and it really was a luxurious aparment experience for me, I found it to be fair. Occasionally there was dog poop by my unit. San Posada provides bags so they are not at fault with that. Parts of the laminate flooring by the kitchen sink started rising. The maintenance guys said it was a common occurrence in the community. They were quick to respond and I was never charged fixing fees so this did not bother me. Everyone at the front desk was helpful and kind, except one. I called today and asked to speak with a Sandra from collections to clarify my move out charges. She was frustrated from the second she started speaking with me. "Who gave you my name?" "Where did you get this number from?" "Why did you call that number for billing?". If you can stop cutting me off and let me speak I can tell you. It was around 0930 when I called, 30 minutes from the office opening. Not a very pleasant way to start both our days. She then continues to tell me she had already spoke with me about my charges and my account is closed. Now that I recall, this was months ago and I don't remember her to be this disrespectful then when I was still in process of paying my fees at the time. As a travel nurse I meet lots of people over the course of months, so if you are irrelevant I will not remember our exact interaction. Anyway, the others (especially Nadia and Gina) have always been amazing, understanding and they gladly assisted me throughout months of me living there. Stores such as Winco, Costco, Walmart and Fry's are all conveniently down the street. There's even a Popeye's in front of the community. My guests never had a problem finding parking. The gym offers weekly classes which I thought was nice. I did not receive any unnecessary move out charges. My jeep was never broken into, and I received all of my packages without damage. I never felt unsafe living there. I would consider living at San Posada again if it wasn't for the negative interaction today.

Further, she refused to let me speak to anyone else or anyone in management, stating "I could make an appointment." Exceptional service? What a joke!

We moved in about 15 days ago and everything has been pretty much perfect!…read more I'm pretty shocked to see negative comments about the office staff. When we toured the apartments they were extremely friendly, and even when there was an error on their background check that initially disqualified us from moving in, the staff was very friendly, professional, and helped us get the matter resolved. Long story short, they use a 3rd party for their background screenings and the 3rd party got some bad information. We contacted them and it was resolved the same day. The staff had no issue holding our apartment for us while we worked with the 3rd party to get the matter resolved. Another issue I've read about is train noise. Yes, there is a railroad track right next to the property and the trains run night and day. I'd say there's roughly 3-5 that run throughout a 24 hour period. The first night here I woke up due to a train blowing it's horn, but since the first night I haven't had issues. I'm not the deepest of sleepers either, but I guess I got used to the noise pretty fast. The actual sound of the train on the tracks is like white noise, and not every train that goes by blows the horn. Our unit is located facing the courtyard so I can't speak to the train noise volume for those units facing the tracks. The actual apartment units are wonderful. When we moved in everything was spotless. There are a few very small issues such as the cabinet door where the garbage can goes not closing all the way and some paint chipping from the bottom of a door trim. When we brought these things up in our move in check list they immediately offered to send someone over to fix them, but honestly it's not even necessary. You would have to really be nit picking to even notice this stuff. Soft closing drawers, beautiful subway tile in the bathrooms and kitchen, brand new stainless steel appliances, huge over sized sliding glass doors, high ceilings, big balconies, beautiful vinyl flooring... I mean there's not much else you could really ask for. The only thing that would be nice to have would be a wifi thermostat, but again, I'm nit picking. The neighbors seem very pleasant and friendly. Everyone says hello when you walk by them, most people are pretty good at cleaning up their dog's poop, and so far nobody has been blasting music or TV at odd hours of the night. As far as noise goes, you can hear people above you when they are walking around with shoes on, but honestly that's to be expected in an apartment complex and it's much less noisy than any other apartment I've lived in. We did a lot of research prior to moving here and this place checked all the boxes for us. You can easily walk to downtown Gilbert where there are tons of new bars and restaurants. The amenities in the complex are awesome including a nice gym with free weights, squat rack, and even a Peloton bike. A pool and hot tub that are both heated. Grills scattered around the property so you don't have to venture very far to get your BBQ game on. Valet trash service 5 days a week so you don't even have to walk your trash down to the dumpsters. Cable and internet included which surprisingly has great connection speeds (over 100mbps over wifi) and a number of channels. They even have an app that you can download that has a profile for all of the residents and their pets. (You don't have to have a public profile if you don't want to.) You can set up play dates for your dogs on the app, sign up for dating, get notifications about packages being delivered, pay your rent, and get notified about the many community events that are happening. Just last weekend they had a wine & paint event and they have food trucks scheduled nearly once a week. I know this is long winded and I know I've only been here for a few weeks, but I gotta give credit when it's due and this place has been awesome for us so far. If anything changes I'll be sure to update my review. Hopefully these good reviews don't lead to the rent being raised at the end of the lease because we plan to stay here for awhile.

The pool is huge and wonderfully up-kept, and the outdoor grills, seats, and rooftop area are beautiful. Maintenance was extremely infrequent for me, but when I needed any, I received it same day and sometimes same hour. Maybe the best part of the standard is its location. One block from the start of old town Scottsdale makes it an easy walk to the many shops, art exhibits, and great food options.
