The difference between the two opinions was significant. I also felt that the report and videos highlighted certain areas in a way that made the roof appear to be in much worse condition than it actually was. As a result, the inspection had a major impact on an ongoing real estate transaction. If you're relying on this company for a roof inspection, I strongly recommend getting a second opinion before making an expensive decision. Based on my experience, it's worth having another qualified professional evaluate the roof before agreeing to a full replacement. Edit after comment from owner: The owner's response contains accusations that I strongly dispute. My roof was completely replaced about one year before this inspection and is still under warranty. The paint he refers to was part of normal exterior maintenance performed several years earlier, not an attempt to conceal roof damage. I also obtained an independent roofing inspection after this report. That roofer concluded that my one-year-old Class 4 roof was in good condition and did not require full replacement. The inspector also found that the metal roof components were not damaged, which is inconsistent with the recommendation to replace the entire roof due to hail damage. My concern with this report is that it contained serious accusations about the homeowner and presented a dramatically different assessment from the independent inspection I later obtained. I encourage anyone facing an expensive roof replacement recommendation to avoid this contractor. I will let the people judge for themselves since the owner seems to take zero accountability for his lies.

I didn't know he was a…read morecontractor, and I was bemoaning the fact that I suddenly had to tile my living room, but didn't have enough time. He handed me his card and said he could probably have guys at my house the next day. (Home Depot had a 10 day lead time.) I was nervous that he'd charge me an arm and a leg to have guys there that quickly, but I needed it done. Less than 10 hours later, his guys were tiling my floor. His price was INCREDIBLY fair, less than what Home Depot would have charged. His tile guys were so precise and methodical in their work, way better than what I could have done alone. (I treated them well, too, feeding them lunch and giving them cold beer and drinks...please do this for your workers, they work hard, and the more they appreciate you, the harder they will work for you!) FRANK checked in several times during the install to make sure I was happy, and I always was. His guys were patient enough to humor my desire to put down a weird decoupling membrane between the slab and the tile, to make sure the tile wouldn't crack when the foundation shifts. They even allowed me to install the baseboards myself, which I wanted to do. Overall, incredibly pleased with Sylvester Construction...in a sea of untrustworthy and greedy contractors, Frank is honest, dependable, incredibly prompt, and I'd hire him again in an instant.

When they finished and left, they did not completely fill in the trenches in the front yard and there was very little dirt where the trench went under the sidewalk. The contractor said he would come back and help me finishing filling in the needed which I would purchase. That didn't happen. He also installed the drain clean out pipes which are so high you can't mow over them. Now he has blocked me from calling him. He was also going to enlarge my small shower. Then after starting the job, he said it couldn't be done. He made changes in the height of the shower head without checking with me. My shower is smaller now that it was to begin with. I am no longer a happy customer
