He helped by completely ridding my house of a horrible bed bug infestation in 2019. Then this year he killed off a rat within 24 hours after saying it might take up two weeks for the traps/bait to kill a rats. He is so kind hearted and never lets me down. He never ever overcharged me. He never used profanity. He keeps himself clean and uses excellent judgement. I recommend his services to everyone that has any type of pests in their home. He does his best every time. Trust him. You will get results.

He says his prices are higher because he spends more time at someones house but he does so only because he can't focus on the task at hand and get the job done in a timely manner. I have faithfully used this service since my husband hired them 10 years ago because, unfortunately at times that's the type of person I am. I thought his prices were a little high but never questioned them until recently when I received a coupon in the mail. When I asked him about the price compared to his he took it very personally and said that his price was higher because of his customer service. I still went ahead and booked his service for a week out and got off the phone. After getting off the phone he called me THREE times to talk about the coupon and left me voice mails. On the third call he said that if I didn't call him back he was going to cancel my service. I was very offended by this and called him back and said that I didn't understand why he kept calling me and that I had been a faithful, loyal and paying customer for the last 10 years and if I was going to jump around on prices I would have already done so. He told me he felt like price was always going to be an issue from this point forward and no longer wanted to work with me. I'm actually glad he saved me from doing the "break up" so I can now find a more professional service that focuses on the job and not on chit chat!

James Wagner is THE Rat Detective! I had an unusual problem: I was hearing scurrying noises above…read morethe ceiling of the first story of my house, but not the second story. Within the first 15 minutes of his initial visit, James determined that the rats were in the crawlspace between the first and second stories -- NOT in the attic, as is usually the case with rats. In addition, James figured out exactly how the rats were getting into my house. He then gave me an estimate that was quite reasonable. I also obtained an estimate from one of James' biggest competitors, who, like him, has a 5-star rating on Yelp. In contrast to James, the competitor's technician showed no interest whatsoever in determining the root cause of my rat problem. His proposed solution was to seal every nook and cranny on my house's exterior. While this no doubt would have worked, it would have been three times as expensive as James' solution. In addition, the competitor tried to sell me thousands of dollars worth of new insulation for my attic, which I did not need, and which would not have helped with my rat problem. Imagine going to two different car mechanics to fix an engine noise. Mechanic A determines that the noise is due to a faulty valve, and proposes replacing the valve. Mechanic B shows no interest in finding the cause of the noise, and proposes simply replacing the entire engine. Both solutions will fix the problem. Which mechanic would you choose? Oh, the identify of the competitor? I'd like to tell you, but it was Greek to me. :)

Three months later, and we are still hearing noises and recently my tile roofing company out doing repairs on my roof actually spotted rats getting into my home through an opening on in one of the eaves! We have been trying to get in touch with the tech that supposedly did the work to eradicate the rodents, but that number has been disconnected. Steer clear of this defunct company! I've been using Brian for around a decade and would never change pest control providers at this point. Case in point, today I had to have my crawl space inspected for what I worried was a costly pier and beam repair.
